Situated on the historic east side next to the town playground, fitness center, and two pools you will discover ‘Frosted Orange'. Upon entering through a lovely open-air porch into this inviting and charming 3 bedroom plus sleeping tower, 3 ½ BA beach cottage, you will feel right at home. Perfect for two families, Frosted Orange has been newly remodeled and decorated to showcase the beautiful beach life that Seaside has to offer. The open floor plan on the first floor has a newly modernized well-equipped kitchen, dining table & comfortable living room. The dining table includes a wrap-around bench seat with additional chairs to accommodate many people. Two sets of French doors lead to the porch with newly upholstered furniture. Near the kitchen is a half bath that opens to the outdoor shower. A laundry room with a washer and dryer completes the first floor.
Heading upstairs you will find three bedrooms & three full baths. The master suite boasts a king bed, walk-in closet, private luxury bath with double vanities, walk-in shower, flat-screen TV, and a private balcony. Meander down the hall to the bunk room equipped with two sets of twin bunks with built storage cubbies, a closet & drawers. The bathroom adjacent to the bunk room is the largest one in the home with 2 separate vanities, a large glass-enclosed shower & toilet with a privacy door. The queen guest bedroom includes a large closet with built-ins, a TV, and an en suite bathroom that includes double sinks and a shower/tub combo.
From the second floor head up the red spiral staircase to the tower room where you will find a large sitting and sleeping area with twin beds that sleep 2-3 and a flat-screen TV for the lucky ones who get to call this home for a short while. Walk out the private balcony for a town view or up the stairs to the rooftop and enjoy the 360-degree Seaside town and rooftop views, and a slight gulf view!

We love coming to Seaside and our experience staying at Frosted Orange never fails to be outstanding. The location is very convenient. There is a nice park nearby. Everything you could need is in the house. It is just a nice seamless experience so you can focus on relaxing and doing nothing but spending time with family. Property is always clean and property management very quick and responsive to any requests.

This was the 1st visit to Seaside for our family of 9. We had 7 adults and 2 children under 3 and all loved the vacation. There was plenty for all to do with a nice fitness center and tennis for adults and great pools and beach options for all. We will be back for sure!

This has been our favorite Seasode vacation rental yet. It’s beautifully updated with perfect outdoor space. The street is tucked away and is perfect to play on with kids. Right next to the family pool and playground. This home was perfectly stocked for a family with kids. Can’t wait to come back!

My family and I have vacationed in Seaside for almost 20 years. This is our second trip to Frosted Orange and it was just as amazing as the first.We love the location tucked back close to the pool and tennis facilities but still just a casual stroll to the beach and shops.The property is always clean and cozy. Love the screened in front porch and parking in the front and back is fantastic. Plenty of hot water for our family of 4. We will definitely return again!

Beds were awful to sleep on, hardly any bedding in home certainly not even close to enough bedding to sleep 10 guests. Not even remotely enough towels we had to do laundry every single day of our stay. Construction next door was a huge issue they were banging and blaring music by 7am daily. Overall the house was just very very dirty I'm talking trash inside cabinets dirt and grime everywhere and really needs to have all furniture, beds, sofas, rugs etc replaced. Management company on the other hand was fantastic, responded immediately to all of our concerns and tried their best to make us happy even though the overall condition of the home is more on the homeowner and not so much the management company's fault what they have to work with.

We've visited Seaside consistently for 25 years. The beaches we still amazing as the shops as well. However, Frosted Orange, although the most updated house we've stayed in it was the worst experience wise. First, the house had visible black mold in all bathrooms and laundry room. The construction next door started at 8:00 am daily. There was a port-a potty right off the porch and the stench was horrible. We also had the workers block our cars in and we had to contact them to get out.

We have stayed at many places at the beach but this was the worse experience we have ever had. The amenities were very limited with no outside pool (only a small covered pool nowhere close to the beach). Coast is clear is unfortunately right beside the basketball area and had kids playing on it all night long so was very noisy. The renters across the street had 13-15 teenagers that hung out all day and night with no adult supervision and were very disruptive. The house itself was nice but the beds had very worn out mattresses that had no support and you would sink down into the bed. The staff was very friendly but were understaffed. We have stayed in Watercolor before and the experience was much better and so were the amenities. Sorry

Homeowners Collection has done YET another incredible job! We had our group down to this house over the 4th of July and had the best time. We had the bunk room filled up, the tower beds filled up, and master King room occupied, and then we used the Queen room as our "luggage room" since we had so many guests. The downstairs was excellent for entertaining as well. We will be back!

This is a beautiful house, very roomy and well decorated with lots of bedrooms and bathrooms. It's near the pool, fitness center and tennis courts, but not loud. An easy walk to the beach and to the center of town. Due to the home inspector being ill, it wasn't quite ready when we checked in (not restocked, etc), but they nicely made good on that, waiving the maintenance fee. A few small things need to be taken care of (lamps not working, etc, light bulbs out). One recommendation for the owner -- put dimmers on your lights in the main living areas (so bright!) and need more light in the master bath! But overall, a great house.

