The pool was excellent, a few beaches and restaurants in the vicinity. Fitted kitchen. Towels get replaced every day
The villas need some repair. One of the showers wasn't working.

The facilities outside the villa are amazing: pools, one of them specially for kids, tennis courts, area for kids - when your kid is already four years old, you can leave him with the babysitters there, if smaller-one of the parents had to be with the kid as well
There are free activities at the pool: pilates etc
The breakfast was not free, but it was a buffet with a huge choice.
Tipp: pay for the breakfast at once while registering - then it cost 8 euro pP, if you pay at the restaurant, you pay 13 pP. Kinds are almost free (1-2 Euro)
Tipp2: they can bring you from the registration desk to your villa with all your luggage by a small car. For free. Just ask for that at the desk
Concerning the villa itself: i had concerns about the boilers that we do not have enough warm water, but it was perfect. Just turn on the boiler for all the time.
The beaches are rocky, no sand
But the rocks are relative smooth and you can buy swim boots there

The location is great and overal area as well. There are plenty of interesting spots for those who like the sea. And as well there is a pool. I really like how the lady from the staff manages the pool area, so I have to mention her here, as there are people who break the pool rules and cause incidents. This was our 2nd stay in a row (two summers in a row) in this resort, but different housing facilities. Good restaurants in the resort, plus a grocery with a bit higher prices, but that's the value for the comfort. Short car ride to shopping area in Pula and the city itself too.
The housing facilities that we chose this time. The old vila was full of mold - the bad smell was everywhere. We did not take our clothes from the bags/suitcase. The bad smell was coming from the pipes in the bathroom too. I would highly recommend for the hotel/resort to renew these housing facilities, because it is a shame for this kind of bad experience given great location and sea view. Electric kettle is a standard in my eyes for this kind of villa. Yet, it was not present. However, the reception staff was super helpful and made it happen, so we got new kettle.

Perfect location, the property is located in a grove, very close to the sea and several beaches, ideal for a vacation with a small child. It featured two patios, one was always in shade. It was fairly clean and the pics on booking.com reflected a true state of the property
We had mixed feelings about it. The property is advertised as a "villa", which it certainly isn't. Ours was a relatively small two bedroom cottage. It is rated 3* which it is, the kitchen is small and under-equipped (only basic dishes, cutlery etc., small stove for only basic cooking), living room also very small, old furniture throughout, run-down bathrooms...one would expect more for EUR 400/night

Villas have been built in good old days
Whilst clean inside they are worn out and the grounds are not tidy. We found beer bottles cigarettes, toilet paper and other gunk on our terrace. Beaches are not great and very crowded we travelled to nearby Kamenjak.

We loved the convenience. A shopping area onsite with mostly reasonable prices, plenty of restaurants at a variety of price points. Lots of space in our villa, and a delightful porch. We would definitely stay again! The convenience of the beach, the large size of the property with activities for the whole family, made this trip awesome for our whole family. A wonderful break from the hurried pace of life!
The wifi was not great, but enough to do the things we actually needed! Beds were not comfortable, and the general repair of the area seemed a bit neglected.

Friendly staff, nice location.
The villa was a little old and run down. The furniture was pretty crappy. The kitchen was really under stocked for the price we paid. They also put the patio on the wrong side of the building. 100 feet away from the ocean and no terrace to sit on to look at it. Bizarre.

location was perfect, very close to the beach. We booked a villa house with 3 separate bedrooms for 5 adults that was totally enough. Terrace in front of the villa is a big +. We could barbecue there. The complex consists of many villas and hotels. It is closed and safe area. There are many possibilities for all, also for children. There are also some restaurants, market and cash maschines. Totally recommended for families.
Villa was cleaned every day.
boiler was not enough to warm water for all of us, some of us needed to wait for warm water to take a shower. The bathrooms need some renovation but are well equippted. Kitchen is well equippted as well, the only missing are dishwasher that would be a big + and kettle.

-Was only with 2 people in in this 4 person villa. So we enjoyed the space. It is also a nice villa.
-Nice park with a beatiful coast
-Everyday clean towels
-Clean
-Friendly people at the reception
-Need to pay for lot of things everything, the park feels like a money machine sometimes
-No sponge/brush, soap, dishcloth for doing the dishes. Reception told me to buy it at the supermarket.
-No bowls and no oven gloves (almost burned myself because of this)
-Water slide was not working (?)
-"boat trip sellers" at the pool, beach and even at my villa
