It was a good stay, but the opening hours for the rooftop swimming pool could be more flexible, because the mountain view is beautiful

1. Very helpful and friendly proprietor. This was important when I needed advice on what to do with a parking ticket!
2. Fabulous cold-buffet breakfast which could be eaten inside or on an attractive patio area overlooking the street.
3. Excellent communications with proprietor prior to arrival.
4. Stunning view of the mountain from our room and also from the roof/pool area.
5. Good air conditioning in room.
6. The walk to the beach is for the most part along an attractive and interesting shopping area.
1. Ensuite bathroom was rather small for two people and looking a little "tired;" but everything worked OK and there was always hot water.
2. The proprietor recommended and booked a boat excursion with someone who turned out to be unreliable.
3. Booking.com incorrectly classifies this and other similarly located hotels as "Beach Front." This is incorrect. It is not beach front. In fact, the hotel is a little too far for comfort from the beach and it is not practical to drive there because of parking difficulties.

The staff were extremely friendly and hospitable. The room was very comfortable. We were allowed to check out and stay by the pool until the time of our flight.
Breakfast was delicious and when something was missing, we could ask the last and she would sort it out.
Suggestion: maybe have a "Welcome document" in the room with contacts of taxis, tours, transfers and places to go/visit, best restaurants...
Unfortunate there was a problem with the pool pump the first day, but these things happen and it got fixed, so we could use on the next day and even after checkout, so thank you very much.

The staff is very kind, the pool and the view from the pool is lovely while the neighbourhood is very sweet! The breakfast is also very nice! I'm definitely staying here again.

Francesca's breakfast was superb. Many nice sweet Italian pastries and good coffee. The pool on the rooftop was also nice with good view over the city. The hotel is very clean and hygienic. I can recommend this place for your stay.
Unfortunately the location of the B&B is quite far away from the beach. However, it does not take more than 20 mins if you walk fast. However, the location is good as to there is a big grocery store nearby, which probably has the best prices in San Vito Lo Capo.

Warm welcoming hosts that take care of the hotel themselves. Consequently, the rooms are sparkling clean. Hosts are always up to chat and help you feel the real sense of Italian hospitality. Beautiful mountain view in the balcony. Highly recommended.

Everything was perfekt! The room and bathroom was clean and the breakfast was good. We came there in low season, so there was no breakfast buffet, but Antonino and Francesca asked us what we wanted to eat. We got salty and sweet food and fruits.
The best thing was that Antonio and Francesca the owners where so friendly and helpful, they are really warmly people! You feel there like home!
