Property was very clean and comfortable. It is in a great location for a ton of activities, and plenty of things to enjoy at the house during down time. A/c in the garage/game room worked great, and the pool was perfect. We would definitely stay here again.

Clean and modern home with super easy drive/access to Disneyland. Bonus was being able to see the nightly Disneyland fireworks from the homes front lawn. Backyard areas could use a little sprucing up but pool was welcomed, and inside was clean and ample for our immediate/extended family ages 2-70. Nice place and recommend to other for their Disneyland stay.

I wish that there would have been more condiments available, I have stayed at many places and it's nice not to have to buy those items, we left alot when we left but when we arrived there was very little. We wanted to open a coconut but no hammer and we wanted to swat the files that came in after 3 kids left the door open but no flyswatter-I would recommend those as being available. The sleeping accomodations were great as was the neighborhood and the garage with gaming. Outdoor area for eating was lovely. We always try to leave a place as clean as we found it but we brooms, ect were a little lacking.

We had a wonderful stay here. We are a family of 2 adults and 3 teenagers and there was plenty of space and privacy for all. Highlights for us were the games room and pool. We also really appreciated a well stocked kitchen with all the basics you would need for an easy stay. Actually everything was easy - contact free checkin, contact with Kathy via text whilst we were there, good communication with Trevor during the months before check in, plenty of towels, linen etc.
It couldn't have been better. Excellent location to Disney. We got around using Ubers which was fine. Target supermarket just a mile down the road.
We weren't bothered by the signs and cameras about noise at all. It was nice to sit and have a quiet coffee by the pool in the morning and by 10pm at night we were tired from the day so were more than happy to go inside and do our own thing.
I wouldn't hesitate to book this property again.

My family loves staying in vacation rentals, and in all our years this is the best one. They have truly thought of every detail that you’d need during your stay and made sure to provide it. The kids loves the game room and the pool. I loved cooking in the kitchen (it had everything you could possibly need). The place was absolutely spotless and taken care of. The location is perfect. We were 5 minute drive from Disneyland. This was the absolutely perfect house for our Disneyland vacation.

Very convenient to Disney - we were able to take a break during our days at the park, come back to play in the pool, relax and then go back for evening; house very comfortable for large group; disney fireworks are not completely visible (not at all to short people); pool cleaning comes twice a week and yard maintenance once a week - a little inconvenient during our stay - but keeps property clean and tidy.

Management company is unresponsive and when you finally do talk to someone they are rude and not helpful and leave you on hold for hours to avoid you
Many issues with the house and customer service. All I can say is do not rent here

Also the neighbors are Karen’s and harassed us every time we were outside
Seems like the neighbors don’t want the rental there and doing the most to make it bad for the guests and the management company too over it even want to help or deal with it.

We met our adult children and 2 grands for vacation.The home is easy to find, beautiful safe neighborhood. The pool is clean and inviting. The kitchen is well stocked and laundry facilities clean and modern. The bedding is upscale and clean. Plenty of towls with extra for pool time.

Good location, good layout of house for a large family vacation. Close to Disneyland. Very well stocked with household items that you would need on vacation. Reason of rating of 4 is did not appreciate having to give a credit card just before arrival after paying fulling for rental. We are retired professional couple that have rented under VRBO for many years and also had one in Hawaii and have never had this happen. Usually a damage deposit would be sufficient. Another reason for a 4 all the security cameras on all doors going out the back of the house says you are being watched. Not sure if that is illegal but not where we are from. Also so many signs that says no noise between 9pm and 10am. On morning we had under our bedroom window a weed eater cutting the neighbours lawn at 7:30 am so not sure what the noise regulations are for everyone. Also in the main bathroom a sign that stated the cost of replacement for towels. One of the things that comes with running a rental is wear and tear. You are going to have at times items broken, stained which you need to replace but not at the guests costs.

Property is owned by a very commercial operation House is generally well equipped and good layout for 7 adults and two small childrenParking is not good for more than one car as it has a long single drive Although we were told we could park one car on street We only did so for about 2 hours when trying to get a second car out; unfortunately we were given a $40 parking ticket for street washing on Thursday afternoon which was not indicated on any info received or on street signs
We paid many dollars for pool heating but had none for first 3 days until pool contractor showed up There was instructions to turn a red lever to circulate water before heating pool but finally discovered it is in a locked box We also discovered pool heating is on a timer which shuts off at night and does not come on until after 9 am so water was at 60 degrees until afternoon
Biggest problem was being assessed a $170 fine by landlord to replace two sheets and a mattress protector which you could buy on Amazon for about $70
We acknowledged a small dime sized blood stain on one sheet but other large stain was nothing we recognize We felt we should receive date stamped pictures and invoices justifying this charge
Anyways we had no recourse to reverse this charge except dispute it with VRBO and after registering it with them never heard from them again and the charge went through
Will seriously consider dealing with VRBO again as this is not the way any hotel would deal with their clients

