About this house rental
Beautiful place for gatherings. The home provides 3 bedrooms & 2.5 baths in the heart of San Juan, 10 minutes from the airport. It is 1500+ square feet of living space that comfortably accommodates groups of friends and family of up to 8 people. Your booking is to reserve the whole house with its pool for your private use. No one else has access to the pool or backyard. For our guest’s convenience, the home has a large water cistern, full power generator & high-speed internet.
Bedrooms: All bedrooms feature AC units, fresh linens, and blackout shades.
Master bedroom: 1 King sized bed with ensuite bathroom & closet space with drawers
Guest bedroom: 1 Queen sized bed, closet space with drawers & ceiling fan
Bunk beds bedroom: 2 Twin-sized bunk beds, tv, closet space with drawers, desk & ceiling fan
Bathrooms: Hot water, 2 bathrooms inside the home, half a bathroom outside by the pool with its own outdoor shower. Grab bars in bathtubs (indoor bathrooms), fresh bath towels for up to 8 guests, a hairdryer, & the essentials for your first 24 hours; soap, shampoo & conditioner.
Living room and dining area: AC unit for the whole area,55" Vizio HD LCD TV floating on the wall is equipped to enjoy movies and TV shows Free with Apple TV and Netflix full access included as well as some local and international news and networks. No cable tv. The dining table features an all-glass top with stainless steel frame. Additional seating is provided in the kitchen's breakfast nook.
Kitchen: dishwasher, electric stovetop, microwave oven, countertop oven, toaster, 12-cup coffee maker, hand blender, cooking utensils, refrigerated filtered water, full-size refrigerator, freezer, ice maker, glass cups, wine glasses, plates, & dining utensils.
Laundry area: has a washer and dryer, and utility sink.
The pool & backyard: We have just installed new switches to enable our guests to control the pool light and waterfall based on feedback from previous guests. The area includes a gazebo, sundeck, charcoal BBQ, & bar. The deck has a ramp to facilitate wheelchair access.
Private parking for up to 2 automobiles.
The community has 1 basketball court, 1 tennis court, and 2 playground areas for kids.
Code for lockbox will be sent 48 hours before check-in. There is no key for the door. We use a smart lock and a unique code that will be the last four digits of your phone number plus the checkmark button.
We give our guests space but re available when needed.
Private gated community. You'll get to live a local in a nice middle class neighborhood in the heart of San Juan.
Although you can Uber or Taxi, renting a car is the best way to explore and GPS maps works great in Puerto Rico. Car rentals available at airport although to get the best price, book ahead online. You can find deals from as little as $35/day.
Guests of the home are expected to be respectful of residents or other guests while using the facilities & the home. Any issues with neighbors run the risk of an instant reservation cancellation, being escorted out of the home without a refund, or any type of compensation.
All AC units will be on during your stay at a comfortable 74F temperature. This cannot be changed. The doors of the home and windows must be kept closed at all times to prevent the units from getting damaged.
We ask our guests to keep noise to a minimum between 10PM and 8AM. This private home is in a residential community and any noise complaints from neighbors will not be acceptable. No parties are allowed on the property.

You will also be given the choice between paying a refundable deposit (with a processing fee of $15) or buying a non-refundable damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking.

