About this apartment rental
This condo underwent an extensive remodel in May, 2024.
Enjoy all the comforts of home in this fully furnished modern, smoke-free condominium. This unit has 2 extra-large bedrooms, 2 large bathrooms, a large living room with a gas fireplace, a dining area, a kitchen, and a laundry room with a washer and dryer.
Enjoy the view of the mountains from each of the two decks. One deck has a Northern view of the slopes and the second deck has a Western view of the slopes.
Due to the altitude of 9,111 ft., summer is cool with little humidity. Expect average daytime highs of 74 degrees and nighttime lows of 35 deg. Fans are provided for your use. Bring your jacket as rarely does the temperature rise above 75 deg
The master bedroom has a master bath, a large walk-in closet for extra storage, and an Amazon Firestick TV.
The second bedroom has a bath accessible from the bedroom or hallway and also has a walk-in closet and a Roku TV
.
Enjoy a good night's sleep on the queen-size bed. Also located in the living room is a Queen sleeper sofa with a new Memory Foam mattress.
During the winter you may walk a short 150-yard, 2-block, 8-minute walk to the Base 9 lift or catch the free shuttle (picks up in the front of the complex) to the lifts.
Base 9 condos are located one block from historic Main Street in Breckenridge. You are within walking distance of it all; shopping, dining, nightlife, and entertainment.
Take the free shuttle to all of Breckenridge, Frisco, Silverthorne, and the outlet malls, Dillon, Keystone, and Arapahoe Basin. A free trolly circulates Main Street Breckenridge businesses for your use.
Enjoy five world-class ski areas, Breckenridge, Keystone, Arapahoe Basin, Copper Mountain, and Vail, all within a one hour drive. And don’t forget the five championship golf courses located in Summit County. Hiking, rafting, bike trails, and fly-fishing abound in the area.
There is a security camera located on the exterior front & rear decks for security purposes, to verify no issues accessing the condo, and to verify no pets per the rental agreement for the safety and security of neighbors and future guests. These cameras are NOT constantly monitored.
Please, no pets or smoking in this unit or on the front and rear decks. If there is a need to smoke, please move away from the buildings so the smoke does not blow back into other condo units. Please be respectful of other owners and guests concerning secondhand smoke.

A baby crib similar to a PACK & PLAY is available upon request. The crib is sanitized between each stay and kept in a secure, locked closet so you must reserve prior to your stay.

Condo was perfect for our sister sget away. Walking distance to down town and very clean condo.

The neighborhood was quiet and secluded despite being close to Hwy 9. Check-in and checkout instructions were very clear and made the whole process a breeze. The condo was extremely clean and comfortable. The access to Main street was very easy and everything was within walking distance. We'll definitely stay here if available next time we're in Breck.

Overall dated and hot tub was broken which I get happens but we were only notified hours before our stay.

Perfect stay and location for our group of two couples. The place was clean and exactly as advertised, and the hosts were great as well. We definitely hope to be back.

Overall, the condo was adequate. Although dated, it was comfortable with nice furniture and was reasonably spacious for four adults and two young children. The reason the rating is only a 3 is because the owner was extremely demanding with lists of things he expected the guests to do or not to do that were sent in multiple emails. Additionally, the owner was unable to fix a minor problem brought to his attention during the middle of our stay, offering excuses why he couldn't do it even after our stay was over. I wish to point out that due to a miscommunication, we wound up with two young children (ages 5 and 1.5) in the unit that the owner did not previously know about, but upon learning of this he was gracious about it.

This Breckenridge condo is a comfortable and well stocked unit in walking distance to town. Its close enough to walk to lifts, though we chose to use the shuttle which is right next to the parking lot. Parking is convenient. Gary, the cohost was very communicative and helpful. He even went beyond by offering to send something free of charge that we had left in the unit. We would definitely stay again (good value compared to other Breckenridge units).

We had a great stay at Gary's condo. The location was even better than expected. We could cut through the neighborhood and get quick access to the mountain. The condo was a great size and perfect for our family of four. They had everything we needed.

