The bright and airy rooms.
From Room 10 you can hear everything in Room 11 unfortunately especially in the bathroom.

Probably one of the best hotels I’ve been. Everything was clean and tidy. The staff were very friendly and the breakfasts were excellent. Well done to the chef.
All coffee tea etc replenished every day. Would recommend to anyone.

Very pleasant room (No 6) with large bed, overlooking lovely green area. Lovely polite and friendly staff. Enjoyable breakfast of cereals and cooked options. Just a 20min walk to centre of Southwold.
Not a dislike but would have liked the addition of some fresh fruit for breakfast.

The breakfast was well cooked and tasted good. Good quality ingredients . Our room was very spacious with a lovely bathroom. Staff were friendly and the evening meal we had was excellent and well presented.
I would have like fresh fruit available for breakfast.

Breakfast was excellent quality. They took your order so there was no waste. We also dined there and had the steak deal which was good quality for a fair price. . Room was an adequate size and pleasant. Toiletries and good selection of drink sachets available
There was a form to complete if you wanted more of anything in the room, or towels changed. We requested a towel change and it wasn't done, so were left with damp towels.

Whole property was clean and well serviced Staff were excellent in both bar and restaurant as well as reception Food in restaurant was excellent Room sizes vary greatly and unless you are familiar with the property you could end up with a small room as we didactic

The staff were lovely: chatty and smiley but unobtrusive. Very efficient at their jobs. The hotel itself is stylishly elegant and comfortable. It has a casual air, meaning you could dress up or down. The food was tremendous.
We stayed in Room 6 overlooking the garden and above the restaurant. I had asked for a quiet room because we both like to retreat early. The room wasn't quiet until 11pm. First, at 9ish, there was the moving of the furniture in the restaurant to set up for breakfast. Then the smokers from the bar congregated below our window. I know quiet is hard to achieve in a popular hotel, but I expected better. Overall, I thought the price for bed and breakfast was high at £205 per night. But I guess this is Southwold!

Convenient for Southwold. Comfortable bed. Clean. Ample car parking. Good breakfast.
One staff member was so rude, snapping at me abruptly. I've never been spoken to in that manner by someone working in hospitality before. I'd asked her at reception if it were possible to have a non-feather duvet, no rush, but as I'm allergic to feather it's important. She said I should've put the request in when I booked. She was clearly irritated about something and didn't take her eyes off the computer screen during our conversation. I explained politely that I had phoned the hotel that morning repeatedly to check, but no one had answered. So I'd brought my own pillows just in case, but not a duvet. She kept sighing and rolling her eyes (unbelievably rude for someone in the service industry) and said she would "try" and do it if she had time. So I left the hotel not knowing whether or not I'd be able to sleep there. I was then looking up alternative hotels to move to, but didn't want to have to pay twice, so settled instead on buying a sleeping bag from a camping shop in Southwold, so at least I knew I would sleep that night without respiratory difficulty. When I returned to the hotel later, the duvet had been changed in my absence.
The room was fine, but the view was of the metal fire escape. The hotel common areas feel dated.
The bathroom was very nice, but the huge windows had no blinds. Even with the privacy glass there was a lack of privacy at night that some clients might find disconcerting.
The next morning I sat in the breakfast room alone for quite a while waiting for someone to appear. Once there, the man was friendly and helpful, and the chef kindly made me an excellent vegetarian breakfast.
I got the impression the hotel is short-staffed.
I won't be returning, and I explained to the receptionist when I left why that is, and described the woman who had been rude to me and what had happened.
