Guests have the entire apartment. The apartment is in a building with three other units that also host guests. The back stairs are shared with one neighboring tenant on the 2nd floor and the first floor has two units. The apartment building's front door provides access to an interior set of stairs, is common space.

This is a dog-friendly property, but not cat-friendly. Please do not leave your dog unattended outside or inside. Please remember to pick-up pet waste. Please do not use bath towels wipe wet paws. We ask that pet owners to bring their own dog towels, food bowls, and bedding. No pets on the furniture. If furniture has been stained or damaged by a dog, guests may be required to pay an additional cleaning fee. This is multi-tenanted building, with free parking.
The City of Asheville Water Resources Department has issued a Boil Water Notice for all City of Asheville water customers due to loss of pressure in distribution system pipes and levels of turbidity (particles) in the water.
A Boil Water Notice means there is contamination due to impacts from Hurricane Helene including the potential for untreated water in the distribution system from pipe breaks and levels of turbidity that exceed Safe Drinking Water Act standards initially used to restore water pressure. Your water may look cloudy and/or have a chlorine odor.
It is REQUIRED for customers to vigorously boil tap water for 1 minute before consuming it. Once laboratory testing of the system confirms the possibility of risk is not present, customers will receive notification that the boil water notice has been lifted via the same method you received this notice.
How to minimize your risk
Buncombe issued this guidance for avoiding sickness Oct. 28:
Use safe water:
* Use bottled or disinfected water for drinking, cooking, brushing teeth.
* If boiling: bring clear water to a rolling boil for 1 minute.
* If using bleach: add eight drops of bleach per gallon, wait 30 mins.
* Avoid well water until disinfected and tested.
Practice hand hygiene:
* Wash hands with soap and clean water, or use sanitizer (60% alcohol).
* Key times: before eating or preparing food, after bathroom use, after animal contact.
Sanitize food prep areas:
* Clean surfaces with soap and safe water.
* Use bleach solution (1 tbsp bleach per gallon of water) for sanitizing.
Follow food safety:
* Discard unrefrigerated meat/dairy.
* Cook food thoroughly and consume it hot.
* Avoid raw foods unless you’ve peeled them yourself.

TERRIBLE: Parking, Car access and neighborhood
Parking very narrow, requiring staying close to stone wall or a passing car wouldn’t be able to pass. Access: Due to house across the street, used to feed the homeless, cars, medical vehicles and police frequently park on Anne St. These cars make it difficult to enter and/or exit.
The neighborhood is where the homeless sleep on the street or the sidewalk or even the driveway or below the staircases of the building next door. They are there all times of day. One renter in our building called the police when a man had a knife. There were frequent yelling and cursing situations between these people .
Inside : The unit was very well appointed with modern furniture , clean appliances and a great floor plan . Once inside, all
Was great. Sadly, the location ruined the visit and I was there a full month .
Complaint to owners: the area they call a balcony is merely an entrance to the 2 units upstairs. No seating existed and if it did , it would be in the way of one of the 2 entrances. A balcony should not be included on the listing.

We had a great time in Asheville. It was a great location for exploring in the mountains and walking around the city. The location is walkable to parts of the city but it’s on the outer edge so some walks were long. Everybody had plenty of room and everything we needed was provided.

The property was very well stocked including sugar and coffee and filters in the pantry and a brita water filter full in the fridge! Easy walking distance to Downtown Asheville and Harrah’s venue.
Please read the property description and note the location of the homeless services building that is diagonal to the property. The owners are very upfront about this in their ad. It is a day shelter and I don’t think that it is even open every day. There are members of the unhoused community there some during the day. At no point did I feel unsafe. I know a few reviews mention this but I wonder if what they really mean is that they were uncomfortable in the way we can all be when we see homelessness, mental illness or poverty. They are people just like the rest of us, they have just been given a different set of circumstances.
Downtown Asheville is a probably the most dog friendly town I have been to with so many shops and restaurants welcoming friendly dogs. I also highly recommended visiting the River Arts district and plan to support many local artists.
This was a great stay and I will definitely plan a trip back to Asheville at some point and will plan to stay at this same location if possible.

We came to do college visits. Very cute modern place and close to downtown. It had everything we needed. FYI…There was a homeless shelter near by but no concerns. I think it just surprised us at first. Would stay again!

