Being fully exposed to the sun all day, the pool’s water gets very warm (often more than 28-30 Celsius/86 Fahrenheit) during the summer months, while it is heated during the Spring and Fall. The Pool features a full set of comfortable sun loungers for 12 and two umbrellas. A Sundeck is built in ancient terracotta adjacent to the in-ground private pool to offer a place for entertaining and relaxing. From here you can enjoy a fantastic view of the valley and the famous Tuscan rolling hills. Our family of 5 had a wonderful stay in Tuscany at Caterina’s family villa. While I am sure the summer is wonderful, we loved the smaller crowds and relaxed pace in the winter. Caterina provided excellent advice and coordinated some great activities. Her villa is a true “find”.

I have traveled all over the world and I have never had such a beautiful experience! This villa was not only stunning and immaculate but every room had a very sizable bathroom which meant everyone had ample space to be comfortable. The owners, Cate and her family were so kind and loving. They made every detail of the trip perfect. They made every transfer and scheduled all the activities. Everyone we came in contact with was so kind and we all loved the wine tasting and pasta class the best! Cate was in instant communication with us at all times and allowed us to just relax knowing everything would be perfect. The villa is perfectly appointed with many different sitting areas so multiple families would be comfortable here. I can’t wait to come back! 5star experience! The pictures do not even do it justice!

I highly recommend this Villa. Take the time to look over all the amenities it offers. This is like a home away from home. Ensuite bathrooms, indoor and outdoor dinning areas, indoor and outdoor relaxation areas, heated pool, security, full kitchen, laundry, etc. The Villa location is only about 1.3 miles from Impruneta Italy permitting one to visit via walking. Impruneta has shops, dining, grocery stores, photo opportunities etc.
The secret asset to this Villa is hostess Caterina Porzio and family. She goes out of her way to provide her clients assistance be it prior to or after arrival. Need assistance with tour arrangements, transportation, suggested areas to visit, etc. just contact Caterina and it is only a text or call away. She also leaves the list of family contacts should she be unavailable. During our stay Caterina made several changes to our transportation so we could avoid rain potential. Cate’s dedication to client service and the Villa is beyond reproach. You will not be disappointed. This is a 5 STAR Villa and Caterina makes it a 5 STAR+.

This was my second stay at Caterina’s beautiful villa and this time I brought my family I cannot express in words how truly amazing this villa is and how incredibly hard working and kind Caterina and her family are From making dinner reservations to organizing drivers to winery reservations to planning entire days for us, she did it all. The home is immaculately clean, spacious enough for families, convenient to Florence and Sienna and many other villages in Tuscany Imprunetana is a 25 minute walk into town where you can find restaurants and shops.
We also had an absolutely delightful cooking class which Cate also planned for us Fantastic!
We stayed at the villa for 10 days and wish we could have stayed for month! Maybe next time we will. This villa will not disappoint and we consider Caterina a friend and cannot wait to come back

If you are looking for a spacious house, lovingly maintained and cared for by the family that owns it, and an unbeatable view of the Tuscany hills, this is the place. The home has been owned by Caterina's family for many years and pride of ownership shows. There is plenty of space for everyone - 5 large bedrooms with ensuite bathrooms, plenty of seating inside and out for gathering with your family and friends. Our group of 4 couples enjoyed coffee on the terrace every morning and wine in the late afternoon. The villa is in a perfect location to enjoy day trips to the surrounding area. Caterina is a perfect host. She was available to answer our many questions before we even arrived and also during our stay. She helped arrange transportation and tours. We truly enjoyed our time at this beautiful villa.

There are not enough words to accurately describe our fantastic stay! Group of 4 couples traveling. Cate could not have been nicer and more accommodating to our needs. We enjoyed several home cooked meals from her sister and mom.they were both adorable and the food was delicious comparable if not better than the restaurants we visited, The villa is beautiful we loved all the sitting area and the pool was great!! Have traveled in large groups several times and by far this was the best experience we've had. Cate made our week in Tuscany!!!!!!!!

