Ideally located in a quiet, wooded valley, you will stay in a new house of 140 m2, of contemporary architecture with a Californian style design.

The villa is nestled on the heights of Aix-en-Provence, in one of the most sought after residential areas, 2 minutes from the Rotunda, Cours Mirabeau and the historic center.
Access is direct by public transport to / from the city center. Parked in 5 minutes (Pasteur car park), a stone's throw from Saint Sauveur Cathedral and Place de l'Horloge, you can quickly take advantage of all the attractions of this city of water and art.
In the heart of Provence in the immediate vicinity of the city, the house offers direct access to the main roads and motorways of the region. Thanks to its location, you will easily shine and discover the charms of the PACA region: the Luberon (castles and villages), Avignon (Palais des Papes), Marseille (20 min), the calanques and the hills of Marcel Pagnol (30 min), Cassis (45 min), the Camargue (1 hour), the Cote d'Azur (1 hour from Bandol and 1 hour 20 from Saint Tropez), ...
Marseille international airport is 25 minutes away, Aix-en-Provence TGV station 15 minutes (TGV Paris - Aix; Lyon - Aix, direct).
Landscaping :
You will enjoy a relaxing and pleasant setting and a private landscaped garden, green and shaded, planted with Mediterranean trees, on the edge of a forest of two hundred year old oak trees. You will have a private parking lot that can accommodate up to 3 vehicles.
The garden features a private secure swimming pool for the exclusive use of the tenant, as well as two large freestone stone terraces with views of the forest and the swimming pool.
Garden equipment is provided (deckchairs, armchairs, an outdoor table and garden furniture).
Interior design :
The surface of the house is 140m2 of living space. It accommodates up to 8 people.
The house is new and is fitted out with noble and quality materials (solid oak parquet in all rooms). Large picture windows with brick partition provide a lot of light.
The 60m2 living room is furnished and decorated in a personalized and warm contemporary style (flat screen TV and WIFI access) overlooking a covered south-facing terrace.
The American kitchen is fully equipped: Coffee maker, Kitchen utensils, Crockery and Cutlery, Dishwasher, freezer, Microwave, Oven, Refrigerator, Induction hob, Toaster, Kettle, Nespresso coffee maker.
4 carefully decorated bedrooms have a double bed and plenty of storage. Two parental suites: - 1 spacious suite of 15m2 with king size bed in 160 and direct view on the swimming pool; - 1 suite with adjoining bathroom of 14.5 m2. - 2 other bedrooms with double bed 140 on the ground floor.
2 bathrooms with shower, bathtub and heated towel rail. 2 separate toilets.
Bed and bathroom linen provided. hair dryer. Iron and ironing board.
Rules to respect:
- Maximum 8 people + 1 baby
- Non-smoking
- Pets not allowed
- Not suitable for young children (non-compliant terraces and stairs)
- Prohibited events (dance evenings, weddings, birthdays, EVJV, etc.)
- The use of stilettos is strictly prohibited inside so as not to damage the solid parquet
Information:
- A 2500 Euros deposit returned to the inventory and returned within 15 days after the return of the keys conform to the inventory.
- A transfer of 50 Euros included in the amount paid by Abritel for cleaning and maintenance costs
