About this apartment rental
This 2-bedroom, 2.5 bath lower-level unit of a two-story house combines Folly Beach charm with a modern sensibility. The house was built in the 1930s, but has been renovated to add all of the modern conveniences and a contemporary decor.
The home is ideally located for visitors who want to walk to all of the local attractions. The beach, the pier, and BLU, the only ocean front restaurant and bar in the Charleston area, and Center St. are within easy walking distance (1-2 blocks).

Hock Homes Vacation Rental Guest Agreement
Guests agree to the following rules and understand that possible termination of occupancy may occur if the rules are not adhered to.
1.Guest responsible for renting the property must be at least 25 years old and must be staying at the property for the duration of the rental period.
2. Cancellation Policies:
A. Cancelation Policy: Reservations that are cancelled at least 60 days prior to arrival will receive a full refund of the deposit. Guests who cancel within 60 days of check-in will not receive any refund.
B. Hurricane Cancellation Policy: Cancellation due to impending storms, inclement weather or other acts of God are not eligible for refunds. Only if a mandatory evacuation order is given by the Governor of South Carolina, will any refund be given, and the refund will be only for the unused days of the reservation.
C. Pandemic Cancellation Policy: If your dates are affected by any town closings or travel restrictions due to a pandemic, we will offer to reschedule your vacation for different dates for up to a year from your original check-in date. If your new dates fall during a higher-priced season, we will offer a 20% discount on the difference between the two quotes. We strongly suggest that you get "Cancel for any Reason" travel insurance as we will not be offering refunds for cancelations due to the pandemic.
3. A deposit of 50% of the total rental cost is due to book the property. Final payment is due 21 days prior to arrival (where applicable).
4.Guests understand that no refunds or adjustments will be made due to any equipment or appliance malfunction. Hock Homes will make every effort to have the repairs made as quickly as possible.
5.Guests understand that the homeowners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guests. All guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
6.Check-in is a 4:00. Check-out is at 10:00.
7.Guests must adhere to the parking policy: There are two off-street parking spots for the unit. Any additional cars, golf-carts, bikes, etc. must be parked on the street.
8.Guests may not move furniture and must use coasters for all drinks.
9.Guests may not have pets in the house.
10.Guests may not have parties. Parties of any kind will result in immediate termination of rental agreement with no refund issued. Parties include dinner parties, family reunions, or any other gathering that includes more than the maximum number of occupants that the house sleeps. Loud music, screaming, yelling, dancing, or any other noise violations are also prohibited. Our house has two units and we expect our guests to be respectful of the guests staying in the other unit.
11.Guests must adhere to the maximum occupancy of the property. (Downstairs = 6, Upstairs = 8, Cottage = 4)
12.Guests must follow Folly Beach guidelines for trash and recycling pick-up.
a.Garbage pick up is Mondays and Thursdays mornings by 7:00 a.m.
b.Recycling is every other Monday by 7:00 a.m.
c.All garbage and recycling containers must be placed on the street the evening prior to pick-up and removed from the street by 6:00 p.m. on trash day.
13.Guests may not smoke anywhere on the property including the porches.
14.Guests must leave the house clean upon checkout. Your cleaning fee covers the deep clean of the kitchen, bathroom, bedrooms, and living spaces (dusting, vacuuming, mopping, cleaning, sanitizing, etc). It also covers the washing and drying of the bed and bath linen. It does not cover the following:
A. Remove all items from the refrigerator and freezer; wipe up any
spills.
B. Take out trash and recycling to the large green and blue cans in back.
C. Roll cans to the curb ONLY if checking out on or the day before trash day.
D. Remove any clutter and/or trash from the porches and/or yard. (You may leave beach accessories if they are in working order. Damaged chairs, floats, and toys should be removed.)
E. Run the dishwasher.
F. Put all used towels in front of the washing machine.
G. Do not remove bed linen. The housekeepers will strip the beds.
H. Make sure that the thermostat is set to 78 in summer and 65 in winter.
15.Guests understand that the credit card on file will be charged for any damage done to the unit or any of the contents of the unit. Additional charges may apply for the following reasons:
a.Failure to follow the check-out day cleaning instructions.
b.Failure to check-out by the specified check-out time (10:00 a.m.)
c.Failure to follow the trash/recycling instructions.
d.Having an unapproved pet on the premises.
e.Disturbing other guests by not following the policies listed in # 10.

Our family of 5 vacationed here for several days and we absolutely loved it. The sofa in the living room pulls out into a comfy bed, and then there are two other bedrooms. There's two and a half bathrooms with two showers so between the 5 of us, we were easily able to rotate shower schedules and there was always plenty of hot water. The decorations in the house were so pretty and well done. The kitchen made me feel right at home. Everything I needed was already there. The hosts communication was fantastic and timely. Overall, we loved it. 3 minute walk to the beach. Definitely visit Dead Low Cafe for coffee and a chia pudding!! It's out the back door!! Woody's has amazing pizza also and is just a 3 minute walk away!!

