We were fishing for smallmouth and there are plenty in the lake. Boat ramp is very close. Only problem we had was water pressure is low for showers.

This house is great, beautiful quiet location on the lake. We stayed in late September and the docks got pulled while we were there, which was a bummer because we brought boats expecting to use the docks. But, the house is spacious and worked great for my friend group to hang out for the weekend. It’s a great deal for the price.

Everything was great. The only negative is no air conditioning. 81 degrees when we arrived. Lots of fans, but unless you have a cool night it will stay warm inside.

I stayed with a family group of 6 adults and 2 kids (2 year old and 5 year old). We enjoyed the tranquility and comfort of the home. We skipped rocks at the lake and played in the backyard with some of the games provided. Front and backyards gave view to beautiful sunrises and sunsets. Very responsive house coordinators- thank you Mary for your help!
Two small critiques of the home: 1- stairs from 1st to 2nd floor are very slippery. A carpet runner would be a great addition. My elderly mom slipped and fell down the stairs. Fortunately she was able to break her fall a bit while holding onto the railing so she didn’t fall down the entire stairwell but this wasn’t before landing on her back, butt and left thumb. 2- the fans strategically placed throughout the house are dusty and could use some cleaning.

Where should I start from! The place is perilous because of the management “Mary” and her husband. We checked in around 6pm and the house was 90+ degree, so I called her asking if there any ac to cool down the place, she never answered the call ( I didn’t text because I texted her before but she never replied) few minutes later Mary and her husband walked inside the house without asking anyone. At that point we were still checking the house, and we were in the basement when they walked in. And I didn’t know who she was or her husband. When I saw her I was confused like why she is in the house without our permission. She said “somebody call me” then I realize that probably Mary so I started to explain them the situation. They were like no there no AC and the house never had any AC before. Their behavior is not nice at all, I asked them about the kayak that showing on the listing pictures they said the owner removed it from the listing then I said no, it’s still there. We booked this place of the kayak, and we wanted to go to the lake. She was arguing about it and said that o call the owner the owner of the property, they just take care of the place. I don’t know what they do to the floor, when we get there the floor was sticky, and we had to clean ourselves before anyone can walk. I’ll not suggest anyone to book this place if you want to relax or thinking of using the kayak. They mentioned they have three Tv 📺 but non of them work, we tried to connect the Wi-Fi it’s saying the Wi-Fi is off, and the other doesn’t turn on. I check the batted of the remote it was rusty. Lastly Mary and her husband lives next door, so they are pretty much watching every second.

Relaxing Stay
Great stay on Lake Champlain. Easy access to the lake. Layout of the house is great for spending time with friends and family but also provides privacy for when you need it. Other reviewers are correct that the house does get very warm in hot weather but they have added an AC to the master bedroom to help with that. Very welcoming and helpful property manager with insight into boating on the lake.

Friendcation
Great property, very spacious for 3 couples with 4 kids total, each family had a zone (upstairs, main floor and basement) with our own bathrooms. It’s a little bit of hike down to the water, but not a big deal. The lake is great, relatively weed free and the included kayaks and canoe are an awesome feature. House can get warm, no central AC(window unit in Master) but if you utilize the fans and windows there’s a nice breeze blowing most of the time. House is outfitted with pretty much everything you need except your food and drinks, note they don’t have a blender in the kitchen if your looking to make frozen margaritas LOL, had to have them the old fashioned way(on the rocks) haha. Wonderful place overall and would stay again.

Great lakeside house with beautiful views! Setene and picturesque
This was a beautiful lakeside house, quite big, fully equipped kitchen, rooms and bathrooms. Have a lot of other facilities like indoor and outdoor games, piano. Kids had a lot of fun. It is quite spacious, loved the lawn and lakeside. Owners were very approachable and helpful. Wish to come back again.

Great place. Beautiful backyard view. Very large backyard down to the Lake. Was in the area for work and did not get to enjoy all the amenities, but is was great coming back to the house after a long day of training. Would return to this area again on vacation and would absolutely stay at this Lakeside Retreat.

