About this cottage rental
House is walking distance to pristine unspoiled private beach. Total privacy as the house is situated on a large lot at the end of a dead end street. Visitors can walk to vibrant downtown business district with tons of shops and restaurants. Beautiful, bright and sunny three bedrooms (two bedrooms have walkout decks), two bath beach house. Brand new kitchen/bathrooms and spacious living area. Expansive decks wrapping around the house overlooking wide open spaces for children to play.

This place was awesome. 5-10 min walk to the private beach. Our kids ride their bikes to the beach and had a wonderful time. We used the kitchen a lot to cook meals and it was great. The host was prompt in her responses and helped us with whatever we needed. highly recommend and we will hopefully be staying here again next summer!

We spent a great week at the house. The host was wonderful and provided everything we needed. There were plenty of games for children, beach chairs and bikes. We would love to come back.

Kay’s lovely home was everything we needed plus more for our long stay. The house was beautiful and tucked away on a dead end street and is a 10 minute walk to the beach. She was very easy to get in contact with which made the stay even more enjoyable. The private beach access was amazing!

My friends and I had the most awesome month staying at 137 Adams and Kay was an incredible host. The pictures don’t really do it justice and there is more space than you would think. The house was ready to live in and had so many necessities like cleaning supplies, beach gear, linens, towels, pantry items, etc. that we were totally over-prepared for our stay and grateful that we could immediately start our getaway! Having the accessibility to the beach literally down the street was such a luxury that we all took advantage of literally everyday with morning walks, midday breaks from work, and fun, marathon-long weekend beach days! The house is clean and comfortable and was perfect for four working women who needed a change of scenery from our apartments in the city. Kay was gracious and kind and while we were there, we had not one, but two hurricanes - she’s continued to check in on us to make sure we were safe and had everything we needed. We all had such a great time and made so many memories here (it felt like our home too by the end of the summer) and would totally return next summer!

I stayed in the house with my wife and son for two weeks. Overall we had a great vacation but without some work to the house, I would look elsewhere for next summer in Montauk.
While the location is good, the house still needs a lot of work for it be worth going back too. If you are a group of friends versus a family, it is probably more manageable especially if the duration of stay is only a long weekend and you really won't be spending any time at the house however we were here for two weeks.
Pros:
-House is in a great neighborhood in Montauk and is a five minute walk to the beach
-Private beach parking pass which is essential with little kids
-Good wrap around deck for outdoor dining (although you do hear Montauk highway)
-Lots of yard space for our son to walk around
-Owner is very responsive and had a cleaning crew come back when we asked
Cons:
-The bedrooms were in really rough shape and quite frankly the worst part of the house. The upstairs hasn't been renovated so the appearance was already in rough shape. Even without a renovation, it would be a lot better if there were good beds (one bed was broken/squeaking), working blinds in the rooms (we had to use portable shades), and usable dressers (one bedroom didn't have a dresser.) Also one of bedroom doors doesn't shut so someone doesn't get privacy.
-The outdoor shower is just a shower head with no walls so it is not a true outdoor shower.
-The house needed a little TLC, one of the kitchen cabinets was hanging, there were no screens on some windows so you couldn't open them at night etc..
-The living room and kitchen are actually in decent shape for lounging around but the furniture could really use some updating so it doesnt skeeve people out
All in all, if they put some work into the house, even just better furniture and beds, it would be significantly better. Without, the location isn't good enough to bypass the downside to come back again.

With the exception of the weather, we had a great week in Montauk! We arrived just before Tropical Storm Elsa, Kay check in with us during the storm. We had plenty of room both inside and out for 4 adults and a 9 and 7 year old. The kids loved the use of the body surfing boards! Thanks for a great week!

The house was as advertised with amenities listed. The house is located in a secluded area at the end of a dead end, so it was very quiet. The owner was responsive to my questions, and took care of ensuring we had a good week. The private beach is clean and quiet. My family enjoyed our time there.

The house is very charming and on a nice, quiet block. The newly renovated bathrooms and kitchen were beautiful and the outdoor space is perfect for entertaining! Overall we had a great week and a very pleasant stay! Some feedback for others - there is little dresser space in the bedrooms. Only one room has a dresser and the other two have closets. Also there are no garbage cans in the upstairs bedrooms or bathroom. We reused our grocery store paper bags which worked well!

Stayed recently with two children and another couple. House was great, very clean and owner is extremely accommodating.
Only point I would make to people traveling with kids, is double bedroom is tight, and tough to set up for a toddler to sleep in (daughter is used to sleeping in twin bed, but has rail). Not much space to place any barrier against bed - or to sleep two people in general. Beds are practically adjacent to each other.
Location is great, very close to town, but very quiet.
Things to make sure you bring: laundry detergent, liquid soap for kitchen sink, garbage bags, toilet paper!

Loved the house and the location. Everything was as advertised, clean and comfortable. Close enough to walk to private beach and there were beach chairs in the garage for us. Had a great time and would definitely recommend and would go back in a second! Thanks for everything.
