'Stunning' is the word to describe this outstanding ocean-front property. 'Seabreeze' apartment offers the perfect escape. It is located in the Dress Circle position at beautiful Pearl Beach, less than 1 hour's drive from Sydney's northern suburbs. Just 10 meters from the water's edge and National Parks this quiet, private location commands spectacular views over Broken Bay, Lion Island and Pittwater that showcase a wide range of wildlife, such as eagles, hawks, pelicans tailing the trawlers, schools of fish and occasional dolphins and whales. All of the attractions of Pearl Beach can be reached within a leisurely 5-minute stroll including: a Cafe, a beach-side restaurant, a General Store, tennis courts, 2 beaches, nature walks, fishing, ocean pool, etc. Inside, this spacious apartment is split-level. On one level there is a bedroom with queen-sized bed; a second bedroom with two single beds, and a bathroom with shower, toilet and vanity unit. The lower level is one large living space - 9 meters long - incorporating the kitchen, dining and lounge areas with large windows and doors opening on to the sun-deck and view. With reverse cycle air-conditioning and a cosy gas-log fire, 'Seabreeze' is just as appealing in winter as it is in summer. The default Check-in time is 2.00pm and check-out is 10.30am. However, complimentary earlier check-in and later check-out times are offered if the apartment is available. Check the with owner a day or two before you arrive. Unfortunately, due to its location on the edge of a steep drop, Seabreeze is not suitable for children from crawling age to 12 years. Access to the apartment is via a path with 21 steps and a handrail. Linen is provided. Free Wi Fi, Netflix and Nespresso Machine. Small, quiet, house-trained dogs that don't drop hair are welcome but please check with owner before booking. We don't have a yard but there is ample space outside the property for exercising etc. And we ask that dogs not be left unattended on the property. Sorry, we don't allow cats. 2023 RATES: $420-$480 May 1 - Sep 28. $460-$510 Sep 29 - Jan 18 2024. 2024 RATES: $520-$580 Jan 19 - May 2. $480-$520 May 3 - Sep 26. $520-$580 Sep 27 - Jan 17 2025 Minimum: 2 nights, except Long Weekends and Christmas. PEAK RATES The Peak Rate of $510 per night applies to Long Weekends, Public Holidays and for the Christmas period, 8 Dec 2023 - 19 Jan 2024. Also, Friday and Saturday nights 29 Sep - 8 Dec 2023. NOTE. Minimum 4 nights for Easter; 3 nights for Long Weekends; 7 nights for the 2023/24 Christmas period (8 Dec - 19 January) with Fridays the check-in and check-out days. 2023 WINTER RATES (1 May - 28 Sep) $420 mid-week and $480 on Friday and Saturday nights.. Minimum: 2 nights The apartment is completely private, despite the fact that the owners, Maz and Graham, live upstairs.

So close to Sydney yet we felt a million miles away.
For a week, we were lulled to sleep by the rhythmic symphony of the ocean – the gentle whoosh of waves lapping at the shore, the occasional dramatic crash as a larger swell rolls in. Waking up each morning to the salty kiss of the sea breeze and the ever-present ocean soundtrack was pure bliss.
The house itself was a delight. Well designed – spacious living room overlooking the grand Pacific Ocean, well-equipped kitchen, modern bathroom, cozy fireplace. But the real star of the show was the location.
Whether reading a book on the deck with the ocean as our backdrop, enjoying a homemade dinner serenaded by the waves, or simply drifting off to sleep to their calming rhythm, this coastal house offered a level of relaxation we haven't experienced in years. Highly recommend this haven for anyone seeking a tranquil escape with the soundtrack of the ocean.

Great beach holiday property, especially for dog people. The hosts were extremely friendly and helpful. Pearl beach is a short walk and dog friendly as well. Would definitely recommend this stay.

We enjoyed three nights at Seabreeze in late Jan 2024 and my only regret is that we didn't book for longer. The view and location is magical and sitting on the verandah with an afternoon drink watching the boats and the sun go down is as good as it gets. Short walk to the beach to spend a lazy morning swimming and sunbathing then some fishing on the rocks in the late afternoon and quick drive to Umina for more boogie-boarding in the late afternoon. The accommodation was so clean and Graham and Maz called us in the days prior to the stay to ensure everything was organised perfectly. Would love to stay again. Thanks for the amazing memories [ and the coffee machine!].

A stunning view and the perfect size for our family getaway. The apartment was well appointed.
With easy access a short walk away down to Pearl beach and a good breakfast to be had at Pearlys I am sure we will return.

Beautiful home in a stunning location looking right over the water. You look out at the 180 degree views from any of the rooms or balcony and think "wow, just stunning". Short walk to beach and great walks. Beautifully photographed books produced by the owner make finding them super easy.

Our host was super helpful and friendly.

We had a wonderful time at the sea breeze. The panorama ocean view was breathtaking and amazing. The apartment was clean and have everything we need. All my companions love this place, I can’t really find any fault. I highly recommend.

Incredible ocean views and secluded location where you feel like the only people on the island. Extremely clean and very comfortable house with plenty of wonderful walks along the foreshore or bush land. Added bonus of seeing dolphins and a seal lazing in the water for several hours. Will definitely come back for more relaxation and to see magnificent view again.

Perfect hosts, perfect location, perfectly clean! We love coming back to Seabreeze. It's always very hard to leave. Such a comfortable apartment, with everything you need, and the views are amazing. Such stunning view to wake up to and loved listening to the crashing waves below. The house had everything we could need for our little getaway. The owners were so accommodating and helpful, going above and beyond to ensure we had a perfect stay.

Seabreeze is a true gem. Incomparable views, and a very comfortable stay in a beautiful 2 bedroom apartment. It is well equipped, very clean with excellent hosts. We enjoyed the sound of the ocean, warm fireplace and hot showers, seeing dolphins bobbing in the water, access to books with photos and tips of local walks. All in all a wonderfull getaway.

