Great place to stay in Montauk. Best host on VRBO. The place is spotless, beautifully appointed, and very large. Incredibly comfortable and so wonderfully inviting. The yard is gigantic, the outdoor shower is perfect and there seems to be endless hot water. And there is everything in abundance for the beach, chairs, boogie boards, umbrellas. They even had beach hats on hand. And a perfect place to bring our dog. I know she would add a star if she could.

Impressive property. The host has thought of every amenity you can need for your stay. Walking distance to one of the best beaches in town. Close to everything you could want in the town. Very clean and pleasant to deal with.

We enjoyed staying at James’s place so much! The house is clean, pretty, spacious with great kitchen. Backyard is very well kept and huge. Our kids and dog enjoyed playing at backyard more than going to beach, hiking etc there is a nice outdoor fire pit and we enjoyed making s’more too. Location is excellent tp go out to town or walk to beach & hiking course. Thank you so much for letting us stay at your beautiful place.

My friends and I decided to get away for a few days. We found this house and figured it was the perfect location to just unwind and walk the beach. From the moment we arrived, we were blown away by the warm welcome and genuine hospitality. The cleanliness of the house was impeccable. What truly set this rental apart was the level of detail invested in making our stay comfortable. Thanks to the host's kindness, immaculate cleanliness, and meticulous attention to detail, it was an experience that surpassed all expectations. I cannot recommend this rental highly enough and eagerly look forward to returning in the future.

large yard with fire pit & deck. Property well kept. Owners live on property & are nice & helpful. Lots of beach toys & chairs available to take to Ditch Plains beach which is a few blocks away. Great find!

Great home away from home & well set up for families. We had a cozy weekend (some rain, some sun) and thr place was the perfect backdrop for our adventures. Great communication. BBQ. Fire pit. Outdoor shower was amazing! Hope to be back soon

The property was nice the price was reasonable.
Could use a little more seating in the TV room .i personally prefer lower stools around the kitchen island. But all and all a lovely setting .

This property was spectacular and we absolutely loved the owners, James & Francesca. From the moment we drove up it felt like home. The house was clean, comfortable and spacious and we were afforded every amenity.
With the house walking distance to the beach we spent every morning and evening there and finished our nights out by the firepit.
It was also a 2 minute drive to town.
If you are looking for a place to stay while in Montauk - this is the place.

Jim is a very attentive and accommodating host. He was easy to communicate with and make arrangements for arrival & check out. His home was very clean and tidy, spacious, stocked with beach supplies and a great backyard. Would 100% recommend!

From check in to check out the hosts (James and his wife) were amazing. When I arrived James gave me a walk through of the house and showed me where everything was. And if that wasn’t enough he helped me unload my car, since I had arrived before the rest of my party. When I forgot to bring spices for our steaks, a quick text message and James let me borrow a couple from them so I wouldn’t have to go buy any. The house is amazing, large spacious and a huge back yard. This was perfect as we were traveling with a 10 and 12 year old. There was sports equipment, beach chairs, beach umbrellas, board games and even beach carts. The walk to the beach was 5 to 10 minutes but was a wonderful private beach. Town is about a mile away, really couldn’t be a more perfect location. I would recommend staying with James for any occasion, he is the perfect host!

My family and I had a wonderful weekend in Montauk at James’s home. Communication was easy and James and his wife went above and beyond to make us comfortable. I couldn’t recommend enough! The house was airy, spacious and impeccably clean. There is everything you need from the well-appointed kitchen, to beach equipment and laundry. The location can’t be beat- just a short walk to Ditch Plains! It was really the hosts that made our stay so great - we had car trouble while we were there and James spent his own personal time helping us try to get it fixed. He and his wife are lovely, kind people.

We had a great family weekend in Montauk. Our hosts went above and beyond to cater for us and our kids. They have a gorgeous property that is a 5 min walk from one of the nicest beaches in NY. At the house we enjoyed the BBQ, the fire pit, the huge backyard and the outdoor shower. It was a great stay for our whole family. We can’t wait to book our next stay.

James had excellent communication from the start. I travelled with my wife, mother-in-law and two year old. He arranged for a highchair and pack and play to be available and made sure we would have access to anything we would need for a toddler. The house was clean and well decorated and the fireplace was ready to go. It's an excellent location. Only 7 mins walk from the beach and a few minutes drive from the Montauk lighthouse. Would definitely stay there again!

This house is perfect for a family looking or a couple looking to spend some time at the beach without having to drive -- Ditch Plains beach is a short walk away and it's close to town, too. The house is exceptionally clean, beautifully decorated, and cozy. It has everything you could think of for a getaway. The friendly and helpful owners have truly thought of everything. We will definitely be back!

