Located in Newport Beach at the Balboa pier, this unit has been completely remodeled. Granite counters, stainless appliances, and recessed lighting. New bathrooms with granite, travertine tile, and sleek glass shower enclosures. The unit includes high-speed internet Wi-fi access, and two flatscreen TVs ( living room, and master bedroom). Direct TV with all premium movie and sports channels included.

Walk to the Fun Zone, the Balboa Island Ferry, shops, restaurants, and nightlife. The world-famous surfing spot "The Wedge" a just a short walk from this location. The greenbelt in front of this unit is great for kids and allows easy access to the beach. Available year-round, Dogs, are considered at the owner's discretion. If Pet (s) are approved there is a separate pet contract that must be completed at the time of booking. The owner has similar property next door for larger groups or joint family vacations. My family has stayed at this same property many times and it never disappoints. The house is always clean, well kept, and updated. It is the perfect location for those with kids. Walking distance from the beach, park, pier, restaurants, fun zone. It’s also great as it’s located in front of the grass. So after a day at the beach you can still play. The owner is so kind and friendly. He is always available for anything you need or just a chat. We absolutely love coming here year after year.

We are repeat visitors to this property and we continue to love it as much as we did the first time. Ed is a perfect host - responsive and friendly. The property is perfectly situated, well-appointed, easy in/out, and strong, reliable wi-fi. The location couldn't be more ideal - right on the beach, easy access to Balboa Island, the Wedge, etc. Looking forward to returning next year.

Great location for families, particularly with a dog. Loved the large grass park right at the beach. Large patio area—fantastic for our dog who loved to relax and people watch. Clean property, great location. Kitchen well equipped. Only downfall is tight footprint for a family of all adults—not a problem with a young family. Not a big deal though as we were mostly at the beach. Friendly owners. Would stay here again.

First and foremost, great interaction with the owners. Truly wonderful people. Made sure we had a great time in our rental from letting us know what to expect to ensuring all was well during our stay. In a great location with a field for the kids to play and the ocean right there. Quieter location way from all the beach traffic. Clean rental with incredible patio. Thanks again and hope to visit again soon!

I rated five stars on everything because it was. Traveled with teenagers and it was great for them with so much to do. Adults did a lot of people watching and great walks. Newport has always been one of our favorites and location was perfect

We really enjoyed the house, beach and the large grassy area with soccer goals! It was so nice for my 80 year old mil to be able to go back to the house when she needed to. It was great!

Our family had the best time at this property. The property was in great shape and the location couldn't be better. The grass field right outside and between the home and beach was perfect for our family. Ed, the host, was also very gracious and helpful when we needed him.

We loved our stay at the property. It was all of our kiddos' first time in Cali, so we looked long and hard for just the right spot and house. We loved the location right on the big lawn the kids could play, while also so close to the beach, restaurants, the pier and of course right on the boardwalk. We would definitely stay at this location again. Ed was great to communicate with and even helped us with local spots. The weather was superb and we loved the entire neighborhood surrounding the house. Take the ferry to Balboa Island! Can't wait to go back.

If you have kids, this is THE PLACE!! This is the most perfect location. The kids can run & play in the grassy area & then of course, the beach is right there. Our kids played hard & they were in bed every night before 9pm. There are a couple of coffee shops within a 3 minute walk. Great place & hosts were very kind. 😊

We enjoyed our stay. Wish we could have stayed longer. Wonderful beach and grass field just in front. Plenty to do in the area, but also close to the 55 to head to Disneyland. The host was very helpful and kind.