Our sibling family of 7 from the US had an amazing stay at Villa Fabbiole in Imprunetta. Catherine Porzio, our host, was gracious & accommodating from the moment we booked our reservation and throughout our stay. Her gorgeous villa was like a step back in time and was an inviting retreat after sightseeing and navigating the busy narrow, winding roads! We started planning our family trip to Tuscany nearly 2 years ago. From the first time we inquired about the villa, Cate was wonderful to work with. She is just delightful! Always so helpful and caring, and giving her very best to ensure the best experience possible!
The villa is breathtaking and was perfect for our needs. We enjoyed all the patios, the pool, the kitchen, the beautiful grounds and spectacular views! We loved hearing the rooster next door welcome each new day! Imprunetta is just over a mile away and we enjoyed walking into town several times for lunch, espresso martinis and, of course, gelato.
We especially loved the fabulous dinners prepared and served by Cecilia, Malika and Valentina. Their meals were ‘delicioso’ and abundant, and their charming personalities made us feel more like family than guests. They truly bent over backwards to make sure our every need was not only met, but exceeded.
Cate expertly arranged for our transportation to and from the villa from the train station in Florence, as well as to several wineries and a few other nearby towns ~ making sure we were picked up on time and brought back safely.
We will never forget our wonderful week at the villa and look forward to returning one day bringing new friends to enjoy the unmatched beauty and hospitality! This ranks with best vacations ever!!

WOW! What a wonderful week we had in our Tuscan Villa. It is a truly beautiful place. This was a trip for the “girls” of our family and we couldn’t have been happier. 5 bedrooms, each with en-suite, was the perfect size for the 5 of us.
Lovely Cate helped us plan our trip making arrangements for each day.
She made it so easy, with lots of suggestions from which to choose, and making the arrangements for us. From the pasta making class, the Tuscan dinner, trips into Florence and San Gimignano, wine tasting, it all was great.
The views from the villa are amazing. Just what you imagine when you think of Italy.
This is a family affair which makes it so personal.

Our original family trip was planned for 2020. As many travelers found, cancellations were frequently made. Our hostess Caterina kept in touch with me throughout this difficult time. The Villa has many lovely antiques and family possessions. Our family of
9, ages 11-78 were very comfortable with 5 air conditioned bedrooms, each with their own bath.
There were many comfortable sitting areas within the Villa and outside. We decided to chose the menus offered by our hostess to enjoy several home cooked Tuscan meals so everyone could relax. We especially liked the grill night which was cooked to perfection.
Chef Cecilia and Chef Milaka were very talented and efficient.
The pool was in such a lovely setting. It was always clean and refreshing after a long tour day.
Our hostess and her family have their hearts in this family Villa and they will help in any way they can to accommodate your requests. Grazie from our hearts to yours. Tom, Carol and Family

Caterina is one of the sweetest, most accommodating, and helpful hostesses I have encountered in my travels. She is all in, goes out of her way to make her guests feel at home and is always ready to help in anyway possible by making all sorts of helpful recommendations.
The rustic house is very cozy, private, well maintained, and has all of the amenities one would need. It’s in the outskirts of Florence, about 30 minutes away by car from all the hustle and bustle of the city.
We enjoyed the delicious meals prepared by her sister and the pool was a wonderful way to cool off after visiting the city.
We are very grateful for the opportunity to meet such a wonderful person and for being able to stay in such a charming place. Thank You!

What more can we say!!! This charming & beautiful villa was heaven for us and Caterina was our “angel” who looked out for us to assist with all of our needs & requests of which there were many (private drivers & cab transfers, rental car delivery & pick up at the villa, restaurant dinner reservations, day trip tours to local
vineyards and so much more).
Our family of 10 (3 generations) was excited for our 2 week stay that had been planned for 2 years & we were amazed at how beautiful the villa was. It was a dream come true & Caterina’s passion & pride for her family’s villa was so contagious it made everyone feel to a certain extent that it was our lovely home in Tuscany too!
The 5 bedroom made for a most comfortable stay and the inground pool with stunning views overlooking the Tuscan countryside was fabulous & enjoyed by everyone. Caterina provided arrangements for a delicious Tuscan style in villa dinner cooked by her sister Cecilia & a wonderful brunch for our oldest son’s birthday & Caterina surprised him with a fine bottle of Tuscan wine 🍷
We had a pizza class with Valentina & Lorenzo that was so very much fun & we enjoyed our pizzas that were cooked in the villa’s ancient wood oven. We really appreciated how Caterina & Cecilia went above & beyond to ensure for
special meals as one member of our family has Celiac disease which required special attention.

