Anita was so sweet! I wish we had more time there but our trip was short and we found her at the last minute.

The location and rural setting. The variety of farm animals in the house yard.
Old, tired, and not well maintained. An old classic farmhouse which has being neglected. The exterior of the house was covered in cobwebs, spiders and dust. The interior has classic, antique rustic furnishings but is dark and musty. Windows couldn’t be opened due to the buildup of dirt and cobwebs. The bathroom is tiny and the shower almost unusable for a person over 6 foot. This property is very expensive given its poor standard of cleanliness and maintenance.

the place is extremely dated and rural. no internet or a TV.
the cost was pricey. there was a mildew smell. the booked bedroom had a stand in shower plus toilet the size of a closet. we ended up leaving and not staying.

The breakfast was a little salty, and I like salt. But Bob was so nice I didn't want to send it back. The rest of breakfast was ok, but on the small-ish side. A hearty eater would be disappointed. The coffee was top notch.
This is a true, working farm. This is not a posh, wanna be farm environment. This is the real thing, in a real farmhouse from the 1800's. If you are looking for a pampered, comfy modern vibe, keep looking. If you want a true rustic experience, this may be for you. It's clean, but rustic. It's real farm. And they pulled up their lavender, so there was none. And the gift shop, normally in the entrance hall, was packed up for the next day trip to the farmers market. We left a day early to get back to the comforts we are accustomed to. It's for some, but wasn't for us.

Unique and so many interesting antiques. Anita and Bob were so friendly and the breakfasts were delicious. Very clean and comfortable.
Remember that it is an old farmhouse. It isn’t a modern day stay. We loved it!

The breakfast was phenomenal! We stayed in the cottage and Anita brought it to us. The location is perfect. The sound of the roosters crowing were the perfect alarm.

loved the animals and the separate cottage was cute and private . The breakfast was made from eggs gathered on the farm. Also was impressed how well locked all her animals were and how they loved Anita! we were not there when lavender was blooming but I bet that was gorgeous!
lack of Wi-Fi and TV would be a negative for some but that was a plus as well so we could tune out completely.

Breakfast was super good and so many little details were attended to. Coffee was on early. Our host was gracious, helpful, friendly, and then allowed us to roam the farm at our pleasure in the morning. We absolutely loved the charm of the decor - so many wonderful antiques and period pieces. We had fun playing with the turkeys in the morning before we left. And the roosters made sure our alarms went unneeded. LOL. 7 a.m. sharp. Rise and shine!

We highly recommend Mulberry Lavender for a unique and informative farm experience. We learned some history about the area (make sure to explore the town of Mulberry as well) and the farm, and had great conversations about alternative and sustainable agriculture. We would have like to have had another day to walk around the farm with the host or hostess to tell us more about their farming and animal husbandry. There was nothing pretentious or overly fancy about the farm; simple and authentic. So while the lavender was not blooming and the field was undergoing rotation and necessary rejuvenation, it was still all wonderful. We loved the very rustic cottage where we stayed. During our rainy evening and frosty fall morning, it was very comfortable and warm with the stove. The clawfoot bath was a bonus (clean, plenty of hot water) and we received a complimentary bar of their outstanding lavender soap! Make sure to ask to see Anita's lavender gifts selections!
As morning coffee drinkers, the only thing we didn't like was the absence of a good coffee maker or Kruger. There were no "kitchen/cooking" accommodations in the cottage, but that should also not be expected of a true B&B anyway. We did have utensils, pleasant china settings, and glasses for wine/water. So, have plans in place for your meals in nearby Lynchburg or Fredericksburg. That said, Anita served us a very good and healthy breakfast that we took too long to eat due to our mutually enjoyed, morning chatter. Filtered water was provided. We would have liked to have been provided a better venue for viewing the goods produced by the hostess as well as the artwork of the host.

Such a fun experience! It was like staying the night in a museum. With animals up close and personal all around us outside. The owners are super sweet and the breakfast that they make is delicious and the perfect amount.
There is very little we did not like. If I were being super picky, I would want less dust. But let’s not forget this is a historical building with a lot of antiques.

The house is set on a real farm and the morning sounds of the animals is worth the price of admission. I failed to read the contract and assumed that breakfast was included but it's not. Breakfast is extra so be sure to check over your paper work.
The history of the house. The unique decorations and the feel of the house. I must say I slept like a king because of the darkness and fresh air.

Off the beaten path and very quiet. Close to all of the attractions in the immediate area. Lavender room was very clean and cozy and the smell of lavender was a great touch!

The property was very unique and you could find something fascinating around every corner. The animals are so well cared for as well as the property- you know that the owners have a great passion for what they do and it is inspiring. We will return and in the meantime wish them the very best of success in their future endeavors

The breakfast was exceptional. Our cottage was equipped with small kitchenette allowing us to enjoy our morning coffee on the porch. We enjoyed the hospitality and the warmth we received from our hosts not to mention the beautiful animals.

I loved the atmosphere! The setting is in the country… No Wi-Fi no television just wonderful, peaceful country setting. The animals roaming free made you feel like you were on an old-timey farm. The farm’s Location is perfectly situated to make it a quick trip to Lynchburg Tennessee…home of Jack Daniels! The day tour at the bottling plant is a definite must-see. There is also nearby Fayetteville where you can shop and eat.
The room was expensive compared to what I’ve paid for other bed & breakfasts. However the experience was quite unique.

This is definitely the place to unplug and unwind. So peaceful and serene. The hostess was extremely friendly and polite, as well. She was also very informative about restaurants in the area and other places to go, too. The breakfast was tremendous and fresh. So glad we chose this for our anniversary.
