The villa was nice and spacious and plenty of room for three couples. The villa is dated as some other reviews have said, but that didn't detract from us enjoying our time there.

We stayed here as a group of 5 friends and it was fantastic. Highly recommend. We didn’t really cook at all so can’t say much about the kitchen but the bedrooms and common spaces were stellar with great views and bathrooms. We are already planning on our next trip to come back. Also having Isabel there was amazing and I loved coming home to clean bed sheets and an organized bathroom every day.

The villa is amazing... vaulted ceilings, huge spaces to roam, and great traditional Mexican architecture. This is not a 'Hilton' type accommodation... it is open air and charming and anyone who wants fancy and AC should likely look elsewhere.
The outdoor pool is unheated but is the perfect temperature to cool off. Our group spent lots of time sitting around the pool relaxing!
Even with hot temps, the interior spaces stayed cool with beautiful onshore breezes. Our group of 8 adults [ 28-60 ] all agreed that they would book the place again anytime!
Observations:
** The villa is not suited for anyone with mobility issues. Lots [ and I mean lots ] of stairs within the home.
** Location is amazing and provides a stunning view of the entire bay. It is quite the trek up stairways/roads to walk to the house... like, a serious workout! Our group walked back and forth multiple times per day... but it was challenging. Uber can pick you up and drop you off at the door... which is highly recommended.
** The building is old and is showing the years, but the interior spaces are kept very clean.

Our stay was incredible. The pictures truly do not do this space justice!! I mean that.
I was travelling with a group of friends and the villa was perfect for our purposes. Everyone could have their own space but come together as we wanted to. The view is unparalleled. The villa has so much character and it’s just far enough out of the busy Zona Romantica to be out of the hubbub but close enough to get there by foot no problem. Isabel the housekeeper was so sweet. I loved it and am thinking of a new reason to come back and visit.
Some things to consider are: there are a lot of stairs and it’s located on a hill. So if those factors impact you they are a defining feature of the villa. As well, the church bells are a presence so if you’re a light sleeper maybe bring some ear plugs!
Otherwise I highly recommend this villa.

Although the photos of the property are accurate, they really don't capture the feeling you get when you walk in. The house is spectacular. Each room is unique with its own character and charm. The open-air living area was incredible. Eduardo and Alejandra made us the yummiest meals and were both so sweet and fun to talk to. Eduardo was helpful with local recommendations for us first-timers. Isabel was incredible. Swept and mopped each day. She kept the house spotless! We weren't sure how we'd feel about having "staff", but I'm sold! Sign me up! We wouldn't hesitate to stay here again.

Pool was ice cold and hard to even get in. Kitchen facilities are in major need of upgrading and furniture is in desperate need of repairs. Bedding was ok at best. Cooking and cleaning staff was wonderful and made us feel at home. All meals were excellent. Main locking doors are a pain to use with 3 locks to open to get in or out of the villa.

We loved the property. The stairs are a challenge, if you are not used to stairs - but you're going to have a difficult time navigating the city, if you can't handle the stairs in this place!
The cook and housekeeper were great! The house was cleaned every day, and the cook goes out of his way to make sure that you are getting the traditional foods that everyone should have while in Mexico!
The one improvement that could be made is the hot water for the shower at the top of the house. The person that stayed up there did not have hot water for the whole trip, but they improvised and were okay with that as a trade off from the beauty of the surroundings.

This is a very unique property. At its top level you have an incredible 270 degree view. The staff were fantastic. I would recommend this to a friend or acquaintance

The layout of the main floor was great as was the view. The pool was great. The furniture by the main fireplace smelled of cat urine. There was bird and rodent feces on top of oven structure in the kitchen (was a lot of poop). I was told there were ceiling fans in all of the bedrooms, most had no ceiling fans at all. The housekeeper did an excellent job cleaning. Overall the home was very dated and we expectef more considering how much we paid.

The place was just about perfect for my family of six over a ten night period. Yes, as previous reviews have noted, the place could use a facelift BUT it is clean, spacious, strategically located, full of character and.....the view alone is worth the exceedingly reasonable price of admission. We will definitely be back!

