Für die wenig Leser: Nicht buchen!
Ein von Außen normal wirkendes 3 Sterne Hotel, welches sich auf den Buchungsplattformen gut vermarktet. Wir haben es auch gebucht weil es ein familiengeführtes Hotel ist.
Leider mussten wir folgende Probleme im Hotel feststellen:
- Das komplette Hotelzimmer ist Unsauber (Möbel kleben, Haare anderer Gäste, Staub und Dreck in den Ecken)
- Das Bad setzt in Sachen Unsauber noch einen drauf (Dusche ist total verdreckt, überall Haare)
- Im Bad stinkt es immer, auch wenn dort ununterbrochen das Fenster offen steht. Das Bad ist eine stickende unzumutbare Ecke ohne Frischluft.
- Klimaanlage/Heizung war nicht nutzbar da die Anlage nie gereinigt wird und alles voller Schimmel ist. Wenn jemand diese einschaltet atmet er die kompletten Schimmelsporen der Anlage ein. Das selbe gilt auch für die Abzugsanlage im Bad.
- Bett ist komplett Hart. Man schläf auf einem Holzbrett und so ist am nächsten Morgen auch der Rücken. Rückenschmerzen den ganzen Urlaub.
- Die Minibar ist ein Kühlschrank. Dieser läuft durchgängig Tag wie Nacht durch. Er produziert durch defekte und eine fehlende Klappe vor dem Eisfach nur Eis. Dadurch ist er nicht nutzbar, aber immer laut. Man schläft direkt neben einem Kühlschrank der immer läuft, den man aber nicht nutzen kann da die eingelegten Getränke zu Eis gefrieren
- Deckenlampen und Lampe an Stehlampe gehen nicht
- Bei vielen Gästen im Hotel kommt auch bei langen einschalten der Wasserheizung kein warmes Wasser, dadurch muss man dann mit kalten Wasser duschen. Dazu fällt auch zeitweise das Wasser aus.
- Das Frühstück wird nicht nachgefüllt und es gibt jeden Tag dasselbe. Obst ist außer ein paar Stücken Banane und einen Apfel praktisch nicht vorhanden.

Das Hotel Oaza liegt wirklich zentral. Boulevard und Supermarkt/Einkaufzentrum sind einen Katzensprung entfernt. In der Altstadt ist man zu Fuß in weniger als zehn Minuten.
Wir sind mit Pkw angereist und waren danach täglich damit unterwegs. Insbesondere die abendliche Suche eines Parkplatzes am Hotel war nie ein Problem, da die Betreiber immer für uns da waren und einen Platz freihielten.
Unser Zimmer in der obersten Etage bot viel Platz. Wir haben Ende September, ohne Nutzung der Klimaanlage, sehr gut geschlafen. Das Doppelbett war breit und sehr bequem.
Das Frühstück war sehr gut. Sowohl die Auswahl, aber insbesondere das gebratene Gemüse und ganz besonders der Kaffee.
Der/die Betreiber des familiengeführten Hotels gestaltete unseren Aufenthalt völlig problemlos. Das persönliche Gespräch mit einzelnen Familienmitgliedern bleibt uns in langer Erinnerung.

Nettes Familienhotel in der 4. Generation in prima Lage. (ca 100 m vom Strand, ca 500 m von der Altstadt entfernt) Parkplätze vor dem Haus. Maria, die Tochter des Eigentümers hat uns die Einrichtung ausführlich erklärt.
Weil wir früh morgens abreisen mussten, wurde uns ohne Aufforderung sogar ein Lunchpaket angeboten. Prima !
Unser Zimmer hatte kleine Schönheitsfehler, wie lockere Steckdosen und beschädigte Einrichtungsgegenstände.

Excellent location and service. They demonstrate what family run hotels offer that corporate hotels can't. Ilija and his family's warm hospitality in their family hotel is what brought me back to Budva a second time in 2 years. This time I took my senior citizen parents with me, and this hotel's staff helped me ensure that my parents were comfortable. It is just a a couple of minutes from Greco beach and a number of affordable restaurants with good sea food.
Their breakfast is also amazing. So many options and so filling. Totally worth the price.
What I didn't like is something out of the control of Hotel Oaza. It is the vindictive nature of the corporate hotel right in front of this hotel, who for no good reason (except petty richie rich entitlement) blocked the sea view of a significant aspect of this cosy hotel. But Hotel Oaza's hospitality more than makes up for the loss in the straightforward view from some of its rooms caused by the nastiness of the costlier, corporate hotel in front of it.

Los propietarios son muy agradables,se trata de un hotel familiar, con habitaciones amplias y luminosas.

El alojamiento necesita renovarse y hacer una reforma en gran parte de las instalaciones.
No se disponía de suficiente papel higiénico.
El wifi no funcionaba muy bien.
El aire acondicionado hacía muchísimo ruido.
La recepción daba miedo.
Había que hacer un scape room para llegar a la habitación.

