About this bed and breakfast
Our Guesthouse features a fully equipped kitchen and spacious living and dining area. It sits on a 7 acre estate, overlooking a private courtyard and the Briarbrook Golf Course. Guest privileges include use of club tennis courts, club swimming pool (May-Aug), driving range, and championship golf course.
The Guesthouse is located 10 minutes from downtown Joplin and only 5 minutes from the Joplin Regional Airport. It's ideal for couples, solo adventurers, business travelers, and families.
The space
Our 7 acre estate is surrounded on three sides by the Briarbrook Golf Course. You are welcome to park in our circle drive, have exclusive use of the entry covered loggia with outdoor seating, a gas grill, and a beautiful, private courtyard featuring lush landscaping and a large fountain. The East side lawn is also included for use.

- Tennis courts
- Club swimming pool (from Memorial Day to Labor Day), $2 per guest fee applies

Served a purpose.
For what was offered the place was over priced. Inadequate/mismatched cooking utensils. No garbage disposal. No CATV everything was internet so because host and family speed was slow. Tobias was slow to answer questions. The family cat was friendlier than the host. At the end we asked to stay another 30 days but that was not possible. Looking back I’m glad we left! All in all. Our experience was just ok!

Disappointed
Grass overgrown, house needed cleaning (cobwebs, dirty curtains, dirty/used comforter on bed). Bathtub was so stopped up you had to wait at least 30 minutes to drain before a 2nd person could shower (owner claimed they didn't know & didn't offer to clear the drain). TV isn't connected to cable or any other source for TV. Overall not a good experience.

Even though we couldn’t get the heat to work (maybe it was off since the main house was empty?) we loved it there. Very cute house on beautiful property. We will book again if ever in the area.

Perfect stay
We only overnighted there while driving cross country with our dog so we didn’t get to enjoy the beautiful property as much as we would have liked. But place was great and met our needs. Plenty of grass for our dog. And bed was very comfortable. We got much needed rest from our drive. Thanks

Cat was nice. Hosts, a little shy.
The locale, perfect. The bed, fabulous! The pillows, even better. The microwave, blew up. The host quickly replaced it with a brand new one. We got all the smoke out without smelling up our clothes. Wonderful walking trails on the adjacent golf course, accompanied by "Mr. Bells" the resident cat. Never found out his real name. The whole guest house was spotless, and the washer dryer combo very handy. We certainly had our privacy. The seating area could use a new, more comfortable sofa. Spoiled by the bed, I guess. We didn't use the sofa's foldout bed. WiFi was iffy with our Verizon phones and our laptop.
Would we recommend it? Oh, yes. The quality and the beautiful setting far, far outway the quirkiness of our stay. We'll be back!

Honest pros and cons
I will start with the pros of the property. It is simply one of the most stunning properties I've ever stayed in. The entire property reminds me of being in a Tuscan villa with fountains and porticoes everywhere. The decor of the guesthouse was modern and chic, and with the one exception I will mention, the place was very clean.
However, there were a few big cons that caused me to give it 3 stars. The first is what I considered to be less than stellar communication from the host. I PMd the day before, stating that I did not have the address of the property. The host replied that VRBO should have sent it to me--instead of just giving it to me. I could not find an email where VRBO sent me the address, so I had to ask for it again from the host. I felt this was unnecessary communication to have to ask a second time.
Second, the network connectivity inside the stone guesthouse is horrible. I could not get my phone to dial out! I have T-Mobile as my network and it works everywhere! I could not even call to the host in the house next door to tell them there was a problem. I had to walk next door, where I met the host outside to tell him the problem. At that point, my phone allowed me to make calls. While discussing this problem, the host first suggested it was my phone carrier's issue. I let him know I was skeptical. He then said it was probably all the stonework in the house.
Later, I had a ton of work to do on my computer, and could not get internet connection in the house, not using their connection, and not using my hotspot. So I literally had to sit in my car, for 2 hours, using my mobile hotspot, with my car running to keep my phone charged, just so I could have internet. This was a very, very frustrating situation.
Finally, the lamp in the bedroom had cobwebs (which I dusted away) and dust on the lamp (which I left for them to see). I think that if you are renting a small 3-room place, and charging a decent fee to clean it, all of it should be clean.
Overall, this is a beautiful place. But if you can't any work done in it, or even make a phone call, I think that's a huge issue.

Private, charming little villa surrounded by lush green golf course.
This little villa is nestled next to a large estate quietly tucked away from the city on a gorgeous gold course. The property was nice but not as grand or well kept as one would expect considering the adjacent estate. The villa was nice and quiet for our secluded gettaway. We were a little disappointed that the lack of curtains on the fixed windows didn't allow us to sleep in and the small couch was not comfortable for snuggling.

IMPRESSIVE!
This guest house is exactly as pictured and is beautiful. It is like new inside and out. The grounds are expansive, there's even a gas grill that I used instead of going out to dinner. The kitchen had everything we needed to prepare a meal. I would definitely stay here again and have already recommended it to several friends.

Clean, cute, and quiet!
Very cute little place and neat as a pin. I came to the area for a credentialing test at the local hospital. Got a great nights sleep and we had everything we needed. Will stay again if ever in the area. Keurig was a great touch. Just like home.
