Nothing ... it was more than I had hoped for!

Very friendly staff, child friendly (allowed us to collect the chicken's eggs) and stunning views
Strict rules about removing shoes when the kitchen/dining room was covered in dog hair

Excellent breakfast, comfy beds, very nice host, fantastic countryside location
Room was relatively small and heating was not quite sufficient

The room was spacious and attractive with a comfortable king sized bed and a single bed.
We had cooked full English breakfasts each morning as we were there in the weekend. These were tasty. Victoria is a lovely friendly hostess and we enjoyed chatting to her.
The light switches are set in a selection of buttons and not easy to decipher . It would be helpful to have a wee card to explain how they work. We managed to work them out eventually but they weren’t very user friendly if you weren’t familiar with them.
The’ Luxurious toiletries’ were somewhat missing as for the 2 days we were given 3 little tubes of shampoo, body wash and conditioner with just a bw and c on the bottom of the lid and these seemed to be only half full.

Nice surroundings and building
T
Information on complex lighting system needed
Room too hot needed fan as room small
Not enough water pressure on toilet

A beautiful location and fantastic property. Modern amenities and comforts with the country style. Victoria was incredibly accommodating, allowing us to check-in early so that we could get changed for a nearby wedding, and also booked us taxis to and from the wedding. Communication on her part was amazing.
Would highly recommend and if we’re ever in the area we’ll certainly use again!

Absolutely beautiful rural surroundings. Lovely building with charm but modern conveniences. Other guests also had kids but we never heard them so the soundproofing is quite good. The shared kitchen is more serviceable than described. And the view out of the kitchen/lounge room is amazing. Hills and fields and sheep. My children loved it.
Highly recommend a pub afternoon at the Little Brown Jug, they have a great playground and good food.
The lights in our room were a bit wonky. Very complicated light switches, with 5 unlabelled buttons.
The closest village, Edenbridge is…sketchy, but a few more minutes down the road are several lovely villages. The whole area is very picturesque.

lovely location, nice clean rooms, and lovely big outdoor swimming pool for the family. quite location

This is a lovely place for a short retreat in a gorgeous area. The farm has beautiful views and is very quiet.
We loved our room, it had a very comfortable bed and we enjoyed an excellent breakfast. The host, Victoria, was very accommodating, and everything you need for a comfortable stay is provided. The outdoor pool is beautiful.
We enjoyed our evening meal at a nearby pub in Lingfield Chart.
4.7
It was a perfect stay, comfortable room, excellent breakfast, beautifull garden and nice views. And most of all, very good beds! Everything was clean and fresh.
Maybe one little remark... in our family room, there were no hooks, nor a kind of a bar to hang our wet towels on. So we had to be inventive....
4.7
The rooms were very attractive and light and airy with comfy beds. The decor was very tasteful with a modern touch which we loved. There were lovely views from the communal sitting area. The pool and tennis courts added a lot if we had been staying longer. The owner was very helpful and charming.
The breakfast had a good selection of cereal and fruit but it would have been great to have had a choice of the cooked breakfast.
