The cottage is lovely and comfortable and although small has been very thoughtfully laid out to utilise the space. The hosts are incredibly friendly, welcoming and accommodating. Location is great with a feel of being in the countryside but only a short easy stroll from Barnstaple.

Lovely setting, very well equipped barn and friendly hosts! Everything we needed!

A truly wonderful place and the owners are more than friendly. They gave us every help we needed. And their pets are adorable.

Location was perfect for both easy access to the Tarka Trail and a 20 minute walk into Barnstaple. Decor was clean and bright with everything needed for a relaxing break. The small courtyard garden was lovely but due to the glorious summer of 2023 we were unable to fully utilise it’s charms.
No issues.

Super cozy and comfy. Don’t be deceived by the pictures, it’s actually rather spacious and has everything you’ll need to spend a few days. The bbq in the patio was a bonus too! Angus was super friendly and showed us around when we checked in. Will definitely be coming back!
Nothing! Everything was just great!

Spotlessly clean . Great facilities. The barn is lovely , quaint and authentic.
The outdoor space is idyllic.
Perfect peace and quiet.
The narrow lane gave me a bit of anxiety. But worth it for the beautiful location.

Hosts were brilliant, they messaged us with directions to make sure we would find our accommodation ok. Then when we met them they were super welcoming giving us plenty of suggestions for places to visit.
The grounds are a lovely setting. You can sit out in the evening and enjoy the sunset.
Location is great for getting into Barnstaple and visiting the local area.
Nothing all was good.

Ideal location close to Barnstaple and peaceful setting
The access to the farm is very narrow. We live in a bungalow and the stairs were a shock to the system. I am gangly and like to have a top sheet under the duvet to keep my feet warm.

The cottage was very cosy everything was there we needed very peaceful

location great, out of town but close enough to walk in to centre.
Lovely building, great to have full kitchen and nice living space.
Very little, don't think heating has been used for a while as sounds like system needs bleeding, so a little bit noisey at times and we had to make bed ourselves , we had to put fitted sheet on, as had been forgotten.
But no biggy, we really liked place and would stay again.

This compact cottage was perfect for two adults and a dog. Fantastic garden with lake that our spaniel loved. Easy to find location with good local walks and close to beaches, pubs and restaurants etc. Highly recommended

We did struggle a little with the stairs and we feel a hand rail would have made us feel safer but we are in our seventies.

The apartment was very convenient, very nicely decorated, clean, and everything was properly functioning. The surroundings were beautiful, including a small private lake. The hosts were very nice and helpful, and the location was 15 minutes walk by the river to Barnstaple center. The beds were very comfortable, and there were plenty of hot water all day long.
Nothing. Everything was perfect.
The way to the apartment was scary, via steep narrow road. But there is a plenty of parking 5 minutes walking from the apartment, so this wasn't an issue.

Great location to meet up with our family that we’re staying locally. Also lovely outside space for our dog. Property very clean.

lovely location near Tarka Trail. Property had very natural gardens and their own lake, plus nice treehouse you could sit in, relax and enjoy. Very friendly, helpful owners.
all very nice

We had high expectations for the Little Barn which we'd booked for 3 nights (myself plus 2 kids) for our summer holiday in North Devon. Our stay coincided with the heatwave in July but we felt very lucky. The farm is gorgeous, entensive landscaped gardens, treehouse, deckchairs, swimming lake, friendly dogs and a handsome cat. The hosts were lovely and seem to enjoy sharing their home with guests and making sure they have the best possible holiday. The little barn itself is charming, comfortable and with every detail being spot on. The ground floor bedroom in particular was wonderfully cool due to the stone floors and we slept so well. It was the first place we stayed on our roadtrip and set the bar really high - no where else lived up to it! Thank you for making our holiday so special - we'll be back again!
Nothing to fault

Beautiful and modern barn conversion in a picturesque setting. We were greeted by the owners whom showed us around the property and offered us fresh eggs from resident hens. We stayed for 10 nights and a cleaner came half way through to change the linen and towels. We had a wonderful time there.

Angus and Clare are lovely! we lost our key and they were really understanding and lent us money so we could go and get dinner whilst we waiting for a locksmith. the cottage was comfortable, cosy and in a great location.
There wasn’t anything we didn’t like.

The barn felt so much bigger when you were inside! The owners were lovely the place is just stunning! Shame it was cold outside or we would have been in the lake! Thank you so much for an amazing stay definitely be back in the summer

Bed was a little hard. WiFi slow

The only thing I could say was the wifi signal was not very good but it wasnt really a problem for us
A warm welcome from our hosts, the grounds are fantastic. We went in October but I think in the summer it would be fab. The cottage was lovely and clean, it was well equipped with the necessities, we only stayed 2 nights but it is a great base to see the fantastic surrounding beaches.