Overall, the owners were kind, generous and the apartment had clear instructions and was impeccably clean. The only downside is the location. We chose so that we could easily walk to great bars & restaurants, but the area had homeless people directly outside day & night. Unfortunately, they clearly and loudly displayed mental health issues, so even waiting for an Uber outside felt unsafe.
Of course, this is not a reflection of the owners, but a huge factor when considering staying here.

Great location and space, and it was the perfect size for our family of 4 with two adults, two small kids, and a dog. The house is an old home that has been renovated, so of course the floors and walls are thin. The sound machines and ear plugs in the bedrooms were appreciated. I would suggest publishing "quiet hours" for each of the 4 units as well, as the unit under us woke us up at 5am with lots of loud talking and laughing. Problem was quickly solved by turning the sound machine up louder.
Regarding prior reviews about the homeless service across the street, we saw a few folks outside of there but did not ever feel our safety was at risk or overwhelmed by it, and frankly would not have thought twice about it if we hadn't read prior reviews. Would definitely stay here again!

We had a nice time in Asheville & this was a good location for walking into downtown. While the homeless shelter across the street meant a lot of people on the sidewalk in the morning, no one hassled us or bothered us.

People came and went and filled up the street and our driveway all night and morning. It was very difficult to enter and leave the apartment. They would not even get out of the way. So for this reason I would not stay there again.

Great location to explore Asheville
Over Memorial Day Weekend, three of us stayed at Downton Annie #4. It was fantastic. It was so nice to have a comfortable, clean apartment to use as our home base while exploring Asheville. It was a 7-8 minute walk to downtown, including many breweries and restaurants, and it was great to not have to drive everywhere. The beds were comfortable and we felt like we had plenty of space.
I’ve read several reviews that complain about the “homeless shelter” across the street and people loitering. During our 4-day stay, we did not experience that at all. There were maybe a couple of people sitting on a porch of a very nicely groomed building, but we never felt unsafe. There was also no noise about which to complain.
I would definitely stay here again in Asheville!

Very clean and comfortable. Walking distance from the main downtown area. The beds and pillows were very very comfortable. Missed that it was cross from a homeless shelter when we booked. Read reviews days before we arrived and was a bit worried, but we ended up having no issues at all.

I would not recommend this property. There is a homeless shelter directly across the street. Most of them look like they’re on drugs and are staggering around the entire area. Some of them were doing drugs directly in front of the property. We did not feel safe walking anywhere and ended up checking out early.

I actually enjoyed my stay at the Downton Annie. The place was clean and walking distance to downtown. My only disregard is the homeless shelter across the street. I would definitely stay DA again.

My mom and I stayed here for a girl’s weekend and it was fantastic. It was an easy walk to downtown and to the River Arts District.

Our stay here was very nice. The place is very clean and well supplied. It was easy to contact someone with questions. I had to call about a second parking space and got to someone right away and got answers. I believe the only negative was the neighborhood because of the homeless shelter across from us and we were not comfortable walking places when they were hanging outside.

Nice apartment
First the good: apartment is well appointed with fully equipped kitchen and clean modern look as depicted in pictures. Bath was very nice and overall the apartment itself was very nice. Short walk to downtown Asheville. We were a couple and didn’t use the 2nd bedroom, it is very small with a full size bed and could be tight for 2 couples. Upon arrival at property I checked VRBO for instruction and access codes, for some reason they were not posted on site, property manager was quick to respond with the instructions and access codes. The bad: many reviews mention the homeless day program Homeward Bound that is across the street from the property. We stayed at apartment 5 nights and on most nights during our stay there were 6 or more homeless camped out on the front porch and in the side yards of Homeless Bound, more on Fri, Sat and Sun nights. Signs are posted on property prohibiting “camping” but it isn’t enforced, so although the Homeward Bound program is a day program, the homeless gather at all hours. We observed folks going to the bathroom around the property on multiple occasions. Some folks in the community were observed arguing and yelling at each other, some displayed pretty erratic behavior and were observed relieving themselves around the property on multiple occasions. I’m sensitive to the plight of the homeless, from what so read, Homeward Bound appears to be doing good work in a challenging environment. My NYC born and raised wife was uncomfortable and did not feel safe walking down N Ann st at night from downtown Asheville due to the activities and shenanigans going on across the street from the property all hours of day and night which was really a shame.

The perfect Asheville gateway
The property is great: comfortable, clean, and has everything you'll need. It's also close to all that Asheville has to offer. Our only complaint was the homeless day center across the street. It contributed to some interesting entertainment during the day and, as women, was a little disconcerting walking back at night.
