The room was lovely, the view was amazing, and the access to the front AND the carpark was cosy!
The lack of an AC unit in the south facing room meant it was consistantly warm/hot in the day due to the sunlight.

First point - the room cost was very reasonable so has to be put in that context. and I've stayed in worse that was only acceptable for twice the money so could have been better but way above the minimum for the outlay. We didn't eat here and the costs looked pretty reasonable on the menu though, although I'm guessing its very "chain family pub food" (sometimes that can be good sometimes disappointing). River facing room as well which was probably much nicer than road facing. I had a quick look in other rooms as I departed and they all looked of a similar high standard for the outlay.
The approach to the rooms through the narrow dark corridor with three different keys to get in was not so inviting but once in the room happy. From the road side the site does not look that inviting. Get around the back to the river side brightens the experience

The staff were very attentive
The room was very small, especially to fit a travel cot in. Only a shower in the room and no bath. Breakfast was very disappointing, only cooked available, no continental and not even any juice included. We had breakfast on both days and they didn't have the same things available which they did the day before

Its a good location for buses into Norwich and access by car for the ring road and by-pass. The staff were very good. Our room was a decent size and we were pleased with the large towels and bathroom. Having a bar/restaurant on site is a bonus.
Our bed was very hard so we did not sleep well. The hotel is in dire need of refurbishment. We had two downpours during our visit. This resulted in water pouring through the ceiling and we had to move from our dinner table due to water ingress flooding in the restaurant.

Bed was comfy, appreciated having tea in the room as I always have it in the morning.
The window wouldn’t stay at a low height, I had it wide open otherwise it would fall on it’s own. The radiator wouldn’t turn off. The room was too hot!

The room was not as it looked on the photos. The premises is run down and in need of renovation/decorating. The cleanliness was not of high standard. For the price we paid I was quite disappointed overall.

The bed and facilities in the bedroom were fine as was the bath room, which had been modernised. Breakfast was full English which was good and plentiful which met our needs. The staff were very helpful and very polite and it was a good base for our weekend visit.
We had read the reviews so came with the right expectations, and although the hotel met our needs it is a very tired property that would benefit from paint up externally and internally. We would suggest the the bedrooms are painted in a lighter colour above the dado rail on the non feature wall, this would brighten the whole room.

Breakfast was good but not much options
The noisy room!!!!! The noisy doors everywhere and the noisy floor. Kept me awake until 4am. Absolutely disgraceful and will not be staying there again

Staff was very helpful and friendly - accommodated our late check-in and were very helpful with answering questions and giving recommendations. Rooms very very clean.
It was very hot in the room (even with open windows) and the place was quite old.

Location was a 20 min walk to the city and driving distance to broads
Windows didn’t open much and was a bit warm in the room.

Location was great, but not good having a road-facing room.. lucky I can generally sleep through noise!
When I asked about opening windows wider, I was advised they were on child-proof lock cables, and locked. I had to demonstrate they could be opened by an adult

Friendly staff, sadly no handpulled beer though. Food ok and reasonable price.
Buffet breakfast over cooked and chewy. Not convinced by the extra charge for coffee at breakfast
