Quiet location that is further away from the busyness of Central Ubud, but still close enough to walk/scooter ride, and good options for eating within 10 minutes walking.
Spacious rooms and plenty of areas for kids (5 and above) to roam around inside the house.
Good and responsive maintenance staff that were able to attend to our needs in a timely manner.
There are a number of things that needed to be fixed/replaced at the property. We lost water 3 times during the 5 days that we stayed there. Whilst the matter was able to be resolved within ~30minutes or so by Ibu Ketut and her team, we found out the issue is old water pumps that needed to be replaced, so electrical trips are common leading to loss of water.
The pool had lose cabling on the side and lose tiles at the bottom. Jacuzzi was not working.
Water dispenser does not dispense hot water and can sometimes stop working - again probably due to old motor that needed to be replaced.
The backyard, whilst green and lush are not neatly kept. We were not able to walk around or use the lawn much as the grass was overgrown.
Outdoor seating corroded and there was no shade.
The shower in the Master Bedroom on the ground floor has strong urine smell - probably because the floor is porous and traps unpleasant odor.
We booked for 9 people (4 adults and 5 kids) through Booking.com but was only provided with 6 sets of towels initially. I had to negotiate with Management to get more towels - this should have been provided from the start considering everything was listed on the booking form.

Ketut is very nice and attentive.
We were looking forward to staying in this villa but its actual condition is not like in the pictures. Everything is really really old and not very well mantained: the walls are stained, there was mold in the shower, the furniture in general is very worn.
The house really needs to be refurbished. For that price you can stay in a very nice hotel and be much more comfortable.

The villa is beautiful, clean, and comfortable, it's quite rare to find a large villa in Ubud, the location is strategic, it is located near central ubud. And the staff are really friendly and helpful. Will rebook again this villa :)

quiet place, nice view of garden,indoor and outdoor shower. a fresh pool connecting the Livingroom.
kitchen utensils are way below average. in the evening we saw a rat walking by and a cockroach sleepingroom there where a visivlble spiderweb.
during our stay one of the chairs in diningroom broke down during use. I hurt my back and head. local staf informed manager with the promise to come by. I’m the end manager didn’t show up nor contacted us. chair wasn’t replaced either. so the four of us could not dinner together again.

the most comfy bed I ever tried! overall it's quite clean bedrooms, kitchen, garden, and pool. Kitchen appliances are complete and sufficient for 5 people. Location is not bad, and parking space for 1-2 cars is available. Need a short ride to reach closest cafe/resto.
we were told that wifi is being fixed, so no signal in the living room. Need extra cleaning on the balcony and bean bags

maybe they should change the cabinet in the kitchen and use more decent chair for dining table, because the chair is too wobbly.

The house is quite big and provide the privacy for all of us. Each bedroom is in a good size. The staff is friendly and waited for us until 9pm to give us the house keys.
We faced with a water pump problem because it's private house and the water doesn't flow consistency. The living room is the open air so many insects and frogs at night. If there is some wind, we can stay in the living room but it was a bit hot during our stay. Also, we had a problem about adjusting the air con in our bedroom upstairs.

The villa itself was fantastic. A perfect layout for multiple couples or families, with one bedroom on the main level and two upstairs, all with really nice en-suites. The pool was amazing and the view from the kitchen/breakfast bar and the upper balcony is stunning. You look straight onto the jungle.
The villa catered to our two small children and the staff were so sweet with them.
Breakfast was amazing and prepared at whatever time suited us.
Ketut and the boys that were the staff on duty were around all the time to help with booking taxi’s and advice on anything related to the area. They were amazing! They kept the place so clean and even did our dishes for us which was so kind.
Definitely hire motor bikes as the villa is out of the way and it’s at least a 20-25 minute walk into town. The staff arranged to have motorbikes delivered to the villa and a day hire is crazy cheap (70K for a day) compared to the much more expensive taxi’s (200K just to the nearest supermarket and back.)
A number of the restaurants deliver to the villa and the kitchen facilities are enough if you do want to cook.
If you need a driver Wayan and Augustine were amazing! Their English was fantastic and both so lovely. Just ask Ketut 🙂 A driver for a day would cost around 700-800K for 8 hours and the cars can take up to 6 people.
There are a number of spa’s and restaurant’s in walking distance.
The area was quite isolated. As soon as we hired scooters this became more manageable. Otherwise you have to arrange taxi’s everywhere and it can become quite expensive and a hassle if you want to just pop to the shops.
A lot of mosquitos! The villa has burners and room spray but be prepared. Especially in the main level bedroom as the door to the outside shower (which is amazing!) has gaps around it where they can come inside.
