The heart of the Perch is the well appointed eat-in kitchen with adjacent 6 seat dining room. We love to cook so this kitchen has most everything you might need to cook at home including a big lobster pot!
There is a newer gas range with plenty of surface area for lots of pots and a large French door refrigerator with bottom drawer freezer. Of course there are stock items that include things like a coffee maker, coffee grinder, microwave, and dishwasher too. We also keep a variety of plastic bags, wrap, aluminum foil, etc. for your convenience.
The living room has a wonderfully comfortable leather sofa, various other seating for lounging, and a bookshelf full of books and games for you to enjoy.
The main bedroom and bathroom are on the first level so The Perch is ideal for a couple. Use the smaller upstairs bedrooms for a friend or older kids.
Over the years we have found that The Perch is best suited for a couple or a family with older children as it is an over 100 year old Cape style home. As is typical for older Capes the upstairs is accessed by a steep staircase and the ceilings are low in the upstairs bedrooms. For your sleeping flexibility there is a twin air mattress available and two camp cots for small children that can be used either upstairs or downstairs.
Cooling: Please note that although there is no central air conditioning there is a heat pump in the kitchen that can be used for either heating or cooling.
There are also fans in all of the bedrooms to help pull in the cooler night air if needed. If anyone in your party is sleeping in the upstairs bedrooms please be aware that they can heat up quite a bit during the day since they are so close to the roof line. That being said the casement bedroom windows can be opened wide to get a nice cross breeze going and the oscillating fans help to cool the bedrooms by pulling in the cooler seaside evening air.
Heating: Heat pump located in the kitchen, forced hot air (oil furnace), and a propane gas cast iron Jotul stove in the living room.
Adjacent to the kitchen is a laundry room with newer HE front loading washer and dryer. Here you will also find the on-demand water heater and a recycling center.
Entertainment: The living room is equipped with a flat screen, DVD player, and hook up for laptop/tablet streaming. Please note that there is no cable TV but you can stream movies/shows via Netflix.
There is one bathroom with a claw foot tub/shower combination that is located on the main level.
The Perch has a deck located off of the kitchen with outdoor seating. This is a wonderful place to enjoy your morning coffee. Adjacent to the deck is a gas grill for your summer grilling enjoyment. If you have some smaller toys/bicycles you are welcome to store them in our shed.
Pets: We love animals and are pet friendly. Please just send a quick note telling us a little bit about your pet and we are likely to approve their stay too :) We do have a straightforward Pet Addendum that outlines common sense rules for your pet.

We were thrilled with our return visit to The Perch. This house is by far the best equipped of any place I have ever stayed. The owner has thought of everything and is so accommodating. We can’t wait to visit again next summer.

We had a great experience at The Perch. Malin, the owner and host, is very friendly and helpful. We had great communications with her before and during our six week stay. The property shows that it is treated like her own home. Her furnishing, care and management of the property are what you would do for yours. Nicely spacious rooms - kitchen, master bedroom, living room, dining room, and bathroom. Kitchen and laundry appliances are near new and in excellent condition. Furniture is comfortable and suited to the guest capacity. The host provided a well equipped kitchen and ample household supplies. We prepared and ate most of our meals there. The heating systems we used, kitchen heat pump / AC and forced air, worked well and kept The Perch comfortable for our winter stay. On nice days we enjoyed the fresh air on the back deck and the space of the back yard. A very relaxing and cozy place to stay.
Wonderful neighborhood with close assess distance to: downtown Rockland shopping and eating, the sea coast walking path, Southend Grocery (great pizza), Jess’s Market (local and fresh seafood) and ocean view park for dog outings. Multiple things to visit in driving distance.
Finding The Perch was a stroke of good luck. We’re glad we did. It was everything we needed for a great visit.

Malin is a most gracious host. She thought of everything you might need plus extras. The bed was very comfortable. The living room was very cozy, plenty of seating; however, my husband is a bit handicapped and the chairs were so low he brought in a deck chair for comfort. The kitchen was wonderful. Plenty of paper goods, spices, dishes and pots and pans. The house was very clean and decorated the way you would expect a New England home to be. Beautiful area.