OCCUPANCY – Guests will use the property only for the dates and times determined in the reservation. The occupancy of the property (reservation dates) begins on the date and time established for check-in and is completed on the check-out date and established time. Unless a previous late check-out is agreed by Capital Jetset and the guest(s) in writing, guests are expected to leave the premises on this established check-out date and time. Guest(s) acknowledges that in case they refuse to leave the premises on the established check-out time and date, they will be prosecuted by the law under the "Ley de Hoteleros de 1995 de Puerto Rico" and further charges for trespassing private property will be applied. Guest(s) acknowledge that they will be liable for all costs including but not limited to legal procedures, administration fees, and other expenses, incurred by Capital Jetset, its representatives, buildings or communities, and property owners in case of a guest(s) required eviction.
Guest(s) shall not use, occupy, or permit the described premises or any part thereof to be used or occupied by third parties or for any unlawful, illegal, immoral, or hazardous purpose.
All guests are expected to be respectful of residents, personnel, neighbors, and all living creatures while staying at the property and building. We have zero-tolerance for disrespectful, rude, loud, or violent visitors. We have the right to cancel reservations that cause any threats, situations that disrupt the community's well-being or involve the police. In these rare cases, guests will be escorted out of the property at the moment and no refunds will be granted.
MAXIMUM AMOUNT OF GUESTS ALLOWED-The maximum occupancy in your apartment is stated on your reservation, no additional guests may stay overnight at risk of having your reservation canceled without a refund. Do not give door access codes or keys to strangers. The person booking is responsible for any damages, keep this in mind when allowing others to stay at the property.
EARLY CHECK-INS are not guaranteed. It is ultimately up to the host to approve any check-ins before the agreed time. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early.
LATE CHECKOUTS must be approved by the management team. If you stay past your check-out time without approval, you will automatically be charged for the next nights’ stay at the listing’s full price.
PARTIES / QUIET HOURS-We a strict no-parties/noise violation policy. A noise detection sensor installed in the unit notifies us of high decibel levels. Loud music or a party occurs at over 75 decibels. We will provide one notification when the system detects over 75 decibels over 10 minutes and if the event occurs again, our staff reserves the right to cancel the reservation and request your immediate check out of the property. No refunds will be granted. Breaking this rule will result in a $200 fine. Quiet hours start at 9 pm until 8 am.
CANCELLATION POLICY – Review the cancellation policy that applies to your reservation.
SMOKING-This is a non-smoking property. This includes vapes/e-cigarettes and hookas. Breaking this rule will result in a $300-$500 additional charge and potentially the additional cost that is incurred by losing the next guest’s reservation because we cannot eliminate the odor in time for the next booking. A smoke sensor installed in the unit notifies us of smoking inside the property. There are no exceptions to Cannabis even with a license. Incense and candles are also prohibited.
CLEANING-Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, cleans dishes, takes the trash out, leaves the place as they found it, etc.). This is NOT a hotel; it is a vacation rental. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100. Any bodily fluid stains on linens or furniture will incur in additional charges beginning at $25 apiece.
LOST KEYS OR GARAGE CLICKERS- Cost to replace the following items: Electronic building key fobs $75 each, lost garage clicker $100 each, building keys $150 each, home key sets $300. Please keep them safe.
PROPERTY DAMAGES INCLUDING LOSS: During the reservation period, all damages to the home or negligence resulting in damage to the property or building or loss of contents will be paid by the guest no less than 24 hours after check out. Guest acknowledges and accepts that Capital Jetset has the right to charge the guest's credit card on file for these damages.
POOL- When applicable. The following will cause guests a fine, please avoid them; having food, glass, or alcohol at the pool. No smoking allowed.
PARKING- When applicable. No parking for visitors. Park in assigned space only. Using an unauthorized parking $100 administration charge and may also incur a police ticket.
LAUNDRY- When applicable. Please, do not hang clothes or towels out of doors and windows. Follow the washing and drying machine instructions. We are not responsible for the machines, contact the service number in case of refunds.

We had a lovely time at this home in San Juan. It provided the privacy, relaxation, and convenience we were looking for. Communication with the host was good, the neighborhood was nice, and the house was clean and comfortable. What we were missing were lounge chairs by the pool and a working clothes dryer, but everything else was great! Especially loved the outdoor space, pool and hammock. We were very happy with the experience overall.

The parrot house was perfect for my family of 6. The pool is awesome, especially when paired with the BBQ grill/ deck/ bar area! It is so relaxing outside in the backyard with the coqui frogs and crickets chirping at night. And the inside of the house is beautiful and has pretty much everything you need. Comfortable beds, nice AC, washer/dryer. The location is close to almost everything that the north/ northeast part of the island has to offer, and is in a gated community so it feels very safe. Lots of dogs in the neighborhood yards, but otherwise a pretty quiet area. We really enjoyed our stay here, and hope to return very soon.

The parrot house was perfect for my family of 6. The pool is awesome, especially when paired with the BBQ grill/ deck/ bar area! It is so relaxing outside in the backyard with the coqui frogs and crickets chirping at night. And the inside of the house is beautiful and has pretty much everything you need. Comfortable beds, nice AC, washer/dryer. The location is close to almost everything that the north/ northeast part of the island has to offer, and is in a gated community so it feels very safe. Lots of dogs in the neighborhood yards, but otherwise a pretty quiet area. We really enjoyed our stay here, and hope to return very soon.

An oasis just a short drive from San Juan
Great house to enjoy your time in PR...for the same price as a hotel. Centrally located and safe/secure in a gated community. Only 10 min drive to mall/shopping, 25 min to Old San Juan, 15 min to Condado area. Owners are super nice and responsive. Highly recommend.

We were four adult and one child, it was the first time we were renting a place to stay and for two of the people was the first time going to Puerto Rico. The property is located in a safe place and comfortable. I really recomend this house for a nice vacation.

Great Local Stay
The home is lovely! It's an easy drive to the beach (no more then 15 minutes if using the bridge), and is a much nice local experience. The pool is really what sets this place apart, it's your own getaway on days you just don't feel like hitting the beach. 10/10, would recommend!
