Ruhige Lage
Dusche und WC sind extrem klein. Unzureichende Sauberkeit. WIR haben erstmal den Boden gewischt. Keine Staumöglichkeiten für die Kleidung, wir lebten aus dem Koffer.

Lage Mitten in der Altstadt
Hellhörige Abstellkammer ist eine gute Beschreibung für das Zimmer. Schimmel in der Dusche. Frühstück wurde 5 Minuten entfernt serviert. Dias Frühstücksbüffet war nicht aufgebaut, Nach allem, auch dem Brot mussten wir bei der Bedienung fragen. Meist dauerte es dann mehr als 5 Minuten, obwohl kaum Gäste anwesend waren. Nie wieder !!!

I stayed at PiranArt house for 2 nights. Piran is peaceful and quiet village and Marta insist to make you comfortable.
I had the chance to have the room/apartment with sun terrace.
I enjoyed a lot my stay here, I even tried to have one more night. Everything was full in Piran but they tried to find me a place. They even tried to help me to find a room in Ljubljana instead.
Great people there, worth to meet.
For breakfast or brunch, you'll have a great vegan & vegetarian buffet. And last but not least, excellent vegan ice cream!

Piran is nice but overcrowded in summer. . To avoid.
Difficulty to get right information for getting Keys.people not answering to Phone call. Very small rooms.
Difficult to get there with laquage.

It was in a great location as not too far from the main part of Piran. The owner was delightful. The breakfast had a good selection of food. The room was very clean. Piran is a beautiful place, will definitely be back.
The room was separate to the main reception. No view apart from a blue tarpaulin on a damaged building in a courtyard. WiFi didn’t work well at all. No key for main door so we couldn’t get out of the building. Owner came quickly to let us out. Parking expensive for less than 24 hours, 22 euros. 2 flights of stairs so not for anyone less able.

We loved the cute little room. It had everything we needed plus more. It was a heat wave so we really enjoyed the wonderful air conditioning and the closeness to the sea so we could swim at our leisure. The location was great in that it was close to all the restaurants, shops and the sea. We parked our car in a parking station on the outskirts of town and walked 5 min to the apartment.

The wifi connection in the room was sometimes a little weak.

Good location for exploring the city. The room was clean.
The guest house is difficult to find & there was no information prior to arrival. The owner had forgotten we were coming so there was no one to meet us on arrival( although she did not forget to take our payment, three weeks before our holiday!). The room is much smaller than the creative photos indicate & the bathroom is tiny. There is no Wi-Fi in the room & only one cup for tea/coffee for two people. The double bed had two single duvet covers without the duvets inside. It is a room only - breakfast ( not included in the price) is not on site. Very disappointed.

Very central location, aircon, clean.
Tiny room, hardly suitable for 3 adults. Bathroom 75cm wide so you had to open the sliding door to pass the basin. Imaginative use of space but altogether too small. We were only there for two nights - had it been longer we would have moved elsewhere.
Entry/exit was chaotic - dropped off wife and daughter and took car back to car park. On arrival wife found there are several apartments but nothing on our booking said which was ours. A phone call to the owner proved unhelpful - was told to go to Restaurant Pawel but in the end a cleaner provided access. When leaving we were told to take the keys to Restaurant Pawel but staff there had no knowledge of the apartment - it turned out that there is also a Restaurant Pawel 2 a few door down but that had not been mentioned.

Room was comfortable and very clean
Check-in was very complicated - there's no one at the property and the owner is based ten minutes' walk away. It wasn't made clear that it is a tiny alley with no vehicle access so it's not suitable for people with heavy bags. Breakfast is in a separate underground building which was bit creepy. Claims it has a 'private beach' - not true!

Location was central and excellent
The decor is lovely
FIRST and IMPORTANT!! The host does not live on site. When booking ask them for the address of the breakfast restaurant in case of a problem on arrival. When we arrived (6pm) we could not make phone contact with the host and spent almost two hours waiting / talking to booking.com who also could not reach them by phone. We read similar reviews from that week. We were about to leave Piran and go seek a hotel (in Italy!! everything else in and around PIRAN was completely booked out), when some other guests arrived back from the beach and opened the front door. They took us to the restaurant venue where breakfasts are served and where the host was working ... and ... we got the keys and had a great visit.
The breakfast restaurant is gorgeous inside, but has no sign outside :)
Second - the refrigerators are tiny and not strong enough for baby food - better to not plan to need refrigeration.