The Perch is one of the most fully equipped rental properties I have ever stayed in. Malin seemed to think of everything to meet your needs. The kitchen is fully equipped. And she thought of things, such as beach towels, umbrellas, flashlights, books, puzzles, etc It is a quirky and fun style and it is very comfortable. The location is great as you can walk to the harbor or to a restaurant in town in about 10 minutes. It is a short drive to the grocery store or Walmart. Malin promptly answered my questions when I first looked at the property. She sent a long detailed email about the house before I arrived. I would highly recommend a stay here.

We went to celebrate our anniversary & 1st time to Maine to visit as much of the coast that we could. This home was perfect for us & located in a great spot for walking around Rockland & day trips along the Maine coast. Great recommendations & support from the owner throughout our stay.

Great location for a relaxing vacation
The Perch is the perfect spot for a Maine vacation. Quick walk to the beach, shops and restaurants but a block of the main road for a quieter night. Malin was a great host, and the house was perfect for our family of four.

Almost perfect
We did not use upstairs or dining room. Living room and kitchen were excellent and well equipped. At the risk of sounding petty we hated the mismatched chartreuse and forest green sheets. Sort of thrift storesque. Some newish plain white ones would have been great. Also the house has a pungent damp smell upon entering which you get used to. We have no idea how one would get rid of this problem. We loved being able to walk to town.

Great choice for our much needed getaway!!
The "Perch" was a great choice for our much needed getaway. The location is convenient to access all the area has to offer, and the property has a fully equipped kitchen and laundry room. We really liked that is was spacious, had lots of natural light and a lovely yard and deck to relax on. The fact that the large bedroom and bath were on the first floor made for easy access and there are two additional bedrooms upstairs for a larger family. We would definitely recommend the Perch for your Maine stay.

Perfect Perch!
The house very clean and there were so many thoughtful touches throughout. We loved having such a well stocked kitchen and being able to walk into town. Malin was great at communicating during our stay. We stayed in Maine for several months, staying at several different rentals. This was easily the best place we stayed. I would highly recommend staying here, and we would love to stay here again in the future!

Fantastic location
My husband and I stayed at the Perch over the past week and we had one of the best vacations in a very long time!
We were able to easily walk to Rockland Center to enjoy the great galleries, shops, restaurants, a film at the Strand Theatre, museums and lovely waterfront. It's also a short drive to Camden, Belfast, Owls Head, and we had one of the best lobster rolls and crab cakes ever at McLoons Lobster Shack in South Thomaston. Lots of things to do and see!
The house is just as Malin described - well equipped and very comfortable with many extras that made it feel like a home away from home! She was a great host!

Great place!
We loved the Perch! Bright and cheerful even on rainy days. Well stocked kitchen, etc. and comfortable places to sit and sleep. Walking distance to downtown. Loved the little gas stove for taking the chill off the morning. Pretty flowers in the yard in a nice generally quiet neighborhood.
Owner was very responsive to our questions. We’ll be back next spring!

Charming cottage
My husband and I spent a month at The Perch. We were charmed by the cozy cottage from the first day. Malin is the perfect host. There were fresh-cut flowers and a jar of blueberry conserve (I ate every bite) waiting for us on the table in the kitchen! And the kitchen is delightful; warm and so well equipped. The queen bed down stairs is very comfortable. There were plenty of linens and supplies.
This spring in Rockland was late in coming and on many cool nights, we really enjoyed the gas heater in the living room. Being located in Rockland was perfect for us. After exploring Rockland, we made trips to other towns and of course, Acadia (twice). We particularly appreciated the Maine atlas and all the suggestions that Malin thoughtfullly gave us (the farmer market, the Free Press, Jess's Market and restaurants).
Malin describes the house and the location perfectly on the website, so there were no unpleasant surprises.
We would come back.

Super clean and comfortable
This was a great house for our family needs. Marin was so accommodating with our dates and the needs of our small children. When we checked in there was a cot already set up in the bedroom downstairs and a baby gate on the stairs. While the house wasn’t officially “baby proofed,” it was easy to navigate and keep an eye on everyone, and it was stocked with absolutely everything we needed. We will definitely be back!

