About this villa rental
Villa Mara is a light, bright villa, furnished in a contemporary style. It sleeps up to 6 adults with room for cot beds (one included) and is in a quiet location a few minutes' walk from the beaches and restaurants of the highly sought after Cape Greko area of Protaras, home to the beautiful beach of Konnos Bay, the Grecian Park Hotel and the Leonardo Crystal Cove Hotel & Spa.
The rental price is fully inclusive of private pool, sun loungers, air-conditioning, wi-fi internet access, satellite TV, CD/DVD player, Xbox 360 games console, iPod speaker system, outside dining, gas fired barbecue, table tennis table, 24 hour key collection & management service.
A cleaning fee to prepare the villa inside and outside for your arrival and to provide freshly laundered bed linen and bath towels is added to every booking.
For bookings of 11 nights or more, freshly laundered bed linen and towels are provided weekly. Guests may launder sheets and towels themselves more frequently in the washing machine provided.
We charge a small additional amount for pool heating (£15-£20) per day depending on the time of year - it is not necessary from June to mid September.
The open plan layout of the living, dining and kitchen area is modern and relaxing. Complementing this are 3 bedrooms (1 double, 2 twin), a family bathroom, downstairs wet room and pool side shower.
Villa Mara is ideal for families, guests attending weddings at the Grecian Park Hotel (10 minute walk) or Crystal Cove Hotel & Spa (which is adults only and borders the south of our development of 15 villas) and friends seeking a luxurious break in the sun.
Things To Do: Cyprus has over 300 days of sunshine a year, making it a great place for outdoor activities. On the east coast they invariably involve water! At Konnos Bay Beach (15 min walk/3 min drive), Mike’s Watersports has a variety of up to date boats, jet skis and water activities including water skiing, parasailing, pedalos and banana boats for hire.
Mimosa Beach is a 10 min walk from the villa, has a secluded and sheltered beach which is ideal for swimming with children and there is a bar serving food and drinks all day.
The Grecian Park Hotel, a 5* establishment increasingly popular for as a wedding destination with its magnificent view over Konnos Bay, is a 10 min walk away. It has a spectacular cliff top bar, restaurants, tennis courts, a gym and spa which are all open to non residents. Many of our guests attend weddings at the hotel.
The Leonardo Crystal Cove Hotel & Spa, a 4* establishment that opened in June 2019, is adults only (18+) has a health club and sauna, restaurants and bars open to non-residents upon payment of a flat daily or half daily fee for unlimited use of the facilities.
For those who enjoy diving, the Cyclop's Cave dive site is a 10 min walk from the villa.
For a family water experience, WaterWorld water park in Agia Napa is a fun way to spend a day and accessible by bus (nearest stop is a 3 minute walk).
Things to Do: In Agia Napa harbour there are a variety of boat experiences on offer: 2 hour swim and snorkel trips in the nearby sea caves; day trips up to the UN patrolled border from where you can see the “ghost town” of Famagusta and evening dinner cruises. Turn up and decide which one is best for you: there are options for every budget.
For those who want to explore the local area in something other than a car, Ham-Yam Rentals is, in our opinion, the best place to hire bicycles, scooters, motorbikes and dune buggies. It is within walking distance of the villa on Cape Greko Road.
All of Cyprus is accessible from the villa within one day, even Paphos on the west coast. We love driving to the Troodos Mountains, out via Nicosia and back via Limassol. The area is quite beautiful and is full of traditional Cypriot villages nestling on the side of the mountains. Eat well, visit churches, monasteries, vineyards and swim all on the same day.
Golf, Ski and Health & Safety: Golf - there are three courses within driving distance Aphrodite Hills, Minthis Hills and Secret Valley.
Ski - there is a short snow season in the Troodos mountains from January to March with fun to be had by all ages from tobogganers to serious skiers. The Troodos mountain range stretches across most of the western side of Cyprus and is about 15C cooler than at the coast year round. There are many famous mountain resorts, Byzantine monasteries and churches on mountain peaks and, nestling in valleys, are picturesque mountain villages clinging to terraced hill slopes covered in vines. Omodos is one such village.