Gary is the best host I know. He gave me the detail instructions of check in and check out. Very rooms are clean and well stocked. Great location, just 10mins walking to base 9. I really enjoyed to stay there . I definitely will be back.

Fantastic stay in Breckenridge condo in summer. The condo was very spacious, everything was sparkling clean, great grill on the patio, very nicely stocked kitchen, a short walk to Main St with plenty of restaurants, shops and brew pubs! The two weeks went quickly, a true home away from home. Thanks Gary!

This condo is in a great location with easy access to everything in Breckenridge. The kitchen is supplied with plenty of cooking pans and utensils and the bedrooms are a nice size with comfortable beds.

We rented this unit for 30 days. It is in a great location. The local free town bus stops right in front of the building and takes you directly to 4 different lift locations. It is an easy walk to get into town. The unit was clean and well stocked. The owner, Gary, was super easy to work with. The washer broke our 3rd day there and it was replaced within 2 days. He also took the laundry that was ih the washer to the local laundrymat! He went above and beyond. We will definitely stay here again our next trip to Breckenridge.

Fantastic time here! The condo was super - fully stocked kitchen, lovely comfortable furniture, and excellent instructions for everything! They took the time to eliminate any questions, throughout the condo! Correspondence was a breeze with the owners. I'd give this a "6" if I could! Highly recommend. We're looking forward to bringing our spouses next time (guys trip this time around)!

This was a fantastic stay at Gary’s condo. The condo was very clean and with the 2 BR and the fold out couch, was plenty of room for our family of five. The location was very good. It was not right off the ski run like some but even with a 12, 10, and 6 year old, we were able to walk to the lifts and come back to the condo for lunch each full day we were there. We cooked dinner each night and the kitchen had plenty of supplies along with the basic essentials (paper towels, soap, hand soap, dishwasher pods) that some other places leave out. Gary made all the instructions easy and thorough for both checking in and checking out. He even offered us to get into the condo early the day of check-in since it was available. Overall, an excellent value for the location, great experience, and we would definitely come back again.

Had a great time with my family at Breck. The condo was just like described. Very clean and had many amenities. Easy walk to many restaurants and the local grocery store. We had no issues at all while there, and any messages to the owner were answered almost immediately.

We absolutely loved our stay at Gary's condo. It was conveniently located to main street and was a quick walk to the lifts. Also was very comfortable for the four of us on the trip.

If your looking for an updated quite spot in walking distance to main street and peak 9, look no further! This place served us well with plenty of space, all the things we needed for our stay and the owner has great communication thru out the process. Good use an upgrade on bath towels. This was the perfect property for us. The bedrooms are separated by the living room allowing for privacy. Each bedroom has its own bathroom. This condo is extremely clean and comfortable, and was good enough for my mother in law which was my biggest stressor of the trip.

Very convenient to town center and to Breckenridge Brewery restaurant. Free bus to town for those less mobile was right at our door. Great hike up McCullough Gulch. Place was clean and kitchen reasonably well equipped. Grill is basic but worked well.

Summer Fun in Breckenridge
We stayed in Gary's Warriors Mark condo in July. It was a great fit for 2 adult couples. Each bedroom has its own bath. The living area and kitchen are centrally located and nicely equipped. Easy 8-10 minute walk to town shops, restaurants, etc. 1/3 of a mile to the Ice Rink EV chargers (we used and appreciated). Gary is an excellent communicator. He answered questions and provided plenty of clarification about check-in, lodging details, and check-out. Overall, a super base for exploring Breckenridge.

Great location!
We had an awesome stay and escaped the Denver heatwave for a long weekend . The condo was very clean and had everything our family needed for cooking, etc. Downtown/main is within walking distance and there’s a stop for the shuttle nearby if going to the gondola or beyond. Gary was communicative and check in/check out was a cinch.

The posting on verbo is very accurate and while we didn’t need to contact Gary during our stay he communicated very well with us during the check in/out process. The condo is within walking distance (in ski boots) to the quicksilver chair at the base of peak 9. We liked the laundry in the unit, and would definitely rent this unit again.