We had a fabulous stay! Home was clean and appointed with plenty of towels and nice sheets. Close walk to beach and restaurants. We would definitely stay here again.

This was our first time to Folly and we really enjoyed the stay. The property is within walking distance to all the shops and restaurants and very close to the beach access and beach itself. The property was very clean, bright and spacious. The property manager was very responsive to a question we had on the wifi. I would definitely recommend to family and friends.

We really enjoyed our stay here, the location couldnt be better. Super close to the beach and all of Folly's restaurants etc. Great porch and spacious living area. We will be back!

This rental was as pictured. It was very clean and 2 blocks from the beach. It was within walking distance of the pier and many restaurants. However, this is a house that rents the second floor separately (which has a different entrance). That being said at times the upstairs renters were very loud (think hardwood floors). It would have been nice to have beach chairs provided. Also we don't stream so TV choices were very limited since cable is not provided. Over all we did enjoy our stay.

This was such a nice property the pictures and descriptions are accurate. We would stay here in the future if it isn’t booked during our vacation. We were in the lower unit but had no issues or loud noise from the upstairs unit.
We had enough room to park a 1/2 ton truck and a full size suv. Easily walk to restaurants and the beach from this location. The pier is very close and was where we spent our evenings.
I would recommend this host and this property to anyone wanting to stay in Folly.

The property was beautifully decorated, well appointed and spacious. More than enough room for 2 couples. Perfect location in Folly Beach town center. A block-ish from the beach and less than 30 minutes to downtown Charleston. Tara, the property manager was responsive to inquiries, checked in regularly but was not intrusive. Great property! And if you had a larger group you could rent the upstairs as well.

Easy check in and check out. Tara was a wonderful contact person. Property was just as described. A 5 minute walk to beach and seconds to great restaurants and bars. Loved sitting on the front porch and listening to music from the local bars.

We have stayed in this home several times over the years. You can't beat the location and ease of getting around town. The beds are super comfy and the kitchen has everything we have ever needed. The back porch is perfect for relaxing and reading a good book. Can't wait to book again!!

This nicely renovated apartment with open floorplan was great for my husband and me. The kitchen was well furnished and it was an easy walk to the beach and to lots of great restaurants. On-site parking was great.
The only negative was the mattresses, which were lumpy, soft and hard to sleep on without rolling into each other.

Very clean property!! Fully equipped kitchen!!! Comfy beds and most importantly high quality sheets!!! It was so nice to go to a VRBO and have decent sheets, and towels…..as well as good toilet paper and paper towels-lol. Everything was very nice and well taken care of!!! We spent a lot of our time indoors reading and relaxing bc it was SO HOT this week!!! If you are looking for shops and nice restaurants it’s about a 20 to 25 minute drive to Charleston; and about 35 minutes to Kiawah Island (great boutique shops)….the only shops on Folly were beachwear shops and Beach bar restaurants. If you have a choice in which rental unit definitely take the top one…..we were in the bottom unit and it was very annoying listening to the “herd of elephants” upstairs 😳

Great family beach vacation
Great location near Center Street and only 2 blocks totaling a 5 minute walk to the beach. Tons of restaurants nearby and Bert's Market was only 2 or 3 blocks from the house. Accommodations were great! Beds were comfy and we especially liked the open floor plan. Outdoor eating was easy with two options. We had breakfast and dinner on the back porch and drinks on the front porch. Good little spot for kids to play too.

Communication was great! Location was great! Parking is nice. The rental is nice and bright with a large open area to enjoy hanging out. The front porch is covered and nice to sit outside even during the rain. So close to the restaurants, bars, shops, beach, etc…. We loved The Pineapple Hut with the pineapple whip in a pineapple! So delicious! Also, we enjoyed a boat ride through Charleston Outdoor Adventures for the Morris Island Lighthouse Tour. We enjoyed seeing dolphins and finding shells there. This location is so convenient. We had a great time in Folly Beach!

This unit is very open, clean, well equipped and comfortable. It is only a block from Center St where all the restaurants are and not far from Bert's store. Beach is an easy walk over one street and down the path.

Fantastic!
I’m extremely picky about cleanliness. I can’t stand when we rent a VRBO and I feel like I’ve settled into someone’s private residence. This condo was a true vacation destination. It was SO clean and stocked with everything we needed. Comfy beds, light and bright, lots of space, and convenient parking. Literally steps away from darling shoppes and yummy restaurants. We were fortunate… there was a festival happening on 2/26 that we were able to enjoy. The beach is an easy, short walk away. Tara was so communicative. I’d 100% recommend this amazing home.

Perfect location to walk to everything Folly has to offer. Super clean, well appointed, cozy, great porch. Easy walk to restaurants, bars, and beach. Right in the mix of everything yet quiet, peaceful and relaxing. Great value for the money.
Tara was very easy to communicate with and accommodating.