A few important issues and details below, but overall beautiful home, clean, comfortable beds, nice neighborhood, and speedy communication with Kim and the property management company. Overall we enjoyed our stay, however a few things to note:
- property run by property management company and feels like it. After you book and pay, they then require you to sign an additional "Anaheim Rental Agreement" that basically requires your info and credit card in case they want to charge you for anything else, which they did charging us $100 for a broken double sided makeup mirror valued at ~$20. The $100 charge was for "handyman work to patch the wall" because a replacement was not exact? We communicated that we did not break the mirror, and given it being double-sided may have been missed at the previous cleaning/walkthrough prior to our stay. That didn't matter, I was still charged for it.
- "Heated pool" was not heated and would not heat above 62 degrees the entire time we were there. Also you have to turn off the heater overnight, which makes it hard to enjoy a "heated" pool.
- Prices of home goods are listed around the home including $5 for damaged wash clothes. They will charge you.
- Excessive warnings and regulations, for example, you cannot use the game room, pool or even be in the backyard after 10 (apparently Anaheim county rules)
- Signs posted around the property stating "you are being monitored and filmed" with cameras in the front and backyards.
Overall, we had a nice trip however not quite the home away from home feeling we were hoping for with all the video monitoring, rules and regulations, lack of functioning amenities and extra charges. The best thing about it was Kimberly who was very friendly, helpful, responsive, and did let us check in a little early. Thank you Kimberly.

This house is adorable and has absolutely everything you need for a comfortable stay! While the set up of the house is amazing and perfect for many scenarios, it is the thoughtfulness of the host that truly makes it incredible! The kitchen is extremely well stocked with everything you need.....we love charcuterie and there is a large wooden board that was PERFECT, lots of serving platters/bowls, glassware, cookware, even starter snacks! The bathrooms were all stocked with toilet paper (not all hosts do that!), soap, cotton balls, Qtips, etc. The backyard has lemon and orange trees full of citrus, that was fun. The pool was relaxing to sit around and while we didn't use the garage entertainment (pool table, corn hole, ping pong), it was a perfect place to have fun. We didn't have kids with us, but there was a high chair and other 'kid stuff' there also.
We would recommend this house to anyone looking to be close to Disney with family (would be perfect for two families with 2 kids each.....2 'master' rooms and 2 other bedrooms with bunks in each) or there for a convention. It was only 5-7 minutes for us to get to the convention enter or to Disney. Would absolutely stay here again! If you're looking in Anaheim, don't look any further!

We used it as our hub for Disneyland and it was perfect! About a 6 minute drive to the parking structure and close enough that you didn’t have to leave too early to get the kids home :)

First time using a rental property near Disney. Will be doing it again and will look for this property. It’s clean and lovely. Two master suites both with king beds and a heated pool that’s easy to start up! The garage has been converted into an games room and has plenty of things for kids and adults.
The kitchen is stocked with the basics and there were enough essentials to get us started. The big dining room table was great and the two bedrooms with bunk beds were perfect for the kiddos. They have games and other things to keep kids and adults busy, but we spent most of our time at Disney and in the pool and game room.
The hosts were super responsive and checked in frequently. Very professional.
Only complaint would be the number of mosquitos by the pool. We were unprepared for that. Next time we will bring repellent.

We stayed at Hermosa Village the first week of August for our trip to Disneyland. The house was bright and clean and was equipped with everything we needed. Nice quiet neighborhood. We were a family of 4 with 2 family friends. It was very comfortable. Pool and games room were nice to have. Disneyland was only a 5 min drive ($7 Uber ride) so we came back and forth to the to swim and eat during the day. We looked at Disneyland hotels and one room cost was close to the whole house for a night. Definitely the way to go if you are visiting Disney. The noise bylaw thing didn't bug us as we were all so tired by the time we got home from the parks at night. I wouks highly recommend Hermosa Village.