Cozy cottage in walking distance of town
We enjoyed our stay at The Perch. It is a very well equipped vacation cottage. The eat-in kitchen is large, updated and bright, with seating for four. The rest of the house is decorated in bright colors, and is cute, though not updated. The dining room seats six or eight, and is comfortable for entertaining. I was taking an oil painting workshop and had the class over for pizza one night, and there was space in the house for 16 to socialize. The living room is on the small side with a comfy leather (I think) love seat, two chairs and a bench seat. We could not work out TV with our carrier, as the wifi system did not accommodate it, but that was not important. Wifi was fine. The master bedroom bed was comfortable. There is a small dresser, and a rack for hanging clothes, but no closet. As written about, the stairs to the two upstairs rooms are narrow and steep, and the ceilings quite low. There is heat in the living room through the stove described, and the kitchen. On cooler days (we were here in late September) heat in the bathroom and bedrooms might have been nice, though the quilts did the trick for sleeping. The clawfoot tub/shower was fine for us, but if you have difficulty climbing over something, it might be a tough entry. (I don't think there was a bannister on the outside steps either, so probably not a good house for someone with physical limitations.). All in all it was a convenient, welcoming space for our fall getaway.

Charming cottage in perfect Rockland location, attentive host who saw to every need!
The Perch offered comfort and relaxation in a spacious setting both indoors and out. We loved having everything on one floor, each room well organized to make settling in a breeze. The kitchen was bright and well equipped. We loved the enamel claw-foot tub, such luxury! The key-pad entry was very simple to use, made coming and going a snap. Holmes Street had very little traffic making for a quiet stay. We had terrific weather so enjoyed all that Rockland and the area had to offer. In fact we were happy to have one rainy day to explore the Farnsworth Museum and Wyeth Center as well as the Center of Comtemporary Art. The highlight was taking the ferry to Vinalhaven Island on a perfectly gorgeous day, passing the many small islands dotting the passageway, then renting bikes to experience some of the lovely preserved areas. Rockland itself is grand to explore on foot, never tiring of the view of the harbor or the downtown offerings. The Puffin Center was an eye opener into seabird life in the Gulf of Maine, a must for nature and bird lovers. Rockland offers so much to broaden one’s horizons! Quintessential Maine Cottage
My husband and I stayed at The Perch for a week while he attended a plein air painting workshop. It was a lovely cottage, warm and full of color. Things to do:
Walk to town (and check out the Farnsworth—free on Wednesday evenings—and the boutique shops and restaurants. I highly recommend Sammy’s Deluxe, Archer’s on the Pier for the view, and Primo for a James Beard Award Chef experience. There are also many other greats—Rita’s, In Good Company, Ava’s)
Rent a bike from Side Country Sports and venture out to the backroads.
The kitchen is fully stocked so if you’re inclined to cook, check out the Thursday morning Farmer’s Market at Harbor Park and stock up on locally grown veggies, or just grab one of the yummy wood-fired pizzas for a snack.
Another lovely option (my favorite) is to hit Hello, Hello Books, buy a great read, grab a cold drink, and hang out in the backyard garden.
I would definitely rent The Perch again.

We had a wonderful time. The cottage was quaint and comfortable. Great location!
The cottage was located perfectly so we could explore the coast of Maine. We went whale watching from Booth Harbor. Kayaking in Camden and also spent a day in Bar Harbor. We loved Rockland and the local restaurants and wineries!! What a fun week!! Thank you Malin for your hospitality!!

The Perch is a fantastic get-away spot!!
The Perch made a terrific home base for our week in Rockland. We had everything we needed in this house. Met friends in Rockland and had them over for a home cooked meal one night (nice change of pace from eating out...although Rockland has great restaurant choices). The kitchen was so well equipped! The master bedroom had a very comfortable bed. Great night’s sleep every night. The washer and dryer made packing for home so much more convenient since I could pack our clothes clean! When in Rockland again, I truly hope this bright, airy home is available to rent. Thank you Malin! Your home was the perfect spot to enjoy our week in Maine!

Such a cute place!
We had a wonderful time at the Perch! This property has everything you might need. It's location is perfect to walk to town for dinner or shopping. The back deck and perennial gardens made for a relaxing place to read a book. The kitchen was really well stocked! Lots of books, games and puzzles for those rainy days. Mid-coast Maine has so much to offer and the Perch was a perfect spot to take advantage of it all!