This is our second stay at this house, the location is ideal, walking distance to konnos bay and mikes sports , walking distance to snorkel at an original roman harbour , also can walk to mimosa beach and a couple of lovely restaurants, especially konnos grill opposite the road who serves homemade Greek dishes, absolutely delicious. Short car drive to protaras or Ayia naps and is particularly recommend watching the sunset at cape greko.
The villa /house has everything you need, it’s perfect… and I’m sad the two weeks are over already !
My husband and I took my daughter 17, son 20 and her girlfriend, we all saw turtles whilst snorkelling at Green Bay and konnos bay, so be sure to take snorkal masks and an under water case for your phone as we got amazing footage

We had a lovely stay at the villa, everything was as it said. The heated pool was great, kids loved being in there even in the rain. BBQ was great. Adrain was very quick in responding. We went to most recommended places which were all great. The Japanese restaurant in Ayia Napa where they cook infront of you called Hokkaido was amazing, great experience for adults and children. Drinks at Grecian parks cliff top bar was lovely and reasonably priced drinks. The restaurants to walk to were good as well. Buses and taxi were easy. Airport transfers all good. Boat trip we were lucky to see turtles. Great location if you dont mind walking or using transport.

The Villa is well maintained with everything you need for a self catered stay. Really well situated with several local restaurants within walking distance but away from some of the noisier sections of the coast.
Pool is lovely and clean and the outside space is great, particularly with the gas BBQ which is so efficient for cooking.
Loads of helpful information was provided before our stay and the check in process worked well.

Villa Mara was a perfect base for us - 10mins walk to the nearest beach (at Mimosa Hotel), and a couple of minutes walk to the bus stops for Protarus and Ayia Napa if we didn't want to drive. (Get a weekly bus card from the driver to save money.)
The communication before and during the trip was fantastic (Adrian was so quick to respond) and the Villa was very clean and had everything we could want for our month long stay.
We didn't use the barbeque or Xbox so can't comment on them
We would definitely book to stay here again and really didn't want to come home

Villa Mara was for us a beautiful experience. The house is beautiful and well equipped with all comforts - this made the stay very pleasant, despite the presence of a toddler (had to be extra careful to her access to the pool, meaning we had to lock doors when adults not around outside).
The facilities in the house were as described in the very detailed instructions and the friendly and prompt conversations (verbal and via messages) with the owner.
We were impressed at the efficiency of the responses to our queries (both before arriving and whilst on site) and the tips shared by the owner.
It is a quiet location, pool area not overlooked, well furnished and excellent kitchen facilities. If there is one drawback this is the distance from shops (mainly reasonably cheaper supermarkets), as without private transport it could be tricky self catering. We ended up hiring a 'buggy' which did the job (and was fun too). However for moving about without carrying heavy shopping, the bus connectivity is excellent.
Nearby beach is great, though walking in the heat of summer could prove slightly challenging.
We had a fantastic time and are grateful to our hosts.

We choose to use heated pool which we did not regret.
Location of the villa is great and it is located in the end of the road in a quiet neighborhood.

Very nice house located within walking distance to several beaches.
Visiting off season some of the restaurants and shops were closed, but we found enough that were open.
Choosing to have the pool heated were a winning move - well worth the money as the kids been swimming so much, also in the evenings when the air was cooler.
Adrian has been very helpful and engaged, really wanting us to have a nice stay at his house - which we had!

We had an amazing time renting this villa. It is very spacious, updated and has all the amenities you need for a relaxing vacation. It is a short walk to some beautiful beaches and a quick drive to the strip of Protaras without the noise and hassle.
The owners provided an exceptional packet with all detailed information that was so incredibly useful.
Will stay here again if we come back to Cyprus.

