"Akamas Lookout" is a 3 bedroom Villa, featuring an 8m private swimming pool, Hot tub / Jacuzzi, newly fitted contemporary kitchen and is nestled close to the Meleti Forest, in Agios Georgios / Peyia.
The villa has seaviews from every bedroom, the lounge and spectacular hot tub sea view.
A short stroll away from the Villa you will find an ancient Necropolis within the Meleti Forest, which dates back to the Hellenistic period - definitely worth a wander to.
Less than a mile away is the historic harbour of Agios Georgios (St Georges) a small fishing village, which also has the remains of an ancient Basilica with floor mosaics still visible.
Nearby, Lara Beach the near-deserted beach at Lara Bay as it is known, is home to loggerhead and green turtles and is a turtle conservation area. Monk seals also dwell in the sea caves.
Akamas Lookout is located around 35-40 minutes drive from Paphos Airport - between the airport and the villa are places to stop on the way if needs be such as Paphos town centre / harbour, Coral Bay for bars, supermarkets and restaurants and then 10 minutes from Coral Bay you will find the village of Agios Georgios, we are just in the lane very near to SeaRays cafe bar which is a great place for a drink or a snack.
Akamas Lookout villa is located in a really special part of the island – it is fantastic for nature lovers, hikers, cyclists, sea swimmers. We would recommend renting a car as there are so many places on the island to discover (Driving in Cyprus is on the LEFT like in the UK), there is a fantastic Supermarket with everything you could possibly need – only 8 minutes drive away before you reach Coral Bay – they even do Free Home Deliveries – so for anyone deciding not to rent a car, you can use the regular bus service to Coral Bay and make use of the Home Delivery service to the Villa.
There are very user friendly car hire firms who can meet you at the airport which we are happy to advise on.
The area near the villa is excellent for bike riding and walking as we are next to the Meleti Forest and UNESCO Akamas nature reserve.
There is lovely beach area, that you will probably have to yourselves which is wonderful - it is approx 300m in front of the house - you walk down a pathway over the road from SeaRays cafe bar (which is just in front of the Villa). It has sand, rock pool areas and is great for snorkelling.
A cycle, very short car ride or determined walk away is the very popular Cypriot tavern / restaurant, Viklari - The Last Castle, which has amazing views over the Akamas and Lara Bay. Just next to Viklari is Avakas Gorge, perfect for nature lovers / walking and a perfect spot to catch a gentle breeze and shelter from the sun on a hot day and dip your feet in the Gorge.
There are also various other well rated restaurants within close walking proximity to the villa.
If you have any more questions please do not hesitate to ask.

We had a fantastic short stay at this Cyprus villa. The House was spotless and had all the facilities we needed. Location is peaceful, on the edge of the National Park. Short walk down to beach and good family restaurant. We will be back next year, thank you :)

We had an amazing time staying here with our two kids. The villa is in a really peaceful location but within walking distance of a few nice restaurants and a 5 minute drive down to the beach in Agios Georgios. The heated pool is great and kept our boys entertained until late evening each night. The hot tub with views over to the sea is also a really nice touch. All made for one of the most relaxing holidays we’ve had in ages. Will derfinitely be looking stay again.

Villa was very good, very spacious. Everything you could possibly need. Although no aircon downstairs all bedrooms had it . Pool was big,it was overlooked by a very very quiet road so not a problem. The owner Fiona was messaging beforehand. Excellent communication. The management company were on hand for any queries. Carrie came round the second day and done a meet and greet. Beautiful Villa would stay here again. You do need a car as slightly out of the way but we loved the piece and quiet.

We enjoyed a wonderful week at Akamas Lookout. The property and location was just perfect for our family of 5.
Our thanks also for the great communication with the owner and managing agent in country. No problems encountered at all.

