•Centrally located just 6 blocks from the Central Park & only 2 blocks from the Central Market to buy your fresh veggies & fruits and local crafts
•Spacious 4 bedroom/ 4 bathroom home, (1 bedroom downstairs). All beds (firm mattresses) can be converted to 2 twin beds or 1 King bed
•Idyllic for either families, couples or groups, with each individual house accommodating up to 8 people.
•Fully equipped with broadband Internet, cable/satellite TV, local cel phone, safe, washing machine & dryer

The home & its secluded neighborhood is the perfect safe & central place for you to explore the ruins, cathedrals, museums, restaurants & shops that are dotted throughout the cobble-stoned streets of the world-famous UNESCO town of Antigua.
You will have full access to the home including the pool and hot tub – “mi casa, es tu casa”. During these COVID times we are asking guests to sign up for private time in the pool and hot tub to minimize contact with other guests and to have more privacy while using these facilities.
Our manager Flor is in Antigua & she will be happy to help you arrange dinner reservations or give you advice on favorite places to visit.
Located in a safe, secure and quiet gated community & only 6 blocks from the Central Park & 2 blocks from the large local market to buy your fresh fruit, vegetables, flowers & local crafts.
Antigua is a friendly walkable small town; feel welcome and safe to walk during the day.
•We provide you with a welcome book with suggestions on what to do in Antigua including some of our inside tips! We’ve been involved in the travel industry for 25 years; so don’t hesitate to ask us for advice!
•We have a social focus so please ask us if you’d like to get involved (even for half a day) with local non-profit project. We’d be glad to help out.
House Rules for 5 houses
* It is understood that the unit will be used as a family rental. Our place supports quiet groups, as we need to be considerate of our neighbors. Any ”Partying” would have to be in a different location, as our homes are located in a quiet residential area, we try to respect the noise level.
* I can provide updated complete COVID vaccination certificates for all guests over the age of 12.
* CLEANING- we are following COVID 19 suggested practices.
* For monthly rentals, the rent you pay includes all utilities (cable TV, internet, gas & electricity & gardener) up to a value of Q500/month. All extra bills over Q500, such as Gas & electricity & housekeeping are deducted from the deposit. The deposit will be returned at the end of the month after outstanding bills, should they occur, have been deducted.
* This agreement shall not be assigned, nor the premises sublet without the written consent of the owner or his agents.
* I will maintain this property in as good condition as I find it and agree to replace or pay for any loss, breakage or damage to the satisfaction of the owner or agents.
* There is a $500 deposit requested upon arrival which will be refunded within 20 days from termination of this agreement provided that Guest abides by all terms of this agreement. The damage deposit is to cover breakages and outstanding utility bills in longer-term rentals (500GTQ is included of utilities in this price). (So far we have not had to make any deductions for breakages, as we do not include small items, such as plates etc...)
* I agree that no occupants will smoke within the premises.
* No weapons or private guards are allowed on the premises.
* No use of drones or firecrackers/fireworks or other noise-makers in the house perimeter or in the condominium.
* PETS: We have a no pet policy, however if you have a well-behaved dog please get in touch with us to see if we can accommodate your pet. Should you be allowed, all pet owners agree to clean up after their pets and to keep them indoors and not in the patio area. The extra fee is 10usd/day for 1 pet.
* Up to TWO light motorized vehicles (either 2 or 4 wheelers) per property may be parked on the street inside the gated condominium, as long as they do not occupy the space of another neighbor and should be parked on the same side of the street right in front of our property. Any extra vehicles will need to be parked in a nearby parking zone. NO ATVs.
* Commercial vehicle, motorized heavy vehicle and/or non-motorized vehicle are not permitted to be parked overnight. This includes buses, which accommodate more than 12 people. Please ask our Manager where to park larger buses.
* It is expressly understood and agreed that owner of said premises will not be liable for any damages or injury to Guest or other occupants and their property from whatever cause arising from the occupancy of said premises.
* I agree to vacate said premises upon the termination of this agreement at the hour and date shown above.I agree to close and lock the premises upon leaving.
* Any large breakages will be deducted from deposit.
* I agree to have no more guests than the indicated number of guests allowed.
* I will maintain this property in as good condition as I find it and agree to replace or pay for any loss, breakage or damage to the satisfaction of the owner or agents.
* I agree that no occupants will smoke within the premises. Smoking is permitted on private patios, should your house come with one.
* In the event of cancellation, a FULL REFUND of rental fees and security deposit may be made dependent on Owner's ability to rent to other parties for the specified rental period should you be booking directly with the owner of the home. Otherwise the rental & refund policy through the website you booked through will be adhered to. We suggest however that you get TRAVEL INSURANCE in order to claim from them, if we are not able to re-rent the property.
* It is expressly understood and agreed that owner of said premises will not be liable for any damages or injury to Guest or other occupants and their property from whatever cause arising from the occupancy of said premises.
* I agree to vacate said premises upon the termination of this agreement at the hour and date shown above.I agree to close and lock the premises upon leaving.
* Residents and guests shall maintain a reasonable level of volume from music & TV, vehicles, pets and day-to-day activities. Excessive noise that disrupts other owners and tenant’s enjoyment within their residence is not permitted.
* Please be aware too, that this is a residential area. Please do not drink or smoke or be talking loudly on your cel phones in the public areas, so as to respect the privacy of the neighbours. If coming in late, please be especially quiet! The gates of the condominium close at 12 midnight, so please be home before that.
* Please keep the front door to your home shut and locked when you go out, both for security reasons and to be respectful to our neighbours.
* Please ask Flor about having visitors in. Due to the COVID situation, we have to follow local laws.
* When signed by the Guest and accepted by owner, this shall constitute a rental agreement.

