ABOUT THE SPACE
This property is Located on Boulder point, Lake Wallenpaupack and looks north at Epply Island and is the home to a pair of nesting eagles nearby. The best location on Lake Wallenpaupack! Private dock, one of the best neighborhoods, secluded cove, panoramic views, nearby launch ramp!! Many new dining places to visit OR just sit in the Hammock, take a dip and get ready for an afternoon drink while barbecue cooks on the Weber grill. Need a break? Need a place for kids? need to drift back in time to a more relaxed era? This timeless cabin is yours for enjoying!
The cabin has all the needed things as you walk in. Brew that cup of coffee and enjoy a walk on our private road or enjoy the morning sunrise over Eppley Island. If you have any questions please ask and during your stay I can direct you to any venue available and provide directions. Wildflower outdoor music in nearby White Mill on weekends, drinks at the Ledges or Settlers Inn Hawley, rafting on the Delaware, shopping at the Mill store or coffee at the Cocoon. You are close to it all.
Love to fish, you are in luck. Lake Wallenpaupack is great for fishing. Venture out on your own or there are plenty of guides around to take you on your own private tour of the lake and show you the best places.
THE SPACE
The cabin has two bedrooms on the first floor with a bathroom and upstairs is a large loft with two full size beds. There is 1 TV with basic cable and free wireless WIFI throughout the house. We have one AC unit in the living room and one in the upper bedroom.
Outside we have plenty of seating and a large dining table that looks out over the lake. The dock is floating so bring your sea legs. Can accommodate a nice fishing boat. There are two firepits, one wood and one propane to enjoy smores while the sun goes down. You can enjoy a little more of the lake life with our kayak and splash pad.

Access to the property is contactless by lock box. Our Digital Welcome Guide is a complete guide to your arrival, stay and departure for your rental home. The Welcome Guide is sent when the required forms and information is received.
Guests have access to the whole house.
OTHER THINGS TO NOTE - BOOKING REQUIREMENTS
75% of guests need to be 30 or older with an exception for children traveling with their parents. The remaining 25%, will need to be 25 and over.

Rocky Shoreline access – lake level fluctuates depending on the season.
Spring – Lake levels will be high. The docks do not start getting installed until late April. We do not GUARANTEE any dock in the water before Memorial Day.
Summer – High Water Mark is June 1st. Depending on the weather, the lake levels may come up higher than that making the docks hard to access as their walkways will be underwater. We do our best to make sure they are accessible, but we cannot always get to them on demand.
Fall – Water levels will be lowest, and docks will start to be removed from the lake until the spring. Boats can still be docked, water levels at the end of the docks are still acceptable for boat docking.
Winter – Lake usually freezes, and ice fishing is popular. Any access to the frozen lake is “at your own risk”.
HOUSE RULES
No Smoking inside – smoking outside only. Must not leave any butts and ashes behind
NO FIREWORKS or discharging of any firearm is not permitted. Includes BB, air, pellet, paint guns.
Quiet time 11pm – 8am – this is a family-oriented neighborhood, no late-night parties allowed. Voices carry at night when it’s quiet. If you are out late at the firepit or on the deck, please keep noise to a minimum.

House was immaculate with plenty of space for cars and boat trailer. Location was great, minutes from Hawley and public launch ramp at Mangan Cove. Plenty of chairs outside on deck, firepit and down by the water. Made good use of the Weber Grill on the deck and enjoyed eating out there every day. Previous post mentioned soft spots but that is not a problem, it's fine. Used the kayak several times and really enjoyed the view of Eppley Island and the Lake from the chairs down by the water, even caught a 14" bass, 2 perch and a tiny bluegill from the dock. The walk down is a gentle slope and very easy access into the water for swimming.
The only negative is the dock, it's horrible. The sections are short, only 8 feet long and as a result very susceptible to waves, it's extremely unstable with any waves coming in. Anyone with any mobility issues will find it unusable. Any time we wanted to take my Mom on the boat she drove to the ramp at Mangan Cove and we picked her up there because we did not want to chance her walking on the dock at the house. This is the 5th consecutive year we have rented on the lake and this house location was the best but would not consider again because of the dock. Cindy you should walk on the dock and see yourself. I would book today for next year except for this.

The location of this house is perfect. The lake access was wonderful for me and my two boys, and we really appreciated the kayak and paddleboard that are available. The yard is definitely rustic and the walk down from the house to the lake can be a bit tough to navigate for little kids or anyone who isn't 100%, but I liked that rustic vibe. There were tons of deer that came through the yard and there's a bald eagle (maybe more than one) that hangs out in a nearby tree, which was really cool to see. The Weber grill is very nice and good quality, we loved the gas fireplace, and the dock was convenient for getting into and out of the water.
The house itself took a little time to grow on me. One star is overly harsh but the house could use a few fixes. It was very clean when we arrived but it still smelled very musty. Not sure if it had been empty for a while, but it wasn't a great first impression, though it lessened over the week we were there. I do think the bathroom has been regrouted, per another visitor's suggestion. The back screen door doesn't close properly and the back door doesn't have a lock at all. There are only two windows along the lake side that open, but the screens have holes in them so we really couldn't have the windows open or there would be a ton of bugs inside, which was a real bummer. And the couch really does need to be replaced.
Overall, it was a very sweet place but a few small fixes would make it really stand out.

