About this cabin rental
The Reserve on South Holston River is a two story 4 bedroom 2 1/2 bath country home which sleeps 8 to 10 people. The home is located on the world famous tailwaters of the South Holston River down stream of South Holston Lake with over 1 mile of privately owned river frontage. One half mile of the frontage is perfectly groomed for your easy access and provides plenty of spots available for launching your boat, relaxing on the river bank or wading the waters.
A walking path is provided for accessing the river right from the back yard, as well as a private access which allows you to pull your vehicle right down to the river.
The Reserve is a pet friendly home but we ask you contact us for preapproval for any pet stay. We must have full information on pets before being approved for a pet stay. Feel free to contact us with any questions on a pet stay.
The home contains lots of county and rustic charm while providing you with the modern conveniences you love. The first floor contains Glenn and Grace's Master suite with king size bed and master bath. The master bath contains a stand up shower and garden tub. There is a cozy living room with 50 inch TV and 1/2 bath.
Emily and Mary Alice's kitchen includes all new stainless appliances and contains everything you need to prepare meals. The kitchen contains a breakfast nook which overlooks the river where you can enjoy your morning coffee and the incredible views.
A formal dining room provides plenty of space for the whole group to enjoy meals together.
The second floor has three bedrooms and a full bath.
Ruth's Room contains two twin beds.
Claude's corner contains two twin beds.
Don's Den has a queen size bed.
The upstairs bath contains a tub/shower combination.
There is an upstairs bonus room which has a 55 inch TV and the most amazing views of the River and Holston Mountain.
The large covered back deck overlooks the River and contains a gas grill.
All linens, pillows and basic comforts of paper towels and one roll of toilet paper in each bath are provided with your rental.
This property is a unique opportunity to get away for the weekend or a week long vacation and enjoy nature at is finest.
We offer guided fishing services by private contractors at an additional charge.

Although you can enjoy the ultimate in privacy and relaxation, you are just a short 10 minute drive to the Bristol Motor Speedway. 15 minutes from the historic downtown Bristol which proudly houses the Birthplace of Country Music museum as well as host the Rhythm and Roots Reunion Music Festival held in September every year. The Cherokee National Forest is within 5 miles of the property.
Bristol has just opened a large shopping center known as the Pinnacle which contains Bass Pro Shop as well as lots of other stores for a day of shopping and dining.
You will find so much in our area that makes us unique and an amazing place to visit, vacation and just relax.

We were three couples with kids in the area for a baseball tournament and the property was perfect for our needs! The boys loved fishing in the river on their downtime and we all enjoyed hanging out by the fire pit at night and cornhole tournaments (we brought our own boards with us). The hosts are amazing, quick to respond, house is well stocked with all the essentials, and allows for you to have a stay you will enjoy. Groceries are only about 15 minutes away, so close enough for us to plan accordingly. After long, hot days on ball fields, this was perfect to unwind and relax, cook our own meals, and have some fun as families… things you cannot replicate in a hotel. We will be back.

We had to unfortunately cut our vacation short but after discussing with the host they truly understood the situation and have worked with me. Such an amazing and wonderfully host. I would definitely come back here. Amazing river right behind the house

The house was as advertised - clean and well-stocked. The check-in & communication with Betty was easy & quick. What made the trip for us was the incredible view out of the back of the house!
Note that there are a few rental cabins in very close proximity to the house, which are not shown in pictures or otherwise referenced.

Had a wonderful time at this property. Views are exceptional. Watched Bald Eagles and osprey from the porch. Great stretch of water for wade fishing, with easy access. Very clean and well appointed. Will book again.

Our three night stay was absolutely perfect. The house was clean, well appointed, and Betty provided great support! My family and I had such a wonderful time walking around the property and fishing the river. Thank you Betty for for being a fantastic host!

This lovely home was cleaner than any place I have ever stayed- absolutely spotless. The property is dreamy, the views and access to the river made a it so special. The grounds are very well maintained too. The fishing was hit too.
One of our group did a load of wash forgetting he had cash in his pocket. We left before he remembered. The host checked for us and found the cash and immediately made plans to return it. SO NICE!!!

The house is amazing!! The appliances are state-of-the-art. The beds are super comfy. The common areas are perfect. The porches, both front and back have astounding views. The country air!! The river!! I will definitely come back. My family loved this place. Very very clean, very comfy, very chic, very chill. The grill is a delux gas Weber! We had the best time.

The house was perfect for our mini family reunion and NASCAR race. House was very clean, well supplied and the views are wonderful. Very peaceful. We will have to go back in warmer weather to be able to enjoy the porches and river. Highly recommend.