Great communication before the stay, very informative welcome pack that we downloaded and took with us. The villa is in a perfect location for us, close to local shops and the most beautiful beaches in Cyprus. We hired a car but also some Quads to take around the sea caves and cape Greco. We jumped off cliffs, watched the sunset, hired many water sports activities from Mikes water sports at Konnos bay. We took our snorkel masks and spent many a time at the bay near to the villa and at the sea caves. The water is crystal clear and warm and We spotted so many different variety’s of fish and scary sea urchins !! The sea is very safe, we also swam from the bay near to the villa to Mimosa beach, we saw a turtle coming in to feed !! We had a lovely lunch and a swim at mimosa hotel and was made to feel very welcome.
The villa is so well equipped, it has everything you need for a family or adults. Our teenage son made use of the Xbox in the aircon during a warm evening, the girls played in the pool as did we. The pool always has an area with shade if you need it. The beautiful palm trees surrounding the pool makes for a very relaxed environment. The bbq was the best we’ve ever used and the beds were so comfortable, the kitchen area and fridge freezer just perfect, the outside table was well used for eating and playing cards with the family. The locals are extremely friendly too. We have used Vrbo/home and away for years since the kids were tiny and have always had wonderful experiences but this has to be up there with the best. There is an open farm field behind the house, so only neighbors on 2 sides.
We had a slight snag after checking in but the owner was very responsive with communication over WhatsApp and resolved the issue.

Relaxing Holiday
Lovely villa, very spacious and clean. Loved the shaded outside eating area. All mod cons, everything you could need for a great holiday. Excellent location for Scuba Diving & coastal walks and a 5 minute drive to Protaras centre. Would definitely recommend this villa.

Good villa with some caveats
We would rate this property 3.5 stars however VRBO doesn't allow half a star.
We enjoyed our first visit to Cyprus and even extended our stay - lots to discover. Konnos Bay beach up the road from the villa is a wonderful beach.
Positives
-The landlord is very responsive and helpful over what's app eg replaced a faulty air con unit during our stay.
-Short drive to Konnos beach
-Supermarkets within 15 minutes
-Aircon in every bedroom
-Well appointed kitchen
-Good bbq
-Good pool that is maintained throughout the stay
-Easy parking right outside the villa
-Good wifi
-Good TV and choice of movies
Negatives
-Re check in - tried calling the number provided when we arrived to reach the local property manager however it didn't work. Fortunately instructions provided prior on how to enter the property using the key box were clear so this is what we did in the end.
-Beds were very hard - suggest adding toppers to make them more comfortable
-Cleaning - the villa needs a deep clean. Superficially it was clean however move a sofa, rug and....
-Appears that the other properties are frequently rented with extremely loud/large sound systems as there were multiple parties throughout our stay with different tenants who were not at all considerate of neighbours (whilst this is not the landlord's fault, it is a consideration for renting this villa)
-There is currently construction of a villa taking place over the potato field from the villa which can be heard

The location is very good, however surrounding villas are popular destination for youngsters who have parties every single days. Therefore there was no chance for us to enjoy the peacefulness of the area.
The biggest problem is management.
The ground floor was dirty. The furniture and carpet old and dirty from previous tenants. The oven and bbq so dirty, so straightaway there is no chance to even think using them. The bin was dirty-there was liquid on the bottom from previous garbage.
We asked for baby bed and we received infant bed- a 2 year old would never fit and although we mentioned it to the manager she did not make any effort to replace it. Therefore one of us had to sleep on the bed with him and as the kid was not used to sleep in bed he didn’t sleep well and subsequently we didn’t sleep well either. And a kid with lack of good sleep is in very bad mood all day.
We had to leave one day earlier because it was very tiring to deal with everything plus the noise from next door neighbours- I’m sure there should be agreement with nearby villas owners regarding noise.
Finally, it is unacceptable to ask 30 euro for baby bed and chair. I have been in many countries, my family is in hotel business, this is something I’ve never heard off. If he was included in the list of guests he deserved a place to sleep and a chair to sit and eat .

Well needed holiday

The villa is in a great position with restaurants near by even with Cyprus very quiet with all that is going at the moment, that said we had a car and got around the island visiting Nicosia and many beaches none better than Konnos bay Adrian the owner was very helpful and the information pack is the best we have had at any villa we have rented. Everything about our stay here was excellent
It was a winter relocation from the uk for us and the heated pool was absolutely wonderful
The villa was so well equipped and we felt totally at home
The area is perfect for Ayia Napa and Protaras we managed to find many restaurants open in both places
Walks along this coastline are some of my now favourites, easily accessible from the villa without having to Drive
Paula and Jason looked after us very well
Shopping close by for groceries
All in all a great place to call home for a few weeks

Excellent Villa, everything we needed for a relaxed week away. There was everything we needed. Paula was fabulous ans communication with Adrian has been great.
