About this villa rental
Completed in February 2007, this luxury villa backs onto the main Rotonda Canal giving spectacular water views. Fish for trout, watch the abundant bird life, or simply appreciate the peace and quiet of this superb location. The property is equipped and furnished to the highest standard throughout and immaculately maintained.
Living accommodation consists of a great room equipped with a LCD flat panel TV, multi region DVD /DivX player, and seating for six; a formal dining area with a six-place table; an informal "nook" dining room with a six-seat table and a fully-equipped (dishwasher, microwave, ceramic hob cooker, cookware) large kitchen that has a utility room containing washing machine and dryer. The house has a wireless internet connection and a PC.
Sleeping accommodation consists of a master bedroom containing a king-size bed, walk-in wardrobe, and an en suite bathroom with a "Jacuzzi" bath, walk-in shower, and twin wash basins. The second bedroom has a queen-size double bed, built-in wardrobe, and a dressing table. Bedroom three has two single beds, a built-in wardrobe, and a dressing table. Bedroom four is multi-functional depending on requirements. It contains a high quality sofa bed allowing it to be used as a third double bedroom or as a TV room containing a three-seat sofa with a 28-inch TV with integral DVD and VCR plus DivX player. The house bathroom is fitted to a high standard, has twin wash basins and a shower/bath with direct access to the pool deck.
The garage is also multi functional. It can be used as a traditional garage with electric opening door, or to amuse the kids as a game room with air hockey, pool and table tennis tables.
Outside is a large, caged deck area with a 25-foot pool and a heated spa with views of the Rotonda Canal. There is nothing more relaxing that sitting in the spa with a cool drink watching the beautiful Florida sunsets. The pool is solar heated, but has an additional electrical heater if required in the colder months at a fee of $60 a week. Spa heating costs $50 a week, but if doubled up with the electric pool heater its $90 for both
The villa is situated 35 miles from the airports in Fort Myers or Sarasota with both less than 50-minute drive. Fantastic beaches at Englewood and on the island of Boca Grande are with 10 and 20 minutes drive away respectively. The major Florida Theme parks are close enough to be accessible, but far enough to stop persistent pestering from the kids. Busch Gardens can be reached easily in one hour 45 minutes, Disney and Great Universal Studios take about 45 minutes longer. Kennedy Space Centre is about three hours 30 minutes.
Rotonda West offers great facilities. The community park has free tennis courts, play grounds and plenty of open space for even the most energetic children. For those who like to cycle there is a cycle path that threads its way through Rotonda West and over to Rotonda Lakes (via the Pioneer trail - rail to cycle paths). There are ample restaurants in the area. These range from the Leverrocks Restaurant that is only accessible by boat with fantastic coastal views to numerous family friendly restaurants such as Prime Time, Howards, Country Hound, Farlows on the Water and Mamas. You can eat on the beach either in a casual style at The South Beach Grill on Boca Grande or the lively White Elephant at Englewood which looks out over Lemon Bay. You can go up market at the Gulf View Grill that over looks the beautiful Englewood beach and promenade. There are three large supermarkets close by. Winn Dixie (open until 11 PM), Wal-Mart (24 hours), and Publix (24 hours) are all within ten-minute drive. There is a water park less than 1 hour away in Cape Coral (Sunsplash) and a children's crazy golf park nearby on interstate 776.
For the golfers, this part of Florida is an absolute must. There are four golf courses actually on Rotonda West that are all part of Rotonda West Country Club. An additional 15 courses are within 15-minute drive and offer golf for a range of handicaps and pockets.
The best way to explore the beautiful Port Charlotte harbour area is by boat. Pop down to Whidden's Marina on Boca Grande and hire a boat from Captain Russ's boat hire. You can go south to Cayo Costa or Cabbage key, or North up to Placidia, Don Pedro Island or Lemon bay. You can find some beautiful beaches only accessible by boat.
For those that just love to shop, the main Shopping Centre in Port Charlotte has all the big names plus more restaurants than you can name including the Outback Steakhouse, Ruby Tuesdays, and Sam Salsa. Continue on a little further (ten minutes) to Punta Gorda and you will find Fisherman’s Village.

