we spent a family stay in this beautiful apartment in the tides residence in the heart of the hollywood hallandale beach district which is a peaceful and quiet area on ocean drive the tides residence offers the possibility of direct access to the beach which is superbly easy to access and a real pleasure. the Hollywood district is magical because it is located on Ocean Drive which serves the entire coast up to Miami Beach.the restaurants and bars are located all over the coast and this stay that we spent with family delighted everyone the staff of the residence are implacably kind the owner is Shannon is extremely kind and we recommend stay there for all those who love tranquility and the sweetness of life. We plan to come back eagerly.and the swimming pool is easy to access in the residence a very nice experience

Overall, the stay was good. Other than the hall
The bathroom sink drain didn't drain properly, and the shower pressure was none. The only other thing is the other bathroom blind missing pieces therefore at night had to leave the door with the light on I felt like so couldn't see it.

We had an extraordinary weekend at the Tides. Pablo made all the arrangements in record time, which made everything easier and more comfortable for all of us. The beach was spectacular, and the apartment had everything we needed to have a great time. We didn't have to bring anything but shampoo. The restaurant/shop is in the building next door, and they have everything. We will be back again for sure.

The location was very central which was great walking distance to beach and restaurants around the area. The condo was clean and organized. Juan helped out check in and he was very professional and helpful. I didn’t appreciate the $75 for parking and really didn’t appreciate the key fob purchases of $30 a fob that you’re forced to purchase unnecessary. Beach and pool were perfect.

Pleasant, friendly atmosphere suitable for all ages.
Staff were very approachable and helpful.
Unit was spacious, well laid out and quiet. Being an end unit made it feel more private.
Property manager, Pablo, and owner Shannon were very responsive.
All in all it was a peaceful and relaxing stay.

We loved our apartment it was so easy to get in and out. The host had it stocked with everything we would need on our beach getaway. The pool was perfect and we were just steps away from the beach. My only snag was this was my first time using the app so I had a miscommunication w the host regarding checkin. I arrived very late so this was stressful. However, she got me in touch w Pablo and the concierge who took great care of us and made us feel very welcomed.

Let’s begin by saying to read your reviews and bring the required necessities as it states. The view is of parking lot which does stink but we enjoyed people/car watching from the balcony. Utilize the $ card to put $ on it for the laundry because it will not take bills or your cc. The check in process was a little confusing from talking to several different people, doing the valet, having to get parking tag in the morning (we got there after 5- also do not forget the yellow paper, it is pretty much life getting a tag and turning stuff in) but after we got it figured out everything leveled out. The property manager was quick to respond to our needs and the resort is nice. Shannon did mention a leak before we got there and you could tell it had been worked on and resolved so it wasn’t a big deal it wasn’t completed all the way because we got a heads up before hand and we had no issues with anything while we were there. There are no ceiling fans but they provide box fans which helps. There are plenty of chairs for the beach, the cooler is available but it’s kind of awkward as the handle was broke but not a game changer. I’d recommend an umbrella though for your guests. Our family felt safe, the resort was clean and everyone we dealt with was pleasant, it was in a great location near stores and not far from the broadwalk, the pool was great at the end of day. I would stay again.

BEACH ACCESS WAS GREAT. POOL AREA WAS NICE. ROOM WAS SPACIOUS. Needed some work though. Leaky faucets, water pressure in the showers were comparable to drinking fountains. Bed in master squeaked when you looked it at the wrong way. Dried up dog turd on the rug by the kitchen table. Overall the stay was ok. Not bad not great.

Great location, close to the beach and pool, felt very safe with all security measures for the building. All staff we encountered were very friendly and nice.

Good amenities and easy beach access, the house is well equipped and it’s super comfortable for a family with young kids

The condo was great except the key code for the deadbolt. I feel it never changes and that isn't safe. Only real negative about the tides would be the elevators, they were pretty bust especially with one being down for what I was told weeks....

