Dolce Vita (which can be rented as a 1 bedroom too in low season) is at the edge of the sea located in the private community of Cupecoy Beach Club, only 1 min to the French/Dutch Border. This luxurious gated gem looks like a stylish gleaming white village on a sunny Greek island. The main entrance is framed by lush tropical trees. The main living area and the master bedroom have a stunning view of the blue sky, turquoise Caribbean Sea, and other islands.

The contemporary interior décor has a French vibe; elegant and comfortable. Clear woods with cream, taupe, grey, and lime fabrics. The open plan living area features a fully furnished kitchen with all the appliances. The large main living area combines lounging, dining, and media spaces.

The master bedroom is composed of two Queen size beds and the garden view bedroom has a king-size bed, both bedrooms get its beautiful en suite bathroom with walk-in showers and dressing. The main bedroom has private outdoor seating areas with an ocean view.

Although private, you are very close to amenities. Only a 1-minute walk to Mullet Beach, one of the nicest beaches on the island, and only 3-minutes driving to Porto Cupecoy with a terrific little gourmet market, wonderful restaurants, and stunning views. Two more minutes to Escape restaurant, the hot new restaurant brasserie; the laidback Bar Code; the gourmet fish restaurant, Blue Fin; STARZ casino, and just beyond; the nightlights of Maho. In 5 minutes you reach the airport, 10 minutes to the charming French capital of Marigot, and about 30 minutes to either Grand Case or Phillipsburg.

The unit is in a gated community in a safe area with parking in front of the door which was convenient. There are steps up to the second level and they are slippery if it rains. The pool was great. We usually had it to ourselves, It’s huge. The bar was not open since it is off-season in July. The unit itself is nice. The view from the balcony is beautiful, but there was scaffolding in front of the balcony off the bedroom so we didn’t use it because of that. It looked like it had been there a while, but thankfully, no one was on it working while we were there. Our friends had to wash their sheets because they were dirty and the toilet in their bedroom dripped all the time and had a bowl of under it to catch the water. The bowl was already there so it is a known problem. Overall it is a lovely property and grounds. We were not able to get to the beach at Cupecoy Beach club because the water comes up to the steps and it’s too dangerous to try to get to the small sand strip. Mullet Bay is beside the complex about a 5-10 minute walk to the side with umbrellas and chairs for rent. It’s one of the best beaches with smooth sand and beautiful blue water. We drove over one day because of the walk and carrying a cooler and beach bags. Some of the best food we had was at Rosie’s Snack bar at Mullet Bay, the chicken and ribs were amazing. Overall a great place to stay.

From the host to the management, everyone was very prompt in replies. The condo was very clean, view fantastic, close to the beach, and everything that we needed. Thanks to those who helped make our stay a great vacation to remember!

This condo is very spacious, has an AMAZING view, and a wonderful location just a one-minute walk to one of the best beaches - Mullet Bay. I would definitely return! One thing to be aware of if you book this place is that sometimes when you close the refrigerator, the freezer opens slightly. Just be sure both are closed and you're good to go!

Beautifully furnished, comfortable beds, a very spacious condo with lots of room and everything you need to have a wonderful vacation. Convenient location in the best part of the island in my opinion. Excellent views of the turquoise water. Really beautiful beach with unique cliffs as a backdrop and great for some shade. Every placed we dined at was fabulous and there are lots of options. Be aware that if anyone in your group has trouble with a lot of stairs you might inquire if a lower level is available. Overall a memorable, wonderful experience. We really enjoyed seeing all the colorful birds at Parotte Ville Bird Park and a bit of gambling at several casinos in the evening as well.

For future lurkers who can’t make up his/her mind — book it, you will thank me later. (1) the cover picture gave the illusion of a side ocean view, no, you are dead ocean front. You are on top of a cliff, with a secluded beach down a few steps. You will be the only person on that beach. (2) this is one of the best, if not the best neighborhood on Sint Maarten. The best snorkeling place on the island is the Mullet beach (left exit a private gate), and Cupecoy beach (right exit a private gate). You will see people snorkel from one to another, right under your terrace (3) yes the pool is big enough to swim laps, and never crowded. (4) grocery (Carrefour) is walking distance, don’t get turned off by its tiny door, it’s big inside, you’ll find everything you need for a regular meal, not that you want to cook, so many good eats nearby (5) you will be tempted to stay at the beach club and call it a vacation, you can if you have young children, but trust me, you want to go outside, rent a car, there aren’t that many roads, you can’t get lost, and it doesn’t matter where you go, anywhere you point your car, the view is gorgeous. We loved every minute of it.

We had a wonderful stay! We enjoyed eating dinner at Porto Cupecoy, Maho Bay and Simpson Bay, so the location was central and the proximity to Mullet Beach was great!

We loved our stay here. Condo was clean, beds were comfortable. The TV room was like being on your own living room but with a view. Kids loved hanging there in the evening when watching the football games. Great stay!

Our family travels quite a bit and this vacation exceeded our expectations. Great location , safe and close to restaurants and night life, wonderful condo with the best view and easy access to two beaches , Mullet and Cupecoy (was our favorite to enjoy gorgeous sunsets). Everything was delivered as promised, great response from John the owner. Stacey , the concierge was very helpful with everything we asked for. We had a wonderful vacation and can’t wait to return!

Close to the pool, Mullet Beach, many restaurants & market within walking distance. All the grounds staff were friendly & helpful. Plenty of room & had all the amenities we needed. Beautiful view of the ocean & the pool area. Would rebook here.