Perfect spot to tour the mid-coast of Maine!
My husband and I visited Maine in June for 10 days, to visit family in the area and to see the mid-coast and all it has to offer. The Perch was the perfect location! Just a short walk to town, the neighborhood felt like home. The house was extremely well-equipped with everything we could need. The washer and dryer was a huge plus to help keep up with all the dirty clothes from our more active day trips. Beds were very comfortable! Although there is no A.C. (except for the kitchen, which we never needed to turn on in June), it never got warm indoors. In fact, we enjoyed the gas fireplace (or whatever it is called) in the cool evenings. As noted in the listing, the stairs to the two upstairs bedrooms are steep and probably not suitable for elderly or very young. We did notice some baby gates that can be used on the stairs. I have to mention the gardens! Wow! We would sit out and have morning coffee outside and enjoy the blooming gardens everywhere. So many different types of flowers and bushes that are not sustainable in the heat where we live. It was delightful to see! For reference, quite a bit to do in Rockland, itself. The Farnsworth is NOT to be missed and please take the time to pay a little extra for a tour of the Olson House, about 30 minutes away. Just down the street in Thomaston is the Maine Prison Gift Shop. Worth checking out! Great meals at Cafe Miranda and Hill's Seafood. Also notable: Wasses Hot Dogs, The Zack Shack food truck and Rockland Cafe. Rockland is just about 2.5 to 3 hours to Acadia National Park. Don't miss a ferry ride to VinalHaven too! We rented bikes at Sidecountry Sports and had a wonderful day on the Island! The Breakwater Lighthouse is also a must-see! All this fun from The Perch! We hope to return in a couple of years and stay here again!

Unforgettable Vacation!
Our week at The Perch was everything we hoped for and more. First, we fell in love with Rockland - I've been coming to Maine my whole life but consider this area one of the best. The working harbor is beautiful, the shops and restaurants are incredible, and there are so many wonderful places within a short drive (Owl's Head State Park and Bald Mountain were two of our favorites!).
The Perch itself was a great place to stay. The home was clean, convenient (short walk to both the beach and downtown) and very private. The kitchen is as advertised, big and bright with every pot, pan and utensil one could ask for. We had plenty of towels and sheets, and the washer and dryer were a great plus! The bedrooms were very cozy and comfortable, though you want to take Malin's warning about the stairs to the second floor seriously as they are quite steep. The claw foot bathtub can also be challenging for an older (or shorter) person.
Our favorite "room" was the deck off the kitchen and the backyard. We spent a lot of time hanging out there to read or enjoy a later afternoon cocktail. There was plenty of seating and lots of privacy.

Charming little cottage that was a great getaway for our trip to Maine

great location and kitchen made this a good spot
I arrived at the perch saturday maybe a few minutes early, the cleaner was still there and mentioned that the toilet was leaking. She called the next store neighbor handyman who arrived in a few hours and fixed it..pretty major repair to the floor flange and wax ring. That was great! Another issue came when i went to use the grill.. No gas. The code to the shed would not unlock the padlock. The stairs to the second floor are ladder like very steep thank god I was solo on this trip.
On the positive side. Lovely yard. The kitchen was modern, clean, and well stocked. the bedding was extremely comfortable. The location on a quiet side street near the harbor park is perfect with great walking in the area. The Fish Market was amazing..oh my!!! Shower pressure was great but the clawfoot tub very difficult for me (agile 65) to get in and out of. It was great to have a washer dryer on hand and there were plenty of towels. When advertised to have fans..there mist have been 8 different fans here making it easy to vent out midday heat..there were a couple of days 85+. All in all a well stocked comfortable spot in a quiet neighborhood. The toilet and propane issues need to be mentioned though

Wonderful place
This was our second year, and it was perfectly set up, as usual. We love the tasteful furnishing and equipment, the convenient location for walking to town and the harbor, and the comfortable beds. We picked vegetables from the garden and even did a little weeding and watering. It's so much more comfortable that a hotel. Highly recommend it for a couple or families.
