The cleaning fee is included, however if the property is not left in an acceptable condition, an additional cleaning fee will be assessed against your damage deposit. Remember, we are a NON-smoking property. You may smoke outside, but please dispose of all cigarettes properly in the trash. If the house interior smells of smoke, your damage deposit will not be refunded.

Fantastic Views and Location!
Large updated home with plenty of room for six or more adults and/or children. Modern updates throughout the home including the bathrooms and kitchen. Useable firepit (with wood provided) and direct access to a rocky beach were a bonus. Great quiet and private neighborhood (easy to walk, run or bike around) within minutes of beaches and town. But most memorable are the unobstructed sunset views from the new deck! The landlord delivered as advertised and was easy to communicate with. We look forward to our next stay.

A Jamestown treat!
This was a great residence to rent for a family vacation! The location was ideal and very relaxing. It was the perfect spot to easily get to Newport or Narragansett. Most of all, we enjoyed spending time in the backyard. The porch, fire pit, and small beach provided everyone in my party with a place to unwind.
Jon was very easy to communicate with and was very accomodating to all of our requests. Thank you for providing us with a great retreat to gather as a family in a place that we love. The only constructive criticism that I can think of is my family members who stayed in the 2 smaller bedrooms on the top floor wish that the mattresses were a bit more comfortable. The master suite, however, I can attest was very comfortable.

Beautiful sunsets, excellent location
Thoroughly enjoyed our week at 195 Seaside. House was clean and comfortable but the outdoor space made it spectacular. Easy access to Newport, Narragansett, and all Jamestown has to offer.

Beautiful home
Great house with an amazing view. The sunsets each day were spectacular out on the new deck. The location was convenient to Newport and we spent some time around Beavertail Lighthouse as well on Jamestown. Kids made s’mores over the fire pit at night and hunted for rocks to skip across the water during the day. Great relaxing vacation for all.

Now Our Favorite Rental!
We have rented several homes in the past, but this is now one of our favorites! It’s right on the water with gorgeous sunsets and a large deck. The house was comfortable, clean, and well equipped with everything we needed for our family. It was great to get up in the morning, hear the waves below and watch the boats go by. Sunsets were by far the best - such expansive views across the bay! Loved spending time around the fire ring in the evening just as the sun sets – magnificent! Not sure I want to recommend before we get our booking in for next year.

Wonderful family vacation
We had a great stay at Jonathon's house. It was spacious, clean, and well appointed. My husband was initially put-off by no air conditioning but pleasantly surprised to find the cross breeze and fans kept the house cool and comfortable. No better way to spend an evening than watching sunset on the porch, the views are spectacular!
There was lots of information about the house and surrounding areas available and Jonathon was very responsive with questions we had. We would definitely stay again and recommend it to anyone looking for a Jamestown escape!

Yet another great stay at Seaside
Great location directly on water and close to Newport attractions plus quiet, scenic Jamestown offerings. House was well equipped and everything was clean. Owner was immediately reachable and quickly fixed a small issue with water supply.

Another wonderful week at the Seaside home
We just spent another great week at this Seaside Home. This is the third time that we have rented it, and will definitely be going back. The great location, with the wonderful view of the Bay, is difficult to match. The house is very comfortable, and it is a great place to enjoy the company of friends and children. This time our kids were around, and we enjoyed everything the house had to offer. We were only a few steps away from the water and we enjoyed kayaking and swimming, and the great sunsets sitting around the fire pit. Jonathan is always helpful, and has been most welcoming. We strongly recommend this beautiful home, if you enjoy the tranquility and the beauty of being close to the Sea.

Wonderful house and amazing view!
We rented this fabulous house for 2 weeks. The view was amazing and the house was clean, updated and spacious enough for 2 families. The house had everything you would need to live comfortably and enjoy the beach. The neighborhood was very nice and quiet. We were very lucky and only had a couple of not-so-nice beach days so we headed to Newport which was only a few minutes away.
The yard and fire pit were wonderful to enjoy in the evenings and the sunset from the deck was spectacular!
We would absolutely stay again and if we could give this house more than 5 starts we would! Great spot!