The house was beautiful and very spacious. However, it was frustrating to deal with a few maintenance issues. The sink in the downstairs bedroom was leaking. Didn’t make a huge mess on floor but we had to step around it so that water wouldn’t get all over the place. They tried to repair it but didn’t have the part that needed to be replaced. One of my kids got bit by ants that had gotten in through a crack on the wall. They got onto his bed. The pillow was over the area where the ants were so we couldn’t see them until we made the bed the next morning. They took care of the issue, but none the less my kiddo had ant bites on his leg and back. We thought they were mosquito bites until we saw the ants. It rained a couple of the nights we were there. The first night, water leaked through the domes up on the ceiling onto the floor. When I reported this, all they said was that they had never had that issue before, which is interesting. They didn’t do anything about it. I really loved the area where the house is, but unfortunately, it was frustrating to have paid what I paid and had to deal with these issues.

Each person on the staff was a joy to meet!!! Flor and everyone was so helpful to make sure we were comfortable and could find our way around not just the villa but options nearby. It was a quick walk to the main road for shopping and dining. We also took advantage of the option to have a local woman come cook for us (outlined in the welcome binder but I would get with Flor ahead of time if able to make sure she is available for you). Every meal was amazing - and she was the absolute sweetest woman.
We are already planning our trip back next year!!

WONDERFUL PLACE FOR FAMILIES
Our family of 5 stayed her in March 2020 (before Coronavirus) and had a wonderful time. There are three bedrooms with en suite baths and a loft area with two twin beds. The beds are very firm. We were not hot as there were fans at night and it got cool enough to sleep. We could walk almost everywhere although we took Uber at night. Had wonderful meals. Flor was amazing and arranged shuttles etc and a coffee tour. We had Myda cook a dinner and 2 breakfasts which were good and a help. Plenty of clean water from a dispenser. The pool and hot tub were great and we used both every day. Internet was fine for what we needed. One of the more relaxing vacations we've had.

Wonderful property!
We loved our 4-night stay in Antigua at this beautiful, cozy, super clean and spacious house. Everything was comfortable, the pool/hot tub situation was lovely, and the proximity to the center of town, unbeatable. Can only report good things!

Not your typical Guatemalan Rental
This property boats many nice touches that we haven’t experienced in other Antigua rentals, like robes, nice linens, face wipes, mostly comfortable furniture. Good cleaning staff. Wonderful to have access to washer/dryer since we had a full house of three generations. We made arrangements through Flor to have Six meals prepared for us and each was more delectable than the prior one. Pepian, the national dish, was the best I’ve eaten anywhere including the better restaurants. The swimming pool and hot tub were very clean and great fun for the kids. Gated area and 24 hour guards provided good security. Very quiet at night which isn’t a Guatemalan norm.
Things you might consider:
Location requires crossing a major street near the bus station and at certain times of the day traffic is chaotic.
There are other rentals that share the pool. While indoor areas are tranquil, the pool and shared patio can be quite busy.

Quiet and beautiful!
Great setup with the houses surrounding the pool - we met the loveliest family also staying there. The very best part of this house - after staying in others in Guatemala - is it is serenely QUIET. No roosters, no dogs barking, no tuk tuks flying behind the house - it was quiet! The house is also very clean and beautifully decorated with a lovely courtyard. Flor was so kind and accommodating, and the gift basket was also a nice touch.
My only suggestion would be to add a thick pillowtop mattress pad to the beds - the mattresses are quite hard and the bedspreads/linens are old. A pillowtop mattress pad would do wonders.

Beautiful, serene property
We loved staying at this property in Antigua! We felt incredibly safe, and the house was so serene. It was wonderful to wake up and relax in the jacuzzi, or sit in the spacious living room together at night. Communication with the owner and property manager was terrific - Flor even helped me recover my Kindle that I forgot when we left! I would definitely stay here again.

Excellent property at an excellent price
We stayed at this property with 4 women who came to Antigua for Spanish lessons. It was about a 15 minute walk in the morning to La Merced where most of the Spanish schools are located. The house itself is very spacious and beautifully decorated and we greatly appreciated the attention to detail (maps, phone, magazines) that made our stay that much more comfortable. We enjoyed the pool and hot tub and the two outdoor areas. It was very quiet at night and we felt very safe inside this gated community. Would highly recommend for groups/familys looking for a large home to relax in after a day of exploring Antigua.

