Upon opening the door this beach-house villa conveys, “Welcome, you're on vacation in coastal South Florida!”
LOCATION SPECIFICS
This Hillsboro Beach villa resides on a private resort property that fully-spans Hillsboro Mile (A1A) from the Atlantic Ocean to the Intracoastal WW. Guests conveniently enjoy the distinct features of both the ocean and intracoastal waterfronts.
Within the resort property this villa is located on the intracoastal/west side about 50 yards facing Hillsboro Mile (A1A) across a large grassy area that is mostly secluded from this historic famous roadway via lush tropical landscaping. See pics.
RESORT AMENITIES
The Royal Flamingo Villas (RFV) resort offer 3 primary amenities: 1) Private Beach, Stairway to Ocean Shoreline Beach, and Beautiful Sunrises; 2) Heated Pool and Patio Sunbathing & Gathering; and 3) Intracoastal Gathering, Shuffle Board Court, and Beautiful Sunsets. See pics.
BASICS
This villa is stand-alone free-standing one floor unit. Villa rooms include: 2 bedrooms each with it’s own full bathroom and closet, and 1 BR with a king-size bed, the BR with 2 twin beds; galley kitchen with eating nook, living/gathering room, and a covered private porch. 1950’s constructed 6+” solid-mortar walls provide superior sound insulation to outside elements. Villa furnishings are very beach-style informal and comfortable.
Comfortable and functional furnishings are accompanied by decorative lamps and accented by a relaxing(, a fun eclectic array of wall art and accessories.
A fully equipped kitchen is meant to be used. Appliances, cooking accessories, dishes and glassware provide variety and quality consistent with what guests would typically use in their own home.
AC & heat (rarely needed) are delivered via central air along with three interior ceiling fans located in the gathering room and two bedrooms.
The bed mattresses and box-springs are comparable in comfort to 4/5-star hotels. The gathering room couch folds-out to provide a queen-sized bed. A hotel style cot also is available if requested to accommodate up to six overnight guests (infants not counted).
Monday-Saturday daily maid service is provided for linens & towels. For longer stays housekeepers periodically change bed linens & bathroom towels and clean bathroom(s) & floors.
A laundry hut facility (takes quarters) is available on both the west- and east-side of the resort property, the closest hut being about 20 yards walk directly south from unit’s back door. See pics.
PORCH
An underestimated feature is an attached covered porch, which is usable in most weather conditions. The porch is shaded and outfitted with 4 porch chairs, a table, 2 lounges & side-tables. See pics.
BEYOND BASICS
This unit is equipped with a 4K HD Sony 65” tv. Content is delivered to the entertainment system via comcast's HD digital package.
STAYING CONNECTED
A dedicated parking space is provided a few steps from the villa backdoor -- an underestimated convenience particularly for long-stay guests who plan to extensively dine and entertain inside or on porch.
Hi-speed wireless internet is provided at no additional charge.
That said, guests ironically connect far more with one another vs. the outside world, enjoyably losing track of time, days and weeks!

Just what me and the wife where looking for. Peace and quiet. Short walk to the inter coastal and just a little longer walk to the ocean. We stayed in villa Y. Which we will be making plans to stay in again. Staff was very friendly. Most relaxing vacation I’ve ever had.

From the 7 year old to my 85 yr old grandfather, everyone loved this villa. No one was ever bored nor did we ever fee like we were on top of each other. Intercostal 10 steps away, pool 40 yards, beach 50 yards. Absolutely a wonderful private place for family vacations.

This was the perfect friend retreat close to restaurants and shops, and most importantly, the beach. Gorgeous views every morning, and quiet private beach to read your book or just hang out by the pool. The villas are well maintained - and this property is an exquisite taste of old Florida charm you just don't see anymore.

This was absolutely perfect for us! We had our 3 kids, and felt right at home. They even provided a pack-n-play and high chair for our baby, helped not having to pack that for the flight. We loved the private beach and pool and so enjoyed watching the boats along the intercoastal. Easy to get to everything and very convenient. Would go back!

Royal Flamingo property is well
Kept; however, the Villa could’ve been cleaner upon arrival. There were clothes left in a dresser drawer and the bathrooms had a lot of dirt and hair. The kitchen could’ve been cleaner as well. The roll out bed requested was not available until the second night. We wish we were notified in advance of the beach project as there was no use of the beach all week (which was the number one draw to renting there.

Everything was as advertised with the property. We spent everyday at the pool and the private beach was actually larger than it looked on line. We will be back!

Enjoyed 1 week in Villa Y on a private honeymoon getaway. Couldn't have asked for a better spot on the beach; not crowded and beautiful location. Nothing to complain about.

We loved our stay! It is a cute home in a great location! The property manager and the management at the complex were very helpful and easy to work with. Definitely recommend!!

A beautiful stay at a beautiful property!
We had such a good time! My only advice for other guests is to remember no towels on Saturday and Sunday! We grilled on the patio which is absolutely enchanting. The kitchen is well stocked with everything we needed to make our meals for the family. The ocean is a short walk and the beach was private and beautiful. Thank you so much for such a great stay! We will be back!

So we drove 22 hrs to pull up to a villa that was portrayed as being "by the beach" it definitely wasn't. It was a half mile walk to the beach. You couldn't even hear the ocean from where we were. The seaweed was terrible so we decided the pool was the destination for the week. Tom said there were 3 pools come to find out there was only 1 that was crowded everytime we went so it was hard to relax when you were there. The dishwasher buttons were hid underneath the countertop so you had to jump through hoops to start it. Took us 3 days to figure it out. The villa is not big at all. It was really small and compact. We paid too much when we could of easily paid that got a condo in a hotel with a balcony overlooking the beach instead of being duped by Tom. I contacted him and tried to resolve the issues but he ignored me and didn't message me back. Very childish because he had already spent my money and didn't want to give the partial refund I ask for because due to location and misleading information what we paid is entirely too much for the property I stayed in. But lesson learned. Never again!

Enjoyable and relaxing time at the Villa
Was very pleased with the villa we stayed in. Exactly as described. Easy access to the beach with chairs and a hut (which I needed). The weather was perfect everyday. Plenty of places to eat and shop nearby. We go on vacation to relax and this was the perfect place for it.

This was our first time visiting Hillsboro Beach and we were all pleased with our stay at Villa Y. We had a group of 4 and the villa was a perfect size for us. Having the intracoastal to go sit at in the evening hours was such a peaceful, beautiful experience, what a bonus. And getting to the beach/ pool was just a short walk. The beach is private and not crowded. There was one issue we had while staying at Villa Y which was out of everyone's control, due to weather. Tom handled the issue very fairly. I would recommend staying at Villa Y when visiting Hillsboro Beach, which is a lovely place to visit and has many fabulous restaurants nearby!

South FL best kept secret
Is Hillsboro Beach. We love it here. Quiet, serene, beautiful landscape - whether you're sitting on the beach looking at the ocean or sitting at the edge of the intracoastal watching the boats go by. Villa location is perfect - close to restaurants and activities. The villa itself is well-appointed with all you need for a stay near the beach. We had a wonderful time and will recommend to friends.
