About this house rental
Please read the entire listing before booking with us. Vacation in a spacious farmhouse nestled on Lake Hortonia in Vermont. The home was built in 1865 and is rich with history and charm. There are lake views from several rooms, including the sun room, the perfect place to enjoy your morning coffee or an afternoon cup of tea.
The home has a completely equipped gourmet kitchen, dining room, 3 bedrooms (2 queen size beds and 2 twin beds), a living room, and a family room. There is also a loft with a nice wooden futon and wingback chair that is a great place for an afternoon nap or a spot to curl up and read a book. There is one full bathroom and one half bath on the main floor. As a bonus, there is another 3/4 bathroom with a shower downstairs in the walk-out basement.
There is a full-size washer and dryer in the basement as well. The oak dining room table seats 8 and the space has windows in every corner. Just about every room in the house has an abundance of natural light.
Renter to supply your own bed linens and all towels, and responsible to leave home and property exactly as found. Families and responsible adults only. The home is on a road with moderate traffic and on a lake; children would need to be supervised at all times. Well-behaved dogs allowed ONLY with owner approval in advance (please contact us). Dogs must be house-trained, mild-mannered, and on-leash at all times when outside. Renters must clean up immediately after your dogs.
The lake is full of plant-life and weedy around the dock. There is no swimming off of the dock or from anywhere on the property. Crystal Beach is located about 6 miles down the road and this is a swimming beach where visitors pay for a day pass for beach access. There is also a park at Crystal Beach.
NO SMOKING. We have young children who visit who cannot be around any cigarette smoke residue whatsoever. No smoking indoors, outdoors, or anywhere on the property.

The property was as described, the lake was quiet during the week and not overly crowded on the weekend, the house was roomy and comfortable, the amenities were more than sufficient, the yard was great and the location worked well for visiting many attractions.

A quaint farmhouse on a portion of Lake Hortonia, across the street from a lovely local ice cream shop. Comfortable, easy to access, some nice features including floating dock/ paddleboat. Air conditioning welcome as it was a hot week. Well appointed kitchen. Need to bring own sheets/ towels which is difficult from long distances. Overall a lovely experience.

The house and property was nice. Our contact was with Mary. She was welcoming and helpful. We were hoping to use the paddle boat or canoe. I must have misunderstood the pictures because the area where the dock to this property is located is full of weeds and lillypads and the water in that area is not water I wanted to put my feet or legs in. The pictures show a beautiful lake but that access is not for this rental house. There are other private homes beyond this property and it’s clearly marked private. The dock to this rental house is very narrow and not safe for chair use. My grandson and husband did fish from the dock and enjoyed that time. Swimming was great at Crystal lake only a few minutes away. We also enjoyed Woodard Marina which is about half an hour away. The view of the lake and grounds including the other homes from the deck of house is beautiful. I would recommend if disabled or aged, this is not the house to rent because access is from back deck and there’s a grassy hill to climb to get to deck and that has several steps. Carrying our luggage and groceries was a bit of a job on arrival and departure. Otherwise house was clean and comfortable.

We had the best stay! The home was clean, cool (in the heat of the summer) and full of games, books and dvds. There was an informative binder that had all kinds of suggestions for things to do in the area. We loved bbqing and eating on the deck. We enjoyed the kayaks and boats immensely. My favorite was to sit and read near the lake in an Adirondack chair. The kitchen was updated and easy to cook in. There was plenty of garbage sacks, toilet paper, soap, etc. We felt very comfortable and taken care of. Would definitely stay here again and again.

We enjoyed our stay at this lovely farmhouse. The house is private and on a nice piece of property. We spent a lot of time on the screened in porch watching many different birds and wildlife. The house is very well stocked with anything you might need. Very clean too! Easy access to hiking trails and Crystal Beach. Mary answered all my questions promptly and all her suggestions were spot on! Thank you for sharing your farmhouse with us!

We had a great week at the lakeside farmhouse. We had lots of room for our family of 4. We made good use of the kayaks, rowboat, peddle boat, and the ice cream shop across the street! Lake Hortonia is beautiful, crystal clear with lots of wildlife. We enjoyed our stay and would recommend to others.

