About this cottage rental
Relax and enjoy our charming cottage located just one mile from Bobcat Stadium and 5 minutes from Texas State University and the crystal clear San Marcos River. We are nestled on a three acre hilltop within a quiet gated community. Hilltop Sunset Cottage is filled with antiques and can accommodate up to six guests. It boasts 2 bedrooms, 2 bathrooms, a fully equipped kitchen, dining room with wood burning fireplace, living room, large screened-in porch and multiple outdoor living areas with breath-taking sunset views. Kitchen features a new convection/traditional electric stove, colorful Fiestaware, and anything else a chef might need! Sip your coffee on the shady front porch in the Adarondack chairs or wooden swing. Enjoy your favorite beverage rocking in the large teak rockers on the deck while watching the deer and birds feeding at sunset. The backyard features a regulation horseshoe pit and a children's playscape. After a day filled with outdoor activities, exploring downtown San Marcos and dining at one of our wonderful restaurants, you may be entertained by our selection of vintage games and toys. We are the perfect location for a multi-generational family retreat, families of Texas State students and Alumni returning for a visit!

Nice home, old but kept very clean. Had all the amenities plus more. Comfortable home and beds. Hosts were very nice and communicated very well. I accidentally locked myself out of the house the first night and the owner showed up in less than 5 minutes (they live down the street) to let me back in. AC worked great during a very hot week. I will definitely be staying again. However, I did notice the nightly rate was significantly more now than it was a week ago, not sure how vrbo does that.

This property is beautiful and the home has so much character. The owners and manager could not have been more helpful and accommodating. The home is just a few minutes from campus yet feels private and rural and the sunset view is absolutely stunning. We will be back!

We loved this place! The decor was quirky but tasteful and it was immaculately clean. It's on a beautiful lot that feels like you're in the country but it's only about 5 minutes from Bobcat stadium. We had a problem with the TV and the owner was there to help within just a few minutes. We loved the Mad Hatter theme in the master bath! We'll be back.

This property was perfect for our visit to TXST! The location was in very close proximity and it was very easy to be on campus within just a few minutes. The cottage is so cute and has a lot of character. It was perfect for our family. We will be back.

What a comfy quaint hideaway in beautiful San Marcos. Fully stocked kitchen and awesome screened in porch with an even better back porch! We spent most of the time here playing cards and enjoying each other’s company. This is an excellent place to unwind and unplug! Very comfy beds and plus plus with the washer and dryer in the unit. We highly recommend this property and Pam was a very gracious host!

We stay in VRBO homes frequently. The hilltop cottage is one of our very favorites. The owners pay careful attention to all the small details. Ice, water, coffee and fixings were available to us. We all enjoyed fun evenings of games at the dining room table after long days moving my daughter into TXST. Plus, the cute doggies who visited made my kids not miss their own dogs quite so much. Loved everything about this cozy home.

This is a hidden gem. 5 min from campus/town yet set back in the countryside w a beautiful deck to watch the sunset and birds/wildlife. Owner met us in person and went over the details of the property even sharing that some sweet dogs may visit and left us dog dreams for them. This was a highlight of our trip! After visiting campus, the Meadows Center for the glass bottom boats tour, a river float, and awesome hidden gem restaurants and hot spots recommended solidly from Pam and others in the guest book, it was so nice and relaxing to come home to this spot! We were so happy when the dogs would come and visit and gave them treats, long pats and belly rubs! We are huge dog people so this was awesome. Dogs were outside only of course.
Rustic property with awesome antiques, the home had everything and more we needed! Will definitely be coming back the next time we visit San Marcus!

Starting with Pam the manager who was very helpful and accommodating to our family. She meets you at the property and shows you around - never experienced such a welcome! The place was spotless and had EVERYTHING we needed. Lots of unique decorations and walks down memory lane for me. Beds were comfortable and the a/c was wonderful in this hot weather. Had pups come by for daily treats too. We will be back to this little piece of paradise in San Marcos!! Thank you Pam and Mike for a memorable trip and fantastic place!!!

First let me start off with Pam, she is absolutely wonderful and she was so helpful from the beginning of planning this trip, during our stay and when it was time to leave. The owner himself lives nearby and he was also very helpful and accommodating. We were very pleased with our stay at the cottage and will more than likely come back again next chance we get. We brought six - 16 teenagers with us and they also enjoyed the uniqueness of this property inside and out.
The cottage itself was so cool, it’s on a great piece of property lots of trees for shade, we loved all the fun/cool vintage Decor and signs displayed inside and and out.

