Is a beautiful, fully equipped 3 bedroom waterfront reserve home with Air conditioning and a cozy wood fire for winter. LINEN and TOWELS ARE INCLUDED.
ACCOMMODATION IS FOR A MAXIMUM OF 6 PERSONS ONLY. This INCLUDES Children!

COOINDA meaning 'Happy Place' is a beautifully appointed contemporary waterfront reserve home. Easily accessible to the serene crystal clear waters of St. Georges Basin and set upon a huge block of land surrounded by natural flora and fauna. - (REFER Photos 1 to 25). On the water side, a gentle sloping paved pathway and some steps leading down to the perfectly level yard with a picnic table
( refer photo) and magnificent views of the waterfront. Note that from our property boundary to the waters edge is ONLY 10 metres.
Please note that a large council tree fell at the end of our property (35 metres away) near the water. Council advised that they will attend to it when the access drys out enough for a truck to get down there. This has no impact on our home.

A welcoming introduction to the local bird life, such as King Parrots, Crimson Rosellas & Kookaburras - you may also experience Kangaroos and Possums, often just at your doorstep!
The property includes 3 large bedrooms, modern bathroom and a well appointed kitchen and is Air conditioned.. There is also a slow combustion fireplace Note wood is only supplied between May through to October.

To maintain a good standard for our guests, we require certain conditions to be complied with. We appreciate that most guests will respect our property, however the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed to in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
This is a family orientated home and PARTIES and FUNCTIONS are strictly prohibited. The price / tariff charged is for domestic use only and not commercial.
Damage, breakages, theft and loss are the tenants responsibility during their stay.
Our permitted Arrival time to the property is 2pm and on Departure day we request that you leave the property in a similar state to its condition on arrival. Check-out time is by 10am, to allow time to prepare property for next guests.
However you may apply for an extended Check Out time to 2pm at the cost of $50 (Conditions apply )
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental with no refund.

We had a really wonderful time, however the' sloping path' to the bottom of the back yard was inaccessible for us and we found the dining chairs uncomfortable... we're card players and sat for hours at a time. Neither of these things detracted from our stay. Loved being in the treetops, loved the water and bush views. And it was a very convenient location for us.

This was our 4th visit to this property - it's like a home away from home. The house was clean and well equipped. Communication with the owner was excellent and always welcoming.
The peace and tranquillity is such a change from our busy suburban lives. As a bird photographer, I am never disappointed in the number of birds that visit the area.

The view of the lake was quite lovely. The communication with the owners was great and while the house was very clean, unfortunately it was a bit too small for our family of two adults and three children aged 8 - 14. Not the owners fault and we did know when we booked that there was just the one bathroom and toilet and living area, but it was a bit smaller than we expected and little cramped for us.
While the view was lovely, we found the location to be a little too far from the places we most wanted to see, like the beaches and even places to eat or shop. Itās in a quiet and lovely residential area but not really within walking distance to anything, although we did walk to St Georgeās Basin golf club (about 20 minutes each way and the club does have a courtesy bus).
The lake walk was lovely but we found the lake to be quite shallow and it was not that great for swimming etc. Lots and lots of seaweed too and not much sand. We also didnāt realise when we booked quite how far we had to walk from the house down to the lake and how very steep it would be (we could not tell this from the photos). Additionally, there is a massive tree that has come down and blocks the access to the lake (the owners did mention this although we didnāt realise just how bad it was) and where the paddle skis are located itās still a steep hike to get them to the water and they are heavy too. So we used one of the boards just the once, gave up on the canoe straight away as it wasnāt very stable and repeatedly tipped over.
We really did like the different eating nooks located both at the front and back of the house and we used these all the time. And my husband and I quite enjoyed sitting on the back veranda after the kids were in bed looking at the lake over a quiet drink. The sunsets too were quite lovely.
While the house was quite comfortable we have a couple of suggestions to improve the comfort. Firstly, we couldnāt seem to open the bedroom windows and it was quite stifling and stuffy on warm nights, even after we had the a/c on so perhaps some ceiling fans in the bedrooms would be terrific (the pedestal fans in the bedrooms canāt really be positioned for good effect). Also, more pegs and a clothes horse and/or dryer. We constantly had difficulty getting wet towels and clothes dry especially when it rained or overnight with heavy due. Some plastic storage containers, microwave dishes and some updated saucepans with matching lids would also be good.

