Living room is very large space for family time and relaxation.
The kitchen is fully equipped with dishware, pots, pans, toaster, coffee maker and crock-pot. Stainless steel appliances are a dishwasher, microwave, gas stove and refrigerator. Kitchen has a ceiling fan. The center island in the kitchen has 2 bar stools and the dining area can seat 6 people.
Surrounding Area:
Neighborhood is located in the perfect place for a fun filled family vacation. We are located only one (1) block from the NJ buses to the greatest shopping areas in NJ. These buses take you to the Garden State Plaza, Bergen Town Center Outlets; surroundings shopping areas are Paramus Park and Willow Brook Mall. NJ transit buses or trains will take you to NYC.
The Great Falls is the second-highest on the east coast (second only to Niagara). The Great Falls thunders over a rocky ledge, 70 feet deep, about 60 feet wide to a broad basin descending 20 feet through trap rock and sandstone to the City of Paterson.
Rental details:
Our daily rate is considered to be a minimum two-night stay up to six (6) people. During your reservation you will be REQUIRED to pay an additional fee of $15 per person daily. These fees will be added to the rental agreement. Accommodations can be made - Please call or email for special rates and or discounts.

Separate front entrance within our secured home, security cameras watches our home 24x7. Forced Heat and Central AC throughout the apartment. Heat/AC, smoke detection and carbon monoxide are monitored by Nest Home Protection.
We have hardwood floors and tiles throughout the apartment.
FREE High Speed Wi-Fi, information is available after you reserve or booking is confirmed.
Cleaning is provided by a Professional Cleaning Agency. The cleaning fees are - $160 per reservation and expect you to abide by the house rules. Please YOU MUST CLEAN the apartment before checkout. Cleaning cost is paid up front and your party is expected to clean before your departure. You will be responsible for any additional cleaning services if the place is left dirty.

After reservation is made - You will receive a detailed email with our house rules and how to obtain the property keys. “Late night arrivals are welcomed”

If our place is NOT rented by other guest(s) the day before check in or the day after of check out, the lesser will have flexibility to select the time of check in and check out

A Laundromat is three blocks away; you can drop off and pickup. You have two local stores for last minute snacks. Owners live on the property. The unit is always kept fresh and as clean. There are two parking spaces for your use on the right side of the home's driveway. NO Parking on our DRIVEWAYS. Additional street parking is at no cost; please obey the street signs and the alternate side street rules.

*ZERO TOLERANCE: Guest and the members of his party shall not used or permit to be brought into the property any illegal controlled substances, firearms or items hazardous to persons or property.
No extra Guests / No House Parties: Rental Guest understands’ that we will accept families, couples and responsible adults over the age of 21 ONLY. Guest(s) agree to not exceed more than the number of people stated in the reservations. Rental guests will use premises in a way as to not disturb nor offend neighbors. Owner lives on property; if a violation is occurred the owner may terminate this agreement without notice and Guest(s) shall vacate the premises immediately.
*Check Out Procedure: Guest(s) shall leave premises in neat and undamaged condition. All dishes must be washed and put away.
*All food must be removed from refrigerator and cabinets. All trash removed and placed outside the unit into the wastebasket provided by property owner. Furniture must be placed in its original location.

All major highways are less then 2 minutes way, with lots of shopping near by. Chinese, Spanish and Italian restaurants that deliver and even have dine in during normal business hours.
We are just 15 minutes by car to the George Washington Bridge and 20 minutes from the Lincoln Tunnel. Great way to see NYC and Manhattan Museum’s.

We attended a Christening in Franklin Lakes this past weekend. Location was a 10 minute drive. The hosts were wonderful and the location safe and immaculate. Would definitely tell do a repeat stay.

THIS LOCATION WAS PERFECT AND THE HOST WAS VERY RESPECTFUL. I was in town for business with a few of my business partners. I was hosting trainings teaching people how to make passive income from their phone. The host was very respectful of that. They did a great tour when I arrived and didn’t bother us during the stay. The owners live on the first floor and they didn’t bother us at all. I would definitely recommend staying here great area of Paterson and house has have enough space.

