The house was very comfortable for our family stay. The kitchen had everything we needed. We were able to have family meals, play games and enjoy s’mores at the fire pit. It was conveniently located near Bryce Canyon and we had a great trip!

This is a funky old house near Bryce Canyon. Funky can be fine, but it this case we got mud on the windowsills and a kitchen window so dirty you couldn’t see out of it. Also the shower curtain rods kept falling down and there was a musty damp smell in the bedrooms. We tried multiple times to contact the property manager before we arrived and even asked Evolve, the property management company, to contact her for us and all to no avail. We never did reach her. On the brighter side, the floors were very clean, all the appliances worked, and it was very convenient to Bryce.

Everything was great except the 1 day we returned around 2pm to find the garage doors open and the renters working in the front and backyards. We felt very uncomfortable with them right outside. We had the blinds drawn and didn’t want to use the backyard sitting area and grill. Would have appreciated if they could have at least told us they were going to be there. Other than that it was a nice clean house in close proximity to Bryce Canyon.

The cottage had a weekend at Grandmas charm. Everything you need and nothing you don’t. Our host was VERY responsive to any request or question. The kitchen was well stocked and we really enjoyed the snack basket! We will definitely recommend this location to others!!

Great location for access to Bryce Canyon NP. House is in a quiet neighborhood with access to restaurants and groceries in Tropic. Three bedrooms, two baths was nice that our group had plenty of space. Kitchen was well appointed and washer/dryer were nice to have available. However, first impressions weren't great as there was trash on the lawn, front and back, and general tidiness of the exterior of the property was lacking. WiFi was good but listing states satellite/cable which it does not have. When I questioned the host (Evolve), they told me to contact the owner, which I did, but got no response. The dated TV would not allow us to install any apps (Hulu, YouTube TV) to watch live TV. We used the available cords to connect a laptop to the TV and were able to watch live TV (March Madness) that way.

This property wtih 3 bedrooms, comfortable living room and well appointed kitchen worked perfectly for my family. Having the washer was terrific as we went hiking everyday. The location in a quiet neighborhood was very relaxing. The neighbor behind the house left a very bright light on all night so we could not enjoy the dark sky. The internet worked very well and the towels and linens were cozy. Thank you so much for the great vacation!

Just a few details that were not as stated but over all great spot for checking out Bryce area. Left note on table for maintenance issues that need attention. Screen door on front door. No toilet paper. Refrig needs adjustment so closes completely.

This property was perfect for our families visit to Bryce Canyon. Short drive away were good restaurants in the town of Tropic. House was very comfortable and provided everything we needed. Highly recommend this property.

The house was dated but comfortable. However, the mattress is on of the bedrooms was so lumpy and "squeaky" it was unusable. Every time you moved it crinkled to a point that it made sleeping impossible.
Everything else was clean and comfortable. If the mattress is changed, I would recommend it wholeheartedly. Close to Bryce.

The house was very clean; it was literally the owner's grandmother's house that he has updated.
Shower has good water pressure.
We used it as a home base for exploring Bryce Canyon National park. We were out of the house most of the day hiking and exploring. It was easy to get to, convenient.
We cooked in every night - grill out back worked great. There is only one small grocery store in Tropic so you might want to do your grocery shopping before you arrive...

The quiet country charm of this cottage was SO nice to come “home” to during our stay. My husband and I loved how conveniently it is located between Bryce Canyon National Park and Kodachrome Canyon State Park, as well as a few other slot canyon hikes. The large kitchen gave us plenty of room to cook without getting in each other’s way and it was great sitting down to our own, private table for meals. And the roomy shower and comfy bed felt great after a long day at the parks. No crowds, no noise – just peace and quiet!