We had a three-night getaway and couldn't have asked for more. Incredible walks all around the area, beautiful views at sunrise and all day. Dolphins swimming by too! The house is cosy and homely and had everything we needed. The fire was so nice as a winter beach getaway. Fantastic hosts who showed us the house and made sure we felt welcome. We will be back!

The location is sensational and the apartment had everything we needed for a couple of nights' blissful break from the rat race. Waking up to the sun rising over Box Head and Broken Bay this morning was the icing on the cake. Perfect viewing from the deck! Thanks Graham and Maz for providing such a perfect place for a getaway.

We had the perfect winter escape at Graham and Maz's.
Days full of sunshine, so we could sit out on the deck, and cold nights, able to curl up in front of the gas fire. And be lulled to sleep with the waves crashing down below.
Its the perfect place to relax and look at the amazing views.
The house has everything you need.

My parents, partner, 2 month old and dog had an amazing stay at Seabreeze. What a fabulous property and location. Utterly breathtaking views which we enjoyed all weekend. Beach within a stones throw for walks and a lovely meal at the Boat house. Graham was great with communication and offered some useful local information on arrival. The property has everything you need, including personalised touches.
We hope to be back very soon. Would highly recommend this property for others.

We spent two nights at ‘Seabreeze’ to celebrate our 28th wedding anniversary. I booked the accommodation, so my husband had no idea what to expect. As he walked down the stairs, he was absolutely blown away with how incredible the view was (and so was I). We enjoyed everything about our stay – from watching the sun rise and sitting on the deck for breakfast taking in the totally unobstructed water view to the cozy gas log fire in the evenings while listening to the waves crashing against the rocks. Spectacular water views from every room (even the bedroom). Maz and Graham were lovely hosts and allowed us to have a late check out which was great. The accommodation had everything we needed for a comfortable, enjoyable stay. Highly recommend!

This was my fourth time staying at Seabreeze. Love the proximity to Sydney and the warm welcome always received from host Graham. Property is immaculate and photos don’t do the view justice. We were a group of girl friends looking to relax and this was the perfect spot. We enjoyed hiking the fire trail to Patonga and a leisurely afternoon of live music, drinks and food at The Boathouse. Love this little place of paradise and already planning next visit.

Everything was as described.. it was a wonderful weekend away for my family with a dog. It was a unique place. The view was amazing and couldn’t believe how beautiful it was; it entertained us all the time and we often got lost by looking at the sky and the ocean.
We definitely could recommend this place to friends and would consider staying there again!

Highly recommend this property in a superb location. Owner provided excellent advice regarding local walks and restaurants which we found helpful. Kitchen is well equipped. Gas fire was cosy when evening came.

Our family including our little dog Oscar stayed here over the April school holidays. Before we arrived I received a welcoming phone call from the owner, Graham, to say we could check in earlier if we liked. On arrival Graham kindly met us, spending a few moments to show us our accommodation for the next few days and provide some really useful advice about the immediate area. The place was spotless and very inviting. I don’t even think some of the site images do the views justice. Spectacular sunrises, sunsets from what can only be described as a stunning view across to Lion Island and beyond.
Graham and his wife have clearly put a lot of thought and effort into making this a home away from home experience. Also loved the photography works on the walls.
Pearl Beach itself offers a relaxing holiday - especially for those with dogs. The beach is dog friendly, the local cafe which did a great brunch also allows dogs in its covered area.
Can’t recommend enough. We will be back!

The location sitting above the rock platform with the waves crashing below is unbeatable. Fantastic view of Lion Island, boats and passing birdlife. Graham had some great tips and we enjoyed the walk to Patonga as well as sighting a swamp wallaby. For sitting and taking time out, the apartment is comfortable and well equipped. Can't fault it for a relaxing getaway.

Our stay with Maz and Graham was beautiful. The property is perched on the side of a cliff with incredible 180 degree ocean views. The property was spotless and there was plenty of towels. The aircon was amazing as well! Maz and Graham are incredibly helpful but also respect your privacy.
We can't wait to stay again in the future.

The pictures don't lie - a stunning property in an even more stunning location. Very private and just a couple of minutes walk from Pearl Beach. The apartment is immaculate and has everything you'd need. A perfect place for a relaxing stay.

Walking down the steps upon our arrival and seeing the Pacific Ocean literally metres away underneath the deck took our breath away! The cedar-clad interior was tastefully and cleverly designed with open living, a stylish bathroom, comfortable beds and lounge setting. There were plenty of pots, pans, kitchen utensils, basic condiments and a hooded BBQ which we used frequently. The deck provided sweeping views from Umina to Palm Beach. Whilst there are two air conditioners at the property, we only required the ceiling fans despite some days reaching over 30 degrees, as the sea breeze cooled everything wonderfully. Going to sleep lulled by the gentle sound of surf every night was a bonus. Graham and Maz were perfect hosts and even provided three customised books detailing the points of interest in the immediate vicinity of Pearl Beach, all illustrated with amazing photographs taken by Graham. I would recommend the extra drive to Bouddi National Park with the sensational easy coastal walk to Maitland Bay and beyond. With Umina and Woy Woy only 10-15 minute drive away, we were able to shop locally as well as dine at the many restaurants in both towns. This property is exceptional in many ways and we thoroughly enjoyed our three weeks there.

A jewel of a place
Our stay was just lovely, well appointed apartment with absolutely everything you could need. Very well supplied kitchen.
Graham was a mine of local information, and the photo books, particularly the local walks one, were interesting, informative with great photographs.
One of our best ever stays. Little touches like the night lights, were so thoughtful. We hope to return soon.