The pro’s: The house was as advertised. My group consisted of six adult males. Plenty of room and storage. We were able to park 3 trucks and boat trailers in the driveway which was very convenient. The kitchen was well stocked with pots, pans etc... It is a bit secluded but was close to a boat launch which again was convenient. There is a tv in the main living room that was not in the pics. Nice bonus. The beds were comfortable and there are bathrooms on every level. Elevated rear deck was great. The cons: no gas grill. Originally, there was supposed to be one but was replaced with an electric grill. It made grilling for 6 a challenge. The week was fairly cool so not having central AC was not a factor for us but it would be a deal breaker in the summer. There is lake access at the end of the yard. However, on one side it is approx 6’ high with large rocks and concrete as the only way down. There is a better access at the other end of the yard. Lots of spiders and webs. Not a huge deal, especially considering the height of the ceilings but still. The couch and love seat have seen better days. Overall, the house was perfect for my group. It’s a beautiful setting and met all of our needs. If we decide to fish Champlain again next Fall, we’ll be back.

Pros: Mary and Roger (property caretakers) were amazing and helped us while we were staying at the residence. They are truly fantastic people! Absolutely well laid out and beautiful house. Very spacious. Bathrooms on each floor. A very nice spacious kitchen which was well outfitted with appliances and flatware/dishware.Gorgeous views from the massive windows. Wonderful dock with ladder for easy access to the water. Great access to kayaks and canoes.Huge back yard where children were able to play and fly model airplanes (which we did).Cons:No gas grill. Originally the listing showed a gas grill and so did the confirmation email I had received from Evolve when I booked the property. There was no gas grill. There was a small electric grill (which is now listed on the property description) but it's small. It might work for two people but not for the ten to twelve people this house is meant to hold. We did speak with the homeowner (who replied within an hour of my request) who did ask Mary and Roger to let us use his gas grill which was on site. Unfortunately/fortunately due to Covid-19 we did not have everyone staying at the house as we had originally planned. The gas grill provided did end up working out for us but if everyone had been there, it would not have been enough for our group. Bugs. So many bugs. (both crawling and flying.) The screens were clearly either damaged and/or did not fit properly as the windows were COVERED (interior and exterior) in bugs all day and night. We tried initially to move the table on the deck into the screened in porch area but that had a huge section of the screen which was damaged as well. Thus sitting out there was impossible because the bugs just swarmed us as well. In addition, due to the screens not fitting properly and/or being damaged we had to chose between closing the windows and boiling (no AC in house except for the master suite) or just dealing with the bugs. We were there in August and temperatures were in the high 80s the entire time we were there. We decided to deal with the bugs and ended up vacuuming daily due to all the dead bugs on the floor each morning. "Firepit." Originally the listing showed a firepit and so did the confirmation email I had received from Evolve when I booked the property. The "firepit" is in fact a circle of rocks on a broken piece of concrete near the water's edge which is surrounded and overhung by trees.

Beautiful place
We really enjoyed our short stay. The house was beautiful, equipped and well maintained. There were 9 people total for the stay, and everyone was able to sleep comfortably. The only thing is that it would have been good if there were more fans or a way to control the A.C, because it was hot in the house especially the living room. The owners were very responsive prior to and during our stay.

Pleasant Retreat
The property was spacious and there was plenty of room for the our group. The kitchen was well appointed and we cooked many meals with ease. The lakefront was nice and great for kayaking and canoeing. The downside was that there was no ladder off the dock and the area was very weedy and somewhat shallow for swimming. Overall, it was a great week and a beautiful place to be.

Beautiful well kept home!
What a wonderful time in the Champlain Islands! Our week consisted of fishing, biking, kayaking, hiking, day at Burlington, Snow farm Winery concerts and dinner at Shore Acres! Mary and Roger (caretakers) were great as well as all of the interactions with the owner. The house had 3 1/2 bathrooms which was perfect for our group of 6 adults. the newly added dock was also great for swimming and boating. Thanks for letting us stay in your beautiful home!

Large, open house for a great family getaway! Bedrooms and baths are on 3 levels allowing for privacy. Roomy, fully equipped kitchen for preparing family meals. Huge front yard between the house and lake is perfect for kids to run and play. Breathtaking sunrises. Can’t wait to go back!

