This Fabulous home is located right on the Guadalupe River! Many spacious decks allow for the best of outdoor living. This home offers a horseshoe pit, hammock overlooking the River and many decks. The outdoor BBQ area is spacious and very unique. The upstairs deck has a full size table for enjoying the beautiful views as well as patio furniture for those beautiful Texas nights! The open living room / kitchen area has been remodeled for total enjoyment. The dining room table accommodates 8 people and there are also 6 bar stools around the kitchen island. The master bedroom has a King size bed with a private bathroom. The second bedroom has a King size bed and is conveniently located next to the guest bathroom. The downstairs living room has a table with seating for 6. There are two downstairs bedrooms; one with 2 Queen size beds and 4th bedroom has 2 Twin over twin size bunkbeds. There is a large full bathroom downstairs as well. High quality linens are provided for beds and bathrooms.
There are also 7 kayaks. Brand new A/C units so you won't get too hot during the Texas summer! Come and relax at this secluded riverfront home! The closest tubing outfitter is Little Ponderosa Outfitters which is just .7 miles away from the home. Interested in fishing? This is the perfect place for you! This home sits near the end of a dead end road. It has plenty of space for several guests to stay. Large rooms. Great hang out spaces upstairs and down. Make sure you bring ice chests to keep things cold. There's only one refriderator and that was not nearly enough space for 11 guests to keep snacks and food that would be cooked all week. Overall it was a great stay and I would go back again!

Our weekend stay at Leaning Oak for my husband's birthday was perfect for our extended family of 11! The house was as described & the location was great on the river. We enjoyed the covered patio areas and spent most of our evenings there. The kayaks were an added bonus. We would visit again!

Everything was just as described in the listing, the back door had specific locking instructions which we weren't given so we had to leave it unlocked any time we left the property. The place was very clean and had all the kitchen items you could need.A little pricey but location was excellent and the water is cold!

Our first Family vacation with our kids, their spouse and 5 grown grandkids was the best ever. The property was outstanding, very private and had all the amenities you could ever want. It felt like home. Everyone enjoyed all it had to offer. Our own dock, kayaks, great outside area for games and the games were here. Great living areas, outside patios, free Wi-Fi, every dish and utensil you could want. Beautiful lake views. It accommodated all three families. All want to come back again.

We thoroughly enjoyed our stay this house! It was spacious, clean, and had a great location. They had great little rapids very close so our toddler was able to enjoy floating down them with daddy. We would stay here again.

This beautiful property was exactly what my husband and I needed for our family vacation. The house is beautiful and comfortable with plenty of room for dinners filled with laughter and games filled with hollering. We were 3 adult couples (our daughters and their spouses) and 1 teenage boy. There was enough space for all members of our party to “stretch out” if we’d had a little too much “together” time. The only drawback I could mention was that it took the AC a little while to cool the house. Which is understandable in August.
The best part of this beautiful home is the outside space. The time and expense it must have taken to construct such epic deck space along with the dock we’re well worth it! This home is a jewel with deep river waters that meant we could play and float in the backyard despite record low river conditions. Another wonderful feature is the home’s location. We were concerned about crowds and river noise being right on the river but the home’s location was so peaceful with just a hint of party to keep us lively. I highly recommend this property!

We had a great time in this house. It is right on the river with easy access. There were 4 kayaks but one had a leak which made it challenging on the water! The kitchen was very well equipped with almost any utensil or small appliance you could need. The bedroom furniture and bedding was dated but clean. There were lots of seating areas indoor and out. The only downsides were the air conditioning just couldn’t keep up with the heat while we were there. The management did send out two different repairmen but it didn’t really help. It was very warm in the upstairs living area —glad we brought a box fan! That is the other downside—the primary living space was upstairs, so everything had to be carried up a flight of stairs to put in the refrigerator, etc. But overall we would recommend and come back!

We stayed for 3 nights and 4 days and had just the best time! The different levels of patio decks were so picturesque and enjoyable. The huge shade trees and covered bottom deck made sitting out and watching the family and tubers float by so pleasurable!We did purchase a leaf blower to clean off all the decks and railings or you would be tracking a lot in the house. Loads of chairs and tables outside also. Speakers up on the highest deck level and down by the river were fun to have. We had planned to go tubing but never had to leave the house. We floated and kayaked up and down our section of the river.
The kitchen was very well stocked with lots of cooking utensils and gadgets and pans! Open concept to the living room with plenty of island and table seating. Lots counter space for multiple cooks! The upstairs bedrooms were nicely comfy and decorated. The downstairs needs just a little bit of updating.

Great Vacation
The listing was very accurate. Two families with 5 kids total, traveled from Missouri to stay at this property. Kids loved the house being right on the river. They used the kayaks every day and fished from the dock. Nice thing is that due to all the outdoor space, kids would hang in one area, and adults could relax and enjoy themselves in another. Only negative remark would be distance from New Braunfels itself. Takes 30 mins to drive to town, but other than that no issues what so ever. We would stay at this location again.

Our crew had 10 adults and we all had a blast staying at this river house. Less than a mile from a tube rental and river put in spot, 12 minutes from the Amphitheater and literally right on the water!!! We enjoyed both decks, the kayaks and there was plenty of yard space for kornhole. Would definitely recommend this house!

Kitchen was fully equipped with anything you needed for preparing meals for the family and the outsides grills worked out great for the guys grilling. Bedrooms , bathrooms and 2 living areas were spacious and allowed all plenty of room and privacy.
But the best part were the outside decks, the nice big yard and the river docks!!!
We spent most of our weekend perched outside enjoying the cool river breeze and the awesome views.

There was a total of 12 of us and we absolutely loved the house, the area, the river access. The only complaint my friends had was that the lower bedrooms need to update their mattresses as they are springy and hard and not very comfortable. The location is top-notch and the house is absolutely breathtaking and beautiful. We will be back 100%

We had a great time playing golf in San Marcos and floating the river. House is large and plenty of room upstairs, downstairs and on either porch. We anchored in the water 2 days and floated and people watched. I highly recommend this place and we will be coming back!!

The home is perfectly designed to accommodate large families. We spent 4 days over the Thanksgiving holiday with our 3 grown kids and their families very comfortably. The home is very well equipped to include cookware and bakeware as well as 2 play pens which came in handy with 2 toddlers. The 2 level home and the 2 outdoor patios were amazing especially to enjoy morning coffee and evening adult beverages. I am so glad that we did bring a box of black trash bags which we definitely used as well as extra tp and paper towels, could’ve use more of the dishwashing tablets, only a few provided. The home is equipped with an outdoor stereo system which was thoroughly enjoyed the 1st night but then was not operative remainder of our stay. The yard was amazing and the kids loved being outdoors. Would highly recommend and we will definitely use again.
