Condo is a perfect location. Close to downtown yet private part on the river. It was very clean and comfortable for us all. 7 people stayed with us ages 9,11,15,20,20,41,41. We had pleanty of room and really enjoyed our stay. Would stay here again!

We wanted a close getaway for Mel's Birthday. We found this GEM right off the river in Pagosa Springs! House was amazing! Had all the kitchen things you need. The pantry and fridge had most of the basic groceries already. The house is 2 blocks from thehot springs. Everything you want to do, just minutes away. Price was super reasonable. We stayed 2 nights but will definitely be back for a longer stay! Property owner was awesome to work with! Thank You!!!!

Property was a great place to stay. A little confusing on the contact person once you are at the property. Was not really clear in the email. Also missing paper towels and adequate towels for kitchen. Also bathroom towels were in the drier and were musty smelling. They had to be washed again. Overall a great place to stay tho just would love to have a little more attention to details for the guest traveling in for a quick stay. There isn't a lot of time during a vacation to remedy missing items.

What a fabulous place to spend an extended weekend stay! The property is lovely and is conveniently located in a picturesque setting, close to walking paths and the springs. It is stocked with all necessary needs and the kitchen is generously equipped. The beds were comfortable and the condo has a cozy feel. Leo is very responsive, kind and helpful with any questions. We'll hope to return someday!

We loved this property in Pagosa Springs. Its close to the hot springs and close to Wolf Creek. Its situated in a residential neighborhood directly on the San Juan River. We enjoyed cooking in the full kitchen and playing games in the living room. The two bedrooms downstairs were perfect for family to have their own space while wife and I had master to ourselves. Really enjoyed soaking tub in master after a long day on the slopes when too tired to go to springs. Will definitely rent again if available on our next trip.

Wonderful stay! Traveled from MA to Pagosa for a friends wedding and was stunned by the beautiful location and views. Condo was perfectly placed to be greeted by deer out the back and a short walk to the River Walk area. Really enjoyed our stay in a wonderfully kept condo. Highly recommend!

Super location to the river for getting out after tubing! Kitchen was well stocked and had spices, baggies, etc available for use. Nights were a bit hot in the lower level but locals indicated the heat was unusual. Would definitely stay here again if coming back to Pagosa Springs.

We had a wonderful stay on this fantastic- clean, large, convenient property. The property owner and manager were great. Very welcoming, helpful, responsive. The property was great for a family. The indoor garage, large living space, full kitchen and large bathtub to soak in after a long day of ski was wonderful. This was our first time at Pagosa Springs and loved the little town. Wolf creek was a great place to ski with lots of fresh snow! Our friends who go every year kept raving about the property and convenient location. Will definitely rent again! Thank you!

It was close to restaurants and stores. We just wish we could stay longer! Beautiful time of year to visit. The trees were in full color. The only thing we had an issue with was the Roku TV. We thought it was hard to use and could have used simple instructions. We could not find the answers on the internet link.

This is a beautiful condo! The pictures don't do it justice. It's very nice, very high end. The location couldn't be better. It's half a mile from the Hot Springs Resort, Pagosa Outside, and many restaurants and shops. The river runs right behind it. It has 2 decks and a patio. The master bedroom is huge with a large walk-in closet and a deck. There are two bedrooms downstairs and one bathroom with a shower. All bedrooms have queen-sized beds. Very comfortable. The living room is very nice. The dining room table seats 8 and two at the bar. We didn't do much cooking but the kitchen seemed to have everything you could need. The washing machine does smell like mildew, but we did a load of laundry and our clothes didn't smell like mildew. Also if I was being really picky I could say that the carpet needs to be cleaned. But I highly recommend this as a place to stay. You won't be disappointed.

This is the second time we have stayed at this condo! We love it. It is perfect for our family and an awesome location! It is just far enough from town to be quiet but close enough to get to everything quickly! It is always so clean and well kept and the property manager is great! If you are looking for the perfect vacation spot, look no further, this is it!