Care free accommodation
This home was very clean, nicely organized and well appointed with all necessary amenities' throughout. This of course made our stay almost completely stress free and very comfortable for both children and adults. With ample space for lounging (adults) and playing (kids) the property never felt over crowded and or cluttered which made our stay very easy and enjoyable. Access to and from the house and it's location was very easy from arrival to departure. Outside of hearing the fireworks every night you'd never know you were so close the the Disneyland and all the surrounding amenities (restaurants, grocery stores, etc.) which was great especially for early morning departures to the park!!! Finally, the kids very much enjoyed the pool, games room and yard which were all quite nice. Even with restrictions on the times they can be used we never felt like there wasn't enough time to enjoy them. That said, if I had to pick one area of improvement it would be the pool itself... Although it was in good working order and lots of fun, there are some definite signs of aging which I think could be taken care of at fairly low costs which would definitely add to the overall experience of the guests. Nothing overly critical, however with a little attention to detail (replace missing tiles, resurface pool deck) it would have been perfect.
Overall though it was a great stay and we all agreed we'd return if the opportunity presents itself.

Nice property, but pictures were a bit misleading
The property was nice and clean. Plenty of beds and toiletries.
The cameras were a bit creepy. Around 10:30 pm one night, I received a text message from the property manager asking me to turn off the pool lights as it's part of the Anaheim City Ordinance. I thought that was a bit odd, and clearly they were checking the cameras, although no one was outside.
The pool area isn't as staged as the way it is in the pictures. There are no outside lanterns, the game room area had deflated pool toys askew & the outside BBQ area's bed was dusty. In fact, we didn't realize the key to the game room area was in the binder of the welcome book so we didn't gain access to that space until we were almost done with the rental. It also appears as though the lawn was mowed while we were gone. We never received a heads up that this was going to happen during our stay.

WONDERFUL!
This property was a delight. It is SO well organized, stocked and clean. We were a party of 3 adults and 2 kids (10 and 8) and stayed for 3 nights. The kids were excited about everything. The bunk bed rooms (they each claimed one), the games room (especially ping pong) and the WII system. WII was a major hit and a lot of fun for the adults to watch, as they “bowled”. The location is really close to Disney. We did Knotts Berry (more thrill rides) one day and then Disney and California Adventure Park the next day. After 12 hours of 2 theme parks, a 5 minute ride home was such a relief. The property management is excellent and was able to accommodate an early check in for us, as our grandson had had a bit too much sun the previous day, and wasn’t feeling well. Checking in and out was a breeze. Highly recommend!!!

Just fabulous!
This is our second time staying here for a Disney visit, and it’s just perfect!
There were six of us (2 adults and four kids), so the three full baths is a life saver, and the bed setup works really well.
As before, there were welcome items that made our late night arrival not so bad including popcorn for a late night snack and coffe pods and oatmeal for breakfast so we didn’t have to stop at the grocery on our way to the house from the airport.
The property manager’s communication is just right: timely but not too much. And we had no trouble getting checked in or out.
The house was spotlessly clean and so beautifully decorated. We love all the little touches that make the house comfortable and stylish including a huge Fiddle Leaf houseplant.
We’ll definitely be back for our next Disney visit!

We enjoyed our stay, as the house had everything we could possibly need. Check-in was easy, the house was clean, and the amenities provided made our stay comfortable. The kitchen and bathrooms were fully stocked, the electronics were easy to use, everything was labeled, and coffee, tea, spices, and a few light snacks were provided. The only constructive feedback I have is 1) keeping the house at or above 74 degrees is uncomfortable, especially for sleeping. We stayed at the house in late November and it was still warm at night with the temperature set to 74 degrees, and our 3 year old and 4 month old grandchildren were warm as well. I can't imagine what it would feel like during the warmer months. 2) The blinds in the bedrooms do not block much light, and way too much light floods into each bedroom in the morning. Inexpensive blackout curtains would solve this problem. The warmth and light made everyone's sleep a bit restless, but other than that we had a wonderful stay. Highly recommend!

You may not see Arlo but Arlo sees you." We found that to be super creepy.It's a nice house and the property manager was nice and accessible by text but we won't stay here again, there are just too many weird rules and restrictions.

I wish I would have stood longer! Everything was thought of in this property. The owner really paid attention to detail, and as a guest, that matters so much. I would definitely stay here again. My children range in age from 17-7, and we all had a great time. There was always something to do. Thank you for a fabulous stay!

I looked up the ordinance and it just says you can't make excessive noise outside after 10pm which is perfectly reasonable, but the managers of this property have decided to make a rule that you can't go outside at all. My wife and I were bummed not to be able to use the fire pit or go for a swim after our son went to sleep.
They apparently use a video monitoring system called "Arlo" because there are stickers on the interior of the sliding glass doors that say "Video monitoring in progress. You may not see Arlo but Arlo sees you." We found that to be super creepy.
It's a nice house and the property manager was nice and accessible by text but we won't stay here again, there are just too many weird rules and restrictions.