The floor dramatically slopes down from front to back. This means your right foot is higher than your left as you walk down the hall. The bedroom doors on the right close because they’re at the top of the slope and the left bedroom and bathroom doors have a propensity to stay open. Door stoppers are provided. Corrections to the overview: there is only a shower, no tub, but it has great water pressure which required Navy showers (get wet, turn off, suds up with property provided soaps and shampoos, conditioners, turn on, wash off, get out) to not run out of hot water for 4 people. While there is a fireplace you’re not allowed to use it, which is reasonable. No cable, but has smart TV. The kitchen is full equipped but we experienced a drainage issue so the sink repeatedly backed up and took 30-45 minutes each time to drain so don’t use the sink to wash your fruits & veggies because it doesn’t like water to go down the drain. This also meant there was sitting water in the dishwasher. Now the on-property owner was very responsive to helping us address the Wi-Fi being out and strategies to flush the drain. Super close to Bryce and clean.

Great VRBO! We stayed here over a cold, windy and snowy weekend in March. There was plenty of room for 4 adults and 2 babies. Beds were good. Seating was sufficient throughout the house. The location was great. Kitchen was good but just lacked any kind of spatula. Everything was clean. Bree was great to communicate with. The house is close to a school with a park,

Located in the back of the town of Tropic in a very quiet area. . The house is well kept up but feels a little dated. If you plan on cooking often you will find the kitchen is bit lacking in the necessities. Good for a short stay if you are visiting Bryce NP.

Needs shade on kitchen window
Rented this house as an alternative to the Best Western near Bryce so we could do some laundry and make some home cooked meals during a long road trip. We found it adequate to meet our needs. As mentioned by someone else previously, there was no pancake turner.
Nice TV…We used only our fire stick to watch our shows. Supposedly guests could watch network stations, but there was no wire attached to the TV other than the power cord so without a fire stick there would be no TV watching.
Beds were comfortable and there were plenty of towels.
The garage and yard are accessed by the owners, and there is no curtain or shade on the large kitchen window so anyone in the yard can see into the house. We found this to be a privacy problem that could be fixed at little expense.

We use this place as a hub to visit Grand Canyon over the course of three days. It was very close. About 20 minutes to enter into the park. There's also a trail, it's called the tropic trail that you could take right into the park and bypass the entry fee if you like but it does add 1.5 miles of hiking each direction to get to some of the scenic routes including the Navajo Loop and Peekaboo Loop, but you can also make it to Sunset in sunrise point. We also did the fairyland Trail which is also outside of the park gates so you can hit up the three best trails all without entering the park using this rental. The place was comfortable. had three bedrooms. The one bathroom was adequate. Location actually had a views of the backside of Bryce Canyon national Park. Definitely felt like it was set up to be used as a short term rental but of course that could be considered a good thing. Had everything we needed except for a spatula to flip eggs. The washer and dryer was used. The barbecue place in town was excellent. My kids likes the dinner buffet at the place on the way outside of Zion. Overall amazing national park with easy access rental.

We had a great time staying in this lovely cosy house. Our kids enjoyed playing in the snow and bouncing on the trampoline and of course Bryce Canyon was spectacular! Strongly recommended, and can’t wait to return!

The house looked like the photos. It was clean and neat. The beds were comfortable. I would have liked some curtains or blinds in the kitchen, but only a minor issue. Nice to have coffee provided. The hosts were friendly and very accommodating.

Tropic was cool
Lovely house with impressive views and nice neighbors. The owner lives next door which makes figuring out the area convenient. The owner Joey is also an ATV guide for the area and runs a service if you are interested. With Pygmy goats in the back yard and a cool mountain environment it was a relaxing spot to spend the nights a short walk out the front door gives you a worms eye view of Bryce Canyon. I highly recommend at a stay at Grandma’s house

Tropic, Utah is a unique town in close proximity to so much outdoor adventure. We were able to lay low and relax after hiking in the parks. The house was cozy with old fashioned charm. It was supplied with all of the kitchen and bathroom essentials, three bedrooms where each of my kids could kick back, and a bbq in the backyard. Also - Justin (the property manager) was easy to reach and was an amiable host throughout the stay. We had a great time!
