Perfect

As a boutique hotel it had everything we needed and was in a perfect location. Breakfast boxes were a great way to start the day.

Mattress could be a little more firm.

Great location and good solution for one night for families with children.

Location was fantastic, a couple of minutes to the sea front, and lots of lovely shops, cafès and restaurants nearby. Breakfast was very good, well organised ordering system, fresh food and good options. Bathroom was very clean and complimentary toiletries were a nice touch. Nice bed linen and plenty of towels. The kids absolutely loved the mini TV and headsets in the bunk beds. Hosts very kindly let us leave some bags before check in.

Cleanliness in some areas of the room - blinds and window frames were not clean and the carpet needed washing. The room/bathroom was in need of a few more hooks for towels, for a family of four it was tricky. Staying in one room as oppose to an apartment with two young children is always going to be a challenge at bedtime when it's lights out, but for one night, we managed!

Lovely accommodation in a very good location.

Beautiful little boutique B&B right in the heart of Broadstairs. Our room was plush; lovely shabby chic funiture, comfortable bed and spotlessly clean. The breakfast, which you order the night before then delivered to your room in the morning, was delicious. The room had a kettle with tea and coffee facilities. There is also a conservatory, with a free coffee machine and water bottles which you can help yourself to. You can also take your breakfast into the consevatory, if you would rather eat your breakfast in there. The location is very central, a 5 minute walk to Viking Bay beach, attractions, shops, bars and restaurants. There is a parking bay allocated for each guest at the B&B, which is very handy not having to worry about parking. A gem of a place with a fabulous location. No complaints, would definitely return.

Superb

Excellent central location a few minutes stroll to seafront (Viking Bay) and high street. Fabulous room - very spacious. Great breakfast (continental) served to your room. Help yourself complimentary good quality coffee from coffee machine! A lovely decking area to enjoy your coffee/breakfast. Friendly and efficient communication. Highly recommend.

Rooms at No 1 stay

The room was so comfortable and the decoration and furnishings were so lovely and added to the ambience of the room. A very good selection on the breakfast list although there are no options for gluten free when it comes to croissants or danish pastries. Perhaps offer gluten free roll with cheese or cheese and ham as an alternative.

The only thing we would make a comment on is immediately outside the room we occupied, running the full width of the room along the window is a balcony, decked area with tables for guests to sit and on more than one occasion they were more interested in looking in on us and took away our privacy.

Struggling to think. A sea view would have been terrific but you know you don't have one when you book!

Comfortable, convenient, well positioned and good value

Very well appointed room and good bathroom (shower AND bath!). The room had air conditioning as well as heating plus comfortable furniture. A bonus was the excellent and comprehensive breakfast. A big advantage, especially in Broadstairs, was the on-site parking.

Beautiful beach break

The best b&b we’ve ever stayed in. Huge room, spotlessly clean, comfy bed, modern bathroom.. we were so impressed. The breakfast in a box was for us much better than going to a restaurant, delicious fresh continental breakfast to your room when you want it. Parking on site in a location so close to the beach was a huge bonus. Hope to return

An exceptional haven from start to finish.

it’s quirky Art Deco style and originality and it’s fun approach, also the honesty box if you availed of drinks in the cooler.

Cosy, great location, good for a short visit.

Comfortable, nicely decorated room, kids loved the built in bunk beds with their own little TVs. Location was great, right in town and minutes from the beach. Decent breakfast provided to the room.

The room was on the ground floor with huge windows looking onto the street, so we needed to keep the blinds shut for privacy. It felt quite exposed - it's on a fairly quiet road but some noise and car headlights did bother me during the night. The communal coffee machine was broken during our stay. For the price, it would have been nice to include a cooked breakfast.

Good location, close to the main beach front. Good continental breakfast enjoyed in the cosy dining area. Stylish furnishing.

Lack of ventilation in the room. No opening window (although this was stated in the description of the room on line). Small space for 2 adults, considering the price of the room.

A large , comfortable and stylish base in Broadstairs - less than two minutes walk from the beach .

5 star quality for a 3 star price

Room is super clean and spacious. We have 2 kids and the bunkbed is just perfect - each bed also has its own entertainment system (tv, headphones, sleep light). I also like how the breakfast was arranged - we can order what we like (from a list) the day before and next day we got all in a basket in front of the door - fresh and hot! The location is great too, less than 5min to the beach and surrounded by many restaurant.

The room isnt soundproof- so you can hear very clearly people walk on the stair or street noise outside. Luckily its not a very big problem as this is a quiet street.