We love the location of the Coast is Clear. It is very close to the adult pool and the much-loved family pool, as well as the fitness center. We also loved the location because it is quiet - within walking distance of the beach and the town square but also set back enough that it's very peaceful. The kids loved every minute and the home itself is perfect for families. Clean, well-equipped, and very comfortable. The outdoor shower, rooftop deck, open kitchen, and tower bedroom are all great touches. We hope to be back!

We stayed in Frosted Orange for spring break. Great location, right down the street from beach entrance and Seaside circle. The home is well decorated and clean. We would have liked a grill outside for cooking. The bedrooms are small in size but plenty of beds for our group to sleep.

Frosted Orange stands out to us for a few reasons in Seaside. If you have young children and like to cook and be in community with your family while in your home, stay here. The kitchen is not just beautifully finished and designed but well stocked and the central piece to the first floor living. We regularly had someone cooking in the kitchen, another relative working a puzzle at the kitchen table while someone else holding our newborn and sitting by the fireplace in the family room. Few spaces stayed at in Seaside offer this kind of layout. Cutting boards, cutlery (even honing steel), a slow cooker, countless pans, pots, gas range and room to prep. We enjoy eating out on vacation but equally enjoy cooking and this home provided all that we needed to cook delicious meals. The home was close to all things our toddler and young family like such as the pool, play ground, large field, and it is back off of 30A and quieter as a result. Home was clean, comfortable, relaxing and offered everything we could have wanted and more from our booking fees. We rarely note properties we will rebook in the future, but Frosted Orange is one of them.

Overall the house was beautiful however we were very disappointed in several aspects of our stay.
I’m part, some of the reasons we chose this house was due to the fact it advertised a grill, fireplace and fitness center.
The grill was removed prior to our stay even though it is still featured in the pictures.
The fireplace was inoperable and had to have maintenance come several days to try to get it going.
The fitness center is advertised as a feature and they listed 6 people on our passes (our group was 3 adults and 3 children). There was no mention that kids can’t even enter with their parents, let alone participate. Without being able to take our children (ages 7, 9 & 12) we were unable to use that amenity. This should be clearly expressed prior to renting.
The downstairs toilet ran every 15 minutes even through the night keeping my mother in law awake. Maintenance came to try to fix but still running.
And finally, the worst part was that there is NO mention of an active construction site within arms distance of the side of the house. The house next door is being built and there was hammering ALL DAY even on Saturday. It sounded like someone knocking on the walls/doors all day.

Staying at Frosted Orange seaside beach house was described by my kids as the best house yet. We have been vacationing in Seaside for years and enjoy staying in different homes every year. Now my family wants to stay here again next year. The Homeowners Collection Management and the property owners made sure everything was great and even let me know about nearby construction so there would be no surprises. We do not mind the construction that is nearing completion and love to see Seaside continuing to grow and improve. The open floor plan downstairs with a great kitchen, bath and roomy den made a good family area. The three bedrooms and three bathrooms on the second level worked out great and my son with his friend stayed in the top floor that shares three twin beds and a private balcony. The street is quite and we enjoyed sitting on the front porch and meeting all our neighbors. Highly recommend this property.

This is no fault at all of the property owners, but there is new construction going on right next door - literally three feet from the master bedroom balcony. It is only at the framing stage right now, so the noise is significant. Until the house next door is completed I would forgo renting or make certain the rental price reflects the inconvenience.

Seaside is my happy place!!
Super cute house in a great location. I would recommend this house to anyone. Close to everything. Cleaning service could step it up a notch. House isn't dirty but downstairs floors not super clean. I would defiantly stay again.

While we were mostly pleased with the home itself, we made this booking in February 2020 and at no point in the intervening months did HomeAway tell us that there would be construction projects underway on two sides of the home. The workers’ vehicles regularly blocked our vehicle access to the home, numerous nails found on the ground presented safety hazards for us and our grandchildren, and the construction sounds were so obtrusive that our grandchildren were unable to nap and we were often prevented from conversing at normal volume level. We called HomeAway about these concerns during our stay, and received no response. We understand that the workers had a job to do, but these issues affected the experience we expected.

Great location!
Lovely home with easy, short walk/bike ride to the beach! Just a few steps away from beautiful park. I’ve vacationed in Seaside for several summers now and this location was my favorite! Owner and Homeowners Collection Agency were super nice and easy to work with!

We were there June 6-13. We were not informed that construction was going on two houses on two sides of us. One side was using a jack hammer al day to break apart a mistake that was made during the construction. It was horrible. Besides the construction and the really bad WiFi the house was nice and actually better than the pictures.

We love the location of the Coast is Clear. It is very close to the adult pool and the much-loved family pool, as well as the fitness center. We also loved the location because it is quiet - within walking distance of the beach and the town square but also set back enough that it's very peaceful. The kids loved every minute and the home itself is perfect for families. Clean, well-equipped, and very comfortable. The outdoor shower, rooftop deck, open kitchen, and tower bedroom are all great touches. We hope to be back!

Homeowners Collection has done YET another incredible job! We had our group down to this house over the 4th of July and had the best time. We had the bunk room filled up, the tower beds filled up, and master King room occupied, and then we used the Queen room as our "luggage room" since we had so many guests. The downstairs was excellent for entertaining as well. We will be back!