Here’s my honest assessment. 3 families stayed together here, 11 people altogether. The villa has a fantastic million dollar view! It’s located just above Hacienda de Angel so we also got the added bonus of listening to their listen music every evening. The pool was fine. Our teenaged kids aged great fun playing in the pool. The best parts also included our housekeeper, Isabel and Eduardo and his mom Leo who cooked breakfast and dinner on occasion. Honestly, they should be charging more for their outstanding service so we tipped them well.
If there’s anyone on your group with issues walking up large steep flights of stairs, this place is not for you! You gotta work a little to get this view! One person in our group slipped on one of the spiral staircases and badly bruised herself. I very much enjoyed the Mexican open air style of the villa as well. I would recommend this place and come again in an instant if the owner invested in nice bedding and refreshed sone of the furniture and kitchen wares. it’s confusing to me why some of these simple details that would really elevate the experience are so neglected.

We had a wonderful time during our stay in PV. The best part of the house is the VIEW. It is spectacular from many levels of the house. We were able to see whales many times as we ate our breakfast cooked by Leo and Edwardo. It was so wonderful to get up in the morning to coffee and a fantastic Mexican breakfast. Isabel also worked hard to keep the house super clean. All 3 of them were super kind and helpful. My husband is from Mexico so he enjoyed talking to them each day. We knew where the house was located because of staying in PV before so we were aware of the steps. All of us were in good shape so daily we hiked up and down the hill and all the stairs in the house. It is a lot of walking but we didn't mind. I counted 74 stairs from the front door of the house to the top where my husband and I had our room. We really liked being central to the Malecon and the Romatica Zone.
With all of those wonderful parts to the house it really could use some updates. There is only 1 lounge chair by the pool and a few of the other chairs were ripped or broken. Even the duct tape holding one chair together was ripping. We had really hoped to use the pool but it was so cold even my teenager couldn't get in it. I realize though heating private pools down there don't happen very often so I had figured it would be cold. Just something to be aware of though.
All and all we would stay here again although I'm not sure we'd ever need such a big house again. It was a wonderful Christmas week in Puerto Vallarta.

Place was great. View is awesome. Would’ve loved AC in the Rooms at least. Parking was a challenge. But all in all it was great.

Spectacular Sunsets
Stay here for the views alone. Lots of charm - the sound of the church bells, the Mariachi across the street at the Hacienda San Angel and the nightly pirate fireworks. Leo’s food is delicious - especially her French toast. And Isabel keeps the house spotless. We loved it and were only sad to leave.

Two sided coin
We were a group of two families, ages 4-61.
The home is as seen in pictures, however the top floor room and bathroom is not represented clearly, Rustic and open air would describe this add on space. Bathroom is open to the outside, on one side of the coin you have a charming home, with unique art and worn furniture, on the other side you have million dollars views of the bay and city. On one side you have kind, caring and hard working staff that could not do enough to make sure we had a good stay and on the other side we were burglarized on our first evening while we all slept in our beds! The Intruders stole money, jewelry, and many electric items. Please be warned you are a target in this home! Use all locks provided and you may want to bring your own padlock for front door snd pool gate, The house manager and the VRBO owner did not appear to be surprised by the experience. They did report that there had been some break ins in the area. Stay alert and lock up,
Our friends and family can’t believe we continued to stay, but new locks were purchased and we felt comfortable. Read all reviews and you decide??

