Great Location. Parking directly outside was a bonus. They have thought of everything to make your stay comfortable. we would definitely go back.

This was a lovely property in a beautiful street on the outskirts of the old town.

Great location and the staff was fantastic! We had two different rooms, the suite was perfect for our family.
The room on the ground floor had no natural light and couldn’t open the window shades. It was dark. Would recommend allowing windows to be opened while keeping safety in mind.

The room was clean and modern. All the rooms were in one complex. Checking in was easy with clear instructions. The complex was manned during the day. Free parking with coupon right outside the complex on the street. Staff was responsive and helpful. Conveniently located at the entrance to the old town.

Wonderful structure: rooms and bathroom were very large, well equipped, and with great quality beddings. Silvia was an excellent host pointing out the best ways to visit Modena as well as excellent bars and eateries. The parking space included in the price made this experience excellent. Already recommended to many, would stay again!

The room was very smart, with a comfortable bed and well appointed bathroom. it was great to be able to park right outside and walk a short distance into the town.
My only quibble was the amount charged for the dog. We’ve had quite a complex trip and this was the highest daily rate we were charged by far. (Some places even gave the dog a treat or two….)

The room was well and newly decorated, clean and a good size. The location was perfect for us as we parked our car just outside and could walk everywhere. The walk to the historical centre and market etc was 5 mins and pleasant. Valerie was so helpful and professional. She kept us well informed and was kins enough to book us a table at a restaurant we were interested in at short notice.
The beds were very comfortable and loved the linen sheets.
Only comments for improvement are: Provide slippers, shower caps and more tea capsule options (without sugar).
We were on the ground floor and had no issues carrying our suitcases, however as there is no lift this may be an issue for some.

Lovely rooms in a great location, warm, super clean & great shower! Short. pleasant walk into the city centre. We walked from the station which a bit of a hike with luggage, much better going back in a taxi :-)

Very well-designed boutique hotel. Comfortable bed and spacious bathroom. Very helpful staff. Walking distance from all interesting places in Modena.
It's a minor thing - if you stay at the ground floor you can hear everyone coming/leaving through the main entrance. Probably the best is to ask for one of the rooms at the upper floors.

The location is good and it s easy to park on the street. The instructions to check in yourself were easy
The only heating was an aircon machine which made huge noise. Also we could hear all the neighbours as they came in the building as our room was next to the door. Very expensive and no breakfast or toiletries…

Location was superb, 20 mins walk to Modena train station, a few minutes from the plaza and 3 minutes walk to Osteria Francescana Restaurant which was the purpose of our visit.

Our room was lovely and well-appointed. The staff was VERY helpful and the location (built into the old city wall) was ideal for us - any easy walk into the old city. We look forward to our return!

The location is the best compared to its price. Everything was within a walking distance.
The Nespresso coffee maker in the room wasn't clean enough, but there was a cafe within 2 min walk.

The location of the facility is on a leafy street in a high-end neighbourhood just near the entrance to the historic centre of Modena. We were provided with a free car parking pass on the street which was very convenient. The room was of a decent size and clean. Free drinking water was provided.
The building is an elegant, historic home converted into six rooms for lodging. In responding to customers' enquiries on Booking.com the responders often use the phrase, "In our hotel...", etc. Effectively, however, it is an Airbnb experience. Upon arrival, there is no one present. Communication with staff is by WhatsApp. We received a code to enter the front door to access a safe with our room key, parking pass, etc. There are no common areas such as a lobby like one finds in a hotel. There are no facilities for dining or drinking or lounging. A phone number is provided for emergencies. This may appeal to some, but I prefer a hotel experience to that of an Airbnb.

Interior was very stylish, modern but still cozy & lots of linen. Instructions for self check-in were very clear and easy! Lots of parking on the street right in front, you get the voucher at check-in. Coffee/tea maker in the room as well as iron + board and reusable water bottles to use while the stay.
Would have appreciated a small reading light at the bed :)
