Great views, property and staff.

4.5
Location was a bit far from the city centre, very rural area but beautiful scenery and a large and spacious property ,breakfast was a bit confusing to order but was very good host's were friendly and went out of their way to make sure we were happy with everything
It could have been quieter as there were chickens and roosters next door that were extremely noisy, but as most properties do have them it would be difficult to avoid any noise
2.5
the location and the facilities in terms of number of rooms etc .
lack of man power and housekeeping. also the breakfast quantity was very limited . for ex. 2 pieces of Papaya ( fruits) per person . That should not be limited . All other items were also limited .
3.5
- Breakfast was average with limited options of smooothie bowls and eggs
- Bathrooms were quite large and spacious
- View of the Padi fields from the pool was good
- Old property, need some renovation and interiors need to improve for the price
- Access was difficult esp. for parking cars its a very narrow alley (difficult to get in and out)
- Far off from the main Ubud area and not much shops near by
- Fourth bedroom is too small and host (Mariono) was a bit inflexible and d

If you book in advance the value for money is AMAZING.
1. The rooms are huge.
2. Private bathrooms with each room.
3. Huge open living area.
4. Pool and the massage space next to the stream is to die for.
5. Property is beautiful
6. Huge double beds
7. Staff will go out of the way to help out.
8. Calm and serene environment.
9. No traffic noise.
10. Great sunrises
11. Feels like home away from home
1. Breakfast options are quite limited, but that's the case in all of Bali. (Portions are quite small)
2. The villa is out if Ubud CBD and hence commute to ubud is not easy (we loved it, also we had a driver for 10-12hrs a day). But if you are here, don't think you can go to a nearby store to grab something from a supermarket.
3. Mosquitoes.

It would have been nice if there had been more hours with sunlight at the pool. The roof blocked the sun quite early in the day at the pool area.

The staff was really kind and the property is very nice and clean

Huge and super spacious villa.
The rooms are very large with giant bathrooms and some with bathtubs as well.
The people who work there were very friendly to us and the breakfast although the options were a bit confusing to choose from, everything was very tasty.
The location is not far from Ubud and is very quiet.
The infinity pool has good views of the rice fields and is great.
What I didn't like is that they sell you that it is a 4-bedroom Villa but it is not, it is a 3-bedroom villa and the other room is separated outside the villa and next to the staff room where they have televisions with those who check the cameras inside the Villa. Which was another thing that made me a little uncomfortable and I didn't feel so comfortable.
We had chosen this villa to be all together (we were a group of 7 people) and in the end one person had to go alone to that room outside the villa and above the kitchen where the person in charge of the Villa is always.
I didn't like that feeling and especially because at any moment do they explain that to you in the information of the villa.
It is a giant villa but it is also very open everywhere (the pool area is attached to the living room and has no door to close) so many bugs enter everywhere.
You have to put the mosquito net around the beds because otherwise you can't sleep with all the bites and it turns out that the mosquito nets were dirty full of dead bugs...
And also the air conditioner took a long time to cool down the room.

The villa itself is very spacious and well designed. The furniture is new, everything felt super comfy, especially beds. The area around is very quite, relaxing.
Special thanks to the staff, they were super welcoming and helpful. They were always there when needed. The manager Ayu was very nice and friendly with organizing a birthday surprise.
Food delivery and massage service were managed super fast and efficient.
Highly recommended!!