I didn’t want to write a review for a long time... but still, it will be honest. The owner met us and helped us park our car. In Budva this is a big problem. Wonderful location. That's where the good news ends.
I have never seen anything similar or worse for my money in all my years of travel. The impression is that the building has not been renovated, furniture and bed linen replaced since the opening of this family hotel.
Everything, absolutely everything that was in the room was broken, damaged, in terrible condition or not working correctly.
Gray old bed linen with holes. Instead of duvet covers, 2 small child-sized sheets.
Soviet-style woolen blankets from the last century, which terribly bit the skin if they came into contact with the body.
The room was very cold, which is understandable for January. It’s not clear how to heat a room with an air conditioner when the air conditioner is installed at the head and the hot air hits you right in the face. To keep warm, we were offered an electric heater as an alternative. But even it ended up with broken legs.
Absolutely terrible pillows with yellow stains and knocked down filling. I believe they should have been disposed of 10 years ago.
The mattress, which was never familiar with orthopedics and the horizontal line, was forced to throw us sleeping almost onto the floor. It was not easy to resist, but we did it.
The cover on the chairs and bed was damaged.
The toilet was not installed horizontally, and the lid was broken. The shower stall did not close tightly, leaked and was covered in mold.The bathroom cabinet had broken handles.
Breakfast. This is mourning. Nothing like this has ever happened to us. Cappuccino from a coffee machine is slop. Orange juice is a life-threatening chemical. The food is terrible.
I would strongly recommend taking into account that the presence of such a hotel in Booking’s arsenal does not brighten your reputation either.
It's a pity that there is no negative rating, I would give minus 5 stars. And not because my demands are too high, but because it’s impossible... to live in this hotel, residents need to pay extra!

A family run business where everyone is totally invested. They are not robotic and help you with all the information you need. They even come out to help and guide you with the parking which was very useful. The father and daughter duo do a great job of making sure of your comfort. FANTASTIC rooms, breakfast exceeded our expectations and above all the warm welcome!

A wonderful host and a great location. I would stay here again. Free parking, a nice view, good breakfast, and within 10 minutes walking distance to the historic old town. A very pleasant stay. Iliya the host was wonderful.
The WiFi connection was a bit weak, but otherwise no complaints.

Excellent location, right along the Budva Riviera and a 5min walk to the Old Town. As soon as you step outside the hotel, there are plenty of restaurants along the beach to choose from. Breakfast is included with the room, nothing fancy, but sufficient. The staff was very helpful & friendly...they were easily approachable. The room on the 2nd floor where I stayed was quite big. Aside from the bed/sleeping area, there is a separate seating area. The bathroom is also huge, but for the size of the bathroom, the shower area was quite small & outdated. Unfortunately, there is no view from the room. If I opened the windows, I'd just be looking at the hotel next door.
Only issue I really had was that the wifi was quite weak. Sometimes, I couldn't even get signal in my room, but fortunately, I had a sim card.

The hotel staff was receptive to suggestions and understanding for request. The cleaning staff did a very good job every day. I stayed 3 nights here, and every day I returned to the room in the afternoon the cleaning staff would make it clean and comfy by then.
The location was perfect. Very close to the beach, near enough to the Stari Grad but not exactly in the busy Stari Grad. The breakfast is excellent assortment. From my room's balcony i could see the sea on the right and mountains in front. The manager, Ilija saw to it that my room request was fulfilled. Ilija also found a safe and decent priced taxi for me to get to Dubrovnik airport for my flight.
The wifi on top floor could be better. The wifi on ground floor was very good.

Decent value for money. People are nice and polite. It’s a family business as far as i understood. You can park your car in front of the location, which is a + because the area is very crowded. Close to the beach.
The pictures are bit confusing, i thought it was a hotel only, but they have rooms in a building structure similar to little bungalows with an interior yard, where they were drying the towels. This is the only thing we did not like.

Great location - close to the promenade, harbour and the old city.
On-site parking was a big advantage!!! A must-have in a very crowded Budva.
Room was ok, breakfast the same everyday but good/ ok.
Nice garden/ restaurant open space.
Owner and staff are friendly and willing to help.
A little bit outdated - with a little more attention to details and some investments this could be a real gem.
No glass in the room. Low quality soap, shampoo, toilet paper.

When we arrived, we were welcomed by a super nice host. Helped to park, explained all, showed around hotel territory, explained location regarding Budva. Room was clean and spacious, had nice sound and heat isolation, had AC, safe etc. Breakfast was good, better than expected. Location is excellent - close to everything, but at the same time enough far from party area re.sound. Hotel does not have a swimming pool, but we did not find it as a minus.
This is nothing hotel can improve, but suggestion re.beach - better choose one that is closer to Old town or the other direction to the left when reaching a beach (past restaurants zone) - water is cleaner an more nice in other beaches. The one closest to the hotel and by the port is not so nice.