Traveling from NY in December is hard to plan ahead. Without even asking for a travel forgiveness, Betty offered it up in the very beginning. I stayed 9 days and really could have stayed longer. The house is just beautiful and fit our needs perfectly. The scenery is outstanding especially in the morning frost. Unbeatable !! My purpose for travel was to consider the area for relocation. Tennessee was top pick. I will be back to look more, and this is where I'm staying when I do. Without the outstanding service, the house could be a castle and the stay not good. You need both and you'll have it here !! Thank you so much, Betty and Dan. I feel like I made my first friends for my new home :)

Virginia Hollow, being invited to perform at the Festival, decided to make a full weekend of it. Two of our trio, plus our sound man and band manager, and two friends, stayed at the house. This property was a stunner, both inside and out. And after a noisy, crowded day at the Festival, to come home to the peace, the bird song, the flowing clear river and surrounding green hills; and then inside, the welcoming decor presenting everything you could possible need...well, it was a perfect haven for us. I cannot thank the owners enough as they were so responsive to every contact.

Luxury with Trout
This was our second stay and it was as good as the first as it couldn't possibly get any better. The location on the South Holston River (with plenty of access for wade fishing) and its location make it perfect for anyone who is there to fish the South Holston and Wautoga Rivers.

This house was amazing! It worked so well for our family (6 adults, 4 kids). Very clean and decorated with the cutest country charm. The views were stunning! Betty was amazing to work with. Definitely hope to visit again.

Beautiful, serene retreat
Beautiful location out in the country overlooking a quiet stream. Views were as amazing as described. Updated farm house was immaculately maintained and very clean. The short hike down the hill to the stream was our favorite ending to each day. The sunsets were beautiful and great to watch from the back porch. The kitchen was stocked with lots of cookware, spices and other essentials. I look forward to coming back again soon. Loved this property!

This house was very clean and well maintained. The scenery was fantastic. It does say in the listing they have a fireplace but they have a fire pit outside and no fireplace inside. We loved having Christmas there and had the ability to pick up my 94 year old mother from assisted living in Kingsport. The host was very attentive and easy to contact.

This house is an exceptional find, beautiful, exceptionally clean and offers an amazing view for those who enjoy the outdoors. The house was far better than expected and was a 5 star location in every way. We hope to stay here again down the road.

Relaxing retreat
Our stay was wonderful and the house had everything you needed to truly enjoy your time there. The kitchen was fully stocked and extremely convenient so that you aren’t running to the store for one tablespoon of oil or some seasoning. Everything was easy to access and the back deck let you really enjoy the views of the river and surrounding area. Would def be back.

Fabulous stay
We spent a glorious week at this lovely riverfront home in Bristol. As a frequent VRBO renter, I am pretty picky about the homes I choose and this one exceeded my expectations. I was pretty confident from all the great reviews that this would be at the top of it's game,. It's in a wonderful location that is so quiet and peaceful. The home's interior is thoughtfully and tastefully decorated. The kitchen has plenty of supplies for ANY dinner plans and we cooked a lot, during our stay. The walk to the South Holston is a bit of a challenge for those with mobility issues, as the slope is a bit steep but we found a work around with an access road. The view from the breakfast table adjoining the kitchen and from the patio was addictive. We never did get around to eating in the formal dining room with the view beckoning from the breakfast table. The home is beyond clean, it is spotless. It's the first time in 15 years I haven't had to touch up ANYTHING. Even the grill was spotless, gassed up and ready to go. The beds were quite comfortable with quality linens.
We enjoyed fishing the river, though we had little luck at the house. We did fish with the South Holston River Company and our guides Chris Hopson and Shane Griffith put us on ON THE FISH. They are both very fine guides and great company with lots of energy and tips on the area. They turned us onto a fabulous BBQ joint called Ridgewood and my tastebuds still sing from their smoked offerings. Their darn beans are addictive. The town of Bristol is charming and the Birthplace of Country Music Museum is a must see. Both the Blackbird Bakery and the Burger Bar in Bristol were excellent. There is a large and well stocked Walmart within 10 minutes of the house with good quality produce along with a very large grocery and household goods selection. Would I stay again? You betcha!!!! When we return to Bristol this will be our home for another week of heaven on earth.

Perfect family getaway
The house and location are amazing! The views from the front porch and back deck are absolutely stunning. We could not have picked a more perfect place to celebrate my mom’s 70th birthday. Our stay was so relaxing, and we made lots of special memories. In addition to all of that, Betty was such a gracious and helpful host!

fabulous spot and fabulous house
We can't say enough great things about this property along with Dan and Betty. We have stayed in many rent by owner homes over the years and this by far was the cleanest, well kept and one of the nicest! Very well appointed home in a gorgeous location overlooking the South Holston River. Very relaxing and quiet. Yet lots to do, not far away. (Really recommend the VA Creeper Bike trail!) Good kayaking on the river. We were even able to convince the trout to take our lines! The fellow at So. Bristol Fly shop was super nice and knowledgable. All folks we ran into during our visit could not have been nicer... but especially Dan and Betty. They came to our rescue the final day when we were about to head out and had car trouble. They were incredible hosts, all the way around! Highly recommend this property!