It would be helpful to have instructions for appliances, especially the portable ACs. Also, it is a stretch to call it a "lakeside" property, as lake access is so limited and one cannot sit on the dock in any way. We found the house very interesting and spacious, and admired the renovations being done.

The house is large and clean. Kitchen is spacious with all the amenities. Backyard is large with some beautiful trees on it. The lake is awesome to go kayaking in. My family had a great time and we would recommend to anyone

Unique and pretty farmhouse with large yard, spacious deck and separate sunroom showcasing serene lake views, capturing colorful sunsets. Great kitchen for preparing meals. Our kids enjoyed bonus loft area allowing us plenty of room to spread out. Farmhouse was ideal location for Crystal Beach, day trips to Burlington, Middlebury, Brandon and quiet country road exploration. Ice cream shop across the street was a big win! Mary was an excellent communicator and immediately responsive to all our inquiries! Lovely experience for our 1st time visiting Vermont. Vibrant Green Mountain State!

The house was large and well updated to accommodate our needs. Mary was a great communicator and very easy to deal with. Location was convenient for Middlebury College (about 20 minutes). We took advantage of the paddleboat and kayaks. We would stay again!

Farmhouse on Lake Hortonia
The farmhouse is a comfortable size for 6 adults. It was well equipped for activities on the lake, on the spacious lawn area, and indoors, as well. We found the kitchen perfect for meal prep, and large enough to accommodate several cooks at once. Owners' recommendations for area features -- hiking, nearby towns, etc. -- were very helpful.

Great stay!
We thoroughly enjoyed our week at this lovely farmhouse. Located near lots of hiking trails- we did a different hike each day. Also enjoyed the kayaks and canoes. The Sudbury Shoppe across the street from the house is a must to visit, as is the Red Sky Farm in Orwell (a 10 minute drive). Had the best farm fresh food/meat from Red Sky. We spent most of our time in the kitchen, on the screened in porch (lovely place to drink your coffee), and on the deck. Kitchen had plenty of things, and I appreciated that it was easy to find more trash bags, cleaning supplies, paper towels, etc. (I find this isn't always the case at properties where I've stayed) Mary also checked in to see if we needed anything and was available for questions. Highly recommend!

Relaxing week
We enjoyed a relaxing week in Sudbury. The house is as advertised and in a nice setting. It is fairly close to the busy road, but you don't notice it with the deck and lake on the back of the house. The house is large and living spaces are comfortable. Close to Middlebury and Lake Dunmore. Would stay again.

A perfect place to relax and enjoy Vermont! The house is spacious and clean. We found the amenities in great shape. Our week on the lake was full of kayaking, canoeing, and paddleboating! The lake is quieter than most we have stayed on.
Perfect for fishing! We enjoyed local restaurants and shops! The ice cream shop directly across the street was a big hit! The owners were attentive and helpful. If traveling with older folks or younger children, it might be helpful to know that the bathrooms are on the main level (2 of the 3 bedrooms are upstairs).

Great vacation house
This is a wonderful property in ever respect. The property is beautiful. If we weren’t out on the lake or in the yard, most of our time at the house was we spent on the porch rocking chairs just taking in the views. The house is perfectly located. Not only is there a great ice cream place across the street, but there are great restaurants, hikes, and orchards fifteen minutes away in every direction. And lastly, Mary and Cody are great hosts. Not only are they immediately responsive, but they’ve equipped their property for their renters’ maximum enjoyment, from their stock of boats, kayaks, and canoes, to the library of videos and games, to the wood they provide for the fire pit.

Peace, Nature and a practical, easy house
Our 4-week stay in stunning Vermont (2 adults + our 2 grown children) was absolutely perfect thanks to this cleverly outfitted house. It was exactly the getaway we needed, without even realizing just how much we needed it. The house is ideally located because there is so much to see and explore in the area. We were able to go an excursion somewhere beautiful almost every day. There is plenty of room in the house for everyone to spread out comfortably and lounge at their leisure. The view from the deck (with its comfortable patio furniture, umbrella and solid BBQ) is so peaceful and we used the Adirondack chairs (which we temporarily onto the western most edge of the property's lawn) to enjoy the sunset with drinks, and observe the geese, chipmunks and other local creatures wandering innocently by. And of course, the light reflecting off the light. The convenience of having 2 kayaks, a canoe, a little pedal boat (+ oars & lifejackets) right there was great. Good washer/dryer, which is important. We appreciated the extreme proactiveness of the owners who went out of their way to make our stay comfortable, from the minute we booked the house. Their thoughtfulness was impressive.