This was a great overall beach front property experience! This was our 1st annual family vacation and Edward made it so easy. Communication and the check in/out process was great as well as all the amenities that were offered and greatly appreciated. The house is right on the bike path and has easy access to all things beach! We had a blast and thank you again for having us :)

We had a wonderful visit to Newport Beach in July with our daughter, and grandchildren 3 and 5. The house is on the bike path in front of a small park and the beach. The location is perfect for any age, as there is lots to do within walking distance. We walked over to the beach in front of the house several times, and at night you can reserve a fire pit which was a fun activity. within a five-minute walk, you can rent motorized bikes (very fun), take the ferry to Balboa Island, or visit restaurants/stores. Marina Park on the inland side is a great beach for small children as there are no waves. Crystal Cove State Park is also worth a visit. The house itself was very comfortable both inside and out, and it was immaculately clean. We particularly enjoyed the patio, as coming from Arizona it was lovely to eat outside in July. Ed was a great host who checked in with us before we arrived. Check-in and check-out were especially easy. We look forward to returning next year.

This was our third time staying in this location and we still love it and can't wait to come back next year. For us, the location is perfect. It's a little quieter than the area around the Newport Pier. It has easy access to the Balboa Ferry. For us and our needs, it can't be beat. The owners are friendly, responsive and helpful. The condo is perfectly appointed with everything you would need. Looking forward to next summer.

This was the PERFECT spot for our family vacation in Newport Beach! This house just steps to dining and shopping at Balboa Pier and the Fun Zone, but is far enough away that it is not loud. We loved sitting on the spacious porch watching people go up and down the boardwalk. The grass area in front of the property is perfect for family games; whiffle ball, kickball, spike ball, etc. We also loved using the bikes and bodyboards that are at the house. We have stayed a numerous places on the peninsula and this house is at the top of the list. The property was very clean and well-stocked with linens and towels. Communication from Ed was 10 out of 10 from the time we booked until the time we left. We can't wait to visit this house again in the future!

Our family enjoyed our stay at Newport Beach very much. The location of the condo was awesome. We loved being just steps from the beach. The condo was very clean and had everything we needed. Ed was a great host. We ran into him every day and he always asked how things were and if we needed anything. Definitely will stay here again.

Our family has stayed at many homes along the boardwalk. This has to be the loveliest place we’ve stayed. Beautifully appointed and in the PERFECT location. The teenagers loved the fun zone, choices of restaurants that are walkable, quick ferry ride to balboa island and sunset bike rides on the boardwalk. We loved the spacious patio, and LOVED having our dog with us. The owner is very responsive and so nice. HIGHLY RECOMMEND staying here.

Our family had such a wonderful stay at this property. the house was clean and the beds were comfortable. The location is perfect if you're bringing your pet. Our dog loved laying in the grass directly in front of the beach house. We loved sitting on the patio and watching all the people walk, run, and bike past our house. Short walk to the ferry that took us to Balboa Island. so many great places to eat. We hope to visit again someday.

We had a wonderful six days at this property located on the bike path on Balboa Peninsula. The patio area was a perfect outdoor room, great for sunning and people watching. The kitchen was well stocked and all we needed, since it was so easy to walk a block or two for meals in the center of town. There was a lovely fireplace that was festive and warmed us in the chilly evenings of our Christmas vacation. The two bathrooms were clean, modern and spacious, and the bedrooms well appointed with nice linens and towels. And it was quite at night, wonderful for getting a great sleep! Ed, the owner, was easily available for questions and responded immediately. And it was great to have a garage for our car. In short, we had a wonderful experience at this property and will return when we can. We highly recommend this place!

Overall, the house has the great location at Balboa Village. if you have the four legs traveler with you, it is the best place to take your pet and stay at the property. The Balboa Park is in front of the house.

The condo was great, it was clean and nice. While the owners are upstairs which is fine, I would like to add a couple things I personally would have liked to have: Beach Towels, more hand towels in Kitchen, a few more plates for more people, and Shampoo/Conditioner in the showers. Overall it was a nice place to stay and the owners were nice.

Thank you to our host, Ed. We had a great vacation The house was updated, well maintained, and very comfortable. The patio was big and we had dinner out there every evening. The location was within walking distance to activities, shopping, and restaurants. Our host was friendly and helpful. Can't wait to go back again!

We loved this property. It's perfectly situated for those who want to be on the beach, but in a place that's a little bit quieter and away from the fray that's closer to the Newport Pier. The place is clean and the owners are amazingly responsive and helpful. We can't wait to go back next year.
