I booked this accommodation because of its close proximity to the beach. My room (101) has a nice terrace balcony with sitting area and hammock. The homestay runs a cafe at site, which serves great coffees and breakfast. There are many nice sitting areas by the beach where you can choose to have your breakfast or meals. I pre-ordered dinner and had them serve at one of the tables facing the sea - really lovely! There are some spas nearby but I chose to have the massages offered by the homestay in a nice hut by the beach, which was lovely with the sea breeze and sound of the waves. The free bike was great in exploring the area, which was just a short ride to the local attractions like the vegetable farm etc.
At night the reception is closed and there is no one around, to offer assistance, so you need to request anything you need before they close.

Highlight of Vietnam travels. Booked extra nights.
Located right on the beach, with great restaurants and lounge chairs over looking the beach and ocean.
Staff was amazing, beds were comfy and AC was cold.
When booking Vietnam I had a vision of spending a quiet few nights beachside, working on my computer and taking some time to relax. After 4 weeks of travels this exceed the vision I had in my mind.
Bonus was the $15 60 minute massages from the main hangout area (in a hut).
This is property has coffee shop and restaurant, lush greenery and a very friendly staff. It is located a few minute walk from the busy part of the beach so it was peaceful, and about a $4 Cab/Grab ride into Hoi An. I went to Hoi An every day.

This place is an absolute wonder. After visiting Vietnam from North to South for two weeks, we were looking for the perfect piece of heaven to relax in and we found it with Tan Thanh Garden Homestay. The place is directly by the beach, with no road in-between. The staff is lovely and always willing to help - like a small family by the beach, breakfast is included, the coffee and juices are great, and the garden is absolutely beautiful. The rooms are very clean and they clean up every day - they even offer laundry, massage, and mani-/pedicure services in-house. We felt very at home here and even prolonged our stay for 3 days. My wife and I totally recommend this place - an oasis of relaxation, pampering, and seaside enjoyment.
I’m not sure if this is the case for all the rooms, but the air conditioning machine in our room could have been newer/more efficient, but there is little insulation from the outside in the small, bungalow-style buildings scattered across the garden, so it makes sense that they will cool down slower. Nonetheless, the aircon and fridge work independently from the key card, so you can leave it on and prepare the temperature ahead of going to sleep.

Ideal for a relaxing couple of days at the beach. Rooms are on the rustic side but very clean, serviced everyday. Beach and bath towels provided. The setting is great. Lovely garden with lots of seating and sun beds, direct access to clean golden sand beach. A local restaurant will bring food/drinks to you on the beach. The accommodation is behind the popular Sounds of Silence cafe and breakfast for guests is served there. Breakfast is good, but portions could be more generous. We loved our stay here. Very relaxing. We stayed in room 101 which has its own private first floor patio space complete with hammock.
Food is not their strongest point, lunch options were average - suggest walking across the road to one of the local restaurants. Don’t let this put you off though it’s a great place to stay!

great beachfront location, next to a good cafe
the fact that it shares the grounds with the cafe... many cafe guests around the shared seating areas doing their photo shoots etc... so if you're looking for a more private place, this might not be the perfect choice

A private garden with sea view and shades that's the best of all. Quiet and private. You will not be disturbed at all.
ENJOY my stay so much even just for 1 night.
Maybe just the pillow sheets not fresh. It could be improved. Toilet and bathroom are clean.

Amazing location, friendly staff (especially Ve!), great breakfast and coffee, probably the best espresso I ever had. Location is about 10/15min by car from Hoi An center which, seeing as its extremely touristy, was great! We stayed at the Garden Homestay during the day and went to the city in the afternoon for drinks, dinner and some shopping. The beach is clean, spacious and 20meter walking from your room, little paradise in Hoi An!
Our room was located on the side of the premise which was next to the shed/working area, could have been nicer. Other than that, amazing stay!

very clean . staff was good. room was very pleasant. we just felt that property was a bit overpriced for the room but I have nothing else to complain . staff was excellent and were very very helpful. for a similar rate else more amenities could be provided such as iron box , bathrobe, etc