The property matched the description and pictures, but did not quite do justice to the beauty of the lake and surrounding area. Sunsets were stunning sitting in a kayak/canoe or just enjoying the view from the sunroom or porch. The property has a very cool vibe since it makes you feel as if you're in an old farmhouse, but with the advantages of modern amenities. We loved all the options for getting out onto the lake. There were two single kayaks, a large canoe, a rowboat, and a paddleboat! The hosts even provided fishing rods and rod mounts for the kayaks for those so inclined.The hosts, Mary and Cody, were always just a text or phone call away. I texted multiple times since I'm technologically impaired (Smart TVs are beyond my limited expertise apparently and who knew ceiling fans might need a remote control to operate?) and also needed help finding the PFDs (which were right where they should have been had I read ccarefully). Even though we were needy renters, both Mary and Cody were helpful and patient. There were plenty of restaurants, but you did have to drive 20 or 30 minutes to find them. Being a little away from civilization was one reason we decided upon the house, so we didn't mind driving to Brandon or even Rutland for excursions. If you are a hiker, there are MANY great trails around the Rutland area and plenty of shopping downtown. Oh, for any beer drinkers: Foley Brother's Brewery and Tasting Room in Brondon is a must. I have never tasted better IPAs.My only recommendation as a possible need should you rent the house is this: if you are a reader with mature eyes you may want to bring a portable reading lamp, as some of the rooms, such as the super comfortable loft, were a bit dim for reading. There are plenty of places to sit and relax, both outside and inside. I'd stay on this relaxing property again in a heartbeat.

lovely and spacious farmhouse!
Our family of six (4 adult children) had a wonderful stay at Mary & Cody's lakeside farmhouse!
There was plenty of space for us to have meals and spend time together, or spread out for peace and quiet. The kitchen is modern and well-equipped for cooking meals in. Lake access (with boats available on the property) and the ice cream shop across the street were added bonuses!
It was a good "home base" for us to head out for hikes in Green Mountain National Forest and visit area breweries and restaurants. Some areas were a bit of a drive (Burlington ~ 1 hour 15 minutes, Stowe ~ 1 hour 45 minutes), so it was best to plan ahead and try to consolidate our trips to those areas.
Mary was an excellent hostess - she sent detailed instructions ahead of time, and checked in via text to make sure that we were comfortable.

July Family Vacation
We were driving across country (coast to coast) to see our niece & kids. This farmhouse was perfect for us. We were traveling with our well behaved huskies who enjoyed to sunporch, enclosed decking, the yard with the kids & the nice walk right across the street to get some ice cream. We also went down to The Lakehouse Pub & Grille which was also dog friendly. The owners were super nice, food was good & the view was incredible. We cooked breakfast & some dinners. The kitchen was set up nicely....we enjoyed the dinning room as well as the patio. Mary was great answering all of my questions & made the whole experience so easy!!!! Thank you again for allowing us to enjoy your home!!! We had an awesome time.

Lake Hortonia farmhouse
Mary & Cody made us feel like old friends & truly welcome at their beautiful house on the lake. They were readily available when questions came up and were easily to reach. The house is large, comfortable and has beautiful views from the back deck. The expansive property is filled with birdsong by day & frog concertos by night. The lake is quiet & easy to explore with the canoe & kayaks. Being situated across the street from the Sudbury Shoppe (best soft maple ice cream in the world) is a major plus, as is being located just a half hour south of Middlebury, with its used bookstore, bagel shop, etc. Sunday brunch at Cafe Provence in Brandon (on Mary & Cody's recommendation) is not to be missed. In every way, a lovely week!

Spacious well equipped and updated farmhouse
Overall we enjoyed our stay very much. Home is spacious with modern amenities. Well equipped kitchen has all necessities for preparing family meals. Very clean and well maintained. Nice sunroom and deck for relaxing with view of lake. Owners very responsive to any issues or questions. Only suggestion would be to provide satellite TV. Also, while home has spacious back yard, it is close to a road on which traffic moves quickly (50 mph) so children and pets need to kept away from the front.

