About this house rental
o LOCATION. Located on Hat (Gedney) Island, a private island community 5 miles offshore from Everett, which is 35 minutes North of Seattle
o ARCHITECTURAL GEM. This no-bank waterfront beach house has breathtaking 180' views of Whidbey Island, Camano Island, Puget Sound and Olympic mountains with a private marina, rated nine-hole golf course, and a tennis court. Private boat access and a lack of commercial activity on the island make for a luxurious and peaceful get-away from the hustle and bustle, and a unique adventure for viewing eagles, crabs, whales, herons, and seals.
o TRANSPORTATION. Included in your stay, we provide an on-island host to meet you at the Hat Island marina and help get you and your supplies to and from the house and introduce you to the house systems and island ways.
o This beach house has two wings connected by a huge Iron Wood (Ipe) deck with outdoor lounging and outdoor eating areas. The two-story bedroom wing has four ocean-view bedrooms, two with private balconies. The glass enclosed kitchen/dining/living area has large sliding doors, providing great views whether open or closed.
o AMENITIES. The house is fully equipped for your comfort and convenience. Amenities include a wood-burning stove/fireplace, fast Wi-fi, stereo with CD player and Aux. cable, TV with DVD player and loads of DVD's, games, puzzles, big kid and little kid toys and books.
o KITCHEN. Fully appointed gourmet kitchen of bamboo cabinetry and granite counter tops with sink looking out over the ocean.
o LAUNDRY. Laundry facilities on main level. Duvet covered down comforters for all seasons and top quality mattresses.
o WIFI. Good cell coverage. Fast wifi.
o Enjoy kayaking, walking, swimming, paddle boarding, crabbing (in season), clamming, scuba diving, golfing, beach combing, small boating, paddle boarding, (signed Boat Waiver required) and berry picking, bread-making, or just relaxing with a good book and enjoying the eagles and sunsets.
o Minimum rental June 15 to September 15 is 3 nights; remainder of the year is 2-night minimum. No rentals Dec-Feb as property is winterized.

This beach house has absolutely gorgeous setting, but the pretty views weren’t enough to warrant a positive review.
• House has a bat infestation. We observed bats going in and out of a wall gap and there was a pile of bat feces next to a bedroom door. When we questioned this, we were told that the owners like bats and we could use a broom to sweep the feces away if it bothered us.
• In addition to being gross and potentially carrying rabies, the bats prevented us from using the firepit or opening the windows in the evenings (no window screens – upstairs was especially hot and stuffy).
• Property has two owners that provided contradicting information before versus during our stay that had a negative impact on our trip.
• The cleaning fee seems excessive based on the cleanliness of the house and amount of work required at departure. Sheets and towels were clean, but comforters were stained and appeared to have not been laundered in some time. Also, the bat guano.

We loved the property. It has direct beach access with a perfect view of the water. Note, since the property is in a private community there's no garbage service so you must take your garbage bags with you and dispose of them at the Everett marina. There is recycling on the island.

Hat Island is indeed a special place and this modern house is luxurious, especially the portion of the house that is the great room. My kids loved all the games and legos. The walks on the private beach were serene. Plenty of drift wood to build a fort with your children. We had brunch and dinner on the deck everyday with a breathtaking view of the water and Whidbey Island. We actually witnessed a bald eagle dive down and catch fish. No killer whale sightings, but we were told they passed by.
A few minor issues that did not detract too much were small spartan bathrooms with old/loose fixtures in the bedroom portion of the house, and loose fixture in the kitchen prep sink and low water pressure in the main kitchen sink. Freezer drawer and oven door needs some fine tuning too.
Overall, we had a great time and made memories. Thank you for sharing your house with our family.