Nice relaxing property with a great view!
Pulled up to the house on Saturday, and it was in perfect condition for us to enjoy the week. The owner was even nice enough to get the cleaners in a bit early so that we could enjoy an earlier start to the 4th of July. Everything was fairly turn key, from brochures and activity lists for things to do in the area to directions as to how to use each television. We spent our mornings enjoying coffee on the deck, days at the local beaches, early evenings enjoying some great restaurants, and late nights next to the fire pit overlooking the water.
The location is a quiet escape from the traffic and caos that Newport brings during the summer, but close enough to get in, enjoy, and get out. Perfect location for families with young kids.
If I had to find a negative, it would be that the weather happened to be extremely humid, so it was a bit warmer than I would of liked in the house. The ocean breezes and plenty of overhead fans helped to alleviate the heat, but not for a person like me who keeps his house at 65 degrees, so my expectations may have been a bit too high. All in all, would highly recommend this property.

Great Views & Great Location
Beautiful home, great location and great views! If you want to explore downtown Newport it's only a $13 Uber! Lots of attractions and things to do. I highly recommend this rental. We had a wonderful experience. Great for ALL ages.

A Rhode Island/South County gem...
This was my family's third year staying at this lovely Jamestown home. I grew up in Rhode Island and have rented all over New England (Cape Cod , etc) and this location just draws us back..Lovely, bright and airy home with a deck (with outside dining table where we had EVERY meal) and a beautiful lawn fully in view of the Western Passage of Narragansett Bay (stunning sunset every night). Sail and motor, ferries and fishermen..this is a location that you just don't tire of. I always "look around" at other rentals, but have not found anything comparable..Owners are low-key but helpful and responsive..I think anyone would enjoy it...

This is our second year as a returning guest in Jon's beautiful waterfront home. The view from the deck is stunning , especially the sunsets! The house is beautiful, warm, inviting, cozy. The master bedroom is gorgeous , the fireplace, the furnishings, and the deck where you can have your morning coffee!!!!. Jon is a very nice to deal with, just e-mail him and he answers you right back. He truly cares about your comfort. We just love it there!

A wonderfully restful stay in Jamestown
My husband,90 year-old mother, smooth fox terrier and I had a lovely week. A very comfortable, roomy and well-equipped house with a gorgeous view of the bay, very close to the charming restaurants of Jamestown made for the perfect summer holiday.

Great Family Vacation
We recently spent a week in Jamestown at this beautiful, waterfront home. The house is well cared for and you can't beat the views. The whole family (including our young child and a set of grandparents) enjoyed the large deck with grill, walkout lower level, and the spacious back yard overlooking the water. We found the house conveniently located with easy access to Newport and Narragansett though if you want to stay in Jamestown there are some cute shops and restaurants we liked. We would highly recommend staying here!

Our 2 daughters with spouses and children stayed in this lovely and wonderfully appointed home. The setting on the bay complete with gorgeous sunsets and bridge views made it more than ideal. S'mores on the outdoor fire pit, rock collecting and climbing at the beach made it great for the boys. The kitchen with breakfast room and outdoor table on the porch made for easy meals. We all had a memorable time and we hope to rent here again.