Nature at its best !!
A great home with a great lake view. It was a relaxing vacation at this place and we thoroughly enjoyed it. The location was amazing with a splendid lake view and breeze flowing to the house. Sunrise is on you in the morning and its so soothing. The house backyard is big enough so that kids can run and play around to get tired enough. House facilities are good and spacious. Understand that this is a vacation rental, so that details may not be that perfect as you see in photos. There are a bunch of spider webs which demands cleaning more frequently and observed some bugs in the basement room / couch. Appreciate if the couches / sofas are replaced/treated more frequently. Otherwise it was a perfect stay.
There was some confusion with address and wifi password which i think property agency should address soon. The emails has address which our GPS /Maps takes you to canada. The house number should be 230. Thanks for Mary (caretaker) who assisted here. Secondly the wifi password is not correct which the welcome email says. Watch the writeup on the fridge.
Altogether worth for the money you pay at an incredible location. Would like to visit again.

Wonderful relaxing vacation
The property was very well maintained, although the lockbox was a little challenging. The property owners thought of everything that we could want during our stay and made it so very easy for us to enjoy a relaxing stay. I'm definitely recommending this property to others.

Great vacation at a beautiful spot
We enjoyed our stay at this lovely home! There were eight of us and we all were comfortable. We loved being able to kayak and canoe. We cooked dinner every night at the house and found the kitchen roomy and easy to work in. One rainy day we drove to nearby St. Albans and visited the great museum there and learned about the St. Alban's raid during the Civil War. Lots of other interesting exhibits there as well and a nice downtown to walk around. We also enjoyed the trails at the Missisquoi National Wildlife Refuge, just down the road. The description reads sleeps 10 -- which I think would be very tight. One suggestion I would make is better lighting. It was difficult to read at night. The house was very nice and clean. And we appreciated the caretaker bringing us fresh veggies! It is a beautiful place.

Absolutely perfect location for family to gather
The pictures of the house are stunning, so I had trouble believing it would be that beautiful in reality. It was :) The yard was mowed and green, the decks inviting, and the lake sparkled just beyond the treeline. The boats were readily available and in good condition with life vests. The house was a perfect size with 4 bedrooms (with a huge deep soaking tub in the master bath!) and a large family room space in addition to the loft, and an open plan common area of kitchen/dining and living room. There's a grill on the back covered deck so grilling even in the rain is a pleasure. There were a few snags -- there was a grease fire in the grill the last night, and the fire extinguisher wasn't as charged as it could have been but all ended well. Somehow the hot water switch got shut off so we had no hot water for a bit -- but that was fixed as soon as we called the property manager, Mary. There was no wi-fi due to a faulty router and the cell service can be spotty that close to the border if you don't have the "right" plan, but that all contributed to a more relaxed week. There were cobwebs on the tall windows -- but in all fairness, it's a 25-30 foot wall of windows in the common area and I don't think it's really something that can be cleaned more than a few times a year. Mary stopped by the first night and introduced herself, and brought a gift of fresh picked veggies. The next time I saw her she was bringing fresh-picked flowers. There were roadside vendors of 50# bags of potatoes, fresh corn, pies, honey -- the prices were good and the quality was outstanding. The Dunes State Park has a great beach, especially if you have small children. And there's hiking :) It was a fantastic experience, I would recommend the house to anyone, the kitchen was a dream to work in and the layout wonderful for a large family. Mary is also fantastic, with a ready smile and a can-do friendly attitude, she alone would make the trip worth it :) Another note -- the water is very soft, with no objectionable odor or taste. I say that because other reviews said the water tasted/smelled odd but that was not my experience at all. I loved the place and we are talking about making it an annual event :)

Wonderful family vacation
My husband and I brought our 2 grown children (with significant others) our 12 year old, and our 2 grandchildren (11 and almost 2 years old). The house was spacious and fully functional. We cooked, played games, used the yard and floated in tubes on the lake. We also enjoyed the kayaks and canoe provided with the rental. The weather was perfect, the lake was warm, the views was spectacular and the house was great. We have no complaints and can't wait to return.