A very tranquil and quite spot. Great for families
Family enjoyed location and home. Fire place was lovely on the cold nights. We had a few rainy days and a tumble dryer would have made the stay that little more comfortable. The area around the fire place became a makeshift laundromat for drying our cloths. I wish we could have had better weather to kayak or canoeing as it is very close to the bay..maybe next time

Paradise on Earth
Pictures fail to capture the true beauty of this property! The views together with the gorgeous flora, fauna and sound of the birds singing all combine to create the most serene atmosphere one can ever wish for on a getaway!
A few minor cons:
The kitchen needs some work, there is damage to the kitchen bench, the draws and cupboards were abit dusty and smelly.
It seems that pest control has not been done; there were lots of spider webs over the outdoor setting at the back and even under the beds inside.
The bench at the back was quite unstable especially if 2 people sat on either end. You need to balance out the weight when you sit.
From the photos and description it seemed the backyard was level with the water but it is actually a very steep walk/staircase downhill. This was not an issue for us but might be for others
As I said these were minor issues, overall we were extremely happy with our stay at the COOINDA and look forward to coming again!

Absolute Oasis

Photos cannot capture how beautiful the view actually is.There is also a great little track coastal walk down the hill near the water.... walk up this track about 100m to your right at sunset, and there is a little point with an amazing sunset view over the basin.Shops are nearby, and the barefoot coffee shop is walking distance and worth a visit.Everything you could need is provided, from basics to little luxuries. Amazing
The property was absolutely a sanctuary, a quiet peaceful place with a beautiful outlook. My wife and I, with our 4 month old son bouncing in his bouncer, loved just gazing out through the trees onto St Georges Basin all day. Photos cannot capture how beautiful the view actually is.
There is also a great little track coastal walk down the hill near the water.... walk up this track about 100m to your right at sunset, and there is a little point with an amazing sunset view over the basin.
Shops are nearby, and the barefoot coffee shop is walking distance and worth a visit.
Everything you could need is provided, from basics to little luxuries. Everything about the property is well maintained, clean and thoughtful.

Beautiful house in top location
We thoroughly enjoyed our two night stay at Cooinda and would have liked to stay longer. The house has beautiful views of the bay, is comfortable, with a kitchen that has all you need. We enjoyed walks along the path beside the bay. Shops and restaurants are nearby and the local area has lots to recommend it. We overlooked the fact that we needed to bring our own linen and towels, but Tony rang us promptly and was able to provide what we needed for a reasonable fee.

Restful place by the water
Cooinda was a great place to stay in - very restful and with convenient facilities.
We couldn't see much of the views through the (lovely) trees until we walked down the steep path to the waterside, but when we got there we were able to walk for ages by the water on a nice level path, or sit and take in the stillness. We found a more accessible path later, only a short distance down the road.

The house echoed serenity from every corner; both inside and outside. It was amazing to wake up to the sweet chirping sounds of the birds in the morning. Perfect waterfront house for the entire family and very close to the important beaches like Hyams and Green Patch.

The property was very nice to stay in and provided all the necessities to live comfortably. The decor was well presented and added a homely feel to the house. Personally I would have preferred the kitchen amenities and utensils to have been cleaned more from the previous guests as I needed to spend some time washing before I felt I could comfortably use these.

Delightfull stress free atmosphere
First impression perfect, smelt fresh and was tidy, great view of lake and tree canopy full of bird life. Easily made our selves at home. Amazed at the big drop down along a path down to the lake, negotiating it with caution having no railing for support but overall worth the effort being able to walk along a peaceful track East and West along the fore shore of the lake. Weather was great a little chilly in mornings and evenings using an in house fan heater only to take the chill off the air in main living area. We took a oil-coil heater for the main bedroom which made it pleasant although bed was noisy getting in and rolling over. A couple of things drawn to the attention of the owners to make it more pleasurable for other visitors whilst being assured they would be addressed. Would we stay again YES!!