Beautiful home in Antigua Guatemala
This house is absolutely beautiful. It sits in a 4-house complex while still remaining private, and beautiful. This house is quite large that it can easily host the max occupancy without any issues, and, while Antigua Guatemala is quite safe, it is located in a secured community so you won't have to worry about any safety issues.
The house is located at a short walking distance to grocery stores and the market, and the downtown is less than a 30-min walk away.
The maid service for this house is also a great option if you don't want to do dishes in the morning, etc. You can also pay a bit extra to have a cook, extra maid services, etc, so you can really tailor the services to your needs.
Paola was absolutely great at keeping the communication channels open, and the checkin process was smooth. I would recommend this place.

Beautiful home walking distance to Antigua sites
Quiet, comfortable home had everything we needed to enjoy the city. Arrangements through the owner for transportation from the airport and cooking were phenomenal. Everyone we encountered was friendly and helpful. The pool and hot tub after a day walking down from Cerro de la Cruz were a welcome respite. Top notch!

Can't beat anything about this House
After getting parked and opening the door and the complementary bottle of wine, we explored this amazing house. It is absolutely gorgeous and after traveling in Guate for 4 weeks the hot water with high pressure and clean cloro pool we a welcomed change. The location is literally as close as you can get to down town without payign the boutique hotel pricing we walked and were at center in 8 minutes. What a great spot the pool is lovely and it literally is beneath Volcan de Agua. We highly recommend this condo and we will be using it every time we travel through /guate which is at least once a year. Thanks for the hospitality. Oh and the staff is great the house helper even finished my load of laundry and folded it and had it waiting on the table. I am a chef and cooked breakfast and dinner with ease int his modern kitchen with all the fixins. The refrigerator is large and cold and you just can beat it. The silence in the night was welcomed as well after the travels and having dogs, buses and Gallos roaring all night everywhere else in Guate,

Absolutely the best way to experience Antigua!
We finished up our stay at Philippas rental property in antigua, Guatemala and couldn't have been more thrilled! We rented 3 homes for a group of 24 in antigua for a wedding. The first view of the homes left everybody speechless... They are stunning. And once inside we were all in awe. They haven't missed a detail, the staff is exceptional and Philippa was beyond attentive to every question I had. I would seriously recommend this anyone and everyone!

Experience colonial luxury in Antigua
Imagine waking in the morning in Antigua, stepping out onto the second floor balcony from your bedroom and sitting down to sip rich Guatemalan coffee as you gaze upon the volcano straight ahead. In the courtyard below is a swimming pool & the hot tub. You are only a few minutes away from a supermarket in Antigua that carries everything you might need to self cater in a fully equipped kitchen, yet only a few streets further along is the central park replete with cafes and restaurants of every description and price range.
When I entered Las Hermitas, a group of 4 separate colonial style double story homes facing a shared central courtyard with pool and hot tub, I felt like I was stepping into the colonial past of Antigua while having access to all of the modern conveniences I could desire. Casa Espiritu Santa has 4 large double bedrooms, each with their own bathroom and shower. The staff were friendly and helpful. The location was convenient. The security was reassuring. And the view from the balcony magical. A special experience I won't easily forget!

Amazing location, beautiful house!
I have stayed at Casa Santa Cruz twice now and both times I've had a truly wonderful time. The house is stunning and immaculately maintained. It's close to the market which is really handy and only a short walk from the center of Antigua. However to be honest, both times I've stayed there it has been a bit of a get away and so after doing my food shopping I barely left! The complex is very peaceful most of the time and you can almost forget that you're in a busy town. The beds are super comfortable and the showers are hot which makes a wonderful change to many places in Guatemala. The property manager is friendly and helpful as are the cleaning staff. I would anyone to stay here!

Exceptional Service & A Perfect Location
The first conversation with the owner sold me on the property. She answered every question I asked her about Antigua and her home. This may sound simple, but I ask lots of questions! Working with the owner is one-stop shopping. Between her and Paola, we were able to acquire service to and from the airport as well as schedule all of our tours.
We were two couples and felt safe in the gated community. We also enjoyed talking to other neighbors staying on the property. The walk into Antigua was easy and quick. The tour (Pacaya Volcano & Santa Teresita Spa) was excellent!
We recommended this location to our flight attendent and to the concierge in the building where we live. We plan to continue telling people about this beautiful property and the excellent service we received.

A girls vacation in Guatemala
I recently spent a week with my girlfriends in Antigua, Guatemala. We stayed a La Case de San Juan and had an amazing time. The house is beautiful, clean, and safe. We all felt perfectly at home. The pictures and description do not do justice to this wonderful house. Words cannot describe Dona Clara. Her demeanor was lovely and she was extremely attentive to all our needs and comforts. She even had an incredible meal prepared for us one evening after a day of hiking the local volcano. I have no qualms recommending this home to friends, colleagues, and family.