Reviewing as a mom of 3 young kids. The house was in the perfect location on the lake. The yard/walk to the shore was flat and easy. The house was well stocked and clean. There were some items around the home I had to keep my kids away from (lots of magazines and books). The TV was small and it wasn’t a smart tv (tough with young kids). It was great to have access to the washer and dryer. The outside deck was a good size, but there were many areas where we felt like it may be rotting (dipped when stepping on it). The dock had the same cover material that the deck did, which became very hot in the sun. The dock was very small and unstable. Again, tough with young kids. Overall we had a great time, but the deck and dock could be improved. The beach area was fantastic for the kids.

The cabin is in great need of some tlc. The dock id very unstable preventing use for me as it moves almost parallel to the shore at times and the end is underwater. The back screen door is broken as well ss the vcr and some lamps. It would br helpful to have operating instructions for the washer and the microwave breaker had to be reset every day. It is a beautiful setting but the deck is very spongy and in danger of breaking. We weren't expecting luxurious accommodations but it was a bit too rustic. I wouldn't stay there again.

We all had a great time at Boulder Point. The house was very clean, plenty of room, but the couch needs to be replaced. This house has easy access to the lake which was great so you can see the kids while they played in the lake. I would recommend this house to anyone and I would like to rent it again next year.

My family and I had the best week at this cozy lake front home. The house has all you need to enjoy fishing , water skiing , swimming or sitting by the gas lite fire pit to enjoy family time together. We met the owner Bob who is very nice and made us feel very welcome. He even helped me out with operating the gas fire pit:) Overall, The location and setting is ideal for enjoying all lake wallenpaupack has to offer and other lake attractions…Thank you for the wonderful family memories…We will definitely be back!

Right on the lake with a dock suitable for a small boat. Quiet cove during the week. Labor day weekend was more activity on the lake with power boat sports. A nice setting.

Boulder point stay
We had a great time staying at this property the house was OK but the location was fantastic right on the water with the dock where we parked our boat. Fire pit was great right on the water but you do have to get your own wood. I would rent here again because of the location. House was clean but only one ac unit.

Relaxing week!
Our family enjoyed our stay. Plenty of room for all of us. Having her own doc was a huge plus for bringing our boat. We did s'mores in the fire pit down by the water. It had everything we need in the kitchen. The only negative is that the loft can be extremely warm and the air conditioning does not get up there. But we went out and got extra fans at a local Walmart and made it work.

It's All About The Lake Front Location
Loved the location. Near Carpi Marina and Short distance to public boat launch, grocery stores and restaurants. Despite rain we spent most of our time on the beautiful waterfront. The house has all the basic needs and is definitely rustic as described. Our only wish is that the bath was more updated and cleaner. Would suggest re-grouting tub tile or replace with surround and get a new shower curtain once mold sets in. Have cleaning staff remove bugs from bath/kitchen ceilings and light fixtures before new guests check in. Very small updates and the interior will present much better. Overall our experience was positive because of the great lakefront location and outside amenities.

Location is a gem!
Stayed for a week with my two boys (5 and 7) and my husband and we just had such a nice time! We actually stayed here last summer and enjoyed our time so much that we decided to rent the same place again. My kids just love being in this cove for fishing and swimming. It’s the perfect location! Not a steep incline back up to the house as some homes. House is clean enough and has everything you would need- You really don’t need to be inside when you have the beautiful outdoor landscape. We brought our own kayaks and rented a boat and was able to dock it to put away our leftovers from lunch (dock n dine) and whatnot. Such a relaxing vacation! We will definitely stay again next summer!

Lovely Long Weekend Retreat
My husband, myself and another couple spent a long weekend at this property and had a lovely stay. As other reviews have mentioned, the place is a bit outdated and not very modern, but that was fine by us - the house felt cozy and it was kind of like going back in time, which felt nice given the current situation of the world. More than anything we wanted to enjoy the location and be outside - we are from big cities. We brought our boat and went on the water everyday. My husband fished off his boat and off the dock. We cooked delicious meals in the cozy kitchen and watched TV in the evening (the wifi was very good and we hooked up our laptop to the TV to have Netflix). Town was pretty easy to get to - my husband and I went to Hawley and walked the main street. We went to Walmart for groceries, which was within easy driving distance. And my girlfriend and I hiked Shuman point which was only a few minutes drive. It was really nice to get away for a few days and we hope to come back!

Perfect nostalgic home on a lake
I used to vacation in Upstate NY and we stayed at a turn-of-the-century hotel with panelled walls, old-fashioned, but it was in nature ...this reminded me so much of that. If you're renting a home for the modern finishes, this isn't the place for you. You're basically in a cabin by a lake and you have everything you need to spend a magical time in nature with your family. My kids swam every day in the lake and my brother fished every night and we played card games while the TV played old-timey western shows on it's basic cable channels - it was magical. We loved every second of it and even found an amazing hiking trail less than 5 min from there - Shuman Point. There's really enough beds and room to sleep up to 8 people and plenty of space in the living room for sleeping bags and couch space if you have more. Couldn't recommend this place highly enough - a true getaway!!!

Beautiful spot in the cove on the lake. The house itself was a bit outdated, but it had everything we needed. We spent most of the time outside by the lake. Which was amazing. Affordable and comfortable. We did bring our own amazon firestick to watch tv at night as there was only basic cable available. Family and I had a great vacation- Would recommend.