I'll keep this review constructive. This house offers stellar views, easy access to the beach, a unique "off the grid" experience, and the availability of kids' toys, books, puzzles, etc. along with DVDs and music for all to enjoy. While we enjoyed these amenities and the tranquility the house has to offer, there were a number of factors that detracted from our stay. First, the cleanliness of the house was lacking upon our arrival - kitchen cabinets had baskets which were dirty, we found a stinky bucket underneath the sink which had crab remnants (and accompanying flies), and cobwebs were prominent - particularly along the ceilings and down the walls of most bedrooms. Further, for a luxury house (as posted), I would not expect that shower curtains would be dirty/moldy nor outside windows so dusty and strewn with cobwebs. Compounding our disappointment, the property owner expressed surprise at hearing about cobwebs - even after receiving evidence of such via pictures - noting that his co-owner had been there a few weeks prior and had a high standard for cleanliness (cobwebs can easily creep up in a week - especially in the summer). A "sorry" and communication with the island host about the issue was the follow-up, which did not help us out in any meaningful way; we were left to clean out the cobwebs and kitchen cabinet baskets. Second, the cleaning check-list should be transparent in the VRBO house posting for potential renters to view. This checklist included a request that all bedding and towels be washed and folded and all dishes put away. With a typical 10:00am checkout (we were thankful to get an extension to 12:00pm) and use of all 4 bedrooms, washing and drying all of the bedding alone requires at least 6 hours (for example, I started at 6am and did not get through all the loads of laundry by 11:30am); we felt this request unreasonable - particularly considering that we are charged not an insignificant amount for cleaning. As a renter during COVID times, we also did not feel comfortable trusting that a previous renter properly washed the bedding, which did not require washing the duvet. Knowing this after the fact, our party felt uncomfortable having slept with duvets that were not washed between stays. Maybe adding fuel to the fire with respect to these unreasonable cleaning requests was the lacking cleanliness upon our arrival.

This house turned into one of the most memorable vacations for my family from Portland, Oregon. It took a bit of extra planning and preparation than the usual vacation home, but this is not the usual vacation home. The owners put a lot of thought into the design and layout. As a result the views of the sound are amazing. We never even rolled out the TV which was stashed away somewhere on the property. I never even saw it. There are some aspects of the house that are fragile and I recommend being extremely careful with the doors. Nonetheless it is a perfect getaway. I would recommend you stay at least a week. It doesn't make sense to stay any time less than that. As for logistics it was a bit daunting to plan a whole week on an island where there are no services, and I'd be happy to be a reference for anyone trying to plan a trip. It's not as hard as it sounds.

Fantastic vacation with friends and family. 2 couples, 5 kids between 3 and 9. High-end, lovely modern home right on the beach with all the amenities you could want. Bedroom area is separate from the living area, which is great because the kids could play in the big bunk room (or the beach) while the adults were in the gorgeous living area. 5 stars, high recommend, will be back!

The house looked absolutely stunning in the post.. however when we got there, it was a bit underwhelming. There were sheets all over the furniture that we had to remove ourselves, the windows were very dirty, the outdoor patio furniture was covered, and there was a lot of dust in the main areas. The check-in and check-out process was very complicated. We had to take 2 trips on a private boat (due to COVID), drive a 1900's suburban (with over 700,000 miles) over to the house. Upon departure, the checkout list was very extensive and would charge for EVERYTHING. This list included.. washing all of the used bedding and making the beds with new bedding, loading AND unloading the dishwasher, taking all of the trash back home, cover all of the furniture with sheets, and covering all of the deck furniture. What is the $200+ cleaning fee used for?? Not very sure. Overall, it was an interesting experience and the location was beautiful, but the check-in and check-out process was very difficult and that would not make me want to rent this place again.

This was our second visit to hat island and stay at this property. The location, design and floor plan of this house make it the perfect place for a unique experience in the Pacific Northwest. The house comes with a quirky Suburban that you can use to get from the marina to the property. The island is boat in and boat out when the local run ferry is not accepting guests (find a friend). You’re greeted by a host who will help you get to where you need to be and acclimated with the home. The house itself is designed so thoughtfully, from two separate buildings for “living” and sleeping for those keeping different hours, with (3) regular bedrooms and a bunkhouse that sleeps (6) for a total of (10). The living room has 360 windows designed so you are immersed in the puget sound for optimal whale and sea creature observation. The kitchen is stocked with most appliances and tools you will need so you only have to worry about bringing food and a good time. If you’re interested in crab pots, they have all the supplies as well as water crafts if the weather is right and you are adventurous (waiver on file required - I have not tried this yet but intend to one day). There is even a compost pile to help limit the trash you need to bring back on boat. The floors in the bathrooms are heated, and they have an amazing CD collection which adds an extra level of charm to what is already an incredible place. During low tide you can walk all the way around the entire island which is not the easiest walk but is an amazing adventure. We saw a gray whale right off the beach, sand shrimp, seals and a bald eagle. It seems almost unbelievable that a place like this can exist so close to the city but that you can come visit it for a weekend. Highly recommend!