We stayed here for a week for our honeymoon and it was very relaxing. It's worth noting that the pool is visible from the road albeit a fairly quiet one and the villa is not quite as private as the photos might have you believe. We were happy to chill but without a car it's worth knowing that there is very little in walking distance. We were very lucky to find the private little cove just 5 minutes away from the villa mentioned in the brief and enjoyed swimming in the sea every day. Very easy check in process and speedy communication with the agent. There is somebody who comes to deal with the pool which was helpful but we weren't informed that they would arrive and so that was a bit unexpected. And because of the heat apparently the chlorine in the pool evaporated and so it was unusable for the last 2 days of our stay. There is a lovely view from the balcony where we were able to watch sunset.

Fantastic experience - has everything you could need
This was an overall fantastic stay at a beautiful villa, provided with everything you could possibly need.
Great communication beforehand from the owner, with all the information you could need, helpful tips, great recommendation for a very reasonably-priced car hire company, and extremely responsive to questions.
Everything was straightforward with the arrival and check in, even at 1am, and the children awoke in the morning so full of excitement at the villa that they never wanted to leave.
We were visited early on our first morning by the very helpful Rod, who gave us a full introduction to the area and reassured us that if we needed anything at all, he would be able to assist.
We paid the extra to heat the swimming pool and it had already been warmed before our arrival (this has not always been the case when we have paid at other accommodation - we often found we had to wait a day or two for it to warm up), so the children jumped straight in. I think they spent about 5 hours a day in that pool… it was perfect for them and they loved the warm temperature (age 5, 7, 9).
The house was spotlessly clean and fully equipped with everything you could ever need, plus many additional kitchen gadgets and television options that we never found time to investigate.
The air conditioning in the bedrooms was excellent and cooled them down rapidly whenever needed, which was a fantastic bonus.
The screen doors on all the doors and windows were perfect for easily keeping the mosquitoes out.
The kitchen was big and spacious, as were the dining areas both inside and out.
My brother brought a Nintendo Switch with him, to my surprise, but he had it connected up to the television in no time and there was plenty of space in the living area for late night bowling contests for the children!
We came across a few minor problems that could happen at any house at any time, like a toilet that blocked and the hot tub developed a fault and stopped heating.
True to his word, Rod was fully available - he and Carrie sorted everything out as soon as we mentioned any problem at all to them.
It really was an excellent service and felt truly stress-free … I wish they were available to solve all the problems in my own house, of which there are many more than at this lovely villa!
Fantastic stay - I can’t recommend this lovely peaceful villa enough.

Perfect stay
The whole experience was first class, from the communication with Fiona in the UK planning our stay & then the help and support from ROCA in Cyprus - nothing was too much trouble. The property was as described, location great, extremely clean & well equipped - we loved the sun loungers and umbrellas. We paid extra to use the hot tub & have the pool heated - both were great and the pool at 29/30 degrees all week.
The property was not over sold and more than met our expectations. We will definitely return.

Lovely villa in a great location
We really enjoyed our stay here, the villa was immaculate!
We did feel however it was slightly under equipped as there wasn’t any BBQ utensils or an umbrella for the outside table. only very minor things.
The pool was a good size but could have done with some form of awning/ shade over it as the temperature hit 35 degrees plus so it wasn’t overly refreshing being in the sun all day.
That being said all in all we would recommend this villa to friends. Had a lovely time and hope to return soon

Awesome Akamas
Very peaceful location, close to good restaurants in Coral Bay and locally, well appointed, spacious, great pool and comfortable on every way. Easy to explore the west of the island.

This is our 7th visit to Cyprus and this has been our favourite villa so far. From booking our stay, everything was stress free. Communication with the owners was efficient and easy, providing us with all the information we required. The management company were really welcoming and attentive to any questions/requirements, although we didn’t really need to ask, as the villa is well equipped, modern, beautiful setting, with lovely out door space and pool in a quiet location. Close to beaches, bars, shops and restaurants. A great family holiday to relax and explore. We would highly recommend staying at this villa.