Nostalgic & Rustic Comfort
My brother and I enjoyed this beautifully nostalgic property for four nights. It is high atop Gringo Gulch with the best views of the bay. Much of the bathroom fixtures, tile, woodwork, trim, paint, and architecture are consistent with its 1970's construction. With its open-concept dining area and kitchen with wrap around balcony, the sights and sounds of the outdoors were brought right in to the table. Mornings and early evenings were filled with the glorious bells from the historic church just a stones throw away. Yes, there are many steps to ascend from the entrance to the first level with two bedrooms, then more stairs to the entertaining and eating areas. Note: There is a spacious bedroom at the entrance level. I really didn't mind them, though they may be a challenge for others.
I stayed in the penthouse. It is a virtually open-air area at the top of the Villa with it's own detached bathroom and patio for late night contemplation and nightcaps, or sun bathing away from your group. The bathroom has a saloon style door that generally limits the bay from viewing you. Not that it matters, you are high above everyone. The beautiful wooden spiral staircase leading to the penthouse isn't for the meek, and you'll announce your arrival to the staff by its creaks as you descend for breakfast.
We found the staff to be very interested in accommodating us. The house margarita was delicious and unique, as well as the enchiladas and homemade salsas, not to mention the buttery-soft sugar coated french toast. The housekeeper is quiet; She does her job well and then stays out of your way.
The pool isn't large nor is it private. Yes, only villa guests may access it but it is visible from other nearby properties. Nothing to complain about here, I just prefer my privacy. But, it is nice and not huge. It also has great views of the bay, with an eating area there as well.
Great bars and restaurants are not too far away, if you would prefer to eat and drink out. Experiencing PV is important. There is so much to see and taste and do that staying in your villa the whole time seems limiting.
We never walked to the villa, we always Ubered. It is A LOT of walking up typical Puerto Vallarta cobble stone streets and uneven sidewalks. Ubers are cheap Use them. Also, walking down is always easier...do it and discover your neighborhood.

Excellent view of Puerto Vallarta
Our family chose Puerto Vallarta because of the beautiful beaches south of Boca de Tomatlan. Due to the current health crises and the size of our family, a house rental felt safer from a hotel. This was our experience. Leo is a wonderful host. She was very attentive and her cooking is excellent. For my wife's birthday she made sure we had everything we needed. The cleaning staff was also great. The house is very spacious with many areas to relax and have privacy if needed. The private pool was a big plus and great for children since its only about 5 feet deep. Some details to consider. There are lots of stairs to get from one level to another(over 60 stairs to get to the "Penthouse"). This property does not have A/C. Puerto Vallarta is very humid during the summer months. Overall, the house is charming but is in need of a complete renovation. Regardless we enjoyed our stay and want to thank the owner for keeping such a great staff to take care of the guests!

Incredible views and epic sunsets!
Beautiful home with the best views you can imagine.
Very friendly and helpful staff, made fantastic meals for us and helped with lots of recommendations for the area.
Location is convenient to plenty of activities and restaurants, but understand like most of PV it's up a big hill. You'll want to be in shape to make sure you can do the hike multiple times a day (or just be prepared to Uber?).
The host was very responsive and helpful too. We had a great time, and would definitely stay here again.

Spacious home with staff
We had plenty of room for 10 of us. Such a beautiful view from the main room. The chef and housekeeping was an added benefit for our stay. We had a great time celebrating a bday and spent most of our time in the house. So many steps though!

This property has gorgeous views, but it is tired and run down. Unfortunately, you can only contact Jerry/Irene thru VRBO emails - and often the wifi at the house is often down. (They can call the house - but they won't give you their phone # or direct email) So if something breaks, or there's a problem - you're on your own. I'm a single Mom with 2 daughters, so this was really a frustrating issue. When we arrived, there were inches of toilet water in our bathroom from a broken toilet. The sewage stench was awful. We were assured someone would be by in an hour or so to fix it. After multiple emails, and texts to local contacts, someone came to fix it - 4 days later. Can you imagine the smell in the house?I'm a pretty chill, laid backed person, but this was really bad - not to mention unsanitary. We all ended up sick - it could have been anything, of course, but makes you wonder. We also had jackhammers just a few feet from the house, demolitioning the house next door - from 8am to 6pm every day. It shook the house and we could not hear each other talk. Alberto the handyman and I both took pictures and videos and both contacted Jerry. The dust was pluming into the house. The main problem is the owner/mgr Jerry (in LA) & Irene. Their communication was either non-existent or offensive.Jerry not only laughed at the situations, he yelled at me "for wanting to find a problem," blaming me for contacting them. It was more than disappointing. We're pretty seasoned travelers and weren't expecting 5 star. I'm relaxed about most things, but to be treated rudely for contacting them with issues at the house was really frustrating. Bottom line - It's not worth the hassle. There are so many beautiful places in the same area, with the same beautiful views.I did attempt to email Jerry before I left this review, because I wanted to give him a chance to resolve the issues - but again, he never responded to me. The neighborhood is lovely, with many, many places to choose from. But who with hassles and a rude owner, I'd choose elsewhere. I hope to save other renters from what we experienced.