I would give this villa a million stars if I could. It must be one of the most beautiful places on earth. The only thing more wonderful than the villa is Caterina. She is so kind and helpful. She made our stay perfect. If you choose this lovely villa, say yes to the breakfast your first morning. It was delicious and we ate the leftover pastries, muesli, and farm-made yogurt for breakfast for the rest of the week. Also definitely do the pizza making class- so much fun and very good to eat. The dinner Cecilia and her friend made for us at the villa was elegant and very good. We also enjoyed the local restaurant Caminetto del Chianti and the wine tasting day that Caterina arranged for us. You will not be disappointed if you stay at Caterina and Cecilia’s family’s villa. I left a little piece of my heart at the villa and hope to return one day to the lovely gardens, amazing views and heavenly jasmine vines perfuming the air.

This was an excellent location for me to celebrate a momentous birthday. We had six adults in our group, and the villa’s five bedrooms made for perfect accommodations. Everyone had their own space which made the stay very comfortable.
The views were breathtaking, the antique furniture exquisite and the kitchen well-stocked with cookware. The walk into Impruneta is a workout with up and down hills, but manageable. The only downside was mosquitoes, but it was the height of the season, so bring some repellent.
Aside from the spectacular views and location, the best part was Caterina and her family. She went above and beyond to ensure we had a great vacation. In fact, my flight was delayed and Cate stayed awake until 1:00 am to speak to my taxi driver to ensure he could locate the villa. She arranged tours, transports, and was fantastic with every request. We’d definitely like to return!

We had an absolutely wonderful stay at this villa outside of Impruneta. The house itself is so historic, interesting and clean. Every room is meticulously decorated and organized. It is nice to have a separate bathroom with each bedroom. The property is even better with stunning views of the Tuscan countryside and plenty of room for our 3 young children to roam around. It was a bit cold the week we stayed so we weren’t able to use the pool much but had it been a little warmer, it would have been amazing. Cate was so helpful in organizing rental cars, drivers, and in-home chefs. She even made sure to have a crib and high chair set up for our 17 month old daughter. Overall this is an amazing property and home with really incredible views. The house has many different rooms and places to hang out and we used each and every one of them. We would definitely recommend renting a car to stay here. It’s a bit of walk into town and is needed to explore the countryside and drive to Florence. We stayed with 9 people spanning 3 generations and had a very memorable and unforgettable experience. We hope to come back again one day. Thank you Cate and family for all your hospitality. My friends and family just returned from a two week stay at the Porzio family’s villa and it was absolutely fabulous! The villa is beautiful. Each room is decorated with the family’s antiques and it truly feels like a Tuscan home. The kitchen is well stocked to prepare meals. We opted to have chef Valentina cook a dinner for us, and it was one of the best meals we had during out stay. She also hosted Pizza night for us and showed us how to make pizza. It was a lot of fun and the pizza’s were great. Each morning, we would sit outside in the common areas and enjoy the picture perfect scenery overlooking the vineyards and olive trees before we headed out for the day. The views are gorgeous from anywhere outside the property.
Cate and here family were excellent hosts. I had the pleasure of meeting the entire family and they some of the nicest people you will meet. They are proud of their home and will make sure you holiday is perfect. Cate was always available to provide information on tours, and places to visit. She was always available to answer any questions. I can say many good things about our stay In this wonderful villa. I wish I could have stayed longer.

We received the best service in the most beautiful of places with Cate and family! The Villa is gorgeous, well supplied, relaxing and offered delightful spaces for all activities. The views were breathtaking and the several reflection spots very charming. On top of it all, Cate and her parents went way above all expectations by providing exceptional care when one of us needed emergency room services. I don't know what we would have done without Cate and Paolo’s translation, transportation and attention, and Angela's gracious care. The pizza making was fun and delicious, and the home cooked dinner by Cecilia superb. Many thanks for the wonderful time. We hope to return someday!

This property is a gem. Just book it. Starting with Caterina - one of the best property hosts we have ever experienced. She is at your disposal. For anything. She made restaurant reservations for us for dates we weren't even staying at her villa! The location: easy access to Florence, easy access to central Tuscany (we visited Siena and San Gimignano), less than a mile from Impruneta (the cute local town with excellent gelato!), or just stay home and enjoy the views, which are better than the pictures. The villa: 17th century feel, with up to date amenities, a heated pool, 5 nice sized bedrooms with ensuite, plenty of indoor and outdoor spots to relax. The services: the pizza cooking class was great fun, the Tuscan style dinner by Cate's sister Cecilia was our best meal in Italy, our guide for a tour of the Duomo complex in Florence was charming. Could go on, but bottom line, this is a special place. We are so happy we had the opportunity to stay here.