Quick trip. Beds were very comfortable and the hostess was very kind, hospitable, and helpful with recommendations to the area. It’s an older home with much history and interesting antiques around. I felt like we stepped back in time. We enjoyed the stay.

Really enjoyed our stay, the front porch and back deck are perfect for birdwatching and the owners keep bird feeders filled. Loved meeting Deuce the dog and giving him biscuits. House is clean with great amenities. Comfortable beds and plenty of room. The antiques and collectibles make for a fun setting. Very close to all the San Marcos activities.

The cottage is conveniently located to great restaurants, family activities, and local college baseball fields. We had a great stay and felt right at home. If we’re ever in the area again, we will be sure and stay here.

This property is laid back and relaxing; just minutes from Texas State. We enjoyed the outdoor space and the homey feel of the house. This was our second time staying at this property for a graduation. No more kids at Texas State, but if we come back to San Marcos this is where we will definitely stay. The host Pam is great, really enjoyed meeting her and staying in her house.

We loved the peace and quiet of this home's location and the occasional dog visitor. The house was clean and comfortable and the outdoor spaces were fantastic. We had the perfect weather to enjoy the front porch and back deck in the mornings and evenings during our stay.

My children and I stayed at the cottage in April of 2022 and enjoyed everything about it! We did a repeat in December and had the same restful time as we did earlier in the year! The cottage was clean and neat and the best part is that everything is within five minutes!! We will be back!

This was a fun place to stay while visiting my alma mater and taking my sons on a campus tour.
Pam welcomed us and gave us a tour and history of the home upon arrival. Very warm and a nice touch.
The house is full of different types of collectibles. The hat collection is a lot of fun to play with. FYI, there are tons of little items ... the littlest kids may have a bit too much fun.
The beds are comfortable and the AC/heat works well. We would stay here again!

Pam, the property manager, greeted us when we arrived. She was gracious, kind and very hospitable. She showed us around and told us the history and stories about the cottage and the owner.
Soon after we were greeted by the neighborhood dogs which ranged in sizes from a Doberman named Duece to the "weiner dog" as my grandson called him.
The dogs came to visit every day.and we there were dog treats there for us to give them.
The owner of the cottage stopped by later to make sure we had everything we needed and stayed to chat a few minutes. He invited us down to his property to see the horses and another night for a bon fire and smores.
The kitchen was well stocked with every spice, seasoning, pot or pan I could need and I love to cook! (So does the owner).
The cottage was spotlessly cleaned and very well kept.
The front porch was our favorite place to hang out. Our 3 yr old grandson loved having the huge yard to run and play in and really loved the dogs coming to play with him.
The cottage has all new windows so we opened the place up on cool days.
The screened in back porch was also a favorite hangout place as it was large and had a table and chairs as well as a pass through window to the kitchen with a counter/bar area and stools. We had more than one meal out there.
When this trip came to an end it felt like we were leaving family and not just a vacation rental property.
We will definitely be back!! Pam does an amazing job of managing this property.

We stayed here, along with our daughter, her husband, 3 yr old son and 6 month old son.
This was our grandparent's time.
We had a blast! Our grandson loved playing with the neighborhood dogs that came daily to visit and collect their treats. He then ran all over the field with the dogs and had a wonderful time!
My favorite part was sitting on the front porch drinking coffee while my grandson played.
There's a wooden playset with a slide, corn toss games and other fun things. There's a fenced in sideyard as well.
The kitchen was nicely stocked with every seasoning and herb you could ask for! There were also several condiments in the fridge.
We really enjoyed the cold front that moved through on our last day. We were able to open all the windows and enjoy the cool air. We had our meals on the screened in back porch since the weather was so nice.
Pam, the lady that manages the property, was very accommodating and worked with me as I had to change our trip several times due to the hurricane in FL (where we are from). She met us at the cottage when we arrived then showed us around. The next day the owner, Mike, stopped by to make sure we settled in and find out if we needed anything. He invited us to bring the kids down to his property to see his horses and donkey.
Mike and his family invited us to their place for a bon fire and snores.
This trip has made some wonderful memories!!
Make sure to allow time to actually stay here and enjoy the property. It's easy to get caught up in exploring and shopping. But, this cottage is a destination of it's own!