We stayed at this property 28/2/17 to 2/01/18. We had no formal face to face communication with the owner or a tour of the house when we arrived which was very poor considering they advised they would do this, AND they were located just downstairs underneath the property (which they also don't advertise).
Property seemed to need a lot of work, and very dusty. Not enough towels were left for us to use, there was 6, and there was 10 of us.
Not one complimentary toilet roll was left and we had to find a supermarket open late at night to get supplies.
As you can see from the picture the home has hard wooden flooring, and yet we were emailed (not spoken to) constantly asking us to keep the noise down due to the feet hitting on the hard floor which was inevitable.
But then they themselves held a party with load music and noise with no consideration for us, which was hypocritical as they were asking us to be quiet at every moment (p.s there was 10 of us staying in the home, this is very difficult to minimise but we did our best.
The first time we used the toilet (which was not equipped with even one roll of toilet paper)the toilet overflowed and leaked downstairs, to which they came up and have up a mop, still no formal communication. This leak downstairs was obviously due to the lack of drainage in the bathroom area as there was no drain on the floor and the water had nowhere to drain to. An existing issue in the property.
The TV in the lounge area NEVER worked, didn't even turn on once. When the owner came to use one of their fold up beds we reported the fault and he tried to fix it saying it was a cord issue. He could not get it to work so just told us to use one of the Tvs in the bedrooms.
Within 24 hours we had received an email claim for insurance on the tv and leak in the bathroom floor stating it was our "accidents" and they were being claimed. We could not believe the audacity of the owners, the TV fault and the drainage issue were both EXISTING problems and they were claiming insurance damage on our stay before we had even left!!!
Overall we were so unhappy. We have used homeaway, stayz & other rental websites many times and have always had exceptional stays & been very happy, but this was very unacceptable and disappointing. We are very easy going travellers.
As a result we left a day earlier (due out the 3rd) as we just could not believe the inhospitality and rudeness.
Do not recommend this property to anyone wanting to stay in the area

PROS
Perfect for a large group of people. The living room is extremely spacious & each room had more than enough area to live comfortably w/0 stepping on each other. The owner of the property was extremely welcoming & friendly and was a wonderful host. The kitchen was fairly well furnished & was plenty large enough for mult people to be in the kitch at the same time. We didn't use the kitch often but when we did it was more than adequate. Netflix was a nice perk although we didn't get a chance to use it.
NEUTRAL
Neighborhood is sketchy. 1 of the couples we were with wanted to cancel the reservation & move to a different locale (parents of a 13month old) but most of us were fine with it. In urban environment, you have to be smart about what you leave in your car, what time your out at night, etc. I probably wouldn't go for a morning job from this location.
Bathroom situation was a challenge. With tight deadlines when we needed to be up & out the door in the mornings & having 9 of us in the house, 2 bathrooms was tough.
CONS
The beds in every room were below standard in our experience. The beds in the dbl queen room was not a single mattress but 2 thin mattresses combined. Highly functional if you have a LOT of people (to create 4 beds) comfortability suffered greatly. The master bedroom didn't fair any better. The mattress was described as a water bed w/o the water. The couple who slept there said they woke up every morning with head & body aches. The bunk room was the best of the 3 & the couple who stayed there seemed to get the best rest out of all of us. Unfortunately, when the majority don't sleep well it has a tendency to trickle down into other aspects of life & there were a few times lack of sleep caused some issues which otherwise would've been handled differently.
The living room couch center cushion had a spring that had been sprung & looked like it had a cancerous growth on it because of it. Needless to say, it was not comfortable to sit on & definitely not sleep-able because of it. The other two cushions were good.
WOULD I RECOMMEND
Unfortunately no - not as equipped, which I feel bad in saying because as mentioned, the owner was someone who would give you the shirt off his back. Outside of sleep, we were in the house only about a few hours a day. The top requirement of any housing when traveling is the ability to pass out when you get home & wake up refreshed & ready to do it all over again. Just didn't happen with this place. = /

My group stayed at this home when we visited NYC in August 2017. The owner was welcoming and helpful. Before we arrived, he emailed a comprehensive house guide which had transportation information. When we arrived (much later than expected), he gave a tour of the home . The home was clean, spacious, and up-to-date.

We were a bit surprised to find this house in a neighborhood that we did not feel was the safest. Joseph, the landlord, was great! He explained things, helped us with directions, etc. We did find the linens a bit sparse: we had 9 people staying for 4 days and were given 6 bath towels, 4 washcloths, 3 hand towels, 1 dishtowel and no dishcloths to clean up kitchen counters. When we asked for more bath towels on the 3rd day, Joseph was super in getting them for us. We did have to buy plastic utensils, as there were only 4 spoons and a couple of knives. This is a very nice apartment house; it just needs a bit more linen, utensils, and toilet paper available for the number of guests coming. Thanks for letting us use your place.