Beach-side condo in sky rise building
Property was VERY clean. Check-in was a little chaotic, with one tiny office checking in all the guests (1 person working), so we waited 15+ min each time we had to check in our guests arriving on different days. Each person had to be present for the pool wrist band. Costs: one $20 key fob was included, all others cost $20 each (non-refundable). Pool bracelets were all free. There were no other unexpected costs. Accuracy of listing was half on point: little cafe in building 2 was not open. Email from owner said room 1 had a king + sofa bed (I would not call it a sofa bed, so much as a 1-person futon), and room 2 had 2 twins and a sofa bed (no sofa bed, just a large chair). This info didn't match the description on the listing, which seemed more accurate. They said "sleeps 5 adults + 2 kids or more", but I would count on sleeping 4 adults and that's it, unless you want kids sleeping on the couch in the living space. Four adults would be perfect. We had 5, so one of us slept half the nights on the futon (very uncomfortable), and half the trip on the couch (much more comfy). Communication w/ management was impeccable - Shannon and her manager Vanessa were 1000% responsive and fixed the one issue we had (refunded accidentally charged $20 for included fob). They were great to communicate with. Location amazing. Overall I give it 4/5 stars. We were ultimately happy - condo also had beach cooler, chairs for everyone, and umbrellas for those in need of shade on the beach. We were not, since it was cold the weekend we chose to visit FL, but the sun was nice to see :) Very walk-able to lunch and dinner, and Walmart for groceries.

Locatation and property were nice, too many unexpected fees
We have a wonderful time, but we’re surprised at the fees we had to pay when we checked in

The Tides is a great location for getting to area attractions.
Our condo was clean and adequate. Security was a pain, but was forewarned of this. Our condo faced a busy highway so was noisy. The 2nd bedroom is not a good configuration for sleeping adults. The grounds are beautiful, and resort is on the ocean which we enjoyed.

Not as good as we thought
The condo was not very up to date. Spots on sofa, broken small tables on balcony , ceiling tile hanging down, no washer and dryer in the unit. The washer / dryer room was under construction on our floor and the next floor making washing very inconvenient. We asked that 5 burned out light bulbs be replaced twice and it never happened. One lamp has to be played with to get it to work. The place is dark with black floors an gray furniture and walls. The elevators were not all working the entire time were were here. The pool area is nice, but the beach was covered with a large pile of sea weed and jelly fish for a couple days before it was cleaned up, making the beach unusable. The beach is small and not as good as other beaches in the area.
You need to pay for fobs to get in to the place and on the beach and pool area. Fobs cost $20 each .
They allow dogs and some are barking. A fire alarm went off and a fire truck arrived, but nothing more happened that we heard.
We found the high rise and rental unit to be very inconvenient and run down. A guy working here told me they were undergoing a 40 year renovation. It needs it.
We would not stay here again.

Great location and apartment is modern and well equipped
Overall stay was very good. Beds were comfortable. Lots of closet space. Very comfortable and extra large U shaped couch in the living room . Lovely balcony which had sun in the afternoon . Well equipped and modern kitchen with stainless steel appliances . Good amount of towels . Nice wooden floors throughout .Would prefer more dresser space in the second bedroom. Drawback was some noise being located facing Collins. One night because of the wind heard the palm trees scratching at the windows. There are 2 pools at the Tides. The one that went with this building only had sun until
130 pm. Option to sit at the pool of the other Tides building or use the beach chairs that were provided in the apartment and sit on the beach.
Many people complain about the fb needed to get into the building but I found that to be a positive as it provided security from strangers wandering inside.
Affordable parking fee. Paid 40 for 8 days. That was slightly more than what it cost to park at the hotels in south beach fir one night
Would definitely return to the Tides again

Clean and comfortable
Overall the unit was clean and comfortable and conveniently located near shopping. The unit is located on the side of the building that faces the parking lot so no ocean view. The building is older and could use a facelift. Many hidden fees not advertised in the listing like a $35 weekly parking fee, non-fundable resort fee for ID bracelets to get in and out of the building and pool area and a deposit not included in the listing fee. Difficult to coordinate meeting with person for check in (and in fact never met him) and suggest leaving an information sheet in the unit for location of WiFi password, garbage and laundry facility and check out procedure. Not sure I’d stay again but it served the purpose for a business trip.