Great spot in Pagosa
We had a great stay at this Riverwalk Condo. Clean, nicely furnished, and comfortable place. And a great location, right off the river and an easy walk downtown. My family of 5 had a wonderful time!

Location is good
Location is good, but property shows a lot of wear. All balconies and furniture were covered in thick dirt, furniture covers were tossed around the floor, folding chair dumped in the middle with an empty beer can. Obviously no attempt to wipe down or tidy up. Interior was clean, except for a few carpet areas. Some towels had holes. Air conditioner didn't work in one bedroom. This was not a major issue given it was spring, but should be repaired. Some faucets were not well secured and shifted when turned on/off. Floors were terribly squeaky. We could hear all of the movement from the apartment above and anyone in our downstairs bedrooms could hear every step from main level. It was kind of a joke after a day. Process for check in and comms with property manager were fine. Would not stay here again.

Beautiful condo w/ everything you could ever need right in town!
Our whole party was more than impressed with this rental, it's giant, more than enough space for a larger group, clean, very upkept, and we enjoyed it thoroughly. Just a half mile or so walk to town and the hot springs, quiet, and beautiful views of the stars from any of the THREE balconies/patios. Will keep an eye on this one being available next time we visit Pagosa!

Amazing and all other awesome words you could think of!
We will definitely rent this property again. The views were amazing, it was close to everything, and it was clean and quiet. The stairs could be rough for someone with bad legs because the kitchen, living and master are upstairs. The master bath was so relaxing and it was fully stocked with everything we needed. It is literally right on the river and you can watch deer drinking off the balcony off the master bedroom. Don't look any further, Rent this place!

Nice but walls too thin
Nice overall stay...the problem with this condo is the walls are too thin and the upstairs neighbor had elephant feet then complained about our TV being too loud. If we only had a remote to the TV we would have turned down the volume...AND without buttons on the tv either ANYWHERE, we only had one volume. The cleaning crew wasn’t done until 4:30 pm and there were no keys in the lock box, fortunately we could go through the garage with a code. The hot water did not last long enough for all 4 of us to take a short shower each. I did like the heated garage and the master bed and bath are roomy.

Amazing!
This condo was amazing and we had such a relaxing fun time staying here. The owner has thought to stock of all the little extra items you will need, but don’t think of bringing on a trip. It made out trips to Walmart for supplies way less. It was greatly appreciated.

This condo is filthy
I have used VRBO dozens of times and never had a bad experience before but beware of this property. It is filthy. There was so much dust everywhere it was even inside dresser drawers. The towels smelled of mildew, there were actual holes in the bedsheets, the “clean” dishes in the cabinets were dirty with fingerprints and smudges, there was trash in various places around the condo (a cotton swab on the floor of one bedroom, and a used bandaid in a basket in the living room) and the carpet had obviously not been vacuumed. I am not sure what the cleaning fee is paying for but it isn’t to actually clean in this place.
A good dusting, vacuuming, and paying attention to the details would do wonders here, but I cannot say you should risk it for this rental.

My husband and I brought our kids and their friends from Texas for a much needed vacation during this crazy time. Beautiful location along the San Juan River, wonderful condo with great accommodations, simple check in and check out process. We will definitely be back! Thank you for an amazing week!

Wedding & Wildlife Weekend
We were in town for a waterfall wedding. My small group of adults stayed at the condo on the river. The views from the back of the property are amazing...right on the river with wildlife viewing in your backyard. Deer, birds & even a couple of skunks, who thankfully were just passing through. The front patio was very comfortable in the morning but the neighborhood leaves a lot to be desired on that side. My only real complaint is that the way the condo description was written made me think that we had remote control A/C in each bedroom. This is not the case and it was quite warm in the bedrooms, especially the lower ones. Granted, Colorado was in a bit of a heatwave while we were there but it didn't cool down until well after midnight. There are 2 bedrooms on the ground level with the master bedroom, living area & kitchen on the 2nd level. The A/C is in the kitchen/dining room and keeps that area and the living room very cool. All in all, we enjoyed our stay very much.
