About this villa rental
** watch the video and the resorts featured villa is OUR VILLA :) - the one you will be staying in!
This gorgeous villa is divinely located beach front in one of the most beautiful resorts in Puerto Peñasco (Rocky Point). The resort has been recently renovated with a new infinity pool pacing the endless ocean. Our villa is conveniently located a few steps away from the pool area where you can relax and have a couple drinks in the pool bar or got to the jacuzzi. The resort also has a great pool area for children to play all day in. Most impressive is the fact that you will be literally one step away from the ocean and its glistening sands.
Our villa has everything you need to make your vacation unforgettable. You will be able to witness some of the most incredible sunsets right in front of your patio or rooftop deck.
If that is not enough you are just a few minutes away from everything the town has to offer: other beaches, four wheeling in the dunes, bars, top rated restaurants, shopping and so much more.
Come and experience Puerto Peñasco beach front!
***The Villa is inside a beautifully renovated resort with many amenities to make your stay more comfortable. Therefore the resort has extra fees that I have listed below. These fees and taxes will be charged at time of check in.
Resort fee: $38 per day
Administrative fee: $10 per day
Mexico tax 11.8% ( local tax 3.8%- Mexico IVA 8%)

We paid 4500 for four nights after fees. For this price, you do have an expectation of certain amenities.
The selling point of the property is that you are legitimately right on the beach. As a result, we wanted to spend all of our time on the porch and the upstairs balcony roof. The view is incredible, but the outdoor furniture is so broken and decrepit— it’s hard to put into words. Each cushion was lumpy, and many cushions were missing. The chairs were falling apart, crooked, unstable, or broken entirely. We went down with four adults, though the house would sleep many more. There is not even four outdoor chairs to sit in that function. It was literally more comfortable to sit on the ground. Our neighbors felt so sorry for us that they let us borrow their chairs by the last night.
Additionally, the posting advertises that there are 2 king beds. As we came down with another couple and no kids, this is why we picked this property. There is only one king bed. The second bedroom has a queen. The third bedroom has bunk beds.
Further, one of my favorite ways to spend a beach vacay is slowly drinking coffee with a view. On the first morning, we attempted to make coffee with their coffee pot, and I was electrocuted and the coffee pot never worked after the electrocution.
The toilets clogged easily and had broken plungers. The showers did not drain and I would be left standing in 5 inches of water by the end of my shower. When the property manager was alerted to this, the plumbers did come right away, but they were still slow.
The outdoor tiles were very broken and jagged- very easy to hurt yourself on. The tvs were so small, with infinite dangiling cords, so we did not even attempt to turn on one. There is a cornhole set in the garage but no beanbags to play with.
Again, we had a great time, and there were plenty of good things, but these are pretty major downgrades for a place that is $1100/night.

Property was easy to find comma locations, great, right in front of the beach. It was nice at the pool was warm. All in all a good place to stay for a long weekend for us.

Only problem was getting the wrist bands. Hard for 77 yr old people to use steep stairs with no hand rails. Wish the bands worked at pool. Anyway loved your villa and use of garage. Definitely will stay with you again. Thx Paul

The Villa location is excellent and overall the place is fabulous. The wide open spaces in the home made our ladies weekend very enjoyable. The roof top deck is a great place to hangout and have cocktails. There are a few small things that could be upgraded. The outdoor furniture is showing wear (some broken) but the sea and sand does that damage so quickly. A couple of lights inside weren’t working….small things. Over all inside the furniture is very comfortable. The person managing the property was excellent and very responsive when we had a question. All 8 of us absolutely agreed we would stay here again.

We loved being able to step out onto the beach right off the patio. The house was clean and breathtakingly beautiful inside. The pictures don't do it justice.

Loved being by the beach. The house was amazing, clean and on the beach. Has a keureg coffee machine will bring pods next time. We Also had the pool at the resort. Kids pool wasn’t heated where the littles would play. That was disappointing as we had a 4,7,& 9 year olds who still played but froze. Our host said it normally is heated. The big slides pool was heated, but it’s not for playing, just sliding. The house we loved 5 stars the host was great at answering all our questions and concerns. The resort 3.5 stars. The little kids area is a big draw for them they should keep it heated and maintained properly.

The resort pools and slides are great for kids but hot tubs were not hot. The house is right on the beach and stated it was fully stocked which is why we splurged on such an expensive place, but the house was definitely not fully stocked. There were no cutting boards, sharp knives, can opener, cooking oil, coffee filters we couldn't even find any at the nearby convenient store, no propane or grill brush, no matches to start the grill even if there was propane, no beach towels or umbrella or chairs. The outdoor shower was not working and the master shower was infested with ants and was unusable. I contacted the owner about propane and was told we could get it from the check in desk but at check in they said they do not supply it and the house should already have some. This was very inconvenient as we brought burgers and hot dogs to grill. If the description had not stated it was fully stocked we would have found a cheaper place or stayed at Bella Sirena as the villas and condos we have stayed at there had everything we would have needed. The price vs what the home offered was not worth it. This was our only vacation this year so it was quite disappointing, especially because after all the extra fees we normally would not have paid so much.

By far the nicest and most well kept property we have had the pleasure of staying at while in RP. Great location, beach, and the house itself was beautiful.