The only positive things we could find: the airco works and the location is good and charming (but not accessible by car).
Upon arrival, the guesthouse was closed and no one was there to open the door. No answer to our phone calls. After 45 minutes, we finally got a call back and someone was sent to let us in.
Breakfast and the owners are in a different building (a former nightclub) 5 minutes away from the guesthouse.
The room was very small, 8 or 9m² instead of the advertised 15m². The ‘large double bed’ was 1,20x1,80m. We barely slept during our stay.
The room was dirty, it hadn’t been cleaned. Hair in the shower, hair on the floor, toothpaste stains, sticky toilet, cobwebs and dust everywhere and even a supermarket bill from the previous guests on the floor. Fungus in the shower and on the walls next to the airco. There is a cleaning fee that was added to the booking price. I wonder why we paid this.
The mini fridge in the room didn’t work. When I went to the owners to inform them, they couldn’t care less. We had to throw away the food we bought at the day of arrival. When we noticed the hair dryer didn’t work either, we just saved the effort of telling them.
Parking was advertised as 11€/day, reservation was needed. So I reserved parking in advance. Owner sent me to a parking garage (1,2km from the guesthouse) where I ended up paying 24€/day. No reservation was needed at all. Half of the info on booking is a scam! I feel cheated and ripped off.
The mosquito net is a joke too. It’s wrongly installed so you can’t close the net.
The wifi doesn’t work.
The rooms are not soundproof at all. We could hear every single conversation in the building. The stairs are also very noisy.
We had ‘courtyard view’ which meant we were looking at a giant pile of garbage.
Breakfast wasn’t really our cup of tea and rather limited (no meat, no choice of bread). Fruit juice and coffee were both at room temperature.
In the room, the prices are advertised. We paid 144€/night (excl. tourist tax and breakfast), the advertised price in the room was 120€.

Nothing.
We had to wait 1 1/2 hours outside the property, because the host wasn't avaliable. When she arrived she told us the toilett in the original one isn't working and we had to go to another house of them. Arriving there, the building site was unfinished. Everything was covered in dust and dirt. The room was only 10 m2 and the toilett was outside of the room on the corridor. Building material was laying all over the entrance room and the sleeping rooms were not clean. Also the sink and toilett were not connected properly. We ended up leaving and hope we get some refund, as this location was inaccaptable to stay in.

The location.
Although we asked the day before we were not informed about the complex parking facilities in Piran. In the radius of 1 km from the hotel there is no parking. You had to have (this we knew during checking out!) a written proof of stay, then you have 50 minutes to leave you luggage and park your care outside the center for 24 euro/day (as said we had an additional 5 euro tax because we didn't know about the proof). We didn't stay in the house documented on the website. There were so called problems with the pluming of the room. We don't believe that. Another couple had also to move to another building and we went later to the original location and spoke with guests there. I think they were simply overbooked. Once going with all the luggage again to the other building we had to wait for about two hours: reason, the room/floor was still under construction. During the whole stay we had to find our way through building material on the corridor. For shampoo or shower gel they had to go to the shop. For a dustbin we had to ask, no cabinet inside the room. One toilet (outside the room) had no key....Going downstairs rubbish everywhere, it looked more as a farm where there busy with preparing all kinds of foods displayed everywhere. The breakfast was so poor (what a difference with the pictures we saw!). Two times cold coffee (when we asked for warm coffee the second day they gave us pure coffee in the cup with hot water so not drinkable), yoghurt (only white home made), some cheese, jam and peaches in juice and that was about it. The kitchen looked dirty with a hairy dog sleeping on a mat next to the cooking area. The home made bread was OK but the rest we got we got the second day was dry. We have one huge recommendation to the owner: try to focus on you corebusiness and not inventing all other new things such as making ice-cream, juices, marmelades,...
And for booking.com: if is there any option to be compensated for this?

Booked and paid for the property several months in advance but when we tried to check in at given time, no one was at the property to check us in. We waited and tried several more times over the course of 2 hours, as well as messaging and calling the property, who did not respond. Ended up having to book a last minute property, which was much more expensive, as we could not check in and had no correspondence from the property. Sent a request for a refund but have not had a response from the property.

Very close to everything, very kind host, charming cozy room, great shower with excellent water pressure and hot water, nice cookies, and comfortable bed.
WiFi was not available in my particular room, which was high up in room #5. But I did have access to WiFi by going down a few floors. Also, bathroom is a bit small, so if you are a larger person it might not work for you. But it was ok for me. Room is fairly small as well, but it’s perfect for solo or budget travelers. Excellent value for the price!

The breakfast was delicious! Very kind, friendly staff, and clean facilities. They let me leave my bag for the day, which was much appreciated. Great shower.
The bathroom (in room 3) was quite small- it was big enough for me (I am 172cm and 80kg), but larger friends wouldn't fit in the toilet area or shower comfortably. It was very clean and otherwise totally fine, but if a guest is larger size, it may be a problem.

As a light sleeper I would not return to this property. I could hear every word, tv and other noise from people above me, in the room opposite or the breakfast/dining room beneath.

The staffs were nice and friendly. Parking service was good.
I just couldn’t stand the bad smell of the room. The room is also far too small and from a small window you see a sad small courtyard. Very small bathroom. we just couldn’t see all these in the photos. I think it’s better to show more honest photos on the website to avoid wrong expectations. The price is very high for this quality. This is my honest review.

Best staff ever, they are so friendly and helpful and the breakfast was something out of this world. They gave us crapes in the morning and freshly baked bread.

It was in the old town. The Host was friendly, cooked and baked well. Breakfast was good.
Location was not properly explained, very hard to find. No parking close by to unload suitcase and parking Not included in price, misleading info . Beds very hard and for 2 not appropriate. Bathroom funktional but to small, no privacy. Will not recomend this Place.

If you have the chance to pick this accomodation I strongly recommend to do so. Located in the heart of Piran, a lovely host and delicious breakfast with home-made bread.