Amazing property location to enjoy a family villa outside the city of Florence. Each bedroom has their own bath en-suite bathrooms. Our owner, provided driver information, we used them and they were perfect. Even stopped off at an American War Memorial on our way to the winery recommended by owner. Caterina was very intent on a perfect stay for us. Pictures cannot explain the beauty of this country side.

We were a family group of 9 with a week de variety of needs. I cannot say enough about Caterina and her family and the time and effort they put in to make our stay incredible.
Caterina went above and beyond to arrange many things for us; a wheelchair delivered to the villa for my mom, a fresh turkey ordered and delivered for our Thanksgiving dinner, tour reservations and suggestions, restaurant recommendations and reservations, car shuttles for airport and tour, car rental with personal delivery and pickup, olive oil tasting and tour, personal chef at the villa for pasta making and pizza making classes and much more. They made it so easy (and we were not an especially easy group with our needs) and I could not have navigated it all on my own. She was available at any time for questions or anything we needed both before our trip and during our trip.
The villa was lovely and spacious - great for a group of any kind. Each bedroom having its own bathroom, beautiful grounds, quiet location, incredible views, well stocked kitchen.
It was a trip we will always remember and in no small part because of our host.

Everything about our stay was perfect. The house was incredible and had everything anyone could possibly want. Everything was very well-maintained and impeccably clean. The family that owns and restored this property takes much pride in everything they have done and it is well deserved. The views were spectacular. Set up on a hill with views of olive trees and vineyards and the stunning countryside. We simply could not stop looking at the views. We highly recommend taking the pizza making class because you get to cook it in the 17th century wood burning oven. There are many areas to lounge and relax and all of them are extremely comfortable. The kitchen is very well equipped and everything is in good working order. The hosts are the most friendly family and went out of their way to make sure our stay was perfect and were very helpful in arranging reservations and transportation and anything else we needed. They even picked up groceries for us so everything was waiting for us when we arrived. I came here with my three children in their 20s and we have already decided that we will be back next year!

This property and experience here blew me and my family away. Not only is the property absolutely gorgeous, but there are so many places to gather and spend time with your party or away from it all. While you could absolutely have an amazing vacation just staying at the property, the thing that makes this property truly special is Caterina, her family, and her passion for the property and desire to make sure that you have the best experience possible. Every tour planned, meal brought in and recommendation made was absolutely incredible. If you want a central Tuscany location with beautiful views and a charming host this Villa has all that plus a heated pool. It was the perfect setting with multiple gathering areas both inside and outside for a group of 10. Caterina’s communication all through the process was over the top! Cate’s charming personality left us with nothing but warmth and a feeling of her genuine spirit of hospitality. Caterina arranged wine tastings, gave directions to trams, suggestions for dinner etc. Plus her family has an olive grove on-site that began olive harvest during our stay (early November). Which we all thought was a special treat & added to all the personal touches and care taken to keep this Villa an excellent choice for families and friends!

Lovely remoteTuscany property. Scenery is beautiful! A must is to rent a car! The house is a long hilly mile from town (Impruneta.). It is also impossible to walk to town at night as there are no street lights. Cabs will not come for such a short distance.
Cate tries her best and was very helpful, picking up and delivering several dinners for us since we didn’t have a car. She also arranged for a driver to visit towns like Siena, ranging around 400 euros for half day trips. The driver must be confirmed in advance as they are quite busy.
Numerous 2 or 3 steps in most of the farmhouse rooms so care in navigating them is needed. We had a couple spills!
If you need help carrying suitcases up a flight of stairs, please make sure to tell Cate in advance so she can help.
There are lots of different sitting areas inside and outside which is nice.
The family is very lovely, having proudly owned the beautiful property for many years.

As you enter the gates of this traditional Tuscany villa you will be awed by the serenity of the home and land. You feel the welcoming of this home calling to you. Sitting outside on the brick patio, the breeze gently rustles the foliage all around you. Upon the breeze you can imagine the laughter and love this home has witnessed. The olive orchard conjures up images of times passed as family gathered here to harvest not only the crop of olives but the lives of those that have lived here. Inside the home you are wrapped in the warmth of a unique villa that provides all the comforts of a home. The owner’s of this villa welcome you as a family member. They provide a multitude of services you can take advantage of. Imagine having a traditional Italian catered dinner served on the veranda or in the dining room or being able to ask the owners to help facilitate where to visit in this quaint town of Impruneta. The owner’s truly take care of you as a guest in their home! As your time in their home comes to a close you will wonder when you can come back!