Beautiful property with everything you need!
The house and the property were beautiful and overall well maintained. The beds were comfortable and the neighborhood was quiet, except for one night when we could hear music playing from a nearby home. The pool table, air hockey table, and ping pong table in the garage were wonderful entertainment in the evenings. It was a bit of a tight fit, but we enjoyed them all. The house was well stocked with pretty much everything you would need while there. The owner of the property was great to work with - he answered all of our questions before the trip and responded quickly when we had questions while there. Our major concerns while there - were the property manager's lack of availability after normal business hours and the pool temperature. The property manager only responded during business hours. For example, halfway through the week, it rained and we wanted to have a movie night. This was the first time all week we tried the t.v. and couldn't access the cable channels nor could we get the DVD player to work. We called the number listed for the cable and were told they hadn't worked with that property in 4 months. We called the property manager and she returned the call the next day. Another individual called to walk us through connecting the DVD player and it still wouldn't work. The individual stated it needed a different cable and would probably be out with that, but he never came before we left.
A day after arriving, we asked to have the pool temperature turned up (as we have been able to do in other properties rented in the past, especially if paying additional electricity charges), and when the property manager called back the next day we were told it was set to a certain temperature and they wouldn't change it. It had been in the 70s that week and wasn't heated prior to our arrival, so it was colder than what we preferred. When we arrived we noticed one of the outside chairs had a caster that was broken and the lamp in the master bedroom wouldn't work. We called upon arriving, left a message and neither of those items was addressed during our stay. The day before we left my husband found a caster in the garage and fixed the chair. There are currently only two lounge chairs there, so adding a couple of additional lounge chairs would be beneficial as well as we couldn't all relax around the pool at the same time.
We would definitely consider staying there again, especially if the pool could be heated a little bit warmer.

In this property All furniture are very old. And discomfort.
Outside The house is nice but inside the house very bad. All furniture very old and Broke. Towels in the bathroom useful and very dirty not good for use. Beds also very old making a lot of uncomfortable noice. During the days I staid in this house I sleeped on the floor. The house is not organize. Carpet is very dirty. Dishes broke and old.

Very peaceful neighborhood. Beautiful Villa. Wonderful open design in the main living space: living, dining, kitchen, breakfast area. Multiple access points to the well-caged pool deck throughout, including master suite on one end of the villa and second bath on the other (access to a bathroom off the pool deck was a huge plus). We didn't have any issues with bugs in the cage. Caged pool/spa/entertainment area was fantastic!
The interior is spacious with some great features -- loved the master bath. Awesome view from the living room.
Abundance of water fowl, with great views of the canal. We took advantage of the pool table, too, and if we'd stayed longer, would've used the bikes.
It was just the two of us and our dog, but a family would be very comfortable staying here. Lots of room. We had a great time here and hope to stay again!

Beautiful villa backing onto the river
Really lovely villa backing onto the main river in Rotonda West. Inside it was very clean and stocked well with everything you would need for your stay. The lanai was large and the pool really lovely and warm with the spa adding that touch of luxury, the pool furniture was great and comfortable. When we did have a slight problem the management company came on the day to sort it out, so we were very pleased. We really did enjoy our stay and would definitely book a return visit. Thank you for having us.

Great Villa!
Stayed at this property for a week in May. Love it and would rent again in a heartbeat. Conveniently located from the beach and shopping. Tim was very easy to work with. Will say though, that my assumption when I think of "gym" is a space with equipment that includes a stationary bike, an eliptical or treadmill and weights at the least ( for use on rainy days for example). I think 'Gym" in this case meant - bikes for riding outside, golf clubs, more then enough space to walk/run and a pool for swimming laps. For me this was not a deal breaker at all, but this should be made a bit more clear.

Lovely stay!
We spent two weeks at this property. You can rent with peace of mind. Tim is so easy to work with, the property is well maintained and very clean. The pool has Southern exposure and we swam every day. Towels and bed linens all in good condition. Highly recommend that you rent a boat and visit Don Pedro Island State Park ~ beautiful beach and we found many sharks' teeth. Area is quiet and peaceful. Thank you Tim for a lovely stay!