Beautiful view
The house was as advertised with a beautiful view. The main floor overlooked the malecon area. There were many stairs, but that was a known when booking. We did have a couple of issues that we notified the owner about, and he said he was going to take care of. I own a little motel, and often times guests don't let me know when there is a problem such as a leaky toilet. If you don't tell them, they can't fix it. The cook and housekeeper were great. Very clean, and excellent food.

Thanksgiving in PV
We've been going to PV for decades to visit my grandfather, and after his recent passing we wanted to get a place in the same neighborhood to remember him and create new memories over Thanksgiving. The villa is absolutely BEAUTIFUL- We were blown away by every single floor and each corner is decorated so uniquely and beautifully. There are many stairs so keep that in mind, but it's part of the charm. The pool along with the wrap around balcony off the kitchen was DREAMY and offered breathtaking views. As a light sleeper myself I was nervous about a few comments saying it was very hot and hard to sleep, but it cooled down just enough at night and with the fans in every room the heat was never an issue for any of us. We slept fantastic. There was a small ant problem in one bathroom but we informed Isabella and it was taken care of. Upon arrival it was somewhat difficult to recognize the place as the main floor isn't a part of the photo gallery online, but Eduardo was there at the door to field our taxi as we pulled up. Eduardo and his mother Leonora asked for our food orders for the week upon arrival- We them we would love a big Mexican dinner for Thanksgiving and Leo did NOT disappoint with her chicken enchilada's!!!! Every meal they made together was absolutely delicious (highly recommend their chilaquiles for breakfast). Absolutely take them up on at least one breakfast and/or dinner while you're there. Isabella cleaned the villa every day as well. This neighborhood is outstanding and takes you back in time, but keep in mind as you're up high there are a ton of fairly steep stairs going down to the malecon/beach. We always walked down and taxi'd back up. Eduardo and Leo were truly an absolute delight and offered great conversation, friendship, neighborhood/food recs and made us feel like we were a part of their family with their cooking. Will absolutely try to stay here again next time we're in PV. Thank you!!

Amazing experience
Property was amazing, a hiding gem of Vallarta most classic area. Leo, property hostess, was very informative and professional. She has a great passion for what she does. Unfortunately, we have to leave earlier, due to the Coronavirus crisis. We are hoping to come back, soon

Amazing view, Amazing staff!
House is EXTREMELY large! So many floors/stairs, it helped burn off some of the DELICIOUS food they cooked for us. The view is worth a million bucks! We took so many pictures! Lol. Clean pool..The location is only a 5min walk down to the beach/boardwalk/bars/shops or 50pesos taxi (we walked down & taxied up ;) )
Leo & Belin made so many delish meals we cant really choose a favorite..
My personal suggestion would be to get a fan for the very top room. Some nights were so hot, I had trouble sleeping. Most, if not all, of the other rooms did have a ceiling fan.
Overall, a wonderful place to stay & we loved the experience with the staff! We hope to return next year!

Nice stay but house needs works done
Very nice staff, beautiful location and view. It would be nice to have AC at least in the bedrooms. On the first night there was a storm and the steps in the house got wet, one of our family members fell going down the staircase, and hit herself really bad because of the slippery floor. I think the water came from the roof top. The pillows did not feel fresh. The house has great potential but needs lots of repairs and improvements.

Awsome Place, Great Location, ZERO STARS FOR THE BEDS
Staying at this location was AMAZING ! The only thing that I would BEG the owner to change would be the mattresses and sheets on the beds and towels. It can't be that hard to invest on something that would make that place a 5 star stay. Sleeping on those beds was just unpleasant, uncomfortable. Housekeeper and Cook were AMAZING and attentive! They cooked for us and the food was delicious.
I want to point out that getting there was a bit confusing due to the fact that we are not from there, and it was A CLIMB UP THE STAIRS!! If you can get an UBER or a taxi to take you there it would be perfect as the roads are really steep to get to the location. Once you get there the first time, you won't feel lost, getting around becomes easy. Inside the house every room is a different floor.. so plan to climb steep stairs. Overall the stay was amazing, every morning we woke up to an amazing view, and every night we would see the fireworks.
FYI-.. you do hear the church bells every hour.. which we didn't mind.. but its something to consider if you're a light sleeper.