It was our first time in Miami and it didn’t disapoint. Rented this apartment for 3 weeks. Very conveniently located, close to many stores and restaurants. The apartment has fully stocked kitchen for those who are intrested in cooking while on vacation. The bulding itself is right on the beach. Unfortunately lots of seaweed prevented us from using this beach. Fortunately, we were able to discover other nice beaches along Collins ave. The owner and his crew have always been available to answer our questions and were there to help. Thanks for your hospitality.

Great location on beach with great pool.
Beach and pool are the best part. Beds are very comfortable. There is enough kitchen equipment to do anything you want. Very spacious rooms. The downside. There were 5 of us and only 5 towe2 and two washcloths. Had to contact owner as repeated request to property manager were not answered. No clear instructions on what to do and how to get in once we arrived. No instructions on how to get fobs and bracelets to use pool. No clear checkout instructions. A good place but with a little better management and few additional supplies could be wonderful. Also the listed price on vrbo is a lot less than actual price. Owner stated she has been trying to get them to correct it.

beautiful beach and condo as advertised
We thoroughly enjoyed our stay at this condo. The location is wonderful, can't be closer to the beach. Our beach was small and a bit crowded, but you just needed to walk a bit to the right or left and the beach was less crowded and much larger. The water was crystal clear with a lot of white sand. It was voted one of the best beaches in Florida. Don't miss the beach at the boardwalk because it was beautiful and a lot of fun.
The facility was very well maintained. Workers were always cleaning and available for questions. Stan met us on arrival and gave us the tour and answered our questions, he was very helpful.
The condo was as advertised. It looked exactly like the photos on line and very clean. The first day the coffee pot did not work. I texted Stan and within an hour we had a new one. (very prompt with service)
My only suggestion would be to get some new linens for the beds. The sheets were very old and some had holes in them. The bedspreads were also old and were stained.
Also, I bought some beach towels because there was not enough of them and I left them there.
We ate out most nights and the restaurants were wonderful. If you like Cuban food you must go to Padrino's (excellent) and you could walk there. Also, a lot of casinos and race tracks near by. (fun)
My son and husband walked a little to the left of our beach and rented Kayaks several times and enjoyed that.
All in all a great months vacation. Thanks

I would definitely stay here again!!!
Great apartment and stay. As a first time VRBO user I was not exactly sure what to expect but any minor negatives (check in process, check out process over holidays when the office is closed, pool wrist bands) vs a normal hotel (like the diplomat where my sister stayed) was far outweighed by the cost savings. Apartment was clean and nicely(modern) decorated. 2nd bedroom had 2 beds for our kids as advertised with wifi and tv available for the down times. I did not have a chanced to use the pool, but was unable to get into the gym using the FOB but the very nice lady at the security desk let me in - 2nd day I jogged along the beach instead - what a joy. Things about VRBO to be aware of is asking about the extra charges like parking, FOB for access(non refundable), taxes not assessed by the website - but these are ticky-tack minor charges that don't really impact ones overall budget - but are annoying. And to be fair, I think these charges were somewhere at the bottom of the website, but as a first time user, I didn't know to look for them. We used the kitchen mainly for breakfast - it was nicely stocked with utensils and coffee filters for our morning cup of coffee. A couple of grocery stores nearby (we used Publix) made it easy to shop for our breakfast staples. Overall a great experience.

Unit is on a good property/good beach
I categorize renting a property into two distinct areas (the overall property the unit is a part of including location if applicable and the actual unit itself) and so this review is written describing both of these categories.
This unit is a part of the Tides complex which is composed of three similar buildings with this unit being the most southern unit. It resides within the community called Hallandale Beach which sits directly below Hollywood and is on the Atlantic Ocean. A couple of quick comments regarding the Tides in no particular order: 1. The beach in front of the hotel is absolutely fantastic in terms of the clarity, warmth and depth of the ocean. I am used to the Caribbean and always dismissed Atlantic Florida as being a distant second but I was VERY pleasantly surprised at how awesome the beach was and that was the primary reason for choosing this location. 2. The pool is fantastic! It is quite a large pool, not crowded at all (at least in mid-August) and it is warm and clean. 3. The building is secured through a keyfob at all entrances and brought an overall safety level to the place. 4. The Tides complex has a family vibe to it, it is perfect for families.
The unit itself is located on the 4th floor and is an end unit (which I love). It is not facing the ocean but rather the boulevard. The nice thing is there are some very tall palm trees directly in front of the entire balcony that gives it a nice tropical feeling and hides to a certain degree the unit from the road. The unit itself has two bedrooms and two bathrooms. When we first arrived we noticed that there were some maintenance issues that are needing to be corrected and I communicated directly with the owner regarding them who was glad to receive the feedback and is planning a full maintenance update within September. One quick comment... before you arrive you should double-check if a refundable deposit has already been completed on your credit card as the management company will want a cash deposit when you arrive and if you have already paid it then there is no need to pay it a second time.
Overall, we had a good stay and I am confident that this unit will get even better in the near future.