We have stayed in many rental properties over the years and this is one of the very best. Situated on 40 acres, with sweeping vistas of the Tuscan countryside, and a beautiful salt water pool, this 400 yr old villa has been lovingly maintained by Caterina and her family. It’s spacious, clean, comfortable and feels more like a home than a rental house. Caterina was a delight to work with - she’s friendly, very helpful, a wealth of knowledge about the area and extremely caring. She arranged a pizza class and a wine tasting at the villa and was helpful with directions, recommendations and general knowledge. Highly, highly recommend!

We had such a lovely time! We cannot fault anything with this villa. We spent a week as a family and had the best time. So relaxing and everything you could possibly want to hand including the well equipped kitchen and comfortable dining area’s indoors and outdoors. The bedroom’s are all comfortable and very clean. The outside pool was gorgeous and much needed in the very hot weather we had! The children really enjoyed it. The owner was always on hand for whatever we needed including picking up our takeaway! as we didn’t have a car on the first day. The one thing I would recommend is a car due to the remote location. I cannot praise the owner and the villa highly enough and will definitely return when we can.

Fabulous Villa in Tuscany
We had an amazing week at this villa. Caterina was incredibly helpful even before our stay and there are no words to express all that she did to make our stay memorable. We came to the villa with our children and grandchildren to celebrate our 50th wedding anniversary. It was all that we expected and more. We highly recommend this villa and absolutely plan to come back!!

Under the Tuscan Sun!
Our week in this villa was just as dreamy as we imagined! Caterina is the best host ever and went out of her way to make sure our stay was great! Her sister made divine meals for us and the driver she recommended took us around every day. The villa is clean and comfortable! They have everything you need! The location is great, too with excellent views! Less than 30 minutes into Florence and an easy drive to all of the best towns! We had a wonderful week here! Would return in a heartbeat!

This beautiful 5 bedroom home (all with ensuites and showers) was more than anyone could expect. It was equipped with more dishes, cutlery, cooking utensils and serving platters than any property that we have ever rented and we have stayed at a lot of them in Europe. The house itself is amazing! It features at least four outdoor spaces for relaxing and enjoying the spectacular views all around this rural location. It has a very large indoor dining room plus at least two outdoor spaces for dining al fresco as we did exclusively, extremely well-equipped kitchen and many comfy rooms for relaxing. Nothing has been overlooked by our gracious host, Caterina.
Even though you feel like you are in the midst of rural Tuscany, in fact you are just a very short drive to Firenze, maybe the most beautiful city in Europe.
In spite of all this, easily the best part of this property and the experience we had there was Caterina. She was always there when we needed something and yet never obtrusive in any way. She clearly cares deeply about her ancestral home and wants everyone to have a great carefree vacation in it. I can’t begin to describe how helpful she was to us. Certainly Cate was the best host we have ever had by a large margin.
We would highly recommend staying there. If you are fortunate enough to get a booking you will not be disappointed.

We stayed 10 persons from Norway in this beautiful house for one week. Very convenient with 5 en-suite bedrooms. The villa and the surroundings are breathtaking!
And Caterina is so friendly and helpful, she is so dedicated and did everything for us so we could have a good time in the villa. It’s a short stroll to Impruneta, we walked or used the bicycles. Impruneta is a small village with a few restaurants, but good restaurants. Caterina’s sister prepared a dinner for us the evening we arrived, it was just fantastic, really recommended. We were also on a wine tour arranged by Caterina, a fantastic day and a sommelier visit us at the house, it was very enjoyable with many superb wines and it was also very interesting, we learned a lot about wine. We went to Ottomani vineyard , a vineyard nearby for wine tasting also arranged by Caterina. Everything Caterina arranged for us was excellent. We really had a wonderful week. This villa is highly recommended from all of us and you will not find a more fantastic host in the area.

Filippo is a grill master providing a breath-taking bistecca alla fiorentina we will never forget, and provided us incredible wine pairings every night.
Caterina helped us plan our (way too short) stay and accommodated our every need. We were traveling with our 5month baby and 2 year old and everything we needed for a very comfortable stay was provided. The combination of the villa and hospitality is a once in a lifetime experience.
Cant say enough how special Caterina, her family and staff made it for us. Writing this now it all feels like a dream. We can’t wait to visit again. Staying here was a special experience we will hold close to our hearts and remember forever.

Fabulous Place to Stay
Caterina went out of her way to welcome us and insure we were able to navigate our way around the area. It felt like our home away from home. She and her family even prepared a fantastic dinner for us one evening. The memories of our lovely visit will stay with us for many years to come.