Restful Respite in Vermont Lakeside Farmhouse
We thoroughly enjoyed our week at this Vermont lakeside farmhouse! I worried that, because the home was "dog friendly" that we might encounter issues with cleanliness and wear and tear but no cause for worry- the place is well kept and immaculate. The home has plenty of room for family to find a little space alone to read, etc. and every room is welcoming and comfortable. We stayed during an extremely hot week and found it too hot to use the sunroom or deck during the day, but they were both great spots for enjoying some wine in the evening or coffee in the morning. The kitchen was super clean, updated, and with modern appliances.
The view from the back is beautiful- rolling lawn down to the lake. We were not expecting to swim- and you can't- lily pad and reeds galore around the dock- but we were fine with that as we wanted to use the kayaks and paddleboat, etc.- which we totally enjoyed.
We found ourselves in a good central location for many other activities or daytrips- hiking- (we did Silverlake one day)- winetasting- (we visited several)- shopping, etc.
Although we try to visit new places/states each summer, this is a spot we would like to visit again!

Wonderful Central location to many attractions
We had a great time visiting local swimming spots and various attractions (Ft Ticonderoga is a short drive.). Branbury State park is a must see! The creamery across the street was a pleasant surprise. Everywhere we went the people were so interactive and friendly. The owners did everything they could to ensure we had an enjoyable experience. We look forward to our next return visit!

Beautiful, Relaxing Vacation
Absolutely gorgeous vacation rental farmhouse. Love the layout of the house and the close proximity to the lake. Relaxed and enjoyed the outdoors on the deck and took leisurely walks around the area. View was beautiful and was in close proximity to nearby town for shopping. The owners were extremely pleasant and helpful with information on surrounding areas. Will definitely visit again and often.

Beautiful and spacious!
We absolutely loved our stay at this charming and spacious house! The house sits right on gorgeous Lake Hortonia and there is a rowboat that you can use for boating and fishing. It is a lovely place to stay to get the authentic Vermont experience. The lake is a bass fisherman's paradise and we had fun driving around exploring the cute little Vermont towns. There is even a country ice cream shop and tackle store directly across the road. The house has really nice architectural elements like exposed beams, a wood burning stove, high ceilings, hardwood floors, built in bookcases, a tin tile ceiling in the main living room, a bright and pretty sun room, a big deck, and a fully stocked, upscale, modern kitchen with high end appliances. The couches and mattresses were really comfy. It is a scenic, peaceful, comfortable, and clean place. Would love to stay again!

Breathtaking Vermont Vacation Rental!
My husband and I had a wonderful stay. It was our first time visiting Vermont, and we had a great time. The local, farm-to-table, organic environment is something we loved about the state. This house exceeded our expectations. The lake was gorgeous and we used the fire pit every evening. The sunroom and upstairs loft were two of our favorite spaces and the downstairs bed we slept on was quite comfortable. I spent time crocheting and reading while my husband fished; he said the fishing was great. The gourmet kitchen was a real treat. It had everything we needed to cook and have some relaxing dinners. We saw fish, turtles, deer, and a variety of birds on the property. Having a washer and dryer there was an added convenience for us. The fall landscape and scenery was breathtaking. We can't wait to re-visit this Summer to experience yet another beautiful season in this magnificent home. Mary and Cody were both professional and kind. The info binder was super helpful too. We enjoyed the restaurant recommendations we tried. A great vacation home at a great price to boot! Thank you again!

Great Vacation Rental!!!
We had a wonderful family stay at this beautiful and well maintained farm house. Great location in a beautiful spot with views of Lake Hortonia from nearly every window. LOVED the sunroom for morning coffee and beautiful, relaxing views of the lake.
The updated kitchen was great and the rest of the home was very spacious, clean, and nicely appointed. There was so much room inside this lovely farm house with a nice deck by the house and relaxing space down by the water. Great fire pit near the water for roasting marsh mellows too!
The owners answered all of our questions quickly and had some great recommendations for places to eat and visit.
We highly recommended this home and we plan to be back this summer!!!