Best Place I have stayed in Florida.
Really smart place. Clean, modern and very comfortable. Great deck with views over the Rotonda Canal - so much wildlife to watch. Gators, Wild boar, turtles, so may birds, Armadillo,
Bob cat, rabbits etc... Short drive to 3 fab beaches and less than an hour to Sarasota with its superb botanical gardens, aquarium, museums and nightlife.

Villa 124392 on The Rotonda was great
We stayed in this villa which is on The Rotunda and had a great time. The villa was very welcoming and very well looked after. It was equipped to a very high level and spotlessly clean. The location on The Rotonda is a great place for getting out and about or equally with a villa of this quality its nice just to sit by the pool and do a bit of wildlife spotting.
We got out and about visiting Punta Gorda's Fisherman's Village which is a pleasant walk through the shops or sitting in the bar at the end of the village. There are also great boat tours including the sunset cruise which we did.
We used the barbeque at the villa one night and had a great time. The barbeque was clean enough to just use which is often not the case in some Florida villas.
Two days we just sat by the pool, dipping in and out of the spa occasionally and watching wildlife. We saw alligators, many species of birds, turtles and the odd tortoise which it seems are common in the area.
The villa was an excellent base and I would not hesitate to use it again and would recommend it for use by family, friends or anyone who reads this review - it was great.

Love this place
This is our sixth stay at this villa. We love it here, house is just the right size, pool & spa are always perfect. This property has southern exposure & if you like the sun, that's important. This year, the weather was perfect. It was hot, but not humid. We were able to ride bike every morning and just be lazy the rest of the day. Thank you Tim!

Family get away
We stayed at this property for a short get away and we couldn't have wanted for anything! The kitchen had all the amenities and more! The living quarters and bedrooms very comfortable! Beautiful view out to pool and canal!! The pool it was just perfect and there were beach towels available and my daughter's and grandson's loved it! There were bikes to ride, ping pong table and The owner Tim was so accommodating and helpful! He made the booking a breeze!! Thank you Tim and we will stay here again!

The Franks Family
We have always loved this part of Florida and have vacationed here for many years. This was our first time needing a rental and I must say we found the PERFECT one!! This villa had everything we could have possibly needed to make this a great two week getaway for our family. We enjoyed everything from biking & walking the quiet neighborhood, using the pool/spa, fishing the canals & grilling on the lanai. The kitchen is well equipped, and the pool /spa was clean and always the perfect temperature. There are beautiful beaches and wonderful restaurants close by to enjoy as well. Tim made the booking process extremely simple and I hope to make this home our annual vacation rental!

This Home Has it All
We have been renting in the Rotonda area for many years. This home is nicely located, very quiet and private, yet close to shopping, restaurants and the beach. Very nicely furnished, clean, bright and spacious. We spent most of our time in the pool and the spa. The lanai and pool area has lots of room to spread out, and great to have the sun all day to get the most out of the outdoors. We loved watching the alligators and many birds while lounging around the pool or having a meal al fresco. We saw a bobcat just around the corner in the daytime which was really cool.
A big thank you to Tim, who was very responsive to questions and very knowledgeable about the area. Additional thanks to the friendly woman who arrived weekly to diligently clean the pool and spa. We must note that, of the dozen or so homes that we have stayed at, this was the cleanest, most well maintained pool that we have ever seen, and the temperature was perfect!
Everything we needed was provided. We just had to bring food for the BBQ, wine, books and lots of sunscreen.
It is easy to see why this home is reserved so well in advance!

Beautiful villa in a beautiful area
We've stayed in several villas in the Rotonda area over the last 7 years but this villa is by far the best - it has a beautiful viewpoint over the river, everything was spotlessly clean, it is very spacious and well equipped, and has lovely plush furnishings - all of which made it a very special holiday.
We spent a couple of days on Gasparilla Island which is just a short drive away. It is utterly beautiful and uncrowded, and the sea is crystal clear. The children loved the pool at the villa (as did we) and we also had time for a well-earned rest in the hot tub after spending the previous week at Disney!
Tim was extremely helpful and a pleasure to deal with. We very much hope to return on our next trip to Florida!