The Most Relaxing Vacation
Our trip to Jamestown was the most relaxing vacation we have ever had. We have 3 small children and truly enjoyed every aspect of Jamestown and 195 Seaside. The house was immaculate and the photos do not do it justice. The view was spectacular and every meal was eaten overlooking the pristine water and the Jamestown bridge. Every dinner brought a new and beautiful sunset! The kids loved the outdoor fire pit and roasting marshmellows while watching the sunset. The small beach down the steps from the property was perfect for exploring (in water shoes) and the town beach down the road was similiar. We brought our bikes and it was the best decision we made. The kids enjoyed riding at Beavertail State Park and also flying kites there. The kids found tons of hermit crabs and spider crabs at the beach at Mackerel Cove and because there were no waves, we actually had the chance to sit in a beach chair and enjoy the view!
The best part about Jamestown was the farms and local seafood. The farm owners were so friendly and allowed the children to explore every aspect of the working farm. Each night we grilled a local source of beef or chicken and had the fresh eggs for breakfast. The farm stand down the road used an "honor system" to pay and we have never tasted such declicious corn, tomato, green beans and peaches. Zeke's seafood shack was a true gem, offering the seafood caught that day. The littlenecks were incredible, as was the cod! The Shack on the water was one of the most incredible lunches we have had, the kids devoured their tacos and burritos.
We visited Newport and Narragansett and each day we couldn't wait to get back to our serene island away from the hustle and bustle. We can't thank you enough for sharing your home with us and we look forward to making it annual tradition!

House was clean, comfortable and well furnished. Being on the west shore of Jamestown Island,
the evening sunsets were beautiful over the bay. There was no need for air conditioning since there was a constant cool breeze. Fishing and clamming excellent.

Perfect vacation home!!
The views from the deck and all through the house are stunning in all kinds of weather! The house is a true home away from home. Every room is beautiful ,comfortable and well thought out to make your stay most enjoyable.
The owner is wonderful to deal with, very caring about your comfort. If you e-mail him with any questions he almost immediately gets in touch with you.
The master bedroom is gorgeous ,spacious and with your own balcony, just loved it.
We certainly hope very much to go back again and again

Best family vacation ever
Everything about this property exceeded our expectations -- which were very high going into this.
First, as a long time Cape Cod vacationer, I found Jamestown to be 100x better. There were no crowds, no real traffic to contend with, the locals were amazing and the island was very, very quiet. We found a great little seafood shop a mile away where we got sushi grade salmon/tuna, oysters and little necks almost every day.
Now, the location of the house offered spectacular views of the bridge and bay. I initially was concerned about the traffic noise from the bridge but those concerns were quickly dismissed. You are a quick ride to downtown Jamestown and a very short drive to Newport (which we did!).
The yard was amazing. We played whiffle ball in the front, croquet in the back, had a couple of small fires in the fire pit and rested easy with the kids having ample room to explore without getting too far out of eyesight. The steps to the beach are right next to the yard and gave the kids endless fun looking for crabs under rocks and collecting shells.
The house seems to have been recently updated and we found every nook and cranny to be perfect There are 3 good sized bathrooms and an outdoor shower that we used to clean off the beach and ocean before heading in. The sleeping arrangements were awesome; everything was super clean and comfortable. The general living areas were big enough to get together and watch a show on the good sized TV. The kitchen was large enough for us to get around very comfortable and well stocked with all of the tools and utensils you need to prepare meals.
The deck was a favorite: overlooking the bay for every meal (most of which were prepared on the grill the owners provided) is something we'll remember forever - and look forward to doing again next year. It's huge with plenty of seating; the adults would unwind with a drink while the kids played down below. It was just perfect.
If you are bringing a boat, plan on having a solid rowboat. The mooring is tough to get to with an inflatable when the tides are changing.
Finally, the owners are incredibly thoughtful people who took the time to show us the property and detail some important places in the surrounding area. An example of their thoughtfulness was a well stocked first aid kit -- something most vacation rental property owners would never think to leave. I found this place to be a huge value and look forward to coming back next year.

Our stay at 195 Seaside Drive was as perfect as a vacation could be. This home is amazing. The kitchen is fully equipped with pots, pans, and any spice you could think of. (I love to cook). Our children and their families joined us for 2 nights, so we had ages 70 years old down to a 2 year old. There is more than enough room for everyone to relax. The sunsets are not to be missed. You can see the sunrise from the master bedroom. Fantastic. We hope to be back next summer.