Wonderful stay for our first time in Sint Marteen. Private beach close to Mullet, Maho, and 15 mins from the most delicious French food I’ve ever had (I’ve been been to Paris). Didn’t hear the planes at all. Walking distance to pharmacy, cafe, and local food/drink spots. Love the private Cupcoy beach access! Host was exceptional. AC works better than mine at home. All the kitchen amenities & double balconies overlooking the ocean. Wi-Fi works great too. Thank you for a great stay Stacey!

Views from our two balconies were just fantastic! We spent a lot of time just enjoying the view with cocktails. We went to the beach a lot and enjoyed how private it was. We felt like movie stars being at a private beach. . We have traveled a lot to warm destinations, but this was likely the best beach we’ve experienced.

This condo exceeded our expectations and was even better than the beautiful photos. It’s was very clean, all the furniture appeared new, the beds were great, the kitchen was completely stocked with any and every cooking supply needed. The washer and dryer in the unit was an added bonus. The two ocean front decks were the perfect place to enjoy morning coffee and watch the beautiful sunsets each night. This complex also has its own private beach, which is gorgeous! The location was perfect for our family. There are several supermarkets and restaurants within walking distance. We obviously loved this condo and the location for our family, and would definitely recommend it to anyone coming to the island. Thank you!!!

Very secure location, about the best access to Mullet beach bars you can get. Miriam at the pool bar is about one of the nicest ladies we’ve ever met. The AC has the ability to freeze you out if so desired. Fantastic sunset/cruise ship evening views. Three heads up to future renters that are definitely not in the control of the owner: 1) Parking can get a bit silly if all the units are full but the security staff do their best to accommodate. 2) The internet becomes pretty much unusable at night. 3) Da Waterhole on Mullet has the best Painkillers on the island!

This is a beautifully furnished and well decorated home. It was very clean and shiny. We enjoyed the wonderful outdoor areas: rooftop area is spectacular. The pool and pool bar were a very nice, quiet addition . Ocean view is amazing. We had fun discovering Fat Tony’s, Jule’s and Carre Four across the way in Jordan Village area. It’s very quiet here and you need to drive to Simpson Bay or Marigot, etc. Gwen was lovely as our concierge and Marta was an amazing housekeeper! How did she get everything to shine without any streaks???

Very modern and clean. Easily sleeps 5. Fully equipped kitchen and access to laundry machines in the unit. Friendly residents with daily happy hour at the pool from 4-5. Two balconies overlooking the pool. No private beach, but short 5 minute walk to Mullet Bay beach which is the best beach on the island. Gated property with parking. 10 minute walk to AUC and restaurants at Jordan Village. The units on the other side of the pool have a view of the ocean and there’s a pathway where you can watch the sunset. Stairway down to the water but it’s in rough shape from the hurricane a few years ago. Maid service available upon request for a reasonable rate. My only complaint is that there weren’t any extra blankets. Lots of towels, though.

This was our first visit to St. Martin and I think the Cupecoy area is the side to be on for beaches, sunsets and privacy. This condo had everything we needed; plenty of room for four adults, great view, pool and beach access, plus on site security. The condo was super clean and modern with USA style power. The full time residents were very friendly and provided advice on things to do or places to eat. This is a great rental and we would absolutely stay here again!

Our family of 6 had a wonderful 7 day stay at Dolce Vita. Gwen greeted us and was very helpful with all our questions. John even provided us with an air mattress to keep kids from arguing over having to share a bed! What bliss! : ) Pictures are accurate, supplies provided, air conditioning blasting and maid service once. Location made it easy to get around. Still lots of devastation around but island starting to come back. Restaurants and shopping close by. Food by the pool was a good quick solution when not wanting to go anywhere. The deck off the loft was a nice spot to enjoy sunsets and I think the only one in the complex. Easy walk to beach but lots of stairs to get to beach (if that is a concern). Water pretty rough to swim in. Security guards were all nice and accommodating. We chartered a boat for snorkeling and visiting the French side (riots were calming down). We chartered a catamaran and had the best day sailing to St Barts. Don't miss getting blasted by the jets taking off. Be prepared for the sand and cover your eyes! We booked pretty much last minute and were really happy with our choice! Thanks again John and Gwen!

We rented this property on short notice due to our other accomodations falling through. Thanks to this unit and the helpfulness of Johnathan and Gwen the property managers...i am glad our original plans fell through. We could not have asked for any better. Johnathan was incredibly prompt with our booking request and met us at the property to give us a tour when we arrived. He answered any questions we had immediately and was a joy to work with. The views are gorgeous, the beach is spectacular and not crowded-most days we had it to ourselves. The pool was clean and refreshing and made for a gorgeous backdrop from the first balcony. The view of the pool and the slight ocean view between the palms on the top balcony was a surprise that we took full advantage of. All of the visitors, owners, and staff were pleasant and fun. Security was wonderful. Housekeeping services were second to none. The unit was stylishly decorated and while there was air conditioning opening the front and back windows provided a glorious tropical breeze. We felt comfortable and at home our entire stay. In addition to the property managers, we were able to meet the owner by the pool one day and he was also delightful and wanted to ensure our stay was perfect. This unit worked very well for our family of 6 and we will definitely stay here again.

We had a great week! Time with grand baby and just relaxing around the pool and laying on the beach. The bar at pool was delicious middle of the day snack. Gwen was wonderful and she made sure she took care of us. I would recommend this place highly! Hit all of our expectations plus!

We met up with Gwen at the apartment and she was great host. She showed us around, gave us a booklet of information for activities around the island, and left her personal cell phone number to reach her in case anything comes up. The condo is very spacious and clean. The couches and beds were all very comfortable, including the pull-out sofa bed in the loft. It came stocked with all the plates, utensils, pots/pans, and coffee pot. Gwen was also kind enough to have some water and beer in the refrigerator when we arrived. She left us alone the entire trip and came by to say goodbye before we left. I would definitely stay here again!