Lovely and very friendly staff who helped us with everything we needed. Excellent cafe is included in the accommodation. Quiet location, very close to Hoi An town. Free bike rental. The accommodation is more suitable for hippies or coffee addicted surfers :)
I apologize if I'm being too critical in this paragraph, but this accommodation was absolutely the most expensive of our entire Vietnam trip and definitely did not match the price/performance ratio. Access to the beach was not directly from the accommodation as shown in the photos, but was completely ruined and closed. This was probably due to the time of year we stayed (December). The instantaneous heater in the bathroom with its electrical circuit breaker about a metre away is totally unacceptable from a safety point of view, even perhaps by Asian standards. Parakeet doors with sharp edges to the toilet and bathroom. No space in the room to store things. The room closes with a petticoat, like a pigsty door. Cleanliness rather below average. We had a room with a sea view (extra charged), but we could only see the sea horizon barely through the vegetation.
I dare say if we hadn't paid for all our accommodation right from the start we would probably have looked for something else in the area. But maybe we are too spoilt, but comparing to other accommodation and homestays I would expect a different standard.

the location was good in that it was actually on the beach.
we booked a seaview room, and were taken to a room that was on the back side of a subdivided building, the other side of which had an ocean view. the room had a very small window looking at the parking lot. when we objected, we were told you could see the ocean from the shared patio with the other half of the subdivided room. we were then told for a room with a view of the ocean we would have to pay 350K Vietnamese dong per night. very much a bait and switch.

The location was amazing, from our room down the steps to the beach. We loved our beach as it was a lot quieter than An Bang which was about a 10 minute walk along the beach and there were only 2 ladies selling on our beach so we weren't harassed to buy every 10 minutes. The gardens were lovely, with well maintained fish ponds, a beautiful beach/sea view, hammocks, recliners and dining tables. We loved sitting outside at night enjoying a mojito or beer. The local Huda beer was pretty good and cheap. Free bicycles with Hoi An about a 20-30 minute cycle away and An Bang about 5-10. Also cheap scooters to hire if your game. The staff were lovely and we ended up staying 11 instead of 5 nights - because why move :) Plus the coffee is amazing - the place is well known for it.
If you want your own spirits or wine to drink buy duty free the local stuff can be pretty bad. The place was looking a bit tired and in need of some maintenance i.e. broken recliners and we struggled with the rubbish on the beach - but coming off the back of Covid we guessed there wasn't a lot of spare money. The breakfast menu was a bit limited and it would have been good to be given traditional Vietnamese options.

The bugs and terrible wifi were the biggest let down for this place.
The phone reception and wifi was almost not existent in my room. Which I haven't really experienced anywhere else. Other than that, was a very nice place to stay at!

Beautiful place! Charmimg mix of nature, comfort and authenticity! If you want to calm down and enjoy the power and simplicity of nature, then this is the place! We absolutely enjoyed our stay, and also the proximity of the beautiful Hoi An. Many thanks again to Tuan, Ms. Ha and the whole team !

We weren’t sure if we should stay in the old town or by the beach when visiting Hoi An, and we are so happy we decided to stay by the beach. Tan Thanh Garden is absolutely wonderful and right on the beach. Spotless clean, and the staff is so sweet and welcoming. The upstairs rooms with own balcony are perfect, so relaxing, and a Grab will cheaply take you to the old town in 10 mins. There are also a couple of other cafes and restaurants on the same street. We had a wonderful stay and we’ll surely be back.

Plenty of sitting areas directly overlooking the beach, which is exactly why I booked this hotel! I just wanted to spend my holiday sitting while looking at the beach and this hotel let me do that. The coconut coffee was amazing because it didn't have much sugar and they serve the coconut water with it! Thanks for not adding extra sugar. The rooms were a little small, but super clean and had plenty of hot water + a strong air conditioner. I didn't spend much time in it since I just wanted to swim and relax by the beach. If you're looking for a place to sit by the beach, then this hotel is perfect. If you want to hang out in your room all day, then maybe it's not suitable since the rooms are small and without views.
The beds are a bit firm for my taste, but I know many people prefer this kind of bed.

Breakfast basic but nice, especially having it brought to your bungalow's private table area.
Location superb. Gardens lovely.

The best room - 3 - whole bungalow - with private table and sunbeds looking out to sea.
Shower was not good. Needs more pressure.
Towels - too small, and need more of them.
Free water - two very small bottles a day are not enough at a place where you can't drink the tap water.
Perhaps upgrade the door locks - currently only a big bolt and padlock. This is only a minor issue.
