Near ZATON .
VERY dated, Shutters need painting and repaired, WIFI slow/ Still VHS recorder, Nil Netflix etc ./Tv old, Toilet eats All wobbled. Swimming pool Freezing,. NO pool lights, Shower Fixtures Broken,
JUST NOT worth the 1800 I paid for 4 nights stay.
Furniture old and very dated, Mugs Chipped and wine glasses Broken .Chipped.

A great villa if you want a comfortable and affordable stay near Dubrovnik. The villa can also comfortably accommodate 2 families with children (we would recommend it for 8 people), as there are 4 full-sized bedrooms. Evenings can be spent in the very large, fenced and comfortable yard of the villa, where you can safely leave your car, there are deckchairs, a large table for sitting, sun umbrellas, outdoor grill, table tennis, outdoor shower, and most importantly, a large and very clean plunge pool with night lighting :). Zaton Marina and Beach are within walking distance and Dubrovnik Old Town is also a short drive away. The host is kind and caring. We send our warmest wishes.
The villa is located next to a busy street (some may not like the street noise while in the yard), but for us traveling by car, the location of the villa was a big plus.
If the owner ever decided to update the interior of the villa, it would be a great asset to the villa.

The location is great, so long as you have a car (which we did). You can walk to Zaton Veliki - about 10 minutes - where there is a beautiful sea front, several really great restaurants (Konoba Capo next to the pier was our favourite), boat trips, cashpoint - just a beautiful place.
The beds were comfortable and the pool is absolutely great. Table-tennis is a nice optional extra, and the barbecue facility is good too. Everything you need is provided.
Parking was convenient. As others have noted, without a hire car this could be quite problematic. There are a couple of supermarkets within a few minutes drive - but a very long walk, as they are the next village down in Zaton Mali. There is a bakery is Orasac. At the time of writing, the pizza restaurant at the bottom of the road was permanently closed, as was the supermarket within Zaton Veliki. For us, this was not a concern as we had a car - but without one, this might not be the right place for you.
Certain aspects were just a little run down. Just basic things that could be quite easily fixed - door or cupboard handles a bit loose, kitchen equipment that had seen better days. It is just a case really of the landlord doing a bit of a 'refresh' of the basic equipment. Nothing that was really a problem - but it would just create a 'smarter impression'.
The dartboard didn't work. This was not remotely a concern for us! However, it should not be an advertised feature in booking.com if it does not work ...
Although the access to the property is not on the main road, in reality the back wall of the garden is just above the main road. So, sitting outside, there was a lot of traffic noise. On the first day, I thought this was a shame - but by day three, I was not even hearing it anymore. The plus side of that is that on driving out of the property, you are on the main road within literally 30 seconds. But maybe somewhere 1 minute 30 seconds away could be the compromise? I am conscious that the coastal strip of Croatia at this point is so very narrow that you are probably never going to be too far from the main road.

This villa is lovely. The outside area is really nice. Plenty of space and sunbeds. Pool was lovely. the bedrooms are fine. Air con in the 4 rooms upstairs. There is a bedroom downstairs with 2 single beds but no air con. However the down stairs area was normally cool with the air con in the living area. Only one bedroom is en suite. there is another bathroom upstairs and a shower room downstairs.
The kitchen is a little dated. It needs to be updated and re-organised. There are a few glasses. Considering it is a 5 bedroom house, there were 3 wine glasses and 2 fizz glasses. Most of the "Sharp" knives are not.
However we had a lovely time there. there is a pizza restaurant at the end of the road and it is a short walk to the harbour where there are another 5/6 restaurants.
Please note that as of august 2020, then supermarket in the village is closed. We walked along the bay to the one in the next village and got a taxi back. (Approx £12).
The harbour is really nice and there are enough places for a week.
the villa offered a day out with Miso (and family) on a boat. It was 500 euro. Included food and drinks and went to some lovely bays. It is a fabulous day out and well worth it. His number is +385 98 428 485. Even if you don't stay here it is a good day out.
It is a really nice place, can be improved a little but we had a great time there for a week.
the kitchen is a bit dated and it needs a few more usable glasses and sharp knives. There was a broken tile in the entrance from the outside area that they were going to leave open. We had to get them to put a rug over it to avoid cut feet. This should be replaced. The rug was fine as it dried feet too!!
Otherwise nothing. The supermarket is out of their control.