The beach is the star at this property
The building is ocean front, the beach is gorgeous with teal water, the apartment is on the 4th floor, and the balcony overlooks the front parking area. All beach items are provided within the apartment (chairs, umbrellas, tents, etc). The accommodations in the apartment are average and comfortable. We had 7 people in our party ranging from 5 years of age to 64 years of age. Each person was comfortable in the apartment. The apartment would benefit from installing locks on each of the interior doors (bathroom, bedrooms), installing quality deadbolts on the doors leading to the interior corridors of the floor (kitchen door and main entry door lead to the "outside" hallway), adding headboards to each of the beds, and a TV in the 2nd bedroom. The pool area is incredibly strict with security and enforcing ALL pool rules. Our family did not enjoy the pool area as the building security was present at all hours patrolling the area and walked the outside of the pool in a constant loop during each of our visits to the pool. I am not sure if this is the policy, but a little space, privacy, and family friendly fun would of been appreciated at the pool. Kids were not allowed to jump, bring toys, floats, etc. My experiences at check in and check out had opportunities in regards to setting the right expectations for the customer. I was not advised in advance that I would need to provide a $300 cash refundable deposit at check in and that I would be checking in with Claudio instead of Liliana. At check out Claudio did not meet us as planned, but instead Roberto arrived unannounced and returned our cash deposit. He also advised us to exit the apartment and leave the door unlocked for the cleaning crew. My family and I are bilingual (english & spanish) and chalked up these missed expectations to things being "lost in translation" (even though we kept a healthy stream of communication via text, email, phone) , but honestly, these are customer service misses for the average customer on vacation that may not be so comfortable when expectations are not predictable. Overall, our stay was comfortable and the beach was a dream come true. I would recommend dining at Padrino's Cuban Restaurant, visiting the posh Gulfstream mall, and driving the short drive over to the Rustic Crab seafood restaurant. The apt was clean and there was a laundry room on the floor ($1.50 ea.load to wash or dry). I would recommend this hollywood area to a friend.

Good location to beach, not luxury but decent condo.
Four women stayed in this condo for a long weekend in June. The condo comfortably sleeps four, is adequate in size and has enough kitchen amenities for four as well, however, this is not a luxury condo as stated.
It is EXTREMELY clean, which is fabulous, but the walls have odd holes in them, we were told the holes near the kitchen held a wine rack, the bathroom holes were not explained. There are large water marks on the trim in master bedroom, peeling paint in both bathrooms, the shower drips in the master bathroom, the refrigerator has broken drawers, there is no ice maker in the refrigerator, the couch has stains on it and not all lights had working bulbs. There are not enough beach towels and there are no extra paper products. The beach umbrellas and chairs provided were fabulous.
As to the condo building/resort itself, the pool is lovely, but getting in and out of the building is a pain. You cannot roll suitcases through the lobby, you have to use the service elevator, past the garbage shoot to enter and leave. You have to pay for parking, $35 for a week, no refund if you stay 4 days, the controlled access to doors requires a swipe fob, additional $10 per fob...i knew this but did not know it was not refunded when you returned it..the owner of the condo could provide these as they have no monitoring of them and they easily attach to the keys you use to lock the condo door. The office is closed at 5pm so if you arrive later you cannot access the doors and have to ask for assistance or wait for help.
Claudio, who met us, and Liliana who assisted via phone, are friendly and provided good info. Shonna, the owner, was very responsive via email.
This is not a bad place to stay but it is not luxury. Location to beach is wonderful and there are some fabulous restaurants nearby.