James and Francesca are wonderful hosts and their property is gorgeous! Highly recommended, especially for young families. When you go to Montauk, you usually have two options: a hotel or a home rental. With young children, it's hard to beat having a whole home to stay in—multiple bedrooms, a fridge, your own space. James has done a wonderful job of creating a home away from home, complete with toys for the little ones, outdoor seating and a firepit, and more. We look forward to staying again in the future!

The experience we had with this location was amazing. Notwithstanding that the write up up is completely accurate but the owners are first class in all ways. Every attention to detail is taken into account and the home makes you feel a part of Ditch Plains. We even walked into an air conditioned home with chocolate bars for s’mores left for the kids. Already thinking about when we come back!!

Much needed rest
We had an incredible time staying at this property. Everything was comfortable and clean. Anything we needed and Jim was available to assist. He went above and beyond. He will definitely stay there again. There is no need to search for other properties when this one is perfect for any length of stay.

A Wonderful and Easy Way to Stay!
This was a perfect getaway weekend, spacious, super clean, everything you need at the house! Super convenient location (short walk to the beach, a quick drive (5min) into town), a huge backyard with privacy, and if you need help, the owners are friendly and available at the next place. Wonderful relaxing stay
The house was perfect for my husband and I and our almost 2-yr old toddler. They had a really nice crib, high chair, stroller and even a tricycle for our toddler and it was the perfect space for us, in close walking distance to the beach. The kitchen was large and lovely, beds very comfortable, wonderful bath and all impeccably clean.

I stayed at this property with three of my friends for a weekend. The house was very clean, cute decor, spacious. The outdoor space was also lovely, with an outdoor shower, fire pit and lounge chairs. House was well maintained. The beach is a short, few minute walk. Host communicated very well and responded to all inquiries quickly. Thank you for a lovely stay. Would definitely stay here again!

Perfect Rest
Three nights and four days of peace, rest, and fresh air. The accommodations were perfect; we had everything we needed available to us from a fully stocked kitchen to towels. Clean and airy the house was perfect, private and comfortable. The owners were gracious and hospitable, available if needed. The only thing I would do differently would be to stay longer. Thank you to our hosts for a stay far better than we imagined.

Restful 5-day Beach Vacation in a great location and space
Loved the short walk to the beach. We went back and forth, staying as long or short as the mood hit. It is a spacious home and yard, full of breezes and light. We grilled and a few nights sat around the fire to watch the sunset. We often cooked at home and would pop into town for ice cream. Downtown is a few minutes drive away, so runs to the IGA or pharmacy are easy. Jim and Francesca are thoughtful hosts and keep the home spotless. Very generous in loaning out beach stuff. The outdoor warm shower is relaxing; and one of our teens tried out the bathroom's huge jacuzzi tub and loved it. One evening was rainy and we had a cozy TV night. Comfortable, pleasant, easy, relaxing beach vacation.

Perfect MTK vacation house
The house and property was perfect in every way for our MTK vacation. Mr & Mrs Beatty are amazing and have taken care of every detail - they are the most thoughtful hosts. The house is on a beautiful piece of property in Ditch Plains. It's an easy walk to the beach and just a short drive to town and the Lighthouse. The house is incredibly comfortable and spotless - plus they have everything you need for a family including highchair, booster seat and pack & play. The fire pit made for relaxing evenings and the outdoor shower was amazing after a day at the beach.
We loved our stay and plan to return! We highly recommend this property.

Amazing house in a great location!
We had the most wonderful stay at this house. It is the most thoughfully appointed house I've ever stayed at - every detail is taken care of, from the outdoor shower, to the fire pit, to the abundance of toys and games and beach supplies provided. The hosts are lovely and easy to communicate with. My seven year old declared it his favorite house. We can't wait to go back.

Ditch Plains rental
The rental was clean, lovely property, short walk to ditch plains beach with toddlers in a stroller. Short drive to town, short drive to lighthouse and playground area. Hosts are very friendly and had all amenities appreciated when traveling with children (my kids were especially happy to see step stool in the bathroom, which never happens when we travel, and there are many thoughtful touches throughout). We'd loved our stay and hope to return!

Great stay
I can't say enough about the hosts and this property. There was every imaginable supply for every age person, the house was in perfect shape, the yard was amazing, the fire pit were perfect for s'mores. Communication with the hosts was easy and responses were instantaneous. I would highly recommend this home.
